First, you cannot change property management companies until the tenants move out. I called around a dozen other property management companies and nobody else does this. The tenant stayed for seven years and although I was unhappy with Bryant and Company, I couldn't change. So my tenants finally left and when I informed Bryant I was changing mgmt companies they said I would have had to inform them 60 days prior/after Feb. 15. The question is how would owners ever know on February 15 of each year if they want to end the contract later in the year, say in October??? I will file a complaint with Better Business Bureau, for what that is worth. But I would highly recommend you find another property management company. Another issue is that they take the tenants word about appliances being broken instead of sending someone out to check. I believe I replaced several appliances that I shouldn't have. Stay away from Bryant and Company!

I am writing this review late but I had a lease through this company for a few years. When it was time for me to leave I asked if they could replace my part if the lease with someone else. They stated they would need approval. They dragged their ass so much in the process to bilk as much money out of me as possible. They just wanted to drag me along until the end of the lease so I would continue paying it without replacing me in the home. The worst thing is our home flooded due to a plumbing issue (not our fault) the plumbing is old and not kept up, at this point we already had a company come out and repair something from the lines previously, and had the furnace repaired the furnace as it went out the same day we moved in. It completely destroyed the carpets and some of our stuff. At first they seemed to respond quickly and two men came to rip the carpet up and dry the floor underneath. They left the dryers up for a week. We had to live with no hotel reimbursement or anything. Every floor needed to be ripped up except the master bedroom. This was a three bedroom home with a large carpeted living room. After the carpets were dry these men left the lifted up carpet FOR THREE FUCKING MONTHS. We asked for prorated rent and they said they couldn't help us. I tried to be cordial the entire time as these things aren't always a companies fault but i shouldn't have been as nice as I was. We kept emailing and calling to get them to replace the carpet so we could stop living in only one room. This is the worst experience I've ever had with a rental company. I asked Laura and Cindi multiple times if they could get someone out to fix the carpet so we could actually use the space we were paying for. They kept saying they'll get someone out A man would call and say hell be there then he wouldn't show up. We called them two more times and he kept saying ok I'll be there next week and wouldn't show up. They kept saying that's unprofessional he should be coming out but never made sure to actually get someone to our home. He finally showed up after I was moving out. (The other person on the lease was staying). This flood happened the last week of October and I moved out January 7th and it was not fixed at this point. The most miserable inhuman experience I've ever had in a place and I've lived in college apartments. I paid up my lease as I didn't want to fight these leeches I just wanted out. I will never rent from them again and I truly believe these two are horrible humans with no regard for anyone but themselves. These people don't care about you. All they want is all your money. AVOID at all costs.

I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

    Beware the falsely inflated review on this organization. Those good reviews are mostly from…read moreinvestor/owners, not from tenants. Had this landlord for 2 years. Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!

I have been in customer service for over 30 years, and Forrest and his team have been nothing short of superheroes. Moving into the home, Including the application process was extremely seamless. Not only that, they have an app with online options to pay as you get paid, or all at once. Not to mention the response time to emergency situations is nothing short of impressive. Being an older home, we had a few very small issues, and within the hour they were remedied. I highly suggest if you're looking for a home in any part of the state or nation where Dwell Property Management has offices, you won't find better property management than this. This was our first rental property and Dwell Prop. Mgmnt. handled everything - cleaning, staging, advertising, background checks, leasing agreements, and landing the right tenants for our property. Over the last couple of years, his communication with us has been outstanding and whether it's a text or a call, always got back to us asap on any issue or question we had. When we decided to list the house, Forrest went out of his way to ensure we had the right contractors for repairs, cleaning, landscaping etc. I highly recommend Dwell Prop. Mgmnt. to manage your home if/when the time comes. Their fees are reasonable but more importantly, you will have the peace of mind, knowing your home is in great hands, which is invaluable.
