We booked with Kathy Nesbit Vacations on 5/30/25 after years of vacations with them. On 1/15, I called to find out that Eden House was uninhabitable and not available for rentals. Looking back, they called us once in December but made no additional attempts to contact us or let us know our Spring Break trip was cancelled. Despite this, KB continued sending automated emails about our upcoming stay in December and January. They did not seem the least bit concerned that we had a whole trip planned and suddenly had nowhere to stay. Contrary to what they claimed in their Google review response, we were never offered an alternative place to stay. I understand that construction delays happen, but what is unacceptable is their lack of professional communication. They made almost no effort to inform us of the situation or rebook us in a similar beachfront, ocean-facing condo, but were quick to ask us to remove a negative review rather than help resolve the issue they created. Additionally, they held onto our money for 8 months, all while advertising and posting old photos of a property that could not be rented. This is not how customers should be treated. From check in to check out the folks from Kathy Nesbitt Vacation could not have been more pleasant, helpful and knowledgeable. If we go back to Ft Myers Beach we will absolutely rent through KNV what a great company. read more

Rented a condo first week of March through KNV at Estero Beach and Tennis 202C- arrive Saturday to yellow tape across the beach and bulldozers everywhere- beach closed!! As stated in previous reviews Kathy is not only a THEIF but also cold and incompetent at her job. I would leave negative reviews if I could. ANNE THIS IS FOR YOU not only are the most unprofessional person I have ever met... quite literally having her HANG UP ON ME when her cleaners are STEALING our stuff because she can't listen to basic instructions such as GIVE US A CALL WHEN THE CLEANER GET HERE? Again not professional and apparently not very smart. They will be hearing from our lawyers shortly but do not and I repeat do not book with them EVER. It's a trap and Anne and Christina are horrible employees who should be fired and it's my absolute mission to sue them for everything that is missing. But not only that lol after the hurricane they got us in a dirty room even the woman who works on the property was so disgusted she called the OWNER who then called this bs property group. I'm appalled at how they handled this and they will be hearing from me and then some. And now going through some things seem to be appear missing so you will definitely be hearing from us. We just spoke to paradise vacation rentals after I spoke to Kathy and she THREATENED TO CANCEL MY RENTAL and she got us in touch with the owner and told us she'll just help us out when she does. In case this review is too long for anyone to read, here is a short summary. Be very cautious with the business you conduct with Kathy Nesbit Vacations. Once they have your money, good luck getting anything back if something goes wrong. If you're looking for customer service, you're not going to find it here. The staff is cold and incompetent. We rented a unit in Ft. Myers from KNV and attempted to put them though a very rigorous Q&A. I had specific questions for them b/c I had a few bad experiences in the past when renting condos. One very basic question was whether or not the unit had cable television in both bedrooms. I was told via email that they did and even confirmed it over the phone with Leanne from the office. When we arrived at the unit, we noticed that the second bedroom, which is where the kids were sleeping, only had a digital antenna for local channels. I immediately brought this to their attention but did not make too much of a fuss b/c I knew there was no way to add cable to the unit during the stay. The second issue with the room was that the TV was one with component connections only where one of the connections is supposed to also be compatible with the standard yellow rca/composite cable. That connection wasn't working. The Xbox was coming in black and white and the dvd player wasn't even recognized. I ended up having to drive about 14 miles to the nearest WalMart to buy an adapter in order to get the DVD player and the Xbox to work on the television. In addition to that, I also had to trouble myself to have movies rented in order to keep the kids entertained in a room without channels they are used to like Nickelodeon and Disney. In short nothing was done to compensate me for any of the above mentioned. The turn around time on the emails was not very good. At one point I went back to the office to talk about my situation and Leanne and she tried to say that my email was not specific enough and the unit does have satellite cable. My email specifically asked for cable television. Everyone can agree that cable television and local channels are totally different. I asked for a $100-150 refunded for my troubles and they said they could not do that. I asked for an accounting fee refunded (a fee I paid extra to be able to use my credit card for the full amount b/c they wanted me to pay with a check) they said they could not do that. All they offered was to reimburse me back $28 for the adapter I purchased if I provided them with the receipt. I emailed them the receipt and confirmed the day I left the keys that would be sending me the check. After over a week that I had left and not received anything I followed up with them in regards to my money. Kathy replied stating the maintenance man said the adapter wasn't in the unit. Apparently she felt that I worked for her and that I was doing some form of service where I was fixing the issue and leaving it fixed and all she was going to reimburse me was for the adapter. Her emails never stated for me to leave the adapter and now she states she is not going to reimburse me for that either. Lucky for me the unit was clean, the location was ok, and like I said in the beginning, something so small ended up being more than what it needed to be.
