My move to Norfolk was my first big move on my own and I didn't realize how stressful it could be…read moreuntil I started it. Thankfully, dealing with the staff at the Element was a relief and helped ease some of that stress. Due to circumstances, I had to get my apartment sight unseen, but Harley was very helpful and quick to respond to emails regarding any questions I had. Not only that but the staff seemed genuinely excited to have me there. I showed up to Norfolk without a bed, so getting one was my first priority. When I brought one back it was beginning to rain, my roommate wasn't around, and I saw no other tenants to help me get it up to my apartment. Luckily Janice was there and she went out of her way to help me. She assisted me in getting both the mattress and the box spring off of my car and up to my room. I believe she went above and beyond in helping me during this stressful time. The building itself is very clean and is well taken care of. It's located near a large shopping mall, and is within walking distance of plenty of places to eat and explore. There is a grocery store in the neighborhood, as well as a couple of schools, and a large gym. The Element offers it's own 24 hour exercise room that has free weights, a couple of treadmills, ellipticals, a cable machine, and some other various exercise equipment which just adds to the convenience. There is a pool, and plenty of grills to use in the summer, too. The staff does an amazing job of fostering a welcoming atmosphere by holding social events throughout the month as a way to bring people together. This can be especially nice if you're new to the area and don't know a lot of people. I would highly recommend the Element at Ghent to anyone, especially those in the military as they are quite understanding of the situations that line of work can bring. Current Resident of Hill Point Woods Apartments. Been here since 2012…read more I STRONGELY Recommend NOT living here. LOTS OF PROBLEMS: 1. Bugs. There are so many BUGS that infest the apartment its unbelievable. I had to put down glue traps to see how many I can catch. And in just 1 day I caught 3 -4 per glue trap. THAT MANY! They were in our couch, shoes, and even Bed. 2. Privacy. They come into your apartment WITHOUT your permission. 2 instances happened. So one day the apartment complex sent us in a damage notice... telling us there was damage to our door frame inside our apartment. There was cause our dog damaged it. But I asked my wife how would they know cause they weren't in our apartment. Then on the letter they said they noticed the damage on a day me and my wife were both at work. That got me upset cause Im not OK with people coming into my apartment inspecting things. 2 instance. Wife was home alone, and just got out of the shower. She was walking to the bedroom when the door just suddenly opened... turns out it was them coming to inspect something. Didn't even knock. 3. Stupidity. So my wife took out the garbage one day. As she approached the bin she noticed it was full to the brim, so she put the bags she was carrying on the side of the trash bin. We then get a notice from the management telling us we owe them $75 for the bags we left outside of the trash bin. When we confronted them about what we were supposed to do with the trash? They told us to put it back in the house. LOL. 4. Mail. If you live here forget about packages from US Mail. The mail man is so lazy here he just drops em off at the main office where you have to go and get it. The Apartment Complex allows this. UPS and Fed Ex still do their job and deliver to your door. 5. CHEAP thermostat. The thermostat they give you is something you buy for a $ 1 at The Dollar store. Its that cheap. Doesn't even work. In winter we have to play with it hoping it turns on. Sometimes you have to wait 30 min for it to start. What I find shocking is this place is more expensive than my previous apartment which I paid a lot less yet got a WORKING thermostat. 6. ULTIMATE STUPIDITY. So if your late 1 month on your utilities the apartment complex takes over your account. They don't tell you this, so you keep paying the Utility company. SO what happens is we got a letter saying we owe HUNDREDS of dollars in utilities. You can imagine how mad we were when we said we've been paying. We had the bills to prove it. The apartment complex says that your supposed to pay them if your late once. So we have to work with the utility company to get back money we been paying them and instead give it to the apartment complex. HOW STUPID IS THIS! Im STRONGELY recommend.... DO NOT LIVE HERE! The management office goes through personnel like water. Every 2 months they have new people. I can imagine these practices are why the turnover rate is so bad.

SCAMMERS AND THIEVES…read more I've always tried to find the positive of every living situation I am in. The only positive of this complex is the view of the lake. I have never been treated so poorly in a place that I have paid to be. I have a scar on my leg that came about while trying to move maintenance equipment away from my front door so that I can exit my apartment. The equipment in question was a ladder and HVAC ducts from our apartment that were being fixing...but were left, for 3 hours, and only returned after we called the office to ask when they would finish fixing our air conditioning...while it was over 90 degrees outside... I lived with a barely operational toilet (the plumbing is terrible), and the only assistance I got was being taught how to "correctly" use a plunger until finally admitting that there was an issue with the tank. Also, hot water was a commodity that was difficult to come by...after 10 minutes in the shower the water ran cold. I resorted to taking baths to retain as much hot water as possible. The office staff provided inadequate maps and information on apartments when asked. They were unaware of which breeds were acceptable in the complex, which led to issues with a possible pet adoption. The maintenance staff are self-admittedly "lazy" (an apt description) and rude. The office staff are ill trained on policy or procedure, and often possess the attitude of a person that couldn't care less if problems are solved as long as it doesn't negatively affect them. The property management will see nothing but dollar signs when they are near you, and will do everything in their power to charge you with every fee imaginable. No security deposit is safe from these creative swindlers. My roommate and I were excited to move out. The move out process felt like a shake-down at best. We were told contradicting information from staff and management, we had to pay cleaning and painting fees (after cleaning and painting the apartment), and were charged a "carpet probate fee" that essentially charged us around $14 a month to use the carpet and contribute to replacing it due to it being "very worn and matted". No mention of stains, tears, or any other damage besides normal wear and tear. We were treated poorly during the move out evaluation...with the property management attempting to intimidate my roommate and I at every turn. What was most upsetting is that the staff attempted to imply we were being unreasonable by resisting the additional fees by saying "We are only doing our job". However...when we paid rent for over a year, where were they then? Why didn't they do their jobs when we needed them? The answer is simple...they wanted to help themselves to our money more than they wanted to help us.

RENTER BEWARE!!!! Do not rent at this complex, especially if…read moreyou have a family. Our family of four has been asked to leave the complex. This is because our neighbor below us has made several false claims about noise, what's worse is that we were not notified about the majority of these claims. Apparently your neighbor can claim anything they want, and the staff will just take there word for it. Will they give you a chance to defend the claims?.... NO!! So we received our notice to vacate, and at this point I'm over it. I will gladly leave. However, now they are telling me that we are obligated to pay the rent until someone else rents the unit, or until our lease runs out?!?!? They are the ones terminating the lease, not us!... How are we going to be able to afford rent for two places from September till December??? This place is terrible, the maintenance staff takes days to service any request, field mice are constancy finding there ways in to our apartment. There are little black ants that never go away, and now we are being asked to leave but still pay in full for the next 4 months if no one occupies the unit? This is beyond ridiculous, How can you treat a military family like this? This is unethical, and unbelievable. Stay far away if you are looking for a apartment for your family.

If I could give zero stars, I would. Unfortunately, my experience living at this property has been…read moreextremely disappointing and unprofessional from start to finish. The maintenance response is unacceptable. I have had a visible water leak in my ceiling for over five months, and despite submitting maintenance requests, no one has come to inspect or repair the issue. Even worse, the requests are repeatedly marked as "resolved" when no action has been taken. This raises serious concerns about potential mold growth, which is a major health and safety issue. Ignoring a problem of this nature is not only irresponsible but unsafe for tenants. The management office has also been very discouraging to deal with. The staff is consistently rude and dismissive, and it becomes clear that once the lease is signed, tenant concerns are no longer treated with respect or urgency. Communication is poor, and there is a clear lack of accountability when issues are reported. Safety is another major concern. There appears to be little to no concern regarding cars being broken into on the property. These incidents are not addressed in a way that makes residents feel secure or supported, which is extremely troubling. Additionally, the heating system does not work properly. This is a basic necessity, and failure to provide reliable heat makes the living conditions even more unacceptable. While S.L. Nusbaum Realty Co. may manage other properties well, this particular location is severely mismanaged. The lack of follow-through, disregard for tenant safety, and failure to maintain habitable living conditions have made this a very negative experience. I will not be renewing my lease, nor would I recommend this property to anyone. I am very disappointed and strongly urge prospective tenants to consider these issues before signing a lease.

Ours cars get broken into every other week, and dont even get me started on how they treat you once they find out you aren't renewing your lease. completely unprofessional I would recommend this place to my WORST enemy

We've only lived here for 6 weeks but so far we're very satisfied. Kim Edwards in the leasing…read moreoffice, with whom we met via FaceTime and via voice and email, was personable, professional, and expedient in processing our paperwork etc. We actually rented sight unseen but were happy with our building upon arrival. It was clean, odor free, and well appointed. The seating area on the ground floor is currently closed due to COVID. We are hoping that within the near future it will be re-opened. Unfortunately, the roof top deck access available for all the residents is also closed. This is disappointing but I'm sure that they're complying with the governors directives and it will be made available again soon. Our 8th floor flat in this circa 1904 building was as expected. Nicely laid out and spic and span. Dimensions not exactly what we had calculated but we were able to move our furniture around a bit and made it work. Since we've been here we've a couple of minor issues. We were extremely impressed by the way they were dealt with. Literally, within hours which was greatly appreciated. The system that the leasing company use has a multitude of capabilities from submitting work orders, to paying for rent and utilities. Since COVID-19, and until recently, the gym was shut due comply with the governors recommendations. The gym is now open, albeit at a smaller capacity, the leasing company is making a concerted effort to re-open it. It's necessary to book a gym session for the moment and that can be accomplished via the app. So, thanks to KimEdwards and her colleagues, so far, we're happy with our little flat. We hope that the roof top desk on the Virginia Building will be open soon so we can see the sites offered by this lovely city. The location of this building is incredible. Surrounded by water, parks, shops, restaurants....Who could ask for anything more. As I said above, we've only been here 6 weeks and hope that things continue to be very satisfactory.
