Great experience using Joshua Kahler, an agent with Brigit Clevenger. Organized, knowledgeable, reliable, and great communications skills. We were referred to Joshua by our lender. We initially didn't know what to expect, as we didn't know Josh personally, nor our lender. As we were moving from Northern Virginia to Jacksonville, NC, we needed someone that could help guide us through the local market, mostly over emails and phone calls since we weren't physically in the area yet. We started the home hunting process about 75 days before moving. Up front, Josh spent over an hour on the phone explaining the subtleties of the local market, gathering our housing preferences, and then setting up a stream of new housing listings delivered daily over email. During the next thirty days, we reviewed the listings to get a feel for the local market, price points, and how quickly homes were selling. This gave us an appreciation to zero-in on listings, we were interested in and wanted to see in person. About 45 days out, we provided Josh with a list of homes we wanted to see during a one-day visit to the area. On the day of our visit, Josh had scheduled about 10 homes to see. After seeing about 8 homes, we were getting discouraged, but Josh recognized that it might be beneficial to see a couple of homes off of our pre-planned list. Josh's suggestion paid off. We ended up putting in an offer on the first "off-list" home he showed us. It seems that by the 8th house, he had implicitly began to understand what we were interested-in, perhaps even better than us! His experience and expertise truly paid off. After selecting the house, Josh was well organized with all paperwork in-hand, and we were able to sign and submit an offer that same-day. Josh was able to able to guide us through the nuances of submitting of the offer (e.g., how much we homes were selling below listing price, seller concessions to ask for in the local market, etc). After the offer was accepted, Josh made everything a breeze. He coordinated the home inspection, some minor repairs, selection of the home warranty (a seller-paid concession), coordinated with the closing attorney, and gathered up documents needed by the lender (i.e., sewer certification letter, etc). Throughout the process, Josh was always prompt and a quick communicator, always responding to our questions same-day, usually within just a few minutes over text message. If you want a realtor who: * Hosts an open house for you * Schedules weekly showings * Attends showings because they aren't too busy for you * Provides weekly updates (as promised) because they aren't too busy for you * Communicates politely and respectfully * Contacts you for more reasons than to just ask you to reduce your price * Proofreads ads before publishing nationally (Zillow, YouTube, etc.) * Assertively markets your property on social media (as promised) * Creates provocative ad campaigns for you (as promised) * Thinks outside the box to attract buyers * Personally contacts active realtors in your home's niche market within and outside your state * Available during reasonably expected hours for client's questions during negotiations and during the week of closing * Allows you to peacefully and completely dissolve your relationship with them if you are unhappy with their services without threat of litigation * Maintains and retains valuable records gathered during the sales process * Cares about your feedback regarding their service and provides a survey * Says "thank you", after you pay them over $12,000 in commissions... If these things are important to you, then DO NOT hire Brigit Clevenger. She provided deplorable service. We are giving her one star solely for her staff that photographed our home and that the house did finally sell with a lot of effort on our part to take up the slack. There were two of her agents who did actually attend the showings, so they receive our appreciation as well. read more

Brigit and her team went far above and beyond the call of duty in selling my parents former home. As an absentee owner, living 400 miles from the property, it was impossible for me to be on site to do the things necessary to make sure that the house was ready. I was not there to see that any inspections or problems were not inflated to reduce the sale price. Brigit helped coordinate contractors and vendors to ensure that both I, as the seller, and the buyer, were fairly treated. She made the process go MUCH more smoothly than it would have had a less proactive agent had been involved.
