As a part of a company relocation, I was given a choice of several realtors. Kaajal was the right choice and an easy decision. During the interview process, Kaajal discussed the best ways to prepare, stage and market my home to get the highest value from my home. I needed to do some repairs and maintenance and Kaajal helped me to prioritize what to do and how to get the most from my investments. She has a team of specialists who helped with landscape cleanup, they hauled away my accumulated junk, spruced up the yard for curb appeal, advised on paint, flooring, lighting and staging. If I could do it all over again, I would turn it all over to Kaajal and her team instead of doing any of it myself. The work done by Kaajal's team made me pause slightly and question if I really wanted to leave...it was beautiful. The two days when my home looked the best during my ownership were the day I moved in and the day I moved out and Kaajal held the first open house. When it came to pricing, Kaajal and I discussed this up front. I shared with her where I wanted to end up. She provided comps that I felt were like properties and then a starting point that I felt was fair.. Kaajal and I talked about that briefly and ended up increasing the starting price slightly. Once the property went on the market, the feedback from neighbors and other realtors was great. The home was beautiful and the price point was right to atttract buyers. My home stood out amongst all others nearby. Within the first 3 days serious interest started showing up. Kaajal and I agreed to discuss serious offers a week later. By then, Kaajal had 6 serious buyers lined up, the highest of which was nearly $50,000 higher than my starting price. She had contacted each agent, filteresed out the best offers and gave me choices and helped me make decisions. We did not select the highest, but instead selected the second highest which was about $15K off..and then negotiated that up. I ended up accepting an offer that had no contingencies, closed in 30 days and was nearly $45k over my asking price. I got back every penny of my investment in cleanup and repairs and I ended up with a sale price in the neighborhood for that model which was the highest ever achieved.
