It never got finished and now my only recourse is to sue the seller. She couldn't get the house sold and the seller had to move out of town before the closing. A repair needed to be done prior to closing so the seller sent her a check to get it done. She paid the contractor 100% up front and of course he abandoned the job halfway through. Smith said it wasn't her fault because the check was made out to the contractor and her company didn't have an escrow account for that. Could anyone be stupider? In her capacity as a "professional" realtor she should have counseled her client to hold back the funds until the job was complete. I have no idea why she thought they didn't have an escrow account. Where does she usually put the earnest money? In fact, when we asked for the repair she didn't even try to negotiate. She just told the seller to pay for it because she wanted to rush the deal through to get her money. He was out of town at that point and vulnerable. As a listing agent she is one of those that takes the money and runs. Her marketing was terrible and she actually had the house (4400 sq ft) photographed without any furniture in it. The place was painted weird colors. Later the seller repainted the bedroom a color she picked out - peach. She couldn't even figure out it should have been white. So now I still have to repaint. If she knew what she was doing and had them paint the entire place white, then they probably would have sold right away and gotten $20,000 more. You walk in and see fluorescent orange you tend to turn around and walk out. A no brainer. So I thought I was getting a good deal - $30,000 below the appraisal - until due to her incompetence I have a pile of trash in my back yard that was supposed to be fixed prior to closing. She couldn't even get the job started by then. She thought that her job was over at closing and she should get to walk away with a big commission check for doing very little. Frankly, it would have been better if she had no involvement. But she acted like she was doing everyone a favor by handling the repairs. At this price point the seller had the right to expect that and more. He paid her $16,000. For what? He's about to get sued. And by her paying the contractor all the money up front he had no incentive to finish the job. Everyone knows you don't pay a contractor the whole thing up front. She should have told the seller to use a licensed contractor. He was a handyman. I can't even find him. So my only choice is to sue the seller to fix the problem. This woman is dumber than a box of rocks. Don't even think about hiring her unless you want to pay her the equivalent of $500 an hour to give you bad advice on how to sell your house. Then plan on sinking a bunch of money into it repairing things to make her job easier because she doesn't know how to sell. And then plan on dropping the price over and over again because it won't sell because she can't figure out what to do. Oh, and get ready to be sued because she mishandled your situation and left you totally at risk for a lawsuit. Do yourself a favor and hire a real professional.

Take your business some where else.  I had Melissa Miller list a piece of vacant land for me late…read morein 2021.  My land was actually in the same ranch where she lives.  Over the course of the transaction she demonstrated a lack of experience and knowledge of the market.  (She tried to get me to underprice my property for a quick sell)  She also did not pay attention to detail, which is crucial in real estate transactions.  When she made a mistake she couldn't even admit she was wrong or apologize for it.  She did however, show her greed and a lack of gratitude for her client.  I never have had a realtor who didn't at the very least,  say thank you for your business.  I nearly backed out of the contract that I had.  When I expressed my concerns to Melissa and mentioned that I may back out of the contract, both Melissa and Jessica attacked, bullied and harassed me.  They will both state that they were just advising me of possible legal action that the seller could take against me for backing out.  however, if you advise someone it is only necessary to advise them once.  It's harassing when it's multiple phone calls, text messages and emails.  I would never recommend Melissa.  In my opinion your hard earned equity is better spent elsewhere with a realtor who will work for you and look out for your best interests.
