I called him last night and he answered the phone "hello!?"very gruffly and I was taken back from the greeting and I gave a quick review of what I was needing and he said he wasn't available until 10 am the next day so I called him today about 2:45pm and he answered the phone the same way and I introduced myself again and he said well what do you want? I said I would like some information before I have you out to do my kitchen sink problem and evaluation and how much is a service fee etc and he said $100 and I said wow um OK and then he sarcastically mimicked me saying wow and proceeded to ask me if I wanted him to come out and I said no and hung up. Very unprofessional even if his rates are the going rates. If you are a business at least give that impression! I read some other reviews and it appears there are several of the same types of complaints! I don't have time for that and I'll be quick to put you on blast for it! read more

I called Josh Warner to receive an estimate to fix the floorboard under my gas water heater. I was quoted $600. I told him on social media on the park website that I was going to seek a 2nd opinion. He tried to take advantage of me, tried to exploit me knowing that I had limited resources and defamed my character then actually posted insults to me on social media (Bullying) because I knew I was being taken advantage of because of my disability. I will be searching for a 2nd opinion . I will be searching for a another opinion for a more reliable honorable contractor. I would not recommend this man to do anything unless you want to be taken advantage of and price gouged. read more

At the recommendation of another resident of Scio Farms who told me that J. L. Warner Home Repairs was reliable and reasonable, I contacted J.L. Warner to repair or replace my water heater. Without asking what water heater I currently had, whether it was gas or electric, he quoted me $1500 for a 40-gallon model (manufacturer never specified) and $1300 for a smaller 30-gallon model. He stated that if he came to repair it, that would likely cost me $500. Given that mine was 13 years old, it seemed crazy to sink another $500 into it given that it could need to be replaced anyway in short order. I said that $1500 seemed like a lot of money. He assured me that water heaters for mobile/manufactured homes cost a lot more than those for regular homes. His men showed up at my house with the wrong model water heater: a gas model that J. L. Warner assumed was what I had. They returned with an electric one from Lowe's. After they finished a couple of hours later, I paid $1500 via a phone call. I was surprised and somewhat uncomfortable to be giving that information over the phone rather than paying electronically via a portable card reader. The workers handed me some generic paperwork about the water heater that didn't specifically state the model I'd purchased. I got an email receipt that simply stated that I'd paid $1500. It didn't mention what that payment was for. I wrote back asking for an itemized bill and was told, "Unfortunately we do not breakdown jobs any more than we charge 1500 for 40 gallon 1100 for 30 gallon." I'd been quoted $1200 for a 30 gallon on the phone, but my main concern was the refusal to break down the charges. I began to suspect that I'd been significantly overcharged for labor. I went to Lowe's with the model number and asked for the retail price ($349.95) and an estimated charge for the unit, delivery, and installation. I was told that a conservative estimate was $900-$1000. I am unable to get J. L. Warner to explain the disparity other than to tell me that his company is the best, not the cheapest. I'm wondering what his two workmen did that was worth $500-600 more than Lowe's would have charged for the same unit, and without deducting the 30% professional discount that J. L. Warner likely received from the $349.95 I would have paid. I'd like to know how much sales tax I was charged, or if J. L. Warner even collects and pays sales tax to the State of Michigan. I believe that I was grossly overcharged. I am in the process of taking action to recover a fair amount of money from this company. Given that their clientele is primarily residents of mobile/manufactured homes, people a majority of whom are low-income or fixed-income retirees, J. L. Warner appears to be gouging money from vulnerable people who may not be in a position to shop around. He told me things that I have strong reason to suspect were untrue in order to make his prices seem fair and reasonable. Based on what I was told at Lowe's, I have no doubt that I would have gotten much better treatment with all appropriate paperwork and invoicing and a much more reasonable price from any number of other sources, including Lowe's, and that the quality of the installation would have been comparable if not better. read more

I called today (11/4/22) to get information on Renting a Dumpster and/or possibly cleaning out a home if they did that and was taken aback when the person answered "hello." I asked "you don't answer by the business name - is this J. L. Warner" and the person said "what do you want?" I asked to speak to the Manager and he said he was the Manager. I said this is J. L. Warner and he replied "yes" so in total shock and disbelief I said "how rude and disrespectful, told him what I was calling for, but will call elsewhere." The Customer Service by J. L. Warner is HORRIBLE and to ask a Customer "what do you want" because you answer the phone "hello rather than your Business Name" so Customers know they are calling a Business is totally unacceptable and unprofessional. read more

Josh and his team are amazing! Came out right away after our pipes busted and flooded my grandmother's closet. Did amazing and efficient work in not only repairing the problem, but cleaned up the water and replaced the flooring and walls from the water damage. And tonight, he came out because not only did our furnace go out, but we were having issues with some electrical outlets in the kitchen. Tonight everything is working great!! I used them once. He gave me a definite price for the job $300 . After the job was done the guy said , ok that will be $ 600 . I said .. WHAT ?? I was told 300.. he made a call & said .. oh ok 300 . For what I had done & I won't be specific as I don't want them to know . 300 was a high price , let alone 600 !! Very Shady Company. ...Now the owner contacts me & said to go somewhere else . Well add me to team Josh Warner! He and his crew came to my rescue yesterday and restored our yard, after it had become overgrown from the rains. I really appreciate them coming as quickly as they did when I know how crazy busy their schedule must be. People sometimes forget that a good company in any service business must have flexibility to respond to customers with emergencies or special circumstances. I've heard and read enough to see that this is how Josh seems to operate. I am glad to see that some have had a good experience with this company. Unfortunately I did not. After inspecting my damage, Josh supposedly emailed me an estimate 2 or 3 times, and I never received it. I called his office and asked the assistant if Josh maybe didn't know how to do email. I finally received an estimate with a price of $0.00. I called again to question that. Josh called me back and berated me for upsetting his assistant, and told me that he didn't want the job. Very bad experience. Had a frozen pipe during the recent really cold weather. Called JL Warner, was told that they would be in the Ypsilanti area the next day and would stop by. I was told the job would be $350 and would include the fixing of the broken pipe, but not the replacement of damaged/missing insulation. I said that's fine. When they came out they put a fitting on to bypass the area where the pipe was broken and was told they would be back to fix the pipe after they had everyone's water fixed. The company took a post dated check but cashed it the next day causing an overdraft charge to my account. They did not give me a receipt. After a few days I called again to find out when they would be back to fix the pipe and was told that they still had customers with broken pipes to get to. About a week later when I called because they still had not been by to fix the pipe to give me water to the bathroom sink, the owner said he never said they were coming by to fix the pipe, that would be extra and was not very nice about it. I asked what the $350.00 was for and he now says that it was just for coming out originally. He was not very nice about it. He denied saying he would be back to fix the pipe, even though not only did I hear him say it but since I was on speaker phone 4 other individuals heard him as well. I had no choice but to give him a 1 star rating in order to post this review, but in all actuality I feel since he lied to us and did not finish the job but took my money he deserves a negative 5 star rating or more. read more

I had hired them to mow the lawn and do snow clearing for 1 year. I had never spoken to them myself, my husband doing all the paperwork,etc. Then, one afternoon, they happened to be in the neighborhood and their trailer was blocking my driveway. I needed to go get my kids from school and I asked them to move it forward so i can back up my car. Without any provocation, and despite us being their customer, the owner made an obscene gesture at me and said the f word. I was shocked because all i had said was "could you please move your trailer?" and we had been their customers. This is their customer service!! My husband called them to complain and find out what the deal was. Instead of apologizing for hi behavior towards a woman, he said the f-word is a joke and the finger gesture too. My husband asked him if that was the behavior he showed at women and he says:"it is a joke and too bad you folks cannot take a joke". My husband asked him how he would feel about making that kind of gesture or saying those words to his wife and he says "my wife can take that joke. She is standing right here. Do you want to talk to her?". First of all, pity his wife. Secondly, if this is how he treats his own customers, how does he behave towards other women? He does not apologize ('I am sorry' would have sufficed) but instead rationalizes boorish behavior that would make a drunk remorseful. read more
