    Im a current resident at The Lofts at Rosetta which they call "Off 4th" bc it's on Euclid and E…read more6th. I'm not sure what the negative reviewer is talking about. Yes some of the units are small, but they're very nice. For 800$ a month, I couldn't ask for more. The layout is very perfect with the huge island open to the apartment and the 10ft+ ceilings are amazing. My apartment looks nicer than many apartments that rent for 13-1400$ a month. The laminate floors and kitchen are beautiful. White appliances aren't for everyone, but I don't really care. Many apartments have carpeting and cheap looking cabinets. I only have a couple small complaints. The bathroom is weird because it's all-in-one with only a curtain for the shower area. The storage for clothing is also lacking, but with creative storage solutions that's not a big deal. My apartment faces Vincent, and it's so quiet (save for some minor construction noises in the morning) that I forget that I'm living downtown. I rarely-to-never hear my neighbors. The only noise you hear is hallway noise, but that's infrequent except for maybe on the weekends. The staff both in the main MRN office on the second floor and the leasing staff on East 4th are amazing. They're very attentive and on top of everything. The maintenance staff is very responsive and pretty much every time they've responded by the next day if not within the same day if the issue was reported early enough. Packages are delivered into your apartment which is great so you don't have to find time to go to the office to pick it up. I don't plan on moving anytime soon. I have friends who live downtown that wish they could have my apartment bc it's so nice and affordable.

Their office hours are during your work day IF they're even decide to come to the office. They're slow, do not accommodate anything for residents, and are just not easy to work with at all. They have very strict rules for the apartment building to be mid at best. The maintenance crew is just as bad. Nice guys, but you see them hanging around East 4th doing nothing a lot of the time. You will put in a request and might not get help the whole week. I've had my heat broken in the middle of winter, roaches, brown water, and a ceiling leak that went on for about 8 months. The location is good, don't get me wrong, but it's totally not worth what you have to go through. There are homeless people who sleep right outside the door. I would avoid moving here if I were you.

This is a horrible business he is operating and if anyone was able to reach out to him, please advise him his clients are looking for their money.

    We hired 4am property management in March 2022. After interviewing multiple companies we decided to…read morego with this company because James Jennings said all the right things that I was looking for in a management company. However, that's all he has going for him. He is all talk and absolutely no execution. When we signed the contract with 4am properties, we advised James Jennings that we were not resigning a tenant's lease as we were going to be renovating the unit (Lease was up in June). He never gave proper notice which caused our tenant to retaliate and is now refusing to move and has stopped paying rent. We told James Jennings to start the eviction process. He claimed he filed the necessary notice only to find out later that that wasn't true. James Jennings then said we set him up and knew we would have to evict this tenant and for that reason he decided to terminate our contract because we didn't have "quality tenants" similar to another review. We also asked James Jennings to keep up with lawn maintenance, which he told us he was, but we recently found out that our tenant was doing it all along. Even though we have terminated our contract James Jennings, he is STILL collecting rent from our tenants. How is this possible you ask? He isn't canceling the automatic payment that he set up on his end. Our tenants have reached out to James Jennings and he claims he canceled it but come the 1st of the month the tenant gets charged. James Jennings owes us 3 months of rent along with security deposits. It has been 60 days since the contract has been terminated and he is refusing to answer our calls and give us the rent and deposits that are owed (over $13,000). Our new property manager has also tried stopping by at their office to try and collect the money and they have conveniently moved locations. We are now having to take legal action to get the money that is rightfully ours. James Jennings along with 4am properties (FYI it's a one man show) doesn't answer our calls or respond to our emails. Save yourself the trouble and DO NOT HIRE 4am property for any of your property management needs.

    worst management company ever dont call back or anything... my tub has been sitting on bricks and…read moreslabs of wood i was promised repairs that havent been done at all all sinks are leaking we cant even wash dishes or brush our teeth... a lot of the repairs i've been requesting have been well over a year... also michael drew left me and my kids without heat for over a week !!! we had no heat for thanksgiving!!! he refused to replace my furnace he instead has hired unlicensed workers to tamper with my furnace claims to fix it they been here for 3 days i was told by the worker they dont wanna spend the money to replace my furnace theyd rather not spend the money instead theyd rather have me and my kids freeze while they receive thousands in rent i requested to speak to the owner several times he avoids giving me that info at all cost... i was offered 3 heaters that is ail for a 5 bed room 3 floor single family house while we had a snow storm!!! they literally harass ppl for ratings because they have horrible reviews... i'm sure michael drew isnt the guys real name... he has refused me contact info for his supervisor and i had to find the owner of my property via google searches and tax information... im beyond tired

The *property's non-compliance with any law or ordinance. a. Did not return phone calls, avoided me and the tenant and offered with lies when I chased them (Devin, Seth, Ralph, Sammy, Matthew, etc.), all placated us and lied about work being done, making false promises, took the LLC money, and generally treated us in an obvious, patrinizing and chauvenistic way. b. When I finally found Sammy after weeks of stalking him by phone and trying to find out why I was charged but the work not done he made the excuse that he was fleeing Pakistan to Qatar (so unprofessional, customers should not have to care about that). c. We received reports from the tenant that contractors would come by, not do any work, and left debris all over the yard. d. I traveled to a site visit scheduled four months in advance. Joshua was assigned, was SO rude, would not respond, denied the appointment, and stood me up. They assigned a black contractor that was confused about why he was there instead, and had not EVER been to the house before that day. FINALLY ENDED THE PROPERTY MANAGEMENT AGREEMENT 2. The tenant and other interested parties verified continued issues through a thorough site visit. The home was found NOT properly managed and dangerously uninhabitable. a. Urgent work paid for on this property has NOT been completed although B2B said they were. b. The issues have caused serious harm to the business and the tenant, for an extended period of time.
