    A little delayed review but I couldn't leave this experience "unrecognized". We recently utilized…read morethis group to sell our home and they made it as smooth and seamless as they possibly could. Our realtor was none other than the man, the myth, the legend himself, Bryan Huff. Needless to say he and his team did not disappoint! All interactions with any of the staff were exceptionally pleasant as they were very communicative, attentive, accommodating, knowledgeable and kind! They were just on top of their game every time we needed something. I'm not sure about any of the other realtors under him but based off our experience, Bryan went above and beyond for us and he didn't have to. I won't say what he did exactly because I don't want to put that expectation out there. So, during negotiations we came to a standstill with the buyer. Bryan came up with a new proposal which "somehow" didn't cost us anything extra and because of this we eventually came to an agreement and closed. If there was one complaint it would be the photographer. We basically had everything staged accordingly but obviously we were still living there and utilizing our home daily. We had made everything that was used daily compact and mobile so we could leave at a moments notice for a showing. So photo day came and I let the photographer know if something looks unsightly let me know and I can move it temporarily for the photos. When it came time for us to review the photos, they were great. The issue was that there was a bunch of "unsightly objects" my wife and did not want shown ie: basket of dirty laundry, cords for our bedroom TVs and a couple items in our backyard. This wasn't a huge deal because when we let him know he was able to edit everything out within an hour or two for us to approve and finalize. Overall I recommend them!

    There's no way else to say it - Amy just rocks…read more We started our home selling/buying process during the recession. Without a Realtor in hand, we called the listing agent of houses for showings. No one stood out...until Amy. We just clicked with her. It was clear she was different. It ended up not being our time to sell. She was invaluable in all aspects of getting our own house ready to sold, even though it took the better part of four years to get our house ready (and the market in a better place). When we were finally ready to take the leap, she was there with 100% of the way. Amy's expertise was evident from the very start. When we sold our house, she explained everything clearly and laid out options. You wouldn't believe that she broke her arm and required surgery the day after we listed our house; she was there the next day! WOW! Buying a house was an entirely different beast in this market. Amy wasn't just selling us a house though; she was making sure we found our home. She even pointed out aspects of a house we hadn't considered, such as potential mold issues or other problems. When we finally did find the home of our dreams, she was right there to make sure the entire process went smoothly. It was almost sad to have to sign a new mortgage since it means we don't need her services anymore! Even so, it was wonderful to move into a home that truly felt like a perfect fit to our needs, and we have Amy to thank for that. I would recommend Amy to any and everyone. You won't regret it!

I already transferred one more property from the other management company to SCUDO, they helped to get it rent ready within 2 weeks and rented it out in a month.     Landlord Beware As I write this review of SCUDO Property…read moreManagement, I genuinely hope that I can steer other property owner's away from this company so they don't have to share my experience. SCUDO is a poor choice for property management as it failed to take care of my properties (it managed 6 of my properties over the course of a year and a half) without providing a reasonable level of diligence while charging constant and excessive fees. As an out of state owner, I must have a property manager that I can trust to take care of my property and not take advantage of me. Some examples of not operating with a reasonable level of diligence include, but are not limited to: 1. Charging for a new dishwasher which was never installed. When I moved the property to a new property manager, I discovered what had happened, and while SCUDO did reimburse me, it clearly failed to do its job. 2. My properties were all delivered to SCUDO clean (spotless) and ready to rent. During the process of finding renters, SCUDO determined that the properties had to be cleaned again. I was charged $300 to $400 per property to have them re-cleaned. First of all, SCUDO should have taken care not to have people with dirty shoes trapse through the house during showings. Second, the fees are beyond excessive to clean an empty house. 3. When the new management company went to get keys from SCUDO, there were NO KEYS for 2 of the properties, and they were given a key for another property that didn't work. 4. Two of the six properties (which had been fully remodeled one year prior, in fact one was a new building) had a laundry list of issues we had to address. Any manager paying attention to the property would have brought these issues to my attention. Some Examples of the excess fees include: 1. A "maintenance coordination fee". Seriously, I can't make this up. 2. $125 fee for preparing a 1099. I was charged this fee twice on a property SCUDO managed for 12 months (despite the fact that no 1099 was necessary the first month since there was no revenue). 3. SCUDO's "submission to legal" fee. Every other property management company I have worked with will bill the tenant for these fees and reimburse me once collected--not SCUDO. 4. $1000 to leave before 12 months fee--seriously, a fee to hold one hostage since SCUDO knows the value of its service. 5. $99 periodic report fee--I am not sure what is being reported as a third of my properties had major issues uncovered immediately by the new management company. 6. They also charged at least one of my tenants a "tenant benefit package" for $31.99/ month, when the tenant applied for rental assistance, SCUDO took close to $200 out of the rental assistance money for this "benefit" as well as late fees (which, of course, went to SCUDO). Essentially, SCUDO is always careful to act in its own best interest rather than that of its clients. 7. Of course, there is the 8% per month "management fee", but I am not sure what you get for this, as SCUDO charges an additional fee for everything that a typical management company covers in the 8% management fee. 8. These fees add up, January through November, on the three properties that SCUDO managed, their fees alone were 16.28%, 17.73%, 14.7% respectively. If you are a property owner, if you hire SCUDO, you should build in at least 16% to 17% for their fees in your pro-forma.

I feel empowered throughout the entire process from browsing for houses on his app to the ins and outs of submitting offers. This is a hectic and intimidating time to be buying a house, and Drew has helped me feel well-informed and confident in this market. My parents live out of state and I connected them with Drew for virtual tours and consulting on the market in Kansas City. They have been very impressed by the knowledge he has and the detailed comparative market analysis that he provides for the houses they are interested in. Buying houses virtually due to either distance or the COVID-19 pandemic is challenging, but Drew makes it a safe and informative process!

    Drew was referred to us by a family member in Kansas City. We are from out of state, starting our…read moresearch for a home in the Kansas City metro area. A house came up for sale that we were interested in and due to the hot real estate market we are currently in, we wanted to get a better look. Drew was very responsive and scheduled a visit along with our daughter for the next day. What was so impressive to us, was that Drew went above and beyond what we asked and prepared a comprehensive market analysis for the property we were interested in, including the disclosure form. This gave us a lot of data and insight as to what the properties in that community have sold for in recent months as well as the particulars on this home. Included in the visit, was a facetime call so we could direct him to show us areas inside and out that were not clear in the photos provided by the listing agent. He also had an ap on his phone to measure the rooms, which was great! In the end, we did not write an offer, but will continue to search using the Re/Max tools that Drew suggested. So glad we were connected with Drew and we look forward to finding our KC home soon!
