Brian Manning - Brian Manning at Guaranteed Rate

Brian Manning and his team are amazing…read more He was honestly the glue that made our home buying experience a great one. 1. He is super well connected & knowledgeable. We used both the real estate, and insurance agent he referred and had a great experiences with both. As first time homebuyers, there was a lot for us to learn and Brian was an excellent guide. 2. He was very responsive and almost always available. We bought in a competitive market that required quick communication, fast response to change, and a very fast close. Brian and his team delivered on all of these. I highly recommend Brian and his team.

Brian Manning - A Prime Example of Unprofessional, Rude, and Arrogant Behavior…read more My recent encounter with Brian Manning was one of the worst experiences I've ever had with a supposed professional. From the moment we began our interaction, he made it clear that he has no interest in being respectful, courteous, or even remotely professional. His demeanor was dripping with arrogance, and it felt as though he looked down on me the entire time. First and foremost, Brian has an unbelievably rude attitude. Instead of answering my questions or attempting to provide any helpful information, he dismissed me outright as though my concerns were irrelevant. Whenever I tried to clarify something or ask for further explanation, he would cut me off, acting like he was too busy or too important to be bothered. It was shocking to be spoken to in such a demeaning tone by someone who claims to be a professional. His arrogance was next-level. Brian acted as though he was the smartest person in the room, belittling my inquiries and making me feel like an idiot for asking what should have been basic questions. Rather than providing clear or thoughtful answers, he seemed to take pleasure in making the process as difficult and confusing as possible. He went out of his way to be vague, and when I asked for clarification, he responded with sarcasm and condescension. What's worse is his blatant disregard for professionalism. At several points during our conversation, he spoke to me in such a dismissive and mocking way that I was left speechless. His behavior was entirely out of line for someone in his position. I can't understand how someone so unprofessional can hold any role that requires customer or client interaction. Brian also seemed entirely unbothered by the fact that he was coming across as rude and disrespectful. In fact, he seemed to relish in it, as if treating people this way gave him some kind of power trip. It's baffling that anyone with this attitude would be trusted to work with others, as he clearly has no respect for anyone but himself. In summary, my experience with Brian Manning was deeply frustrating and left a lasting bad impression. His arrogance, rudeness, and unprofessional behavior make it impossible for me to recommend working with him under any circumstances. He made what should have been a straightforward process unnecessarily difficult and unpleasant. Save yourself the hassle and avoid Brian Manning if you're looking for someone who treats you with basic respect and professionalism--qualities he seems completely devoid of. There are far more competent and respectful professionals out there who deserve your business.

After losing two…read morebidding wars using a real estate website's service, we decided to go with a local realtor with more experience. From our initial discussion where she really took the time to understand what we were looking for, to the excellent communication throughout the buying process, to the kindness upon closing-it was an entirely different and impressive experience. Daphne is extremely well-versed in every aspect of the Boulder real estate market and her wealth of knowledge was invaluable to us in buying our home. She was not only able to advise us on neighborhoods, history of the area, value, bidding, etc, she knew so much about what to look for that may be of concern inside the houses. In addition, she gave us the most wonderful recommendations of others to work with, from our local lender, to inspector to sewer guy-all did an exceptional job. We couldn't be happier with our experience and would highly recommend her to anyone looking for a real expert who is also a pleasure to work with.

We were so pleased with her attitude and dedication. We are first time buyers and were guided the whole way through this hefty process with such care, professionalism and a good sense of humor. On top of that ,we just moved from New York City to Boulder and had little knowledge about the housing in Colorado. Daphne was sure to keep us informed. Daphne is very knowledgeable within Boulder County (We bought our house in Erie, CO. I am not sure if she is specialized in other counties in Colorado as well). She knows the home values for all neighborhoods. She told us where to find information about school districts, shopping and things to do online. She listened to what we want from our first home. The first time she took us to look at some real estates, she showed us different type of homes that we can afford in--different areas. We thought that was a brilliant strategy because it provided us a way to see variety of homes in various areas. She made the process seem like a piece of cake. She kept us informed, educated us on the process, and continues to follow up with us. She is extremely responsive to all our inquiries whether they are through emailing or text messaging. Once we made our decision, Daphne is quick to make sure we get it! She made things happen! Daphne was honest, real and selective. She would steer us away from properties she didn't think were up to snuff and would point out flaws we didn't even see. Kudos! If you want to be part of a winning team, you can with Daphne.

Oakwood Homes has been lying to us about deposit amounts and have not been honest to us about the loan process from. Late last year, my husband & I worked with loan officer Tolesia Hampton out of the Centennial, CO…read more location off of Quebec St. We met her through our realtor. This was our first time buying a home & knew nothing about the process. What started off as something exciting, quickly turned into a very draining & unprofessional experience. It ended so bad that we will never work with nor recommend Nest Home Lending, especially Tolesia Hampton in the future. Tolesia & the realtor were not making sure that the properties that they were finding & calling were FHA approved. That is the main thing you do before showing potential buyers these places. We got our hopes up so many times & had to walk away. Most of Tolesia's emails were unclear, full of misspellings, & grammatical errors. We almost always had to contact her back to get clarification. Each week she forgot to mention something or forgot to ask us for a particular document. It never ended. When she told us something wrong, she did not take accountability for it. She reversed it on us as if we misunderstood her. One morning my husband sent her a document that messed up & didn't properly go through as a pdf. She called him on the phone, got loud, was very abrupt, & threatened him with "you are going to lose your house," & that "I told you how to send it." He began to question her about the things that she had told us & the things that she was now going back on & claiming she didn't say. She got defensive & just would not admit that she was wrong. A week before our closing, she calls me up & literally tells me that she "forgot" to tell us that she switched us to a different chfa loan. So, I now needed to show proof of my income. It was clear that everything was going through my husband & I wouldn't have to give any of my information. We have a right to our privacy & she took that choice away from us. The type of loan that she changed us to without us knowing, required proof of "household income" & had income restrictions. I was very upset, but went with it since we were a week away from closing & she said that nothing would change. But how could she possibly know that if she didn't even know how much I made & if we really met the income requirements? Of course, the next day or so, she calls me & says we are over the income limit & our interest rate is going up, including our payments. However, that was incorrect. My paystubs showed expenses that I was reimbursed for that were not part of my income, but she didn't want to take the time to get it verified to get us the lower rate back. I couldn't hold back anymore. I told her how unhappy we were with the whole process. I told her about the vagueness in all of her requests, her unprofessionalism with how she has spoken to my husband, & now this. She wasn't transparent, she hid stuff from us, & she never wanted to take responsibility for anything. She got very defensive & kept interrupting me. She accused my husband of "hiding" a debt that he had & said we were taking our time with getting documents to her. I reminded her that this was our first time going through this and we didn't understand a lot of things. We are allowed to make mistakes. He forgot about the debt & in no way was trying to hide it, but she had no right to say something like that to a client. Not to mention, we just got married, so we were dealing with a lot. I told her that because she has been doing this for so long, there is no excuse for her forgetting to tell us something like this. She continued to argue with me & started blaming it on the title company & chfa. I have so much more to say, but basically, the next things she told me, I took as a threat & pressure to just deal with it & move on. So we did. We were staying with someone else so we had to move. I later spoke to Janet Garcia, the president of Nest Lending. She continuously apologized & told me how Tolesia should've handled it. She sent us a gift card, but it was hardly anything. She didn't really address the issue either. Lesson learned & we will never work with Nest again.
