Exit Realty is the first company I've ever used to help me find an apartment. While living in Los…read moreAngeles, Craigslist was (and is) the apartment searching bible. But in Binghamton, listing apartments on craigslist hasn't caught on. So where does that leave the poor apartment explorer? Up poop's creek. And to be honest, my pride was taking a hit by bringing on a real estate agent. Was I caving in? Giving up? I'm good at finding apartments. I am, damnit! I am. But no. The powers that be demanded a real estate agent. Thus begins our story. We were put in touch with exit realty on a recommendation, and we were given Tom. In many ways, this is more a review of him, rather than the organization. If you're reading this tom, don't worry. I'm not going to be mean. First, to secure his services, we needed to send in the money via cashiers check or money order. I hate it when people and businesses make you do that. Points off! However, when we met him, he was very nice and had a large list of apartments to look at in a single day - 14, I think. That started a pretty good apartment searching day. Some of the places were great, some were awful, some were delighfully tacky (the bathroom with shag carpeting for wallpaper - excellent). But at the end of the day, we found the most amazing apartment we've ever had, and I doubt we would have been able to find it without Tom's help. Searching for apartments with him is like looking for apartments with a drinking buddy. Very casual. He's down to earth. Does not fit your typical mold of a real estate agent. He enjoyed talking about hockey, his son, and gave us an extensive tour of the area. So if you don't have the time to search for an apartment on your own and you're a little nervous about paying for a real estate agent to help you, give Tom a try. We did and emerged very happy from the experience.

I just happened to be looking through Yelp when I found this section and thought I'd comment. It's…read morenot like my experience with Sbarra & Wells 27 years ago when I was a first-time home buyer was a disaster, it's just that my agent was worthless and I still shake my head over her getting a commission on the house I bought, since she did no work. Realize, what I'm describing was in the pre-internet days. I gave her a list of criteria (price range, quiet street, close to work) and she would print off a list of ten addresses for me. I'd do a drive-by, and if I liked the house and neighborhood I'd call her and she would get me inside of the house. Most of the time the list she gave me only matched my price range. After five months of looking I went to visit a relative and for sale just two doors down from them was the absolutely perfect house for me. It matched all my criteria. It had never appeared on any list I was given. I ended up buying it. She got to split the commission with the seller's agent. It's not like I got any good advice from her once I decided to make an offer. And there was one bad incident after I applied for a mortgage where she told me that the sellers might pull out of the deal if my loan wasn't approved soon. I had a feeling that she might have been making that up--it had only been two weeks. Not sure what the motivation might have been there. What was I supposed to do? I was waiting to hear from the bank. And why would the sellers want to start the process all over again? If this happened now--2024--I would have been better off without her. My suggestion is to be responsible, as much as possible, for your own home search. Now you can be looking all over the internet for houses that are listed, then contact whatever agent is handling them. And I hated when I first met her and she said, "Are you working with anyone?" First of all, as a buyer your agent is really working for the seller. And she hardly did any work for me. This was a Theresa somebody. I think she's still "working."

Now we have to repair the damaged sewer line that was covered up by the seller. If you are a new home buyer, or are unfamiliar with the process, I do not recommend using this agency. Our agent, Jennifer Gilmore, was very committed in helping us find our new home and communicated to the seller's agent our repair requests from the inspection, but she failed to provide us with a final walk through prior to closing (though she did apologize) and failed to provide us with a disclosure report as proof of these requested repairs, even after we asked for the report several times after closing. After closing, we discovered that many issues we requested to be fixed were not fixed, which resulted in over $5,000 of unexpected out-of-pocket repairs. (I.e. Blockage to sewer line resulting in water leakage in basement, corroding electrical panel due to water damage and inoperable lights and power outlets and inoperable brand new kitchen appliances - no inspection sticker from NYSEG which is mandatory, no furnace chimney liner which will leak carbon monoxide into house, smoke detectors removed from house post-inspection which is illegal under Amanda's Law, poorly installed brand new flooring that cracked, brand new doors installed but deadbolts are inoperable because they don't line up properly, bathroom vanity installed too close to door frame so the drawers cannot open.) After speaking to our agent and her brokers, there was no restitution for these failures. The retired owner of the brokerage, Thomas Sbarra, was extremely rude (though he did later apologize) and the current broker, Deb Sbarra, only apologized for his behavior but did not listen to our concerns or offer any solution. All of these issues could have been avoided if we simply were provided with a disclosure report and a final walk through prior to closing. This is completely unacceptable in a business as referral and person-based as real estate.
