The fact that she kept referring to us as "from out of state", even after we pointed out that we're also in Texas, should have been a red flag. We mentioned to Nancy before initiating the offer that we wanted an EV charging set up and a dual fuel range as part of the offer. She suggested we get qualified first so that our offer would be taken more seriously. We followed through with this and were prequalified the next day. Nancy didn't include our two asks for the seller in the paperwork. We had to mention it several times for her to finally address it, and by the time she did, the seller had our offer on the table without our asks. In this market, this left us without any leverage. We ended up withdrawing our offer. It doesn't make sense to buy a half-million dollar house in a market like EP when you still have to add so much after market. To summarize here, Nancy doesn't seem to understand that part of her role is to advocate for the buyers, not just show houses and generate contracts. Negotiations can be uncomfortable and are work. This is what she is paid for when she takes her cut of the sale. She needs to work on her active listening skills. She seems like a nice enough person, and none of this review is personal, but be sure to put your offer in the hands of someone capable and competent. Probably best to keep looking.

And before we met, I found the house I wanted just from the online info. It was New Year's Eve and she went to bat to get all the paperwork done that day. She found out someone else was making an offer on the house so she helped me with the offer details to ensure I'd be the winner. She's very responsive to random questions, important or trivial. One of the seller's requirements was a 30-day close. I didn't anticipate a problem because I was already pre-qualified by the mortgage company that I'd used before. Turns out they are so under-staffed they said they'd not be able to do anything in 30 days. Yvonne had a referral at hand - Cheryl Montenegro at Finance Home America - who made the deadline without any problem (or at least for me). Yvonne is also great on referrals for service suppliers. More troubling, she withheld basic information about the sale process and outright denied my legal status as a co-owner of the property. I felt completely disrespected, dismissed, and excluded from the process. I would strongly advise against working with this agent, particularly if you're navigating a sensitive legal situation. Professionalism, ethics, and respect for clients are fundamental in this field--and unfortunately, all were lacking in my experience.

My wife then showed the customer several properties. Now, Pearl has asked my wife to give her referral fee of 25% seller's side commission. Pearl has not done anything to deserve this commission and has not offered to do anything to justify her receipt of this commission. Pearl even threatened my wife with the choice of paying Pearl a referral commission or Pearl would write the contract herself. Of course, she can not legally do this because she is not licensed in New Mexico.
