She impressed us right away with her responsiveness and availability to show us homes we were interested in. We were in town for a short time over our Christmas vacation and she was available to us by phone and in person to show us houses when it was most convenient for us. That is a very special quality! If we had a question about a well or septic system or the property lines, she would hike out in the snow with us to show us the land and answer those questions for us (I was super impressed - she was so energetic and upbeat). She didn't pressure us at all. She knows all about wells (she has personal experience with wells), septic systems, and neighborhoods in Divide/Florissant/Woodland Park. She is very organized and even though most of the purchase of our home was done remotely (we were in California during most of escrow), Stephanie was able to get us through escrow without any hiccups. She is a skilled negotiator and we feel like we got a great deal on our home (we also negotiated for some repairs and furniture, tools, etc). My dad lives in the area and he came to the inspection and final walk through with Stephanie and he was also very impressed with Stephanie's knowledge, work ethic and friendliness. Let me list the ways that Jerrod is EXCEPTIONAL: - I have a LONG list of criteria for the property I want. Jerrod has several tactics to find what Im looking for. His intelligence, resourcefulness and creativity materially expanded the potential homes he brought me to land at a really special property that I loved. - He treats my money like its his own even though it means more work for him. For example, I was willing to put a little more into the offer but he advises me "I wouldn't pay more than X". Another example, given the circumstances, I was also skeptical we'd get anything on the inspection objection so I wondered if it was worth the effort and he said we should put one in bc you never know, and we ended up getting a couple grand. He saved me at least a few thousand over the course of the entire process. - He property manages himself so he has a great network of contractors and he has a good idea of what things cost. Very helpful in figuring out how to negotiate after an inspection is done. Both during the after the purchase, Jerrod got several handyman in to quote and fix things. - Jerrod goes above and beyond: I thought the 3rd party inspector could have done a better job inspecting the foundation. I expressed my concern and Jerrod offered to jump into the crawl space himself. He found hairline fractures in the foundation and traced them above ground to figure out the source and recommended a mitigation tactic which he then implemented by himself. UM.. Who does that?! WOW WOW WOW I have worked with 20+ real estate agents and Jerrod is the #1 in my mind. If he covered other states, I'd use him for all my real estate needs.

One big possibility was to move out-of-state and set our roots there. When we finally set our sights in Colorado Springs, being from California, we had to accept some realities. Two of them being, not meeting our realtor in person and buying our new home sight-unseen. We found Jerrod online and we are beyond glad we did. He had an impressive website, filled with amazing testimonials and reviews. When we got in touch, Jerrod was very understanding of our situation and was willing to move at our pace. As we shared with him what we were looking for in a home, he made the necessary changes. When we were really interested in a home, he had no problem visiting the location to FaceTime and walkthrough. Jerrod really set the bar high, being beyond accommodating and informative. When we came across our new home, he had no problem doing a following day visit and working fast paced to help us make a serious offer. He had an extensive list of professional, highly-rated inspectors for all the recommended inspections upon buying a new home. That made our lives all the easier as we were trying to wrap things up back in California. By the time we made the drive over to Colorado Springs and met with him at our new home, it was like meeting with a longtime friend and just feeling that warm welcome. He checked on us the following days after and really helped even upon finalizing paperwork. Our family is grateful to Jerrod. My wife and I both agree, Jerrod is the best realtor ever! Steve Sroufe with Your Neighborhood Realty Associates, Inc., Inc. performed a…read moremiracle for us and helped us to purchase a new home in New Port Richey, Florida, while we are still living in Colombia! We just closed on the property today! Steve provided us with virtual showings of homes in which we expressed an interest. He also did an amazing job of handling all of the communications and negotiations with the seller and with making an official offer to purchase. He even attended the home inspection. When it was required for a new water heater to be installed to satisfy Florida homeowner's insurance, Steve personally took care of this for us! Steve helped us to get us set up with a Remote Online Notary (RON) so that we could handle the signings necessary to move through the home purchase process. Steve earned our trust from day one. We've developed a friendship and an earned trust to the point that we assigned Steve as our Power of Attorney and he was able to have us review all of the final signing documents and then sign for us on closing. We can't thank Steve Sroufe enough for going way above and beyond as our realty representative! The Universe definitely connected us with a gentleman we regard as a godsend!

Throughout my extensive experience in the real estate industry spanning several decades, I've never encountered a realtor as unprofessional and unethical as Mike Slaback. I am the legal agent and caretaker of a ranch outside Woodland Park. Seven years ago, Mike was hired to manage the rental of the ranch. Despite my role as caretaker and agent for this ranch, Mr. Slaback consistently disregards the directives of the property owners and me. He refuses to communicate with me even about the smallest issues, like proving a picture of damages. He also will not provide any copies of any damage assessments or contracts as requested. The owners of the property asked him many times not to contact them and to work through me. He totally ignored that and for a month he continued to constantly contact them and refused to work with me. Eventually the owners of the property got fed up with his constant harassment and I was asked to trespass Mike, his company, and anyone employed by him from the property. After his ignoring that directive and his continued harassment, I warned him today that the next step is a restraining order if he continues. I extended an olive branch to Mr. Slayback proposing to pursue mediation as a means to resolve our differences peacefully. I did not want to make a complaint to the board of realtors, which could damage his reputation in the community and his real estate license. Regrettably, despite explicit instructions by the property owners to refrain from contacting them, Mr. Slaback has continued to contact them and has refused to work with me. His behavior can be likened to the movie "Fatal Attraction". He just keeps going after the ranch's property owners and he shows no care for them. It is like he thinks he owns their property and will decide who is in control of it. With Mike, it's like any day he will pop up from behind a virtual door and attack us. He forgets who he is employed by, who owns the property, and has a definite detachment from the standard ethical and legal norms. Despite my role as the designated agent, caretaker, and trustee of the ranch, Mr. Slaback refuses to work with me. He refuses to hand over any pictures, damage assessments, or damage deposits made by the renters into the ranch's bank account. He won't provide repair receipts, or any financials for the property for the last seven years. Furthermore, his proposed solution to repair the $6,000 in damages from the last renter was to offer me $400 and have the property owners pay me to repair them. I was also asked to submit a false claim to Allstate to relieve Mike of his financial obligations. Submitting a false claim to an insurer in Colorado is 3 years in prison and fines of up to $100,000. Needless to say I am not going to ask the property owners to do that If any of his realtors or employees read this PLEASE ask him to comply with what the property owners tell him to do. Please ask him to hand over all the pictures, contracts, security screenings, and the bank account financials for the last seven years. Most of all PLEASE ask him to quit harassing the property owners. I feel sorry for you and do not want to hurt you or your families by writing this review of Mike's services. Please ask him to ethically comply with the simplest standard real estate practices and the law. Mike PLEASE stop abusing the ranch owners, PLEASE!!! They are trying their hardest to get away from you! In a community abundant with ethical realtors, there is no justification for engaging the services of, or working for unethical people.
