This review is about the online website that offers available condos at this site. Just got back from a week there, reserved the condo a year prior to our trip. Paid extra for a ocean view actually facing the ocean and a lanai. Called a week prior to the trip and the office staff (who work for the LaTour Group), told us this wasn't through them but through the website, they just manage the property. We were told when we arrived we'd get "whatever was available ", even though we paid extra for the front facing ocean view! I complained to the BBB, found out the website is ran out of Florida. My reply from the website "vacationcondos.com" was, "you got a ocean view off the side porch and the maid cleaned the room"!!! Talk about classic "bait & switch", this is how they operate. Stayed at an Airbnb at this location. We had an ocean view 1 bedroom unit on the 3rd floor. The stairways getting to the floor took a bit getting used to. Our unit was well maintained with all the amenities one could ask for. Not sure if it was something in the unit or not, but I developed a bunch of what looks like bug bites on my legs and butt. Went away once we got back to CA. Pool was nice and in working order. Hot tub had intermittent pump issues and the architecture of the pool was not safe. The curvature of the seating seemed like an accident waiting to happen. And the intake near the handrails was super strong and sharp around the edges. Be careful!! read more

Kona Reef unit B27; Decent condo but no real beach Most important question first. Would we stay here again? Probably not. I give this an overall 3-star rating, because there's the rental unit itself, which rates a 5 for value, and then the "beach" which is a 1. First, the condo: it is as advertised, and while neither large nor luxurious, it is a fair deal. It's a bit cramped but is clean and secure and everything works: A/C, TV, coffee maker, etc. The price is right. The location is good (you can walk to the trendy walkable parts of town) and I was always able to find a parking space at Kona Reef, but I'm not certain that parking availability is guaranteed, so ask about what to do if parking is full. Second, the "beach." As to the condo property itself, Kona Reef has no real beach. It has rocks. Big rocks. Nobody swims or hangs out there. It's somewhat forbidding and the footing is precarious. You can sit out at the pool but that's not the same as a beach experience. There is a small, man-made public beach next door which is mostly rocky, is filled with locals with boomboxes, and there are 3 or 4 homeless men who sleep there nightly. I just didn't feel comfortable out there. Finally, Kona Reef calls itself a resort, but I was not aware of any resort-like services or features. It may be essentially a collection of individually owned/rented units. Overall, I give it a three. Not great, but it's ok. read more

I booked this place on Expedia for a three-day weekend trip in January 2021. I really enjoyed the stay! It was a little weird that there was no check-in area, but a staff person called me a few days ahead to explain a few things and texted the entry code for the door. This was great! We got in about 11 PM and were able to settle in pretty quick. The place was really nice and clean and well-furnished. We hardly cooked, but did boil some water and some eggs and also stored our snacks in the fridge. It was so nice to have that full kitchen plus the washing machine!! The apartment was spacious and had a great patio. Our only gripes were that it was very hard to find the wifi password (perhaps the sign could be posted on the fridge or near the TV?). It was on a placard near the phone (but who uses that anyway?!). And the jacuzzi wasn't hot at all. Otherwise, parking was free, easy to find, easy to access, and easy check out. It's just a little ways from the Kona downtown area, but everything was so so close. Really enjoyed it!! read more

My partner and I have been staying at Kona Reef every year for our Hawaiian vacation for the last 10 years. We were so excited to return after 18 months of pandemic stress, to relax in their comfortable and beautiful place. We were told that the pool would be closed for repairs, and upon a follow-up email where we asked questions about noise level and if we could still sit near the pool to sunbathe, we were told, "You can still sit by the lawn and enjoy yourselves." We were dismayed when jack hammering started close to 8am and continued until past 4pm everyday. It was so disruptive that we could not open our lanai door to hear each other talk. We definitely could not sit on the lawn or anywhere in our condo to relax with the constant disruption of jack hammering for 8 hours daily. This went so far beyond the typical repair sounds we were expecting such as some hammering or repair crew chatter. I called and emailed Casago, the vacation rental manager, multiple times. It wasn't until I threatened legal action that I heard from someone. By then it was already day 4 of our vacation. Casago offered us a 20% discount on the nights we stayed there and a refund on the nights we didn't. My request, however, was a full refund on our reservation, but the Casago manager refused to even speak with me. We are heartbroken about our very disappointing and stressful experience and for being so misled by Kona Reef Condos, due entirely to Casago -- the vacation rental company who is motivated more by greed than basic customer service. We don't think we'll ever stay at Kona Reef again unless we find out they are working with people who have integrity and honesty, which is more important than ever. read more

Absolutely loving my stay here!!! Bryan, the operations manager has personally made sure everything is nothing less then awesome! The contactless check in was easy, we were text our room number and door code, signed the papers left for us in the room and then dropped them off in the office box. That easy! Such a good spot to be super close to town, right on the water, clean and safe with the Covid rules, best staff, and rates are really good! You can't go wrong with this resort and I'll definitely be coming back! Thank you Bryan and awesome staff for the wonderful stay being a key part in my amazing trip!!! read more

We flew in to stay a few days and this place was pretty nice. We were in room A-11. Kitchen was stacked with silverware, pots, pans, sauces, some spices, cutting boards (which I used to cut papaya and dragon fruit bought at a market), and coffee supplies. Very nice view of the ocean and shared land with a public beach. Wasn't super crowded and we saw a bunch of sea life from even our balcony including thousands of fish specifically yellow tang, about 3-5 rays (manta rays which are harmless and one what looked to be a spotted eagle ray, also harmless), one or two young sea turtles, and lots of crabs and sea cucumbers on the rocks. The snorkeling was great if you could get of the shore because the beach was mostly shallow and rocky and loaded with sea urchins making it not so good for swimming, but you can still get hit by waves while sitting in the sand. There are a lot of services nearby so that is a good thing. The beds and living room seating were comfortable and looked good. We also had access to YouTube, Netflix, and many other platforms already in the TV. No TVs in the bedrooms and only lamps in bedrooms. Sliding doors to balcony fell apart and frame separated from the glass. The ACs were loud but I see that as a good thing. ACs worked well though. No loud noises from neighbors or beach other than the waves which were surprisingly loud yet relaxing. Overall this was nice, but I recommend driving elsewhere to swim on sand beaches which are hard to find in the island due to the recent eruption in 1984. read more

We just spent a week here. We traded in using Diamond Points. We arrived significantly before the 4PM check-in time last Saturday. We'd stopped at Costco after getting the rental car and were hoping to be able to get into the condo early. It wasn't ready but Brian allowed us to store a suitcase and our Costco purchases while we had lunch and killed some time. When we returned a couple of hours later Brian and Faith were both there. After some discussion it turned out that Brian had put us in B-36, which had had a cancellation, so it was ready. I'm not sure where we would have been otherwise. Faith took us and the suitcase we'd stored over to the condo. Then Brian helped Alan w/ the majority of our bags. There was no elevator to our unit, just a short flight of stairs, so the help was greatly appreciated. It was a nice unit. My favorite parts were the sound of the waves though the open sliding glass door and the sounds of the birds outside. The lanai, where we had breakfast many mornings, overlooked a well used beach park. Lots of people sunbathing, hanging out and relaxing. The bed was comfortable and there was adequate storage space for our clothes. There was both an air conditioning unit and ceiling fans in the living room and bedroom. We prefer ceiling fans, but the air conditioning was a nice adjunct. The kitchen was pretty well equipped, although there was no pitcher for iced tea. There were only 6 dinner plates and smaller plates, which meant I had to run the dishwasher more often than I normally do. I usually don't run it until it's full. But we managed. I really hated the bathroom. The storage there was inadequate, no medicine cabinet, no drawers and very little counter space. There was a towel ring which would have been useful to hang a hand towel, but the ring itself was too large, maybe 8" in diameter, and placed too low on the wall so a towel would have draped on the counter, taking up storage space. The floor of the bathtub was very slippery so Alan requested a bath mat, which was brought by housekeeping and made a huge difference. There also was no grab bar, which is an important safety feature. The towels were thick and of good quality. We were told when we checked in that there would be a midweek cleaning on Wednesday so when Wednesday came we made sure to be out of the way. When we got back from running around the cleaning hadn't been done. I called the office and spoke to Faith, who looked at her list and realized she'd left us off it. She immediately acknowledged that it was her mistake and apologized, which I appreciated and respected. She sent someone over immediately to clean. Aside from some electrical mishaps which were addressed and rectified, we had a very pleasant stay at Kona Reef. The grounds are nicely maintained. Two mature flame trees grow next to the entrance to the parking lot. There are gorgeous hibiscus and white ginger plants planted in containers, plus other beautiful plants I didn't recognize. Alan went to the hot tub a couple of times and enjoyed chatting w/ other guests. It was a pleasant stay. read more

This is my favorite place to stay when I go to Kona! I have had the opportunity to stay in both A35 and B31 and both are equally gorgeous! The rooms are clean and well stocked. Everything I needed was provided including plush beach towels and plastic ware to bring our drinks out to the pool! Not to mention the central air which was such a relief in the Hawaiian humidity. Wendy (the woman who helped me book) was incredibly helpful and knowledgable! I emailed her to ask for suggestions and she not only gave me great recommendations for restaurants and beaches but also for some really fun local tours. The condos themselves are situated directly on the beach and within a couple blocks of the main strip of shops and restaurants! I'll never stay any where else when I visit the big Island! read more

After passing many fine hotels along Ali'i we arrived at the dilapidated Kona Reef Apt/hotel. We were greeted by a curt and cold receptionist who informed us there is no house keeping or fresh towels and directed us to our room. This was the last interaction with the staff. Our room was a one bedroom apt with a 70s motif. It felt like we were staying in someone's home rather than staying at a hotel. The wall mounted a/c was loud and largely ineffective, the bed was large and dented, and the kitchen had a collection of cookware straight from the dollar store. Our "ocean view" room was 200ft away and interrupted by the pool and rec room. The louvre windows and sizable gap below the front door were excellent avenues for our house guests (bugs and geckos) to invite themselves in. Overall the hotel is a modest place to stay and if you are traveling on a tight budget or do not plan to spend much time in the hotel I would recommend it to you. I on the other hand will search elsewhere next time. read more

I didn't like that we arrived by 9:30pm and there was already no one at the front desk. Checking in consisted of using a phone to call a number --- the person would then tell us which unit we got and a code to open a lock on our door to obtain the key to our unit. Everything went smoothly with that, so that's fine. Similar to many other "hotels" managed by the Castle Resorts & Hotels, these units all are individually owned, but when the owners are not using their vacation homes, these serve as "hotels" that people can stay at for a sum of money. With that said, our last stay with another Castle hotel just down the road was very nice, mainly because the owners of that unit has made the unit very comfy and cozy with cute decor. This unit, however, was very barebones. We had everything we needed, so that's okay, but what really bothered me was the fact that the floor probably hadn't been cleaned/mopped in God knows how long. Our feet became almost black after walking around the unit barefoot. As we walked in we were welcomed by two flies and a mosquito, all of which we eventually killed. So that's the bad on management's part. The best part about our stay was the washer and dryer (you get a travel size pack of laundry detergent). It's nice to schedule some nights at places with washer/dryer during a long trip so you don't have to pack so much clothes! And, the ocean is literally right in the backyard of our hotel, so that's a nice bonus. It's also walkable to the downtown Kona area. read more

DO NOT VISIT HAWAII. And DEFINITELY don't stay at Kona Reef Resorts. I am sorry I have to say that but please read my story and save yourself a world of trouble. I read that Hawaii is a great vacation choice and that if travellers can show they've been tested and cleared of Covid within72 hours of the trip, they'd be exempt from quarantine. That sounded reasonable. I have already been vaccinated as a firefighter, and I got my test at my local pharmacy showing I was Covid free. I was really excited. When I arrived in Hawaii I was told that they would not accept my test results because it wasn't performed by one of their 'trusted partners' (none of which exists in my small town) and uploaded 24 hrs before my trip. My options were to quarantine for 14 days and do daily checkins, get right back on a plane and leave, or go to jail for up to a year. Im talking complete house arrest. You cant even walk a dog. You cant rent a car. You cant get food. Airline officials told me I must go straight to the hotel I booked. I went to Kona Reef Resort which Id prepaid for. I was able to get in that night because they emailed me the code. The next day when they found out I am told to quarantine they THREW ME OUT ON THE STREETS. Not because I have Covid, mind you. I passed my test. It was because I didnt get my test at Walgreens. Katharina, in management, said "we dont take quarantine guests". She claims the "State made her do it" but when I asked for a refund on my 2 week stay, she outright refused. She decided its ok to keep my money and book that room again. Katharina, you and I are not finished. I have nothing but time to work on this. So there I am, no place to go, a single woman forced to sleep under a tree in a parking lot, afraid of being arrested for breaking quarantine!!! I dodged the police for 36 hours before another flight was available. Treated like a disease and a common criminal... You think this just happened to me? NO. Whole families, young couples, elderly people...30% of the people on my plane were treated like this that day alone. Hundreds of travelers turned away everyday while Hawaii cashes in and keeps their money!! How many more people have been ripped off?? 30% of every plane in from the mainland? The airport screening official told an elderly woman that this is on her for not being able to read the fine print. I don't know where she is, but Im so worried about her. So, if by some miracle, you get everything approved in advance you are safe, right? WRONG. They will test you again at the airport. I asked why they wouldnt just test us all and let us in. NOPE. Those tests are to see who else they can reject even after they were approved before. They were fishing for people to screw over and rob. Once you are there at the airport, its already too late. There are no other options or steps you can take to avoid house arrest. And if your hotelier kicks you out because they dont want to deal with you, you can go to a govt approved facility which, Im guessing, you will also be paying for....2 hotels for a trip you can't even have. Are you willing to risk it?? Hawaii will rob you, shame you, and then treat YOU like the criminal. I knew I should have gone to the Virgin Islands instead. At least there, you can get tested on the island to free yourself. Because there, they actually want to see you. Hawaii does not want your business. read more

This 1 star review is not for the property itself, but for the customer service I have received since my stay at this property. It has been terrible. Skip to the bottom if you want the spark notes version of all this. We booked a package deal for Expedia and paid in full upon the date of our booking, less a cleaning and destination fee that was due upon arrival. So we check in, I agree to pay this fee and receive a receipt for it. However I check my credit card statement later that day and see that they have charged me 5x what the receipt I received says I would be charged. There is no reason for this charge, I paid upfront for the room when I booked and I can't for the life of me think what this would be for, it was charged to my account days before we checked out so it can't be any sort of cleaning or damage fee (we left the condo in perfect condition anyway). I think to myself "its fine, its a simple mistake. I'll call them and clear it up." But alas, I call the number GIVEN TO ME ON MY RECEIPT OF PAYMENT, and get a dial tone stating the line has been disconnected. I check the website: same number, same tone. I try emailing them instead, I think fine let me enjoy vacation, and deal with this after. I receive an auto response saying they'll get back to me within 48 hours. Its been nearly four days and I haven't heard a peep. I finally found a different number, I call and it tells me there is "one" person ahead of me in line and my wait. So I wait... and wait... and wait... Still nothing. Finally I called Expedia and their help desk member went on hold with the same number. She finally was able to reach a representative, but they said they only have record of a charge for the correct amount, not the amount they actually charged. Now I have to go through my bank to dispute this "non-existent" charge. The moral of this story is keep your vacation relaxing and headache free - don't stay here! read more

Our stay at Kona Reef C13 was absolutely amazing! The condo was exactly what you would expect from the pictures! It was perfectly cleaned upon arrival with a welcome basket that included local coffee, fruit, and chocolates. It was also fully stocked with everything you could possibly need including a washer and dryer! The million-dollar view from the lanai was my favorite part. Every morning I enjoyed my coffee while reading a book and listening to the waves and every evening I watched the sunset. It really is the best possible view! Not only was the condo clean but so was the grounds. The staff was out at the pool area every morning maintaining the BBQs and pool. They were also extremely friendly and helpful when needed. The pool area is the centerpiece of the condos and located right on the oceanfront. It was our daily hangout spot because it was never crowded and always relaxing. The condo itself is perfectly located in Kona. Everything on Alii Dr is within walking distance, which includes restaurants, shops, bars, and local marketplaces. Larger shopping like Target, Walmart or Safeway are just a short 5-minute drive away. There is a small beach just a short walk from the condo, that allows for a dip in the ocean, but the majority of the white sandy beaches are about 30 to 45 minutes away. The condo offers everything you need for a day at the beach, including chairs, towels, umbrellas, coolers, or water toys. I truly can't say enough good things about our stay at Kona Reef. It felt like an oasis and I would highly recommend this as a rental to anyone! Traveling - * Hilo: If you can take a trip to Hilo, I highly suggest it! It's a 2-hour drive over the mountain. It's like dropping down into a tropical rainforest after driving through volcano mountains. Rainbow Falls is amazing! Safe parking, easy hike to the top, history, and so beautiful! * Waimea: Is a small little western town up the mountain about an 1 1/2 away. I wish I would have planned this trip better so I could of went to a couple of the falls. I would highly suggest doing that because there isn't anything to do in town. Beaches- I'm sad to say we didn't adventure out to too many beaches, but here are the ones we liked - * Beach 69: Not the easiest road to drive on, but it is paved. It cost $5 to park all day, but the parking is safe. There are restrooms and showers. The beach is a very short walk and there are trees that provide shade. It gets busy here so go early to claim a spot. * Kua Bay: I loved this beach. The road to get there was long but well paved, and the parking was safe. There are restrooms and showers. It's free to park, but it fills up quick. There is also a food truck on site. There is no shade cover on the beach so bring umbrellas! The beach is perfect white sand, with no rocky lava! Food References - * Huggo's: This restaurant probably has the best view in Kona. It's right on the water and you can see all the way down the beach. The breakfast was fantastic as well. Right from the start, everyone gets complimentary banana and macadamia muffins, that are super tasty. The food display is beautiful and it tastes as good as it looks. My only warning is that the portions are huge! Go with an appetite or consider sharing. * Mi's Waterfront Bistro: I wasn't expecting an Italian spot to be my favorite place in Hawaii, but it was. This place was so amazing we went twice! Our waitress was outstanding! The food was delicious. The drinks were strong and tasty. The view is 5 stars! * Don The Beachcomber: Go for the Happy Hour and the View! Don't go for the food. * Jackie Rey's Ohana Grill: Jackie's is up the street from Alii Dr, but well worth a quick drive! As soon as you walk in you can see this is a local's place. The food and drinks were outstanding. If we had been there longer I would of went back for sure! * Broke Da Mouth Grindz: You can't get any more local than this place! It's actually hidden in a strip mall and I only found it because of GPS. It's hard to find, it's small, the locals don't necessarily smile at you when you walk in, but the food is INSANE! Huge portions, low cost, and outstanding flavor. * Kona Brewing Company: Kona Brewing is up the street from Alii Dr, but well worth a quick drive! There is no ocean view but the atmosphere is awesome. Great pizza and the beer is really good too. Even for a couple beer snobs from Eugene. * Hilo Beach Club: Was a great spot for lunch! Best view in town of the bay. read more

D-14 is the one to get! Second floor oceanfront with waves breaking just 50 feet from your lanai. Michael keeps the condo fully stocked with beach towels, beach chairs, snorkeling gear, boogie boards, just name it, it is there. The kitchen is stocked with all appliances and equipment. It has washer and dryer, the most marvelous king size bed, walking distance to restaurants and shopping in town, garage parking, elevators, swimming pool, spa, BBQ pit by pool to use, next to a swimming and surfing beach, dolphins frolicking in view as well as ships, great sunsets, just everything you would want. We stayed in B7. It seemed a bit older looking than some of the photos you see on Tripadvisor, etc. I give this place a 3.5 rating, which is being pretty kind. On the upside, this is an excellent location within walking distance to shops & restaurants. It is an air conditioned and roomy unit. Free parking. Full kitchen. Washer/dryer. NO bedbugs, always a plus. Lanai is on the same level as the beach so you can take a stroll anytime. On the downside, the air conditioner is very loud - you pretty much have to turn it off if you want to watch TV. Mattress was super hard even with a spongy layer on top of it. There is no front desk to check in at, you call a phone number and are given the code to a lock box on the door of the unit, which is kind of hard to see with the dim lighting by the units. Mostly, what could earn this place another star is a good cleaning. The tile flooring seemed a bit sticky and got my feet/socks dirty if I was walking around without shoes. When we took our first shower there, there were hairs on the shower walls that were not ours. There was a lot of dust accumulated on the walls and ceiling fan in the bedroom. Also there were no curtains to cover the windows in the bedroom, which let a lot of light in during the mornings. Some of the lamps were not working. Some of the screens on the bedroom windows were bent, letting bugs in...I got bit quite a few times. THIS PLACE HAS HIGH BREAK INS!! My husband and I were staying in Unit A11, it was broken into. All of our stuff was stolen. The police said they have a break in at this building at least once a month. The people we rented the unit from portray themselves as being the owners, they are not. Ken and Dia do not own the many units they rent out in this building. When we contacted them the night of, we did not get a response - we left the premises and rented a hotel because we did not feel safe. I had to contact them myself every day for the next 4 days, and all they said was "send a police report". Not only did we not get any of the rental money back for the next week, they left a bad review because we left food in the fridge. DO NOT RENT FROM THIS PLACE. The front desk was only concerned about where the keys were, not for our safety, and not for the items stolen. When trying to book the originally, Dia messed our reservation up 3 times, the front desk all commented on how unorganized they Ken and Dia are. A gong show from the start! read more

I have mixed feelings about the place. Great location, beautiful view, and lovely pool area. My issue is the staff doesn't seem all that prepared for their jobs. This seemed like a management issue. The room wasn't as clean as it should have been and they don't know the good adventures for booking. Would go again based on location. read more

We exchanged via timeshare for two weeks. The place is in need of upgrading and timeshare exchanges get relegated to the poorest, non-view locations. I would suggest you ask for a view room before committing. The location of fabulous and that makes up for the above. We found the personnel (Raintree) to be very helpful and accommodating. We would stay there again but only if we were guaranteed a view room. The maid service was spotty and the tile floors in the rooms were not as clean as they should have been. Facilities within each room varies so you might get a 12" TV or a 24" TV. Your room might have little furniture or adequate furniture. Its all the luck of the draw. WIFI free for exchangers but paid for renters. While there, visit Huggos on the Rocks during Happy Hour. Well worth it. read more

This is a great place to stay when staying in Kona.your not getting all the bells and whistles that you would find in a resort like daily cleaning of rooms our turn down service.but for me I'm a much bigger fan of feeling like being in my own home where i can leave a wad off cash on my night stand table and not worry that some shifty eyed worker takes off with it because there is no reason for any 1 to be in my room till i check out.The next great thing about staying here is being blocks form all the great bars and restaurants you can feel safe about having a few drinks with dinner and instead of driving drunk you just walk the few blocks to the Condo.Also i had a few mornings where on going on the lanai and watch as off in the distance as the whales breech the water and the cruise ship pulls into port. Beautiful place!!! Love the fact that it's right on the beach and such a fantastic view. Swimming pool is great if you don't want to deal with rocks and sand. Highlight of our stay here was being able to view two turtles swimming in the tide pools right in front of the hotel!!! My kids were able to see sea turtles up close and personal - something that they've never been able to do before despite us going to beach every week! The only drawback is that they strictly enforce no splashing, playing, yelling, etc during pool time and the entire building is on "quiet time" at all times. I was a bit surprised by that since I do have 2 kids who love to play in the water and splash around and yes sometimes kids do talk loudly! I would love to go back with adults... but I'm not sure if this is the best place for a family with kids. read more

I stayed 5 nights in A33 and really enjoyed the condo and complex. Great location on the ocean plus a 5 minute walk to downtown Kona. Easy parking, great pool and spa, plus grassy area along the ocean. I'd rent here again in a minute! read more
