To simply put it, Judy Grubb is the best realtor there is. I am sure for some of her clients, they value her extensive market knowledge along with her decades of experience. For others, it could be her tenacious work ethic while communicating at all times and days of the week. But to me, what I really valued was how genuine a person she is and how much she cared on a personal level about helping to find my wife and I the right home. She provided great insight into the home buying process and provided realistic feedback on the current market, neighborhoods, and houses in the area that we should consider. She was quick to set up tours, like our first tour where we gave her less than an hour notice since we thought it was an emergency because offers were due that day (Sorry Judy!). Another instance of her going above and beyond was when we wanted to make our first offer on a house due on a Sunday. Judy was away at an intimate family wedding that weekend. Based on recent sale comps, we knew we had at best a very small chance to get our offer accepted but still had to make one. It would've been easy for Judy to tell us that it'd take a miracle for our offer to be accepted and she was unavailable to help or hand us off to someone else to draft up our offer, but that's not Judy's style. She took 2+ hours on the wedding day(!) to Zoom with us so we can draft the offer and go over ever single aspect of the document. Not for one second, did she make it feel like there was anything more important to her than getting this offer in even though it wasn't ultimately accepted. We were looking for the house in a highly-compete area, Castro Valley. We only target good schools and peaceful neighborhood for our two kids. We just want house instead of condo/townhouse. We need decent sqf for both rooms and back yard. Beyond that, well, best of (or worst of) all, we only have 3.5% downpay and have to use the FHA loan. Well in this market most buyer agent might not want to talk to you. People with 30% downpay are lining up at any open house prepare to bid 20% over asking prices, not to mention those full cash buyers. The chance of my family to find a home is weak, if any. We used to use Redfin agent. After start house hunting for 1 months and turn down by multiple sellers, in an open house we met Stephanie, a very nice lady work with Coldwell banker. She is the seller agent of that house. She is so nice that even if we clearly tell her that we would not consider the house she is selling, she still told me that we really need some people that know the local market to help us out and give us Judy. It is where our lucky start. In terms of professionalism, well, I am a pro so I know what are most valuable. Most important of all, Judy can help you find and get the home!! Judy has worked in the area for decades and have all the connections/information you need. i.e., when she introduce an elementary school to you, she can even come up details such as student drama club's year perform, etc. .
