My recent experience during the management transition was very disappointing. * Lease Renewal Pressure: I was informed that my tenant's lease renewal would not proceed unless I signed a new management agreement with contract terms I considered overly aggressive. After I declined, the tenancy was moved to month-to-month status, which led me to terminate management services and take over direct management. * Trust Fund Concerns: During the final accounting process, Lisa deducted funds directly from the owner trust account for several charges that I had disputed and repeatedly stated were not authorized by me, including unauthorized termination fees, a full management fee during the transition month instead of prorated, duplicate insurance charges despite having previously provided written proof of a valid landlord insurance policy that explicitly named Silver Creek Valley Properties as an Additional Insured party, and a cancelled repair invoice that had been explicitly confirmed cancelled in writing prior to the work being performed. * Communication Concerns: I previously requested that the tenants be offered a two-year lease renewal. After taking over management directly, the tenants told me they were never presented with that option and were actually interested in a longer-term lease. Because renewal fees were charged annually, this raised concerns for me regarding whether shorter renewal cycles were being financially incentivized. I appreciate the earlier years of service, but my recent experience with contract renewal, accounting handling, and communication issues was frustrating enough that I decided to self-manage the property moving forward.
