I was considering a refinance to reduce my mortgage payment via elimination of mortgage insurance. I had been locked in at 4.25% interest on a 30 yr fixed FHA loan--not bad--but when interest rates dropped in mid-October (2014) I plugged the numbers into the zillow mortgage calculator to get some automatic bids, and K2 lending provided the most appealing offer at 3.875% on a 30 yr conventional loan with pretty low total costs (it ended up being something like $1700). I had to hope for a reasonable appraisal so that the loan-to-value was under 80%, and fortunately that is what happened. However, the agent we worked with at K2, Darren Snow, had a plan in place to reduce our payment regardless of whether the appraisal came in where we thought it would, or whether it came in lower. They do not promise to close the loan within 25 days but in my case they did--and my total payment actually came in lower than they had initially estimated. I was kind of a high maintenance customer because I had to close this refinance quickly. Darren and colleagues were professional while on a pretty tight schedule during a very busy time in which everybody and their sister was trying to refinance. In the end, K2 lending reduced my mortgage payment by a whopping $350/month. And because of their low fees, I will basically get back to even within two months--before I even actually make my first new mortgage payment--because I will save more money during the two skipped payments than I payed in fees. Excellent. Mike Waggoner was very knowledgeable, and responded quickly to our questions. The entire process was very smooth and we were able to close on our first home without any trouble at all. We were initially working with another broker who tried to scare us into not using K2. That would have been a huge mistake. The loan with the other broker was going to cost $4,000 more within the first 5 years! The only slightly questionable thing was that we were offered a $25 gift card to leave a review on Zillow. There was no pressure to leave a positive review, but in my opinion that might result in biased reviews. I decided not to leave a review on Zillow for that reason, but I'm leaving a review here a year later. I was not offered anything in return for this review. Absolutely 1st class experience. I had Mike Waggoner and Kevin Navarro - we closed a loan on a rental property in Colorado Springs. Reasons why I think K2 Lending is excellent: 1. I was able to refinance my property in Colorado Springs while being remote in California. Mike and Kevin were at the helm in Colorado. 2. At all stages of the process, K2 Lending were responsive, knowledgable and very quick to reply. We pretty much conducted everything by email so it was not intrusive. They were not pushy at all and were pleasant and helpful. 3. K2 Lending found me a better rate than my own bank by 1.125%. Incredible! [My bank, US Bank, said that this rate was not possible. Ha!] 4. When a better loan came up during the process, Mike noticed and guided me through - Mike was more interested in getting me, the customer, a better deal than rushing to close on something suboptimal. I worked with Mike Waggoner with K2 for a refi on my condo (closed last Thursday and received my cash out this week), and I'm very happy I found K2. They were quick, kept the costs low, got me a competitive rate, answered any questions I had, and got my loan to close very quickly. I found K2 on zillow. When I started talking to Darren, ( the owner ) I told him the rate I wanted and he bent over backwards to get it. He beat the rate being offered by another broker, and his fees were less. Very Good experience. Darren was very quick to respond. we stepped up out our close date be in the house before the holidays and we closed ahead of schedule, thanks to Darren's efforts. I have called him numerous times since, to ask questions about rates being offered for out of state properties. Although he does not offer loans in the area I was looking, he spend considerable time reviewing the offer and ensuring it was a good offer. You'll be fine with K2 lending. read more

Outstanding Lender! After looking at rate comparisons during a busy rate drop, we came across K2. After closing our loan, we cannot give a high enough recommendation! Working with Julia and Kay was a delight. They helped with an unusual income situation, were extremely detailed and up front, and had our loan closed in less than 30 days! The team was patient with our non-stop questions, and very up-front about confusing fees and rates. However, it was their attentiveness and response time that sets them apart from anyone else. As a Realtor, finding a honest and good lender can be a tough job. A client of mine recently purchased a small condo and told me she was going to use Julia at K-2 Lending. Throughout the process, Julia was excellent to work with and communication was superb. But where they really impressed me was the day of the closing. On the morning of the closing, Julia realized the mortgage lender who K-2 was using for the loan had added in a $400 extra fee. The purchase price of my clients condo was not very high, meaning that the lender would not be making a lot of money on this deal. Julia completely dropped everything and sent the loan back to the lender asking that they remove the extra fee. And she was able to get most of the fee removed! That is what I call integrity and class. I was completely impressed and will refer many future clients to Julia and K-2 Lending. read more

I used K2 to refinance my home. In full disclosure, it was not an easy job. I had started with a different group and I didn't like the way I was being treated, so I went with K2. A second appraisal was required by the bank, which wasn't as high as the first appraisal. This set things back. However, everything ended up being more difficult then originally portrayed by the K2 folks, which raised some question about the depth of their knowledge, or perhaps they were just making everything sound easy to have me stick with the process. I ended up having to put more money down than I would have liked. The kicker was when the loan ended up having a higher rate than what I was told on the phone and was written in the good faith estimate. This is a classic bait and switch (illegal?). I stuck with it because we were close to the lock in period for the loan, and I didn't want to go through everything all over again. read more

Can I please do a NEGATIVE amount on the stars?! Oh, where to begin......just run away, run very far away! They managed to screw up everything! Worst communication ever! One thing after another went wrong but unfortunately we were too far in to find someone else to close on time. We were told (after I called) the morning of closing to only need around $1500 to bring to the table, so we get the money orders and all, and once the title company starts going through everything, no it was $2400! I even talked to the President of the company who was also just brain dead! WORST home buying experience ever!!!!!! read more

I had a fairly complex situation that involved multiple properties along with the ever increasing bureaucracy, rules, and regulations imposed on lenders by Fannie Mae/Freddie Mac. Darren, who is the owner, personally got involved and pushed things through the machine until we were able to successfully refinance. Cathy was fantastic and was very patient and helpful as we worked through some issues the investor tossed (in) our way. Overall K2 was able to pull off a fairly difficult Refi that no other bank could touch. I'm very pleased and would highly recommend Darren, Cathy, and K2! read more

I'd rather work with a used car salesman than this place. You have the worst of both worlds, inept employees mixed with shady tactics. I worked with a guy named Bob Jaeger who didn't lock the rate quoted for me. For some reason he waited until rates went so high it wasn't worth it to refinance anymore. The icing on the cake is when he told me he'd split the cost of the appraisal no matter if we closed or not just to get my business. When it became obvious he waited too late to lock me in and I wasn't going to close he claimed he never said that. Not only did this place make me miss saving tens of thousands of dollars, they had no remorse. Run from this place, there are plenty of other places to use. read more
