I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. My research led me to Erin who quickly returned my call and and inquired about our needs, likes, wants, areas of interest, etc. Within a few hours we actually had a remote video tour of prospective homes! Needless to say, home shopping remotely offers its challenges and Erin went out of her way to make sure the process went smoothly being very prompt to not only recommend homes as they came on the market, but was very responsive to provide video tours, respond to my stupid questions and arrange live tours when we were in town. I also learned that not only is the market different here, but so are the various processes and procedures. Erin was great explaining these new (to us), processes as well was instrumental in our final negotiations all the way through the closing on of what we now call home.
