I knew that finding the right realtor for me was going to be key for me during the home buying process. I started looking at houses this past winter, but I didn't have high expectations that I would find anything for at least 10+ months. Because I expected an extended timeframe, ensuring my realtor was someone I would enjoy being around was critical. Luckily, Krissi showed up as her authentic (and fun) self. Good water heat/pressure. - Relatively safer part of university circle area, though I would still exercise caution late at night. - Water and heat included. Responsive management to simple maintenance requests - No fuss with moving out and getting deposit back Cons: - When I moved in, my unit was infested with roaches which took about 6 months to resolve. They just kept sending the same guy to spray more and more pesticides to the point where I started feeling sick and developing a cough. They finally sealed off some holes in the walls after I hounded management, and I never saw a roach again after that. - My bathroom ceiling fell in because of an upstairs leak - Street parking is available but difficult to grab a spot - Old school lock and key security - Mail just gets dropped communally on the front steps and I've had a package stolen once out of ~20 deliveries - Window was very poorly sealed so people smoking or talking on the street made it seem like they were basically inside your apartment - The flooring was ancient hardwood which gave me splinters sometimes. It was bowing so badly that my desk chair kept rolling away and I had to put 5inches of hardwood beneath the legs on one side of my bed otherwise it felt like I was sleeping on the side of a hill.

I was told I should work out getting my money back from the laundry company as they are a 3rd party vendor with Montlack Realty and there is no obligation from Montlack Realty to resolve this issue. Maintenance staff, Delroy and Tim, also very helpful. - I'd like to emphasize this: you call or email Montlack and they reply with an answer or solution very quickly- anything from when I broke my garage opener to when I found one of the clothes dryer machines to be broken. There is no concern about being left with any serious issues here and to be able to trust a landlord is a huge huge plus! - $50/mo gets you a spot in the top or bottom floor of a garage which is secure with a quickly moving door - window a/c units can be rented for $10 each per month - well-maintained lawn and front landscaping areas make the buildings not unsightly - walking distance to Little Italy, less than 1 mile to UH medical buildings, a grocery store or two just a few miles away - water and heat are paid for - bike room available in basement of each building - all windows easily open/close and have screens, back door has a locking screen door as well - secure entryway with locked doors to get in through front or side of the building and then your locked front and side doors - huge amount of space for my 1-bedroom (over 900 sq ft for $960/mo) and no carpet - two ceiling fans w/lights in your main rooms. - each floor has its own front balcony area or your unit will have its on personal balcony - all of my neighbors seem to be really upstanding individuals who are not messy or obnoxious party animals but instead seem to be PhD and health professions students, professionals, and even some with children - cats allowed without extra rent Cons: - maximum of 2 outlets per room, and ~50% are ungrounded meaning they pose electrical fire hazards (no longer legal to install in new buildings) AND they only have two prongs. This means you are really limited as to where you plug in many modern devices which have 3-pronged cords e.g. Macbook chargers. Bring powerstrips. - built in 1920 so the wood floors are creaky. Then again you'll never have an unknown guest, right? Might be a plus. - front and back doors are convenient however the stairs are many to the 3rd and 4th floors. The marble floors are slippery from the front entrance and the back entrance/the entrance leading to the driveway are metal with gaps in between them- statistically it is only a matter of time and/or weather until I fall and injure myself. - if you have anything other than a compact car, each trip to your parking space in the garage requires a trip down a narrow driveway. You will likely scratch up your car doing this- it is only a matter of time and trips! The entrance to the upper garage driveway is flanked by two boulders which are also rough to hit (you just gotta see this to get an idea of how uniquely narrow it is to navigate) and no lighting of any sort, so it is difficult to get oriented to the driveway in the dark - no microwave provided - no air conditioning provided. You can rent a/c window units for $10/ea/mo. - no laundry in-unit; each washer/dryer load is $1.25 and requires quarters - no package room. Amazon delivers to outside the building which can be risky if you receive expensive items. - radiators in every room for heat; will be turned on my office and temp managed by them once temp drops to below 60 degrees for 3 days in a row - must contact the city to park overnight on the street (guests) - no outgoing mailbox on site
