I guy with mental health issues walked into my apartment at 4:30 am (he lives in the building)completely naked and there response, well nothing happened to you so its okay. They acted as if this incident was no big deal I used to feel safe in the building, no longer do and will be moving. they are letting me out of my lease. I asked them what my final payment would be for three days, that gave me a formula . The whole expierience left me a little more than dismayed. read more

Poor management. The person who introduced the property was dishonest about expected utilities cost. Repair requests can sometimes go ignored or poorly fulfilled. Ishea Shepherd is not friendly, and downright unhelpful. She is unwilling to provide straight forward responses to resident concerns; they must be pried from her. They have an online resident portal where you can submit work orders and pay your rent. These are positives. Their locations are alright, but I would shop around for other property managers before deciding to go with AMC Delancey. read more

I had a fantastic experience renting with AMC Delancey! They were very helpful in answering any questions I had about the apartment before signing the lease. I really loved the unique historic touches in the building, like the massive mirror in the entryway. Our apartment was spacious, full of light, and even had our own personal storage closet right outside our door. Any repairs needed were dealt with quickly, efficiently, and professionally. They have a great online portal to pay rent and anything else you might need. I would definitely recommend renting with them! read more

M and I were happy campers in our Delancey apartment. Oh so fancy on delancey. It's very fancy on old delancey! However, then our apartment was bought by AMC Delancey and Steve wanted to make our apartment even fancier. He was pushy and thought just because he gave me a ride to 30th street station once that we were best friends. Then we started to have problems with our internet. M was not so happy if he came home from work and could not play bejeweled. This went on. Well I thought I'd call my buddy Steve. I texted him because we were buddies right? Then he was like lets talk on the phone about this like adults. Oh Steve I don't want to talk I just want wifi! They finally got it figured out. We went from being able to pay our rent online to one time me having to run over to 8th and Arch and slipping it under the door. Not convenient especially when I used to have to commute on regional rail past the airport to work. M still lives in the apartment with his friend. Wade is still the manager for the property and still pretty inconsistent. I'm happy I don't have to deal with them anymore! read more

A lot of the folks who work here are personable and great to work with. Unfortunately, the same can't be said for Ishea Shepherd who comes across as rude, unprofessional, and downright combative. The workers that come to take the trash out and do maintenance on the units come at earlier times and can be rather loud. These things aside, I really enjoyed my three years living in my unit and AMC is fine; maybe consider a few other property managers around town before going with them. read more

Annie helped me with finding/signing my current lease and was incredibly helpful. Quick to respond and very thorough. Have also had no problems with maintenance requests thus far. My wife and I have lived on Antique Row/Gayborhood for 4 years now and have found ourselves, due to work opportunities, drawn back to the West Coast. We leave our glorious apartment with sadness but hope for the future. We also leave in such good, harmonious graces with AMC Delancey. Throughout our years here, the team of professionals at AMC have been, above all, responsive. When a restaurant moved in below us, we had some initial problems with noise, balancing of the stereo output, some garbage issues, etc... Just things that needed worked out for everyone to be happy. AMC bent over backwards offering every possible solution and they've done so throughout our tenure here. A large leasing company that actually LISTENS to its tenants and takes a compassionate investment in their happiness is rare. When my wife and I were having some financial difficulty, AMC worked with us more than once to make our situation more comfortable. When we announced our rather quick move, James Berenato, Ishea Shepherd and Grier Spry all worked together with us to make the lease break affordable and reasonable. I cannot imagine another leasing company going to this effort to help a tenant who is breaking an agreement. The humanity and kindness we've been shown tells me that whomever is lucky enough to get this apartment next will be very happy and will have made the BEST choice in where to call home. AMC Delancey bought my building several months (21/Walnut) ago from Signature Properties/Green Street Management. This past month, I ran into an issue with PECO that took weeks to resolve and Steve and Wade were amazing and on the ball to help me take care of it. The management was easy to get in contact with as well as professional to deal with and I felt confident that my issue was genuinely their concern as well. The building has historical significance (pictures of it from 1923 can be found online!) and is currently going through exterior renovations and I couldn't be happier! AMC is giving the building new life and exposing the potential it has always had in the Rittenhouse area. I can't wait to see the final product! read more

AMC Delancey bought our building about 6 months ago. It is the day before Valentines Day 2015 and we have not had heat for two days. Last night, the low temperature was 10 degrees. It was frigid. My husband and I were snuggled up against the single heater that maintenence brought us after informing us that no one could come to fix the that evening. Never mind trying to contact the property manager. I left two messages over the course of two days and have yet to hear back. Save yourself the headache of dealing with this poorly managed company. I just signed a lease with AMC Delancey. They were very professional and are quick to respond to any questions you have. The units are beautiful-- many rooms with exposed brick and ceilings. I specially signed at Mulberry Court and love the area. The front lobby of our building could be better cared for (there's no trash cans and the mail service can be a little messy) but that's if I'm being picky in my review. By far the worst year of my life. Not one person in the building had anything positive to say about their apartment or management, it was an awful experience for everyone. I moved into this apartment with garbage and trash everywhere, they did not clean prior to moving in. Windows did not fully close, they refused to do anything to fix it.. In the year I lived there I had two different leaks in the ceiling, they fixed the leak in the apartment above me, but left holes in the ceiling for a year. When I called management about the one leak, the guy asked if I could just put buckets under the leak for the next few days until he has time to come... really?!?!?! Had awful smells coming from the vents, reported several times, and of course they did not fix anything so I was forced to tape cardboard boxes on the vents to keep the smell out. I had to file a law suit against AMC Delancey for anyone to actually contact me about my security deposit. It wasn't that they were keeping my deposit... they would not give me an answer when I asked about the status of my deposit 45 days after moving out. AMC is an absolute joke of a management company, it was pulling teeth to get anything "fixed" or answers. Would never ever let any of my friends rent from this company. In response to James - We both know that you never sent the first check.. my building has someone at the front desk 24/7. If mail is sent without an apartment number it goes to the front desk.. stop with the nonsense.. your "team" also failed to send the security deposit within 30 days to two other people after I moved out, your company is a joke read more

In stark contrast to Signature Properties, AMC Delancey is really amazing and satisfying to rent from. Their leasing and building management are equally helpful and always willing to go an extra mile. My experience with them over the past year and a half has always proved them to be prompt and friendly. Whether its an issue with PECO, PGW or just a repair, they're always easy to get a hold of and on top of the issue. They're also taking painstaking measures to renovate the old, heritage building I live in and it's great to see a management team that cares and respects their tenants and their buildings. I was a tenant of AMC Delancey for 2 years at a location on Pine Street in Philadelphia, PA and I am sad to be leaving this beautiful walk-up. The apartment itself has so much charm with exposed brick but is also newly updated. I always received compliments when visitors came by! AMC is always making improvements to the building and the units. My beautiful (but old) windows were replaced in the living room to help with the drafts that would come through in the winter. We've been living on Clinton Street for almost two years now and have had a very positive experience with AMC Delancey. Their rentals are in the best locations in the city and they do a lot to preserve the character of the amazing historic buildings they own, while providing modern finishes and conveniences to their tenants. We've barely needed any maintenance, but when we had an issue with our garbage disposal they came out to replace it on the same day, in a prompt and efficient manner. Everyone we have interacted with from AMC has been pleasant and professional, especially our property manager Ishea, who has been very responsive to any questions we've had. So it has been six months and I wanted to do an update since we are no longer with AMC Delancey. Unfortunately, after six months, we had to leave our amazing apartment due to my health and relocating. This could have been a nightmare- we have a year lease! What will our big management company say? They said, "We are so sorry to see you go, feel better, let's see what options work for you." They re-rented our apartment in two showings (the place is so beautiful and Tionna is great, so no shock there) and was really with us every step of the way. The fee charged was small and the fact that I didn't have to stress over that and last minute relocating was heaven sent. Jacklyn is great. I mean, best property manager ever. She even called less than a week after we moved to go over what she was holding for the security deposit, which was beyond reasonable- like- completely unexpected. Also, that was so fast! The maintenance team is going to be hard to match. They worked around the clock and fixed every little thing as if it was top priority- from light bulb to railing to ceiling. We had a maintenance emergency and the crew was there at 2am working away. Leaving Philly was hard, leaving that gorgeous apartment was just as hard, but leaving such an amazing company to the unknown has to be the most scary! I hope our new team is like AMC. If my husband and I ever rent in Philly again, we know where we will go, but for now- we just send all of our friends. read more

AMC Delancey became my new property management group about the time my lease renewed and they have impressed me from the start. They thoughtfully took the time to call every new tenant to discuss possible changes as well as concerns about our units. They followed through with repairs/changes that required immediate attention and have showed continued interest in tenant satisfaction. The comparison between the old and new management group is like night and day. Now, I find myself in a position where I must relocate and end my lease arrangement early. Steve B. has been extremely helpful in helping me identify the most cost effective route to doing so and responded immediately by visiting my unit to take pictures and get a listing out to potential renters. I'm bummed that they don't have a presence in the area where I'll be moving. I highly recommend anyone looking for an apartment to look at units managd by AMC Delancey. Oh, and if you're looking for an apartment home on Clinton Street (quite frankly, one of the nicest streets in Center City Philadelphia), there is a new listing. read more

Not sure where to begin other than by saying AMCDelancey i.e. Jackie Fogarty and her maintenance crew are TOP NOTCH. Since taking over another lease of the last tenant Jackie and AMCD have been nothing but great to my girlfriend and I. In the summer time, we had a bee issue - told Jackie and she had someone on it within the next day. We had a minor bug issue from the Park next door, once again Jackie was on it. Lastly, we just had a run in with our garbage disposal and dish washer backing up. Again, Jackie pulled through with no hesitation and sent someone to fix the issue. I've had 2 landlord/property managers...one was good and one is Phenomenal, Jackie and her staff are the latter. Jackie and her crew have made moving to Philadelphia one of the best and most rewarding things I've done by going above and beyond the call of duty. I've lived in many apartments over the last 17 years and none of them have been perfect. It really comes down to the management company and how they address your concerns/needs. I had my share of complaints with my Fitler Square unit and was always prepared to be combative, as I had been burned so many times in the past by other management companies. However, each encounter with AMC Delancey proved productive and positive. The team over there was warm, compassionate, and ultimately accommodating. The best example I can give is them allowing me, my wife and newborn baby the opportunity to get out of our lease early due to a new job out of state. I didn't even have to make a formal request. Specifically Jackie and J.J. went way beyond the call of duty to help us out and I'm extremely grateful. I would most definitely rent from them again. read more

We've been living at an AMC Delancey property for 7 months so far, and we couldn't be happier! I've had to move around a lot for work in the past 8 years, and as a result I've had many different property managers/landlords. From my experience, these guys are as good as it gets. Their maintenance staff is awesome, and my building manager is incredibly responsive, and will work with me as much as she can if I'm encountering any issues. In fact, when we moved in, we had a very old and out dated kitchen. The counters had lived a long and eventful life. When I contacted her about the state of the kitchen after we'd lived there a while, AMC was totally willing to work with us to upgrade and fully remodel the kitchen for an extended lease agreement. What a great deal! We live in a great, safe part of Philadelphia, with great management, and pretty good neighbors in our building. I know multiple people in my building who have been here longer than a year and continued to renew their leases. read more

AMC Delancey is seriously the best property management company in Philadelphia. For 2.5 years I was a tenant at one of their apartments and they were more responsive than any landlord I've had in over 18 years! In particular they went out of their way to help me with my move and were just so kind about issues on my end. Whenever I had any maintenance requests they immediately responded and came out with courteous staff. JJ was the absolute best. I've had multiple issues while living here that boil down to the fact that this company does not take the safety, security, or comfort of its buildings seriously. For months, I have reported issues with loud, disruptive Airbnb guests staying in one of the units. (Literally since early 2017). They say they will handle it, yet it repeatedly happens- a new crowd of made in America partiers are moving into the apt above me as I type. These Airbnb guests leave the main front door (facing Chestnut St in center city) unlocked and ring various doorbells in the building when they lock themselves out (I have been woken up past 1am on multiple occasions by this). AMC refuses to take this seriously and handle the person who is violating their lease. read more

I was a tenant for 6 years with AMC Delancey and my experience has been nothing but a pleasant one. They are approachable and above and beyond helpful when you need them. They were so understanding when I recently had to move out before the end of my lease and worked with me through the move out and found a solution that would benefit me the most. Everyone at AMCD has been great, but it was especially a pleasure to work with Tionna Christopher when I had a PECO related issue and also during my recent move. I'd give these guys a 4-star rating if it weren't for 1 thing... this super-shady move-out clause, clearly designed to steal security deposits (actually happened to a friend of mine in my building, whose stuff was tossed out and deposit forfeited). I had to ask twice about the expected move-out time, and only because I'd heard of this incident. Their move-out checklist misleads you to think you've until 5:30pm to turn in keys. Granted, I signed a lease with this clause, but cmon, who remembers 2-years later about this clause. Super shady: FAILURE TO VACATE Tenant agrees to vacate and return their keys by 12:00 NOON on the last day of the lease. Tenants further acknowledge the right of the Landlord to dispose of any and all personal possessions left behind after 12:00 NOON on such day. Tenant will waive 100% of security deposit should apartment not be vacated by NOON and agrees to pay all additional charges for removal of goods and to hold the owner and Landlord harmless from any loss suffered as a result of such removal and disposal of personal property by Landlord. Otherwise, they were relatively responsive and timely. The maintenance guys are awesome. Most of their properties are in great locations and renovated well. As I said... I'd give em a 4-star, but as a small-business owner myself, this isn't how you treat people, and leaves a sour taste. read more

I've lived in 1122 Walnut St. apt. 3 for 2 years and have loved it. The apartment is very spacious and bright. I love the wooden floors throughout the first floor. The big bedrooms and generous amount of closet space has been great for my roommates and me. The central location is ideal with about a 12-minute walk to City Hall and right in the middle of all the best restaurants, and a short walk to Washington Square Park and Rittenhouse Park. AMC Delancy is quick and attentive with all maintenance of the building and you can tell they really care about their tenants. Beautiful apartment and overall wonderful experience living in this apartment. I would recommend to anyone! read more

Today they changed the locks to the front door of our building without giving us warning or new keys. All five tenants got locked out and individually called AMC Delancey's different service lines, including the 'emergency' line. No one returned my call for hours. They've never once responded to a call to the emergency line. They turn off the water without notice and the maintenance people leave a mess when they come in for repairs. My doorbell is broken and I'm pretty sure the smoke detector is too. read more

This company is unorganized and unprofessional. Since buying my building from another company 6 months ago, I have dealt with a succession of different property managers. Conveniently, repair requests get lost each time they change. I made a handful of small (but entirely reasonable) repair requests which took more than 4 months to complete! In addition, the latest property manager is rude and inconsiderate. They're currently trying to bully me into vacating the premises prior to my lease expiration. We could probably come to a mutually beneficial agreement about this, but instead they are offering me nothing but inconvenience and stress in return for my early departure. read more

AMC is a very personable property management company. They took over our apt management from another popular company in Philly. They've been fantastic. AMC really cares about their tenants. They brought our apartment and building up to fire code standards. They are the 1st company over my 20 year tenure in this apartment to bring my apt up to fire code standards. Who knew that the apt and building needed an entire sprinkler and fire system for safety reasons. AMC took time and were extremely flexible bringing everything up to code. Ishea through this process along with many other maintenance issue requests has been very responsive to all our requests. We loved our apartment with AMC Delancey and we were really sad to move out when we relocated. There were many new/modern elements of the apartment (like the bathroom, kitchen, flooring, etc.) but they still maintained the character of the building. For example, in many of the apartments in our building the old fireplaces were still in place, which really added a fun element to the space. Most importantly, AMC owns some of the best located apartments in Philadelphia. Our apartment was right next to two parks (one with a dog park), which was amazing! Plus, they have a lot of animal friendly apartments-- which is often hard to find in a city. The AMC staff has also been great to work with. I worked mostly with Sabrina-- she was amazing! Sabrina was very quick to respond to my emails/calls and she always resolved my issues ASAP (plus she's super friendly)! Overall- recommend AMC Delancey for an apartment in Philadelphia. read more

OK I spent several months looking for an apartment in Philadelphia. I looked at beautiful brownstones with great units, dumpy brownstones turned into barely livable apartments, as well as nicer, well kept high rise buildings, and just about everything in between. Many of the large property management companies seemed to be more concerned with getting my ONE MONTH deposit to hold a unit while my application was in process. Rental inventory is tight in the city right now, but some of these guys were so smarmy, you would think they had no renters looking at their units. Clearly they are commissioned and dont' care about you, just getting your deposit. Then I met the wonderful folks at AMC Delancey. They care about their tenants. They are easy to work with, and they take very good care of their buildings. I am in the same building as the review below (21st and Walnut) and it is undergoing some great renovations. From what I can tell, AMCD buys cool old buildings (brownstones or mid-rise buildings, in my opinion, buildings with great 'bones'. Solid old buildings and large houses, with great character. They fix them up with quality appliances, refinish wood floors, etc) They take care of their properties and their tenants. I had a maintenance need recently, and I was amazed at the quick response, the timeliness of the action they took, and the proactive follow up by both the building maintenance team and the leasing office, to make sure I was happy. Now, keep in mind, I am in a studio, so I am not paying them the highest rent. They still acted like I was their best tenant. I would recommend an AMCD apartment to anyone! read more

My daughter has been living in an AMC Delancey apartment for six months now. Viewing the apartment and signing all the rental stuff went very smoothly. Grier showed up on time for every appointment, and hand held me through the rental process (it's been over 25 years since I was involved in renting an apartment). AMC Delancey bought my building from Signature Properties soon after I moved into my apartment, and they have been fantastic. They allow dogs, which is awesome, and Steve has been great. I called him this morning because I thought I might have left my curling iron on, and he sent someone to my apartment right away to check for me, and he didn't charge me OR lecture me. The building has been undergoing significant renovations, and it looks beautiful inside. On a side note, the workmen have always been friendly and helpful. I was a tenant with AMC Delancey on Walnut Street for 2 years and it was a wonderful experience from start to finish. When I was new to Philadelphia and looking for apartments, Beth took the time to hear all my desires for my new home and offered me a range of options; scheduling visits was a breeze and all my questions were answered clearly and completely. Everyone on the team was patient and responsive during the process of signing my lease and getting everything in order for move-in. Then, the best part - actually living there! My building and apartment were well-maintained, unit finishes are excellent quality, maintenance was actually proactive (they replaced things in my unit/building before I even thought to ask!), and common areas were cleaned very regularly (I already miss the smell of a freshly-mopped front hallway every Monday morning!) I had very few questions or concerns during my 2 years, but Ishea and Lana were always prompt to respond and keep me informed with status updates on any maintenance requests. I also want to commend AMC Delancey, and Ishea and Lana especially, for their incredible management and customer service around COVID-19 -- I was offered many options for handling my lease and the company was incredibly accommodating, which is an absolute rarity among landlords! My partner and I wanted a different type of building for our next home, otherwise I would 100% still be a resident of AMC Delancey! Highly recommend. read more
