Last summer I helped a good friend of mine buy a condo out in Ann Arbor. I used Kathy Toth's website to tell my agent all of the places I wanted to look at because the website was more up to date than all of the listings the agents I had spoke to had. That should have been my red flag, I should have worked with them from the beginning! Well, this time around, I learned my lesson and went straight to Kathy Toth and her outstanding team. I submitted a request to see a property and Steve Braley (from the picture on the website) contacted me the very next day. In just a short time, he was able to work together with his team to show me a few properties. I put an offer on a house the first day, I was in a bit of a rush to move. Steve used Dotloop to get me all of the paperwork I needed signed (electronically). I loved it, we saved so much paper and it was so easy and simple, I don't know why everyone does not do it! Anyway, I ran into a major issue with the house (it was my own fault) and Steve worked his magic and helped me get out of the purchase (I even got my earnest money back). So, I needed to look for houses again. All in all, Steve and I probably looked at well over 60 houses together in about a two week time span. He was amazing throughout the whole process. He was not pushy, let me take my time looking around and he made sure to get all of my questions about each property answered, even if that meant he had to call 20 people before he got a straight answer. Buying a house can be very stressful, but Steve and his team made it as stress free as they possibly could have. I knew what to expect each and every step of the way, and there was always someone there to answer my plethora of questions. It was such a huge difference from my experience with Re Max Platinum last year, all they provided me was a realtor with a lock code so I could see each place. We moved to Ann Arbor in May 2018, in the middle of a meteoric and insanely difficult housing market for buyers (still rising as of nine months later). We contacted Kristin Ebert initially based on positive online reviews, and couldn't have been more satisfied with the process. While the process of homebuying was much more difficult than we'd imagined, based on the levels of competitiveness, Kristin gave us excellent guidance, unflagging availability, and deep knowledge about a really wide range of homes that we looked at. We were extremely impressed by John Nichols of Kathy Toth Team. We hired him as our buyers agent and he was very knowledgeable, patient, and professional. He assisted us in finding the perfect home that met all our needs. We called Kathy Toth's team to sell our home, one of there agents Kelly Boyd met with us discussed there unique marketing technique and how the process would go. Everything was explained to us in great detail, and put into motion soon after our initial meeting. Professional photos were taken a few days later and we were ready to go live on MLS. Within 2 days we had already had 8-10 showings scheduled and within 5 days were in a multiple offer scenario. So within 6 days of listing we received an offer at list price without any negotiation. This realtor seems less than unscrupulous. Their advertisement for 4875 Pennington in Clinton is misleading. The house. which has a terribly reconfigured floor plan, is clearly structurally unsound, with nearly every floor in the house sloped at a different angle, and the stairs to the 2nd floor visibly crooked. There are a bunch of steel basement support jacks added to the basement, some only a couple feet from each other. The basement has a wasp infestation. Why were these things not disclosed or mentioned in the listing ad so people who don't want a structurally unsound home don't waste their time driving there to look at it? Also The bathrooms and kitchen are a disaster and the property doesn't look to have been well maintained in years. The realtor keeps deleting my comments and trying to hide this information. All about the dollars while misleading potential purchasers. read more

Kathy helped me buy a condo and then sell it 4 years later. I loved living downtown Ann Arbor. She knows all the lifestyle and local hang outs which was helpful in getting acquainted with Ann Arbor. We would not have found and and closed on our house without the help of Michael Dailey! He had great ideas to make the process go smoothly. He went above and beyond the call of duty especially in two ways: (1) he was very accessible to answer any questions or talk through ideas, whether during the home shopping or closing processes, and (2) he made sure things got accomplished on time when we ran into trouble with the appraisal and other mortgage timelines. I know he contacted our lender multiple times to push timelines and make sure we would not have to reschedule our closing date. There were communication issues throughout the process (lack of communication and miscommunication). These issues persisted with Kathy herself, as well as with our listing agent and buyer agent, Mike McGee and Brian Cowen respectively. It seems to me that the Toth team is competent and knowledgeable, but, from my experience, their business model is to move too many homes and, therefore, very little time is left focus on the clients. We selected a buyer's agent from the Toth Team. They worked with us for nearly two months long distance as we were living out of state. When we made a visit to the area, inventory of homes for sale was slim and a property we identified before we came was under contract. Our agent told us that she would keep looking after we left.
