After a long working relationship with Silver Creek Valley Properties and Lisa Goodman, I unfortunately can no longer recommend their property management services. My recent experience during the management transition was very disappointing. * Lease Renewal Pressure: I was informed that my tenant's lease renewal would not proceed unless I signed a new management agreement with contract terms I considered overly aggressive. After I declined, the tenancy was moved to month-to-month status, which led me to terminate management services and take over direct management. * Trust Fund Concerns: During the final accounting process, Lisa deducted funds directly from the owner trust account for several charges that I had disputed and repeatedly stated were not authorized by me, including unauthorized termination fees, a full management fee during the transition month instead of prorated, duplicate insurance charges despite having previously provided written proof of a valid landlord insurance policy that explicitly named Silver Creek Valley Properties as an Additional Insured party, and a cancelled repair invoice that had been explicitly confirmed cancelled in writing prior to the work being performed. * Communication Concerns: I previously requested that the tenants be offered a two-year lease renewal. After taking over management directly, the tenants told me they were never presented with that option and were actually interested in a longer-term lease. Because renewal fees were charged annually, this raised concerns for me regarding whether shorter renewal cycles were being financially incentivized. I appreciate the earlier years of service, but my recent experience with contract renewal, accounting handling, and communication issues was frustrating enough that I decided to self-manage the property moving forward. read more

Most of our maintenance needs were helped with online, but any other concerns that needed to be communicated with Lisa were not met. Currently my former housemates are trying to renew a lease that was supposed to be due by May 15th 2023. It is now May 15th and no lease renewal has been signed. We moved into one of Lisa's properties and on day one it had many issues: fleas, 6 feet of rice clogged in the sink plumbing, various scratches, marks, and nails on the walls, no ventilation filter. It wasn't even clean despite the $600 cleaning deposit renters are required to pay. We were told to take photographs of the property to document the wear and tear, so I took maybe 20, but there were too many details to capture and I had no time, so I chalked it up to just wear and tear that we wouldn't be responsible for anyway. Fast forward to move-out time, and Lisa comes and takes tons and tons of pictures to document every little scuff and used it as an excuse to milk our security deposit - which she did. She even blamed us for "stealing" the carbon monoxide detector which someone else must have taken - the house was left unlocked for weeks after we moved out. We were also blamed for some missing window dressings which weren't even there when we arrived. I'm preparing to sue in small claims court. read more

Lisa is a slumlord manager. She is all about extortion. I had a change in status after renting a unit for 3yrs and paid $150k in rent. I was assure. I condo vacate without issue from my prior property manager who transferred the lease to Lying Lisa. Whom I paid rent up to my move in date and still out a 3day eviction notice on my door. My last day was meant or be 12.18 so I coud clean afterwards. Lisa changed the locks 2 days early and is charging me cleaning fees. My cleaners couldn't access the property. She illegally evicted me. Her company did nothing about mold, old carpet, awful kitchen floors until I left and is now replacing them all. After refusing to update While I was a resident. After she illegally changed the locks. I asked for my keypad locks returned. See attached pic. I moved a block away and she couldn't even drop off. Even though she illegally changed locks when my possessions were still in unit. Do not deal withLisa. I'm not the only one star review. We are renting a home prior to the stupidity and we asked her about listing our rental. She was over priced and got drunk during the discussion. Words can't describe her unprofessional manner. She is refusing to return my personal property so I'll add thief to her description as well. I had installed a NEST thermostat. She refuses to return it. The prior one broke and I replaced it. We are model tenants since we ourselves are landlords. So we know what good service in this industry looks like. Property management is not easy, but if you are presenting yourself as one of the best in the business you need to have impeccable and timely communication skills coupled with business acumen. This is a HUGE area Lisa can improve on. Let me explain. We had some issues, typical of anyone else, with the property that Lisa was managing. Some were minor issues, some major but no matter how big or small the issue we consistently had to follow up with her either via email, text or phone call on no lie, EVERY single issue we had. From the time we reported an issue or needed something regarding the property, the average turnaround time to address it was approximately 2 weeks or longer, some went unanswered. I understand that she may have to get the owner involved, but what an issue is reported, an acknowledgment of the issue would be good and what steps are being taken to resolve the issue. We did not get that from Lisa. Now, on the other hand if it came to something that Lisa needed, my perception from her was that it needed to be responded to within 24 hours. For example, our new lease, we were very proactive (at least 2 months before the lease expired) on renewing our lease. Lisa waited until approximately a week before our old lease expired to get us a new lease to sign and then then expectation was to return it signed within 48 hours. I will say, when moving out, expect Silver Creek Valley Properties to hold your deposit for the FULL 21 days, you will not get it returned any sooner, no matter if you have the walk through the day you move out. I understand this is the law, however it would be nice to know that the people you are in business with have your best interests in mind. Lisa is a good person at heart and in face to face conversations is pleasant, I just wish she would have been easier to do business with and would have been more responsive to her tenants needs. Based on the above, I can not in good faith recommend Lisa, however if she were to improve upon her communication skills, follow up and her business savvy/acumen, then maybe. read more

I rented a property in San Jose from Lisa, deposit was 4k. When I first moved in the property was a mess, I had to leave all my stuff in the garage till I deep cleaned the home. I was in this property for 3 years and received so many compliments from the maintenance personnel that they have never seen this home this clean. When I moved out I left the home spotless, the only thing I did not do is patch the wholes from the tv mounts that we removed. When requesting the deposit, lisa took pretty much all of my 4k. Saying the whole home had to be painted and the wholes fixed. Painting a home once renters are out is normal wear and tear, I was in this home for 3 years. I spoke with other Renee properties and they told me that when tenants move out they paint the home for the new renters. I should have not paid for that. I kept the walls clean and don't think they needed painting. My point is that she took my deposit and should not have. Only thing I should have been charged for is covering the holes. Based of the reviews that I read she does this to people often. Please be careful when renting from her, it's not right that she is able to get away with taking peoples money. read more
