I hired John Beal Roofing in April 2025 for a gazebo metal roof installation. The project was not completed until January 2026, and the process involved repeated delays, missed appointments, and significant communication issues. Throughout the project, there were multiple occasions when I was told crews would arrive and they did not, resulting in lost time, schedule disruptions, and frustration. There were also repeated delays due to various issues, including vehicle problems and product-related issues. The project had several ordering and communication problems. The first product delivered was the wrong color, and the company acknowledged that error. The replacement product appeared different from what had been represented in emails from their representative. I had not received an actual color sample, and after the delays already experienced, I accepted the color to avoid further delays. However, additional delays continued due to issues with the skylight, including miscommunication regarding the order and a damaged product being received. Communication throughout the project was one of my biggest concerns. I was often not kept updated on progress or changes. There were multiple occasions when crews arrived without advance notice, despite being specifically instructed that I needed to be notified by phone or text before anyone came to my property. Additionally, I was unable to communicate directly with the onsite crew and had to rely on third parties to relay questions, instructions, and information, which added another challenge to an already difficult process. During one unannounced visit, the crew left my gate open while they were still on my property, and my dogs got loose. Thankfully, no one was injured, but I sustained a foot injury while trying to retrieve them. I notified the company and provided updates while seeking medical care, including a specialist visit. Despite being informed of the incident and my ongoing medical care, I never received acknowledgment of what happened, an apology, or any follow-up from the company. I am still dealing with residual issues from this injury. While the roof has now been installed, the overall experience was far more stressful than it should have been. My recommendation to anyone considering using John Beal Roofing is to make sure all scheduling expectations, communication requirements, and project details are clearly documented upfront and followed throughout the process. read more

Big problem I had was that the dumpster delivered to take away the debris from my roof repair showed up full of trash, smelling bad, and attracting flies. See picture. Hoping me and or John Beal don't get charged for taking this off my property as they are the ones that left it here. John Beal probably just needs to find another dumpster service company. I strongly recommend considering other roofing companies if you care about quality and reliability. Our project started in November and was not completed until March. The initial installation of gutters, fascia, sideboards, and gutter guards was poorly done by a subcontracted crew. When the company sent the same crew back to fix the issues, the work was still not corrected properly. After multiple rounds of communication and escalating concerns, John Beal eventually sent a different crew who finally addressed the problems correctly--but only after months of frustration. Cleanup was also a major issue. We personally collected a full container of nails left around our property, despite being told cleanup was included. At one point, a screw ended up in a brand-new tire on my car. Thankfully it didn't cause a puncture, but it easily could have. Despite the significant delays, repeated poor workmanship, and safety concerns, the company declined to offer any form of a compensation break to our final bill. Overall, this was a very frustrating experience, and I would not recommend John Beal based on the lack of quality control, accountability, and customer care. read more

Had my whole roof replaced due to hail damage. Insurance company also found gutter damage. John Beal installed the roof shingles wrong and damaged the siding on my dormers. They also installed the wrong gutters and I had to have them come replace the gutters. Then, the porch roof leaked... They didn't do a good job of flashing on the porch. I managed to get them out once to try to fix the leak in the porch, but that failed... It still leaked. I had to call them 5 times to reschedule... so far. They didn't call me when they didn't come out for the first 4 leak repair appointments, they just didn't show up. I had to call back to reschedule. I threatened to file a BBB claim on them after the 4th missed appointment and they finally called me when there was a delay on the 5th. I am still waiting on a resolution to my leak. Really poor company to deal with. Update: They finally got someone out to address the porch leak (on the 5th appointment)... I believe it is finally fixed. But I will never use John Beal Roofing again. read more

id give a negative ten if possible. they told me and signe me on a contract for a roof gutters and soffit and fascia. total was $2136.21 when we got to closing it was $47,866.54. they are con artist. and tammy nikko ran my credit card two separate time with out my consent and is currently under investigation for credit card fraud. 10/10 would never do business here. read more

I called Phil Hogan and he was here the next day. He arranged to get my roof tarped before the rain on Wednesday. Garrett came out the same day and did an excellent job tarping. Our roof was damageed due to the storms in St. Louis. After State Farm denied our claim, we emptied our retirement to put a new roof on our home. Naively we contracted with John Beal. At first everything seems great. Days after removing our existing roof we were told our home required 152 linear feet of tuckpointing plus 7 chimneys. Megan with John Beal informed us the cost was $16,000.00 with their tuckpointers. THEN, Megan advised us that if we didn't use John Beal's tuckpointers, we would void our roof warranty from the roofline up. Feeling the pressure we agreed to use their tuckpointers. On their first day, John Beal tuckpointers stole our used, crumbling and reclaimed bricks we stored in our backyard. I caught them, on camera, I immediately called Megan and also texted Megan. Her response was "they will replace your bricks". NOT, I apologize and we will take those bricks down and use new bricks for the $16,000.00 but "they will replace your bricks". After seeing them steal our belongings, my husband left work early to check on our home. He arrived to find the tuckpointers using our electricity and seated on our water hose hideaway. This is a big deal considering John Beal promised that "their contractors use generators not the customer's electricity ". Megan & her boss Sam were alerted to the problems but did nothing to address them. Now, it's day 2. My husband stayed home to ensure our property was treated respectfully. Well, the contractors didn't come. In fact, when I contracted Megan she wasn't even aware they didn't come. She called them & found out that they didn't come because they needed to get their generator & some bricks. Can you believe that??? We couldn't either. Yet, day 3, they come & once again are plugged into our home's electricity (also caught on video and pictures). Once again, I texted Sam, texted Megan & called Megan. Her response is "I will talk with the crew lead". Day 4, Noone comes. No call from John Beal either. Day 5, the contractors come prepared with a generator but our photos and video cameras don't reflect any bricks. However, when we come home, the disrespect has returned. Our front yard ,back yard & landscaping are littered with water bottles and Gatorade bottles. Our cameras reflect the contractors left our home without even attempting to pick up their trash. As always, we took photos and sent them to Sam & Megan.The tuckpointers finally finish. Next up are the roofers. Unlike the original roofers who tore off our roof, these roofers did not tarp our yard. They threw everything in our yard, see attached pictures. Additionally, these roofers decided to access our property over our locked 7ft wrought iron fence instead of calling us or even ringing the doorbell. Might I even mention, this was 6:47am when we were still sleeping. So imagine how it felt for us to see strange men walking around our secured backyard. This was also, captured on our cameras in the backyard. This incident was also brought to both Sam and Megan's attention. Sam remained silent but Megan responded that the the contract says they can arrive as early as 6am However she did apologize for them "jumping our locked gate". The remainder of the roofing was relatively quiet after this point, however our yard has issues. The roofers used equipment to try to clean the yard "as best as possible" but a week later, we are still finding roofing materials and metal screws in our yard and landscaping. So, let this be a warning for homeowners before you contract with John Beal. We don't believe we would have received the level of disrespect, lack of professionalism, lack of communication nor been victims of THEFT if we weren't Black City of St. Louis residents. Yet, we are and regret we wasted our entire retirement money on John Beal. Spent 30k on a new roof and roof decking and the new roof has been leaking for 6 months and John Beal refuses to come out and make any repairs, now I have black mold growing in my sons room who just go out of the military. I have asked that the damaged areas be repaired or replaced at least three times since the work was done and received no response. Poor communication at best. The salesperson never once returned a phone call. Every time I wanted information from the salesperson I got a text reply - days later that did not address my concerns. After signing the deal, I was told that they were about 3 weeks out in getting started. I did not hear from them for 3 months. Nothing My project consisted of roof replacement, gutter replacement and chimney repair/ tuckpointing. I will say the roof and gutter work was good. A child could have done the tuckpointing better. When I reached out John Beal the company regarding the extremely poor work done by the tuckpointing crew, they told me "oh, this guy is the best, he does great work". Well, he wasn't and he didn't. Now, every time I look at my chimney I cuss out loud because of the poor workmanship; and it wasn't cheap - $3,000. As I mentioned I also had the gutters replaced on my house. After the roofers finished, and before the gutters were installed, I realized that the project did not included soffits and facia (which my house needs badly and the sale person should have suggested at the scoping phase of the project. I called my sales rep. and left messages telling him that I wanted to add soffits and facia to the project, and that it needed to be done before the gutters were installed. I never received a call or a text back and the gutters were installed on the old ugly facia and soffits. It looks like crap. Again, the roofers did a good job. The Gutters crew did a good job, The "project coordinator" was responsive and helpful when it came to the rework of the tuckpointing (although it was not redone to my satisfaction). The tuckpointing crew was armature at best and it still looks bad. I now need to hire someone to take down my gutters and redo the facia and soffits. Total project was around $25K and overall I give them about 2.5 stars. I don't recommend using John Beal. Thanks for nothing John Beal. read more

Horrible! no communication! it took weeks of calling them to call us back. excuse after excuse. finally showed up, no call or advance warning. horrible job on skylight! took fireplace top off, didn't have the right stuff to complete the job and just left - everything open! did not return for a week! then the siding... OMG! dropped off the materials in the driveway. showed up the next day and blocked my car in the garage with a dumpster/trailer. did not finish, said they would be back the following day to finish and remove dumpster. 4 days later and it's still here despite my phone calls and texts! it's taken them 2 full days to replace 1 wall of siding on an average sized house! this is a nightmare and a very bad business! read more

When looking for a new roof, as with any large purchase, I do my homework and learn what I can about best practices and best materials and general fair price before I go looking for quotes. With this purchase, I got multiple quotes, and they were for the most part within a relatively small percentage of each other. This is probably because I tend to look at established companies that have been around for a while so that I have a better chance that they'll actually be in business if something should happen. Beyond a fair price, the hardest part of selecting a company is finding one that will actually stand by their work. Stuff happens whether you like it or not, but will the company step up if something doesn't turn out just right. John Beal replaced my roof in April of this year. We've had an abnormally wet summer with several large downpours and it was after one that we noticed a leak in our bathroom ceiling. Apparently, a small portion of flashing was missed and with the right combination of storms, it was funneling water into our attic and eventually showed in our bathroom. We've gotten it repaired and all taken care of and this is the part that always makes me nervous, will the company stand by their work or ghost you... I'm happy to report that John Beal's warranty service team not only quickly came out and fixed this issue to stop further damage but also paid in full for the repairs. Now, that seems like the logical ending to this story but time and time again, we all hear about companies that do not stand by their work so when I find a company that not only does the work at a fair price and does an amazing job throughout the process, but if something goes wrong will not only fix it but will make things right all around, I will scream from the rooftops their name since these days, this is a sadly rare occurrence. Their motto is: "If you call John Beal, we will arrive when promised." That is a big FAT LIE! We were all set to have John Beal redo our siding on August 1, 2024. We were called7/17/2024 and told there was an opening and asked if they could deliver material on 7/18 and begin work at 7am on Friday, 7/19/24. We thought that would be great. Delivery was scheduled 6am - Dusk. It arrived by noon. No one showed up on Friday 7/20/24, when I called, I was told the weather the previous week had put them behind and the crew was still working somewhere in IL. They would begin Sat. morning, 7/21/24 at 7am. No one showed until 8am. They said they overslept, and had to leave by noon. So they were going to leave and come back Monday morning at 7am. They left, and noone was there Monday morning until 8am, after I had called the company again. All this has made me feel like a nag. But rest assured, John Beal company is NOT a company of their word. They DO NOT show up as promised. And they keep pulling workers off the job and sending them elsewhere, and they promise in their website, they will not do that. Whatever they say, DO NOT believe them. When you try to call, they will not allow you to speak to the people in charge, and certainly NOT John Beal, himself. He probably doesn't even know what is going on with his company. They are certainly NOT the respectful company I thought they were, or that they portray themselves to be. Very UNRELIABLE! John Beal roofing put my new roof on about 5 years ago. After they finished, I had told them that there was about 12 foot by 5 foot corner in the front that was a slightly lighter shade of black. They couldn't see it but did say the sun would fade the whole roof so it would blend. Five years later it is still very noticeable. read more

What a great experience I had working with John Beal roofing. I win advertently stumbled across a roofing issue while our contractors were working on something else inside the house. John Beal Who was the roofing contractor for this house many years ago. We have only lived here four years and had not had any issues until now. Within a few days, Will was out looking at it. And very quickly Tara put us on the schedule and communicated well what was to be expected. They even got us in earlier than the original date! Josh was the tech, was super awesome also! BEWARE of this company. Extremely poor customer service. Bottom line, they do not care about their customers nor the quality of work they supply. Attempts to reach the CEO by phone or email were a waste of time. Slow to return calls from the support staff. Look them up on the BBB, lots of unhappy customers who were scammed by them! We purchased a 30 year roof in 2019 to the tune of almost $18,000 for our small 1100 square foot home. That figure includes a $300 15 year warranty. We had spoken with several roofing companies and felt, at the time, John Beal was a big name in the St. Louis area. The salesman talked us into a ridge vent system instead of the gable vent system that EVERY HOUSE ON THE BLOCK was built with, to provide additional ventilation into the attic area of the house. Since we did not have bird blocks already existing, they would have to drill these holes in the fascia of the home, install vented soffit and put a ridge vent on the roof. Not being roofers ourselves this sounded reasonable but expensive (bet that commission was pretty good). Within a couple years we noticed shingles lifting and bulging. During a three year period we called John Beal several times only to have a technician come and give us a bunch of lame excuses to "why" our roof looked bad. In 2024 we had enough as there were numerous lumps in the roof and it became apparent that the decking (plywood) had not been nailed down well and in several areas the edge of the plywood had warped up and pushed shingles up. Upon further inspections it was discovered that our "fancy" expensive ridge vent system was not working. Attic area was to hot. John Beal DID send "insulation/ventilation" subcontractor experts to suck out the insulation and inspect the problem and replace insulation. It was discovered that there were not enough holes drilled in the fascia (birdblocks) and the location of these holes were not adequate enough to allow the ridge vent system to work adequately. Bottomline, no airflow in the attic. In addition, they noted that the plywood decking had curled on the edges in a few places and pushed the shingles up. Its a matter of time before we will get leaking. Although JB sent these people and have all the information and actually pictures, they have given us the run around or months. They either will not or CANNOT FIX the problem, and refusing to back their WORKMANSHIP AND CRAFTMANSHIP warranty (I use the term loosely, Craftsmanship) and as of now, will not issue a refund so we can get a real roofing company to fix the problems. We are left with a huge problem and eventually with the heat and condensation in the attic it will promote mold growth, ruin the roof further and cause eventual leaking. read more

Not even deserving of the one star. I have had three separate repairs done by them and every time it's a half assed job and not been fixed. The three different roofers all sighted a different issue and said the guy before them didn't know any better. That to me, means everyone is an absolute hack. The fourth and final time I called them the guy told me we had to redo the whole roof. I said fine because I was ready to be done with them. I then paid the guy more than necessary for the deposit and never heard front he guy again. He put me straight to voicemail and never called back even after a MONTH'S time. Every time I called the office they told me he was "busy with another customer". What's worse than terrible service is lying to a customer. At that point I said no more. I got all my money back and asked they never call about a follow up. I urge everyone here to avoid John Beal Roofing. Actually, if John Beal is anything like his company stay away from him too. I just had a horrible experience with John Beal Roofing company. I scheduled an appointment for roof repair, after I noticed my ceiling inside of my home had water damage from probably a leak from my roof. I set my appointment from 10-12pm time zone. The day of the appointment, the roofing guy sent me a text just prior to 10am, indicating he will be at my home closer to the 12pm time because he was in a meeting. Once 12pm arrived, I called the company asking for the roofing guy, since he had not arrived yet. He subsequently called back indicating he will be another 1/2 hour later. So, I waited. he finally did arrive. I let him into my home. Showed him the ceiling damage first. We proceeded to outside, to the side of the roof, where I had noticed the ceiling leak. I did not see him with a ladder!!!. I said to him, how are you going to see any damage on my roof with no ladder and take pictures. He started to say that he can see my chimney etc... I'm thinking to myself, the chimney is not the location of the ceiling leak. I asked him, where is his ladder. He stated he did not bring one, that he had forgotten it. I lost it. I told him this was very unprofessional and this is why you are here to look at my roof, etc.. I went inside to call the manager and he was already discussing his side of the story. I asked to speak to the manager. She did not get my point at all. Actually, it sounded as if she was making excuses for him and just wanted me to reschedule with another worker. She basically brushed off my concerns about me wasting my morning waiting on this guy to show up and once he did, he was not prepared to work. It was just a complete waste of my time. Now in the past, I used John Beal before and had a great experience. I don't know what has happened to the company. Had an appointment with John Beal but the guy never showed up. Had to call the office. When he did show up he walked around my house in his bare feet. While I appreciate him not tracking mud in my house perhaps booties would have been more appropriate. And I never got the quote he promised. Would NOT recommend John Beal -unreliable! read more

William came to my home to do an inspection for a leak in my roof, and said it looked like a very simple fix, which led me to believe this would be on the affordable side. He later sent us an estimate for $900 for the work to be done, which shocked me a bit. All they had to do was call our home warranty company and run the estimate by them, and they could have our money, but it's been 8 business days and he hasn't done it. I've called every single day and heard a receptionist ask "how they can make me smile today" which feels very ironic as this hole in my roof sits and sits. I needed them to make one phone call and I would have given them whatever they asked just to have an intact roof. I give up. Giving 2 stars because William was pleasant and kind, but this was insanely frustrating and I hope the damage isn't getting worse. read more

I had John Beal come out to put a new roof on my house in Florissant. Shortly after, the cieling fell in the dining room. Upon further inspection, we found that John Beals workers did not put the pitch back on the flat part of the roof, causing watter to pool at the back, instead of running off to the guttering in the front. When I called to see what could be done, the manager said," I've dealt with your kind before. All you want is something for nothing", and hung up. Please read all reviews before hiring John Beal Roofing. That was my 1st mistake, I did not. I hired John Beal Roofing in June 2021. Worst experience of our lives. They said I needed a whole new roof and I had bad plywood that all bad would be replaced. Materials arrived and were to be put in driveway which were not they stacked them on my front yard. As they started my job they left boards with nails facing up, old that were rotting were not replace. Job was estimated at over $12,000.00 but when completed they demanded more money which would total over $18,000.00. Our salesman said it all had to be paid in full or no warranty. Now here we are going on 14 months and I still have bundles of shingles and a white tarp on my roof where they started ripping up shingles but never completed. My new roof from Beal is wavy and shingles in spots has not sealed down lastly not mention the rotted boards that can clearly still be seen. Beal told me that they would send one of their inspectors out and whatever he said would be what they did. Inspector showed up and said that roof needed to come off and another installed. Beal obviously did not agree with their inspector so Inspector #2 came out and reported same as #1. Beal then called and stated a 3rd inspector would be coming out, I responded with no we have already had 2 come out. They said they would repair these bad places. I did not pay over $18,000 for a repaired roof. They said I told them not to come back onto my property. Nothing but a lie, we are older both with severe health issues, neither one of us is capable to climb on to roof and so bundles of shingles are still sitting on top of roof, along with white tarp covering their mistake of ripping off section of shingles. $18,000.00 on a fixed income is not easy to lose on a botched up job, then leave mess for property owners to clean up. They agreed to compensate this all which I had first agreed, then when I saw they were only spot repair when their own inspectors said the roof was done poorly and needed to be redone they pulled all offers away. They are not deserving of the 1 star given but I had to enter something in order to review and let other prospects know of their business professionalism, ethics and honesty! Please do not make the same mistake we did. I do have pictures and documents for proof of my statement. John Beal Roofing should not be able to continue servicing Missouri. read more

We had roof repair and gutter guards installed. Both installations went smoothly; on time, professional and left the areas spotless. They were able to match our older shingles exactly. Liers, scamers, ripp offs, they were told to call when they arrive, as i want to be there. And do not climb on my new roof,( gutter repair is the job). I wait a week for bid. Drive 40 miles in rush hour traffic, sit from 4 till 5 pm, no call no show. Wait they left a bid in door. Holy crap. $350 BUCKS TO NAIL THE MESS BACK UP, OR 690.00 TO REUSE MY Old gutter, replace mounting board. Holly cow, all the other bids were 375.00 to 400 to replace a 14 ft new seamless gutter & Facia board, calk 1 leak. read more

Roofers showed up to give a bid for damage to the house, they tore a few boards out and then left, they never bothered to pick up nails and debris in the drive-way. Later that evening we came home and ran over the nails resulting in having to get 2 new tires because of all the nails in the tires. The problem is they came back AGAIN and did the same thing, literally right behind my car left more then 6 nails in drive-way again. What kind of contractor in the roofing business does not clean up nails, whether it be over a yard or especially a drive-way? Oh and they showed up at 6:45AM pounding away. Careless read more

This company is dishonest and will charge your credit cards without permission. I had my roof replaced. There was an additional 195 worth of plywood to finish the project. No big deal. I got a call and an e-mail on a Saturday morning demanding I pay by Monday morning. This was my first bill for this. I opened the email and the 195 jumped to 225. I emailed asking for an explanation and told him I would need 30 days to pay. The company then goes and charges my credit card without my permission (they had it the numbers from my original payment). They now refuse to answer my emails or phone calls. I have since filled with the bbb. Save yourself do not do business with them! read more
