    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

This was the only apartment complex nearby and for some reason a one bedroom apartment cost the same as what we were paying for our 2 bedroom townhouse in Alexandria. Seemed pretty steep but because we really wanted to live in the area, we signed our lease. I'll begin by saying that whatever they tell you you'll pay, expect to pay more. They never told us we had to pay for trash or a fee for them to charge us rent online (? Like that's really a thing?) but we do. $40 a month on top of the $1800 rent (again, for a one bedroom 45 minutes away from DC). We also paid $150 for our first electric bill - just to give you an idea of what this place is like. Next was the apartment itself. They like to say they are all remodeled but the "remodel" lasts 8 days. So these are apartments from like the 1950s that they "remodel" by putting stainless steel appliances in the kitchen and painting. Sounds sad right? And that's not even the worst part. The walls are made of cardboard. You can hear absolutely everything that happens in every apartment near you. We were on the top floor and we could hear our downstairs neighbors having sex. Yes, that's really how terrible the insulation in this place is. We could hear absolutely everything our next door and downstairs neighbors did as well as what they said to each other. It drove our dog (who has anxiety) insane and he chewed the wall. He has never in his life chewed through a wall but surprise, surprise the walls here are cardboard so it was no problem at all! The pools bathroom was so disgusting we literally didn't go to the pool because we were so disgusted by the bathroom. Like imagine poop on the floors. The front office is useless. Hailee or whatever her name is is a liar. When I told her we were breaking our lease early because of the unbearable, constant noise, she told me it was funny because she "almost never got noise complaints". Well, well, not two days later she sent out a community email saying that there had been a lot of noise complaints and that everyone needed to remember the "good neighbor rules" (which are not enforced so basically non existent). I also saw cops speaking with residents at the complex on at least two different occasions. Clearly not a family friendly complex with no crime. To prove my point about how terrible this place is, I want to say that we literally only lived here for one month. We have lived in a couple apartments/townhouses in the past 6 years and we have never broken a lease. We are very conscientious of how we spend our money and would never throw it away. But with this place, it was so, so unimaginably terrible that we did. Exactly 1 month and 13 days after signing our lease we gave them notice of termination. Let that speak for itself.

    My experience with this appraisal company was through Quicken Loans. It is difficult to actual…read morespeak to the appraser since they have assistants who screen calls. The actual appraiser only takes calls for rough 2-3 hours out of the day. However, they will make time for you and give attention if you write a bad review. Then and only then will the appraiser reach out to you and give you the time you deserve as a basic human being. My appraiser absolutely lacked attention to detail which I identify as laziness. He missed obvious items in my home such as HVAC vents going into rooms. Because he missed this the square footage was not used. 341 square feet was dismissed as a result of his laziness. He did not includ updated HVAC systems or appliances. Nor did he initially value the proximaty to downtown compared to the comps used. His assessment was less than the appraisal done 3 years early. Even with my specific property taxes going up twice by Fauquier County in 2 years and nearly 100k dollars in upgrades. I can't emphasize to our community enough the lazy work these people do. The appraisal had to be redone and he once again left out square footage of the home. This caused a two week delay in getting my home refinanced. Time I didn't have which pushed our renovations back. Additionally I had to give him comps in the area since he used homes with lots half the size of mine. He also used comps with less square footage. As a veteran I warn all companies and individials to go somewhere else for their appraisal needs. If you are on a tight time line also go somewhere else. They have no sense of urgency. It was only after I stated I was writing negative feedback that the appraiser reached out directly. It's pathetic we couldn't start talking to them directly. They don't value your time or the multiple hundreds of dollars you spend for their 1 hour of work. Mortgage companies also be warned. Go somewhere else for your clients. I have also written a formal letter to the Veterans Administration.
