His inspector was amazing and caught a lot of important things. Eric was able to negotiate a better deal for me and get these things fixed, even the little ones. The home I purchased needed a new roof and the roofer that Eric recommended was able to get it done quickly and for a fair price. The insurance broker that he connected me with made everything so easy. You can trust that Eric has fully vetted someone before he recommends them to you. The house wasn't inspection ready - Plumbing wasn't connected (sink and tub), faucets didn't work, toilets and other appliances not secured, pool was not functional. Insulation was missing in the attic and pool electric panel was rusted and exposed to the elements. Additionally, four trusses were cut, garage doors were damaged, torn and not functional. Irrigation didn't work. And that wasn't all! We were FORCED to have an inspection within a few days. I flew in from out of state and paid for a home inspection, pest inspection and septic inspection. None of the above items were disclosed. The house wasn't inspection ready and based on some of the fails, you wouldn't be able to get homeowners insurance. We shared our findings with Amy asking for these items to be corrected. She wouldn't even have a conversation. We wasted a significant amount of time and money not to mention the stress, frustration and lost work time. I would never buy or sell a home with Amy or Mihara & Assoc. In my opinion, they are unethical.

I reached out to Trish in November as we started looking for an agent to list a home and buy a new home. Trish scheduled a time to meet us that weekend and came up to the house. She spent about an hour with us. After she toured the house we were putting up for sale, she sat down and went over all the details of the process. She was organized and prepared in a way that I have never seen before. She had already looked at comps in the neighborhood and told us what the selling process included. We had wanted to list right away but Trish advised us to wait. She helped us understand how important timing is based on the market and the current demand. She scheduled a photographer to come out on her dime and take some pretty fantastic photos. The listing went live and within 24 hours we had multiple showings and a full price offer! Once the offer came in, Trish proved to be a master negotiator. She was our advocate and got us the best deal possible. Then she provided a timeline with all the things that would happen, including the behind the scenes things. We printed it off and followed along knowing exactly what to expect and how to ensure we were getting our part done. Then, (secretly my favorite thing) every Friday Trish would send an email that detailed what happened during the week and what would be happening the next week. Closing was smooth and seamless. On the purchasing side, Trish took the time to really know what we wanted and what we needed. She set us up a page on MLS where we could see homes as they went active and their current status. I didn't realize this, but Zillow isn't always accurate. Many times they don't update the status of homes. Using Trish's page helped us save time because we weren't looking at homes that weren't actually available. When it was time to see homes, she set up times to show that were convenient for us. When we met her at the beginning of the route, she gave us a print out for each of the homes and a map showing the order and timing of the showings. When we found the PERFECT home, it was offer time. We received another custom timeline with all the deadlines and process outlines. We got Friday Emails and lots of moral support. Of course the home we fell in love with was a FSBO. It was a rough time of a process. The home had a tax lien that wasn't disclosed, the owners were unaware of the selling process and were not well educated on real estate. Trish spent countless hours going above and beyond to make it seem seamless but I know she worked her @$$ off! She jumped hurdles and slam dunked the deal. We closed on time and are so incredibly happy with our new home. My favorite thing about Trish is her sense of humor. She keeps things fun but maintains laser focus on the goal at hand. I had to call the city of St Petersburg to do an investigation where Barkett was faulted. They went through 4 property managers in less than a year because no one took care of the property. They threaten you by saying the property owners are attorneys out of Miami. Just making sure everything is in writing and dated and read the contract! My neighbors had black mold, for the first 4 months my apartment leaked because the roof was so horrible the roofer told me "it was as squishy as gymnastic mats" Then you have the apartment neighbors who state to other they are going to poison your dogs. These neighbors just smoke weed all day, and do nothing. I spoke to other neighbors not in the complex who said when Barkett took over this property they let anyone and everyone in this place, probably no background checks. Then biggest shoutout to the office ladies when I called multiple times to speak with someone about an issue I had with my apartment they said someone would get back to me. No one EVER GOT BACK TO ME! Then I'd call later in the day or the next day and same response. They are the nicest ladies on the phone but no one in that company cares for you they just want your money as a rentee. Unfortunately we always talk more about the bad than the good but in this case avoid this company whenever you can. Contacted them in regards to a rental property in Safety Harbor. Real estate agent would only text me and never call me back. The reasoning was that she was in jury duty. No problem, we visited home and met homeowners and co-worker that Heide sent to rent the home. Everything was great, homeowners loved us. We told them we would fill out the application since we were more than qualified and just sold our million dollar home. We were waiting for the market to settle and a couple years in a rental would be perfect for us. That night application was filled out and completed for $110.00. Being more than qualified we called the agent the next day, confirmed she received, confirmed we are ready to move in and all I needed was a call back to answer some questions. She said she couldn't and was in jury duty. I asked for a call before jury duty and or after jury duty. Ignored every single request. My wife called. Ignored her too. 2 weeks later she was still not calling back. We went to home and asked homeowners if it is still for rent and they said yes but unfortunately this real estate agent is not doing the proper work for her foreign customers and she is taking advantage of them. This house is now on the market for over 38 days and still not rented. Luckily for us you didn't rent it out as God had a plan and we found a million dollar home to purchase instead of renting. Thank god we didn't rent through you guys as you would have probably been the property management too.
