    Unit infested with rats!

    AVOID KRS HOLDINGS AT ALL COST!!!!! *ZERO STARS* To start , I scheduled a walk through of the unit before applying . The site clearly provides this option so you can see the unit in person before having to pay an application fee, the apply now button was an entirely separate option. I got a call from the leasing agent saying I have to complete an application to get a walkthrough, 1st red flag. But needing to move immediately & the price prompted me to move forward ,as the pictures and description of features seemed to be what I was looking for. After I paid the application fee, the leasing agent contacted me to do the walkthrough. When it was time to meet at the property, the agent called me at the last minute & said he wouldn't make it to meet me & provided me with the lock box code and told me to do the walkthrough alone , and to call / text any concerns that need to be addressed with the unit. 2nd red flag! I did so, and was told the he would have maintenance fix the problems before move in. (Stairs were unfinished, carpet missing on half of them/ paint spots on all the hardwood floors/ excessive caulking on the floor at the baseboards around the entire bedrooms/ broken missing floor tile at the kitchen entrance/ soft sinking floor in the bathroom and hallway between the kitchen & bathroom/ rats and no shower head. I was told it would be a couple weeks before everything was finished. 3 weeks go by with no contact, so I call the agent . At which point he says that all work has been done, and he would be sending me a lease. I asked about picking up my keys, and he replied to just take the key from the lockbox that I used to do the walkthrough, 3rd red flag. Received the lease and noticed that the lease date was post dated to the date of the walkthrough and not my actual move-in date. I told the agent & he said it was just a clerical error & an easy fix that he would handle. 4th red flag! So, I go to move in and find that they haven't done anything other than install a shower head , that's it! Then I go to turn on the A/C and it was not functional. I called & informed the agent. He sent out a maintenance man to repair it. The maintenance guy informs me upon inspection of the unit, that was older than the tech trying to work on it and doesn't appear to even been connected or working for years .I call the agent & inform him of the repairman's findings and he says he'll have a crew come out to repair or replace the unit. The next day the repair crew arrive only to leave minutes later stating that the A/C unit is completely shot , unserviceable and needs to be completely replaced. i call the agent to inform him, but he did not answer. So I texted him the results. He then replied through text that Cooling the unit would be left up to me. Which is wrong because I only applied because it was listed as having central air / heat . I have since returned to the listing and they have removed & changed some of the info, but I found other listing that they didn't get to change yet that clearly show it listed as having central air/heat or floorboard heat & wall air. They also have blocked me from getting the gas utility transferred into my name by refusing to communicate with Virginia Natural Gas to confirm that I am a new tenant and not connected with any old account. Virginia Natural Gas and myself have attempted multiple time over the past 5 months to get KRS HOLDINGS to cooperate to no avail. And now after I have posted multiple messages in their tenant portal using specific wording about them violating my lease, they have started to send me emails in response. But the emails all try to shift liability form them to me, as if I didn't complete my requirements to have the transfer take place. But I and VA Natural Gas have record that I have done everything need on my end. They even lied and said they don't have any record of me or VA Natural Gas calling in. But I do, and also have the follow-up email sent to me after the call by the Hampton office agent. Plus Virginia Natural gas confirmed the contact info for KRS holdings with me 3 times and it is indeed the correct contact info. They are simply blocking my heat & hot water! Its freezing temps out right now, and was a boiling hot summer. I have never been late on rent and pay in full every time. No neighbors have ever complained about me. But neighbors have told me that no-one has ever stayed in my unit more than 9 months and most only last a few months total before the unit is empty again. Upon a lil more research I found that this was true. the unit is marketed for rent every 3-9 month every year for the past 5 years or so from what I found. They are most likely running a rental scam of collecting deposits and rotating in new tenants without fixing anything. P.S. The first A/C repair guy told me that they treated the last tenant of this unit so bad that she just abandoned the home & all her belongings in it, including her pet dog! RENTER BEWARE!!!!!

    The rental company seems very unprofessional. I inquired about a property on Meridian Ave in Colonial Heights VA in January as it said the apartment would become available in March. I submitted an application and paid the 65 app fee as well as the additional fee to add a pet and have their vaccinations reviewed. James Bristol said that I was approved but would have to put down 500.00 to reserve it. I did not feel comfortable putting money up when I hadn't yet viewed the apartment. I was told it would not be available to view until mid February and to check back in two weeks to see if it was still available. I checked back in and was told that it had already been reserved. However, I continued to see the property available on Zillow. I checked back in about two weeks later and was told that it wasn't just a single unit that was available for rent but a whole complex and that they had more units available at the beginning of march. Again, I asked if I could view the rental. Again, I was told that it was not available to view yet and that I could reserve it for 500.00. I was sent a YouTube virtual tour and was told that all the apartments look the same. I let Mr. Bristol know that I was not comfortable sending money without a viewing and that I had been scammed before. He then replied with a very condescending response and I replied with info about the reviews I'd seen. It seems that they are rude and very unprofessional and the yelp reviews have been correct. I have decided to pass on renting with them. Be aware!

    This place hasn't gotten a review in over 2 years so I thought I'd give you an update after…read moreresiding here for the past 18 months. Pets: There is still no pet rent, but definitely a pet fee. No weight limit. Not sure of breed restrictions. Almost all of your neighbors will have dogs. I love dogs but this also means lots of barking and irresponsible owners who leave poop around the front entrance and the parking lot and the surrounding train track area. There are poop bag stations but that's too much effort for some people. As I type this my neighbor's dog has been barking for the last hour. It's better than a couple days ago when 3 dogs were barking at the same time nonstop. Renovations: Very gritty looking. Floors are concrete with resin over them, there are still original cracks and paintbrush hairs and nails in it. I'm pretty sure the windows are old because of tax break reasons but they are drafty. They will let in huge spiders and the cold (hello, electricity bill). The brick is unpainted and unsealed so there are webs and dead critters in there. I asked them to clean it when I first moved in, but I was told they cannot because it crumbles when you touch it. Great. Also if you cook anything too steamy you will set off the smoke detector, which is conveniently located on the 11 foot high ceiling. Good luck silencing that bad boy. The plus of being in a warehouse is the amount of concrete and brick separating the units. Does wonders for soundproofing. Neighbors: Mostly young, awesome, no kids, some students. We have fun. Safety: I feel pretty safe but there have been drunk belligerent people on the property. Several cars in the parking lot were broken into. A neighbor's apartment was broken into. Someone died a few months ago (I believe it was alcohol poisoning). Parking: Plenty of free parking. No garage but no complaints. Location: I love the river! I love the Floodwall and the Slave trail! I don't love the trains that blast their horns at all times of day! What's the verdict? I think if this place didn't have such good management I'd have given 3 stars. There are many other apartments where management doesn't care. But if I need a new smoke detector battery or my hot water dies out I can expect an answer promptly. The office is right downstairs. If you like the warehouse look and the view of the river, I recommend this place. As for me, as soon as my lease is up I am moving to a safer apartment with new windows and a pool! Stay tuned.

    When I was looking for places, I had ApartmentRatings.com open alongside Padmapper, which is…read moreawesome. I love that website. But I digress! If I found a spot that sounded good, I checked apartmentratings.com, and often, I discovered cockroaches, paper thin walls, parking lot parties, safety issues, and a plethora of other horrors, hiding behind possible homes. At one point, I finally ended up sorting by ratings in apartmentratings.com, and that's how I found Three Willows. Last I checked, they still had a 100% rating, which I admit, made me a little suspicious. But I have to say that it has been pretty good. The complex is quiet at night, and I can hear my neighbors if they go up and down the stairs next to me, or when they close their front doors, oh, and I can hear TV coming through the wall a bit in the living room, but mostly, I don't know a darn thing about what's going on next door, and I trust the same is true for them. My home feels very peaceful and quiet. There have been maintenance issues here and there, but they are quickly dealt with--successfully! One of the apartment managers lives in the complex, and she takes no sass. Things run pretty darn well around there. I've had one spider cricket (or whatever they're called), and there have been a few other bugs. Mostly, I find them dead. When I first moved in, I bombed the place with Raid foggers. I don't do well with spiders. I've found a few here and there, but only one has been alive! And he didn't last long. Neighbors seem real nice, and there are cats in windows and dogs on leashes. It's a good place. I'm pretty happy here.

Three Willows didn't have a single negative comment about it. Once you move in you tend to stay until you buy your first house is what we were told and we can see why. Our townhouse is spacious with tons of cabinet and closet space. Who doesn't love storage space? If there's a problem, which rarely happens it gets fixed immediately by the maintenance workers. The management stays on top of everything and makes sure that you're satisfied. The development is very pet friendly and family oriented. We get a monthly newsletter and notices on our door about the occasional goings on in the development. In the past there has been a garage sale and lately there was free pizza courtesy of Comcast. For the most part the development is very peaceful. You can hear the occasional front door closing next door or the television on, but for the most part you don't hear your neighbors. You forget that you aren't living in a single family home sometimes.
