I had nothing but issues with my new house at Princeton Village in College Park,GA. AC almost never woked, poor painting, poor craftsmanship all the way around. KM got 2 stars only because I sold my house 2 years later for 200K over my sale price. This happened during the real estate frenzy of spring 2022. Update 10/30/2017 : Dishwasher outlet still not working. Electrician came and could not fix the issue be he didn't want to take the responsibility in unplugging the water hose and drain and causing a leak. Sounds reasonable, so he called his boss who then called 3 different KM Homebuilders to ask them to come unplug the hose. They refused. Why? Because they didn't want to be responsible for damages. Now on back on the phone with GE Appliances so that they can unhook the hose, so the electrician can come look at the outlet plug. Traumatic Move-in Incident Townhome The Abbey Suwanee Station For a company whose integrity is based on craftsmanship amd quality, KM Homes proves to be a disappoint and lack follow through of promises. If you are about detail and quality, DO NOT PURCHASE FROM KM HOMES. Yes, they are cheaper, but you are paying for what you get. I am first time home buyer, and I am so traumatized I will never purchase a new home from an unknown small builder again. I understand that a new house is imperfect--knicks, scratches, broken doors, dents in walls, paint on the floors, uneven wood stains, giant paint chips all over the house, cracked grout, missing window screens, blinds, broken food grinder (kitchen sink), unfinished garage concrete, broken/cracked cement--These are issues in home that needed fixing or still remains unfixed. However, when we hired Hero Home Inspectors to look over the house, their thorough inspection found things that were uncompromising--heater broken, water leaking faucet, windows that had rain coming in due to incorrect caulking, shoe molds missing in several places around the house, nails popping in several places including stairs, etc. We had made several complaints about the heater and leak (the NON-COSMETIC ISSUES)--since it was suppose to be fixed BEFORE CLOSING. But in reality it took 3 weeks AFTER closing to get these things fixed and working properly. The WORST PART--The only reason it was fixed was because we refused to move in, and change the utility bills to our name. It is now almost a month after we have closed. I still CANNOT move in because a house without hot water defines UNLIVABLE. I have a newborn child and we will not shower in cold water. Not only do we not have hot running water, the water pressure is too low in the showers, still missing shoe molds, and now our dishwasher is not working and won't turn on (although it was working prior to the plumber and electrician fixing the heater). But the worst part is the nonchalant and careless attitude of the sales agent. She was best during the time of purchase; we could text or email her about anything and she made sure it was done and fixed. Now that the house is closed, she has made it very clear that her work with is finished. She would not give me the corporate or owner's information to make a complaint. She said "If things need to get things fixed, she needs to be like everyone else and go through the portal. That's our system. She needs stop texting and emailing me and the builder." A month later, called corporate. They are asking if I filled out a survival list of all the unfinished and damaged issues? We were NEVER told by anyone before closing to fill out anything. My experience with KMHomes has not been a good one. The lack of communication and the delayed repairs on the new home has been a big let down. Stephanie the sales agent does not Communicate well and She acts clueless! My inspection was done on 11.19.20, there were several things the inspector found that needed to be completed. I had my 1st walk through on 11.23.20, I was surprised at all that of the things listed by the inspector not being worked on. I sent the inspector's report to Stephanie. When Calvin arrived he said he didn't have the information. After going over everything, I thought the work would have been completed by my closing. I got a message from my realtor the day before closing stating that KM wanted to have another walk through @ 11am, which was 2 hours before my closing. Upon arrival I noticed that they floor issue from the inspection report was still being worked on. This is a crack in the concrete on the patio that Calvin said they would take care of and it still isn't done. The light fixture in the master bathroom still was not done. The blue tape I used to point out paint discrepancies was found in the front yard and garage. It's like they were mad or something... clean it up! Now the stairwell molding started separating/ has crackers. I have listed several repairs on the KM Homes portal and the follow up process is horrible! Upon my move in, the information about utilities is not correct, you have to figure it out. They don't tell you about trash service. I have had ATT and Comcast both come to install internet and the both say the house isn't wired correctly. I tried explaining this to Stephanie who only hears to reply instead of actively listening! She was no help at all. After moving in, you find out the good stuff! The HOA is in trouble, young boys from the neighboring apartments have been vandalizing the property and breaking windows. The fence behind the property is not serviced, so the are able to come onto the property and vandalize it. I walked out just as the house next me window was broken. I had to call the police! Two days later the little criminals broke my window. I am having trouble getting KM to repair my window. They claim it is not in my warranty. If the property was secured properly the vandals would not be able to get onto the property and therefore KM would not keep having this repeated issue. KM needs to properly secure the property and add cameras in the back of the property or they will continue to fix windows and whatever else during their construction process. I give KM a half star, the property looks nice, but all of he issues are too much!! read more

My husband and I purchased & moved into our home in the Abbey at Suwanee Station a little over 1 month ago, and we have nothing bad to say so far. Stephanie (the seller's agent) was completely transparent and made the buying process relatively pain free. She made sure that we knew what to expect throughout the process and we have not had any issues with the exception of the cosmetic issues that are inherent with a new home. If I could give less than one star I would. We moved into our new townhome at The Abbey at Suwanee Station 17 months ago. We had to have the master shower re-tiled twice as the workmanship was so shoddy. The walls kept moving and breaking the grout out and the tile pattern was poorly laid out. The fiberglass floor was so squeaky it had to be removed only to discover there was no grout bed under it. One of the cheap Lennox (class action suits pending) a/c units had a leaky coil and needed to be replaced. Very expensive repair and labor is not under warranty. Electrical outlets were installed for a different floorplan which was never corrected and the kitchen backsplash tile was supposed to be in the unit next door. They replaced it but it was a big problem. I had to clean the paint splatters off of all the wood floors and the air ducts were full of construction debris (balls of masking tape, wood chips, nails,sawdust etc). The floors under the carpet were not even swept before the carpet was laid down so we have lumps of drywall paste and debris that will cause it to wear out prematurely. There are scratches on all the bathroom mirrors that we didn't notice in the final walkthrough because the mirrors were dirty. I was told they wouldn't replace the mirrors because they are considered cosmetic and not the builder's problem. I could go on but I won't. Buyer beware. There is no pride in workmanship or integrity at KM. This builder apparently doesn't care about you. read more

Once they have your money, KM Homes leaves you out in the rain. KM Homes builds poor quality houses with material structural defects. The warranty team is unprofessional and provides every excuse to avoid fixing their mistakes. Our basement flooded every time it rained. When we looked to KM Homes, they had us on a several month wild goose chase, asking us to unnecessarily fix stuff and incur out of pocket expenses for things that didn't need fixing. Brad from KM's warranty team always had a condescending attitude and even presented this ridiculous excuse that it's our own fault because we didn't replace our pine straw - ultimately, it turned out to be a literal hole that they negligently drilled in the foundation during the initial construction! It was only after we had a circus of contractors all point to the shoddy craftsmanship and had the county building inspector's office help us get educated with the code that we finally got KM Homes to actually look at our issue. Several months of being pushed off and escalating, and taking time off to sit around for appointments that they rescheduled only 30 min before the appointment time, now we regret that we bought from KM Homes. Don't make the same mistake like us or get fooled by their sales pitch or the appearance of the product, buyer beware. read more

KM Homes is one of my favorite home builder now. Not that I have several homes, but, the one that we have from them has excellent stories. Their sales/brokers, maintenance/inspection staff as well as the mid-top management is so responsive, friendly as well as honest. That is a first in this industry (just my opinion) - they stand by their clients and go an extra step in taking care of deliverables. Km homes tried to destroy our community and refused to give us control of the board as outlined by the bylaws. Doug Strall is the one who is procrastinating so they can allow the continued stealing of our money. This company is the absolute worst and many residents even complain about their homes. They built many homes in Oakmont Estates and most don't even have shutters 6 months after closing!!! They tried to leave our neighborhood trashed and we had to call the county on them to fix damaged sidewalks, gutters, and many other things. Now they are refusing to abide by our guidelines and while lying about it being the law. They refuse to provide in writing this law but we have provided in writing the bylaws of our hoa and they make up their own rules as they go along. They refuse to give the people of this community control of the board!!! They are the absolute worst and should not be trusted to do any business with at all! I wouldn't even give them the one star! My husband and I purchase a home 7 years ago from KM homes. 3 years in we noticed a crack that went from our back door to the front of the house. Also a big crake in the garage. We called KM to let them know about the cracks. They told us to call the warranty company which is 2-10. What a nightmare to say the least. We had to pay them $250 for them come out and do an inspection. The inspector said that all the problems we are having are because the house was poorly built. Not only that but the inspector turned into the adjuster. What company does that? Of course our claim was denied. Let me tell you KM homes has a 10 year warranty on the foundation. So we have been on the phone on a daily basis to KM homes to fix our foundation. Brad has called us back to say that some guy named Jim would be calling us. Let's just say it's been months and he has not called us. They won't even give us his number. Like others we have make our claims in the portal to no avail. This company doesn't care about the families that purchase a home from them. We have even contacted CherokeeCounty commissioner to help out in this matter. I am updating my review as I had a recent interaction with KM with regard to warranty work. It was much better than previous interactions. I had a tremendous experience with Justin. He was timely professional and made good on every repair that needed to be resolved. I stand by my prior remarks but will say they have made some changes significant in their management and the builders who are working on site at these homes. If you are having an issue escalate to the senior management (owner). Also, don't close until you have everything completed. I do recommend reviewing the home plans against the finished product when building or purchasing a spec home. Document everything and take plenty of photos. This doesn't just go for just KM, any homebuilder as I've learned through my first experience. Thank you Justin and KM for turning around where it was a bad experience. We are approaching 7 months after signing a contract. In the avoidance of disparagement, I will simply state the facts. The sales agents placed us under contract for a property on which KM did not have a permit to build. Only on our own accord through communication with the Cherokee County Department of Planning & Land Use did we find out that an application was never submitted. Until that point, the sales manager (the same one mentioned in another review) and agents told us that they were waiting for the county to grant the permit. I'm not sure if we will ever know if we went under contract through gross negligence, or fraudulent circumstances. KM Sales refused to honor the original contract price for us to choose another lot after 4 months of waiting. This was "not in KM's best interest" (quoted from email) because "the cost of materials is rising" (quoted from phone conversation). It is my understanding that they are not legally obligated to do so, but it certainly would have been a gesture of ethical business practice. Although our earnest money has been returned, we have not cashed the check, nor have we signed a termination of contract. Buyer beware at The Falls and The Estates at Hickory Flat. read more

KM Homes was McCar Homes previously and MDC Homes prior to that. They have a reputation over the years of not living up to their promises. I had my home built 20 years ago and believe it or not, I am still in it. The main reason is because I have basically replaced everything they put into this house, with much better materials and equipment. The crappy AC and furnace went out within 8 years, replaced a top of the line Trane AC/Furnace. Replaced all the crappy carpets with either wood flooring or better quality carpet. Redid my entire Master Bath. Getting ready to De-MDC my Kitchen and Guest bath. Make sure you get everything in writing, because if they tell you something verbally, they don't back it up. Case in point. I was told, verbally, that if I picked a property inspector from "their" list, they would fix everything noted on the report. When they got the report, they only fixed what they were legally supposed to be fixed in Cobb County. MDC to me means "Made Damn Crappy". GET IT IN WRITING and don't believe anything they say verbally. If they refuse to put it in writing, WALK OR RUN AWAY and move on. read more

So after my walkthrough (90 days post close) with the builder, the builder blamed nearly 100% of the issues i asked to be fixed on me. Below is the email i sent to the president and vice president of the company, which has yet to be acknowledged or addressed. I believe that speaks volumes- read into that how you will. Hello all, First let me apologize- this is not a manner which I enjoy introducing myself. But after repeated attempts to get my builder (and management) to simply do the right thing and failing, I feel as if this is my only real option. Since closing I have had issues with garnering acceptable actions or responses on my post closing warranty issues. It has devolved to the point where the builder has explicitly told me not to utilize the portal and that he would "delete claims so they don't age.". In addition, I have also been told that escalation will only result in "his boss telling me no." There seems to be a concerted effort to force me away from established processes, which I can only assume are an effort to manipulate metrics which builders are measured against. Conversation after conversation I leave with the feeling that there is a bigger interest in delaying and not documenting, than addressing and fixing. I have just completed my 60 day walk through ( at the 90 day mark) and am still left with the same gut feeling; it doesn't feel good as a consumer and KM Homes is not sticking by their quality commitment. To be clear- from my perspective I am not asking for anything other than to correct the things that weren't done right the first time. I can live with the aesthetic issues for the year (although I personally don't understand the point in waiting on many issues), but there are several issues which I was just directly told that will not be covered by any warranty or are being unnecessarily delayed (in my opinion). They are summarized below: · Window won't latch. Although this is on the second floor- it is extremely disturbing to hear a response of "I'll look at it during the walk through" when I communicate verbally and show root cause pictures to the builder. This is being unnecessarily delayed for something that is clearly a no contest warranty claim (See attached picture). After the walk through- I was informed that the window being broken is my fault because i tried to close it too hard; forgive me for attempting to utilize a window in a manner in which it was designed- but there is nothing other than a manufacturing error that will cause the physical window to be broken on the inside. Although calvin forced the frame back in place- it does not resolve my concerns that this happened and that it could happen again (outside of warranty, possibly forcing undue burden on me) Resolution desired: replace window · Dining Room Wall Boards damaged. There are multiple areas on my dining room which are visibly scuffed and poorly finished (see attached picture). When touring other houses in my neighborhood- these issues do not exist. For the builder to report that this was fixed prior to closing is an outright lie. I have a general contractor that walked the house with me and can validate this was noted, and not fixed. Resolution desired: Replace wall boards that are damaged On the day of closing, I was presented with a checksheet that looked nothing like the verbiage I was familiar with. Combined with a rushed closing, the stress of moving from an old house and getting the new house ready- i don't think it's entirely unreasonable for anyone to miss some things (after all, both myself and the builder missed 14 doors that were improperly installed). To hold a customer to a checksheet that they are not familiar with, and flat out call me a liar, is simply bad business. If i had known it would be used against me for the remainder of the warranty period, I would not have signed off on it. To throw even more confusion in the mix, when the builder makes statements such as " someone else will determine repair eligibility at the 1 year..." gives me zero confidence there is anything other than a shell game going on. Overall both myself and my family are very happy with the house- but these first few months have been exceptionally frustrating in regard to fixing what wasn't done right the first time.I understand there are instances where some customers may attempt to work the system, but not everyone is attempting to do that. As a customer i want to be left with the impression that "my builder made things really easy for me and stood by their quality commitment" and right now i honestly can't give that impression to any of my friends or co workers whom I discuss this with on a regular basis. Any assistance in getting these high priority issues corrected ASAP is greatly appreciated. read more

KM HOME BUILDERS STEAL ELECTRICITY FROM A FIRST TIME HOMEOWNER in Cascade Parc. I am a single female who works extremely hard to provide a better life for me than my past. I recently return home from a work trip and find that KM Builders next door to my home are using my power outlet on the side of my home. Not only that but as I am out taking a walk through with the police for report and taking additional pictures and videos, The workers are throwing dangerous objects from the roof. No one has reached out to me since this happen on yesterday 6/10/2019. No one ever calls or send letters. My house and property is basically being used for construction zone. My family, friends , visitors can't feel safe at my home. We ALL need hard hats and closed shoes there are nails, box cutters, wood, and other home fillings all over my yard. KM should be ashamed and held accountable for the ridiculous acts of thieving and causing harm to its homeowners. Buyers be wary if you choose to purchase a home from KM homes in Grand Oaks subdivision in Canton, GA. We recently purchased a home (less than 8 months old) and have had several issues with electrical, HVAC, grading, and plumbing. It has been a real challenge to even get a timely response from the builder, little less to stand behind their shoddy work. Most recently, we had a huge mud slide due to a poorly constructed erosion control wall built between our home and our neighbor. This mud slide has destroyed all the landscaping in the area and continues to get worse. After one week of trying to reach the builder, they finally contacted us back and told us to take it up with our neighbor since the water drainage is coming from their property. The neighbor's home is also new and recently built by KM Homes but that did not seem to matter to the builder. Bottom line, they refuse to stand behind their construction and correct their improperly constructed retaining wall. This is exactly the kind of reviews I read about the KM Homes builders before we purchased our home. We were truly hoping those cases were one-offs. Unfortunately, that is not the case at all with this builder. New buyers be aware and stay away from these folks. Not happy with the way these guys do the service after closing the homes. They have promised to move to the monument in front of the community before converting the commercial property to residential and built homes. Home owners has supported these guys for the conversion and while doing, so was give a word to change the monument place to front of the community. Now they are giving us the reason that county has not given permission to do so as the enter is shared by another property next to us which we don't think is true as we see couple of communities has the monument in the entrance even though they share the Enter with a commercial property. e.g. Cherians enterance on Peachtree park way 141 has 2 different monuments one with the commercial shops detail and on other side the sub division name. How can the county give permission to them and not to KM Homes. My question is did KM Homes ever submitted the application in the county office or just saying so to save couple of hundred dollars. We have couple home owners has visited the county of the same issue and was asked to submit the application as they have not seen any application with county on the monument place change. So please be careful with these builder. read more

My family purchased a KM Home this year and we are SO happy with the process and results. The location is perfect for us. The sales and construction staff have been flexible and attentive. We had a couple of special requests and were surprisingly told YES! The few issues that popped up along the way were handled quickly. The home turned out great and it even got finished earlier than promised. We are 100% satisfied and would definitely recommend KM to our friends. read more

Buyer beware! We decided to forego a buyer's agent, we had an attorney look over the contract so we understood exactly what we were signing. After choosing our "upgrades" and "custom requests" they demanded a 50% deposit for all items chosen. The contract clearly states in section 8d the buyer is obligated to pay for any and all upgrades, but does NOT state there is a required deposit or that money is due prior to closing. Exhibit "D" states any custom requests are subject to a deposit before they are processed, which was expected since we read the contract. We have a contingency clause for the sale of our home, however, you will NOT receive the deposit money back under any circumstance other than at the seller's discretion (no matter what the selling agent tells you, this his how the contract reads per an attorney). Don't bother disputing with anyone either, they will tell you you cannot speak to anyone else other than their selling agent - which does you no good since she is a real estate agent and not an attorney that can interpret a contract. I contacted her the divisional sales manager for help on the matter, but he again referred me back to the selling agent and refused to respond after that. Save yourself the trouble and buy a home from another builder KM Homes and KM Realty do not care about their customers once you sign a contract. read more
