I would have done a well inspection but the realtor provided me with one done by a previous potential buyer. She told me I didn't need to do one since one was done. What I didn't realize until after closing was that the company that did the inspection was the same company that put in the well. When I found out a few days after living in the house that the well was collapsing, I called the company to discuss the possibility of having the $12,000 bill covered at least partially by their insurance. I was told that Tammy said she never told me not to do an inspection and this was a she said she said situation that would not be covered. I'm a single mom living off an educators salary. This wiped out my savings. I would NOT recommend this company. They are not ethical.

Karen is a true marketing machine, as I found her through her social media posts from selling another property in the neighborhood. Karen and her team produced a video that sold the lifestyle of the community vs. just a 3/2 with granite countertops etc.. that they pushed out on social media and Google searches. Karen got the home under contract in less than 3 weeks and closed in 45 days at better-than-expected price. Karen is a true real estate professional in every aspect of the process such as proactive communication, the most professional marketing materials I have ever seen, attended all showings, offered to tour them around the amenities, provided real-time feedback, followed up with buyer's agent, managed multiple interested parties, negotiated the final offer with a steady demeanor and ensured we closed in a timely manner. I have bought and sold 8 homes in 5 different states in various price ranges of $400k to $2.5m+ so have worked with every type of realtor. Even after doing due diligence and interviewing several before engaging them, one was a nightmare, two were part-timers, almost all were good at marketing themselves vs. the property and turned out to be listing collectors for another agent to sell the home...except Karen that is at the top of her industry.

Those…read morephotos are at least 10+ years old with filters and yet she still uses them for her advertisements. I also never met her or even spoke to her until she showed up at my house. My first call was with her brother and he said she would be meeting him there, but he never showed. Look out for the bait and switch, which already put a bad taste in my mouth for how this was gonna go. My home is definitely not a higher end home, but it is a good starter home with everything updated for a young family. Karen came in already downplaying the value of the house with a very low number of what it would sell for. Ironically, I got that same number from opendoor, which is an investment firm that buys the houses for about 80 to 85% of their true value. Clearly she had already looked at my house as just an investment property. The entire time all she did was say I've done this and I've done that, but she never made it feel like we would be working together to sell my house for the most money possible. She only brought three comps which were as far away as 4 miles. Simply put she's a dinosaur in this industry and unless you have a home valued at 500,000 or more she doesn't seem interested. She left a lot of old flyers and not a single one. had an older home with updates on it so I highly doubt my house would've even made her flyers. Yes she did say the company spends hundreds of thousands of dollars to make sure they're listed first and do the social media work, but is that truly selling my house on all of those platforms or is it just selling the company and the higher end homes? I went with a younger more social media connected realtor who came in with a number $55,000 higher than what Karen said my house would sell for which was backed up by eight comps within a mile of my house. I think that just goes to show that Karen wanted to flip my house for an investor. Will it sell for that higher number, maybe not but if you don't try you'll never know. Karen was willing to leave money on the table to move me along and help her investors!

Mike & I knew we were in good hands because you had already handled both the sale of our Virginia Beach VA & Kill Devil Hills NC homes. Even before leaving the Outer Banks of NC, Michelle sent daily listings of prospective properties in surrounding Orlando areas. Our "perfect Florida home" was to magically downsize us from a 2500 square foot three story reverse floor plan beach home into a one story location of about 1500 square foot. Our prime requirements were absolutely no stairs (after living with 3 sets), tiled floors with absolutely no carpet, a screened lanai, double garage, no yard maintenance, multiple on-site swimming pools which we did not have to maintain & nothing waterfront (after paying FEMA flood insurance premiums since 1981). Our first offer, while still residing in NC, was made based on photographs & amenities of the listed property. We offered a sizable down payment with secured financing, but lost out to a total cash payment. Once we arrived in Florida, the end of August, house hunting began. Some weekends, we saw as many as eight homes per day with possibilities & others being an automatic NO once we entered the front door. Michelle had the utmost patience because we were "nit-pickers" inspecting every detail, measuring to make sure our furniture would fit & constant questions concerning upkeep by the previous owners. Our second offer looked like the perfect choice for us, but thanks to a detailed home & sewage inspection, we were quickly dis-enchanted by a 55 page report of reasons not to purchase but run! Floor plan & size were exactly what we wanted. Of course, previous owners decorating tastes were far from ours. We had toured 295 Bell Tower Crossing W before entering into the contact on the "55 page nightmare" which quickly sent us back to our original choice. Michelle prepared agreement on this home with the contingency of home & sewage inspection report which proved to have minimal items. With the work of an excellent cleaning crew, fantastic painters & update of all lighting & kitchen appliances, 295 Bell Tower Crossing West is now our beautiful home. No more drab wall colors & massive window treatments. Our walls are now a beautiful shade between pistachio pudding & lime sherbert, ocean blue bedrooms & irish cream bathrooms with lots of bright sunshine. Most enjoyable is our covered lanai which our kitty enjoys as much as we do.
