This company is TRASH!!!! Very unprofessional. They have a list of properties for lease but when you contact them all you get is a canned text message in response. If you can get a live person by calling the main office, they transfer you right back to a voicemail. What kind of business is this???? If I were a property owner I would not trust them to represent me. If the company doesnt reply to prospective tenants your home will be sitting on the market longer and you will be paying KRS for nothing ( you're losing money). When you're dealing with numbers that are outright illegal from the get go, it really doesn't give a good look to the rest of the business when they can justify it as "other places are doing it too." Fighting rain floods for the 6 months I've been here. Was told twice it would be fixed and I just got hit again hard tonight with heavy rain storm. It's coming under the wall/floor. I signed a 5 year lease and took in an abandoned cat around there. I'm quite a bit locked in both ways (moving her would be real tough). and the locked in price keeps me feeling secure for a good long time. Not everyone has the money to bounce everywhere. I came here because it was affordable and within my means. I'm being taken advantage of at this point. Shame on you. I have lived in Ashley Terrace since 2022. I have not had one issue with the property or unit other than it needing an elevator (I live on the third floor), dishwasher and washer/dryer...but those are preferences. The property manager, Miesha, has been amazing and Bradley is always there when something needs to be fixed and says hello when I see him on the property. The property and buildings are clean, and management makes sure it stays that way. I don't know about other properties, but I would recommend Ashley Terrace. read more

AVOID KRS HOLDINGS AT ALL COST!!!!! *ZERO STARS* To start , I scheduled a walk through of the unit before applying . The site clearly provides this option so you can see the unit in person before having to pay an application fee, the apply now button was an entirely separate option. I got a call from the leasing agent saying I have to complete an application to get a walkthrough, 1st red flag. But needing to move immediately & the price prompted me to move forward ,as the pictures and description of features seemed to be what I was looking for. After I paid the application fee, the leasing agent contacted me to do the walkthrough. When it was time to meet at the property, the agent called me at the last minute & said he wouldn't make it to meet me & provided me with the lock box code and told me to do the walkthrough alone , and to call / text any concerns that need to be addressed with the unit. 2nd red flag! I did so, and was told the he would have maintenance fix the problems before move in. (Stairs were unfinished, carpet missing on half of them/ paint spots on all the hardwood floors/ excessive caulking on the floor at the baseboards around the entire bedrooms/ broken missing floor tile at the kitchen entrance/ soft sinking floor in the bathroom and hallway between the kitchen & bathroom/ rats and no shower head. I was told it would be a couple weeks before everything was finished. 3 weeks go by with no contact, so I call the agent . At which point he says that all work has been done, and he would be sending me a lease. I asked about picking up my keys, and he replied to just take the key from the lockbox that I used to do the walkthrough, 3rd red flag. Received the lease and noticed that the lease date was post dated to the date of the walkthrough and not my actual move-in date. I told the agent & he said it was just a clerical error & an easy fix that he would handle. 4th red flag! So, I go to move in and find that they haven't done anything other than install a shower head , that's it! Then I go to turn on the A/C and it was not functional. I called & informed the agent. He sent out a maintenance man to repair it. The maintenance guy informs me upon inspection of the unit, that was older than the tech trying to work on it and doesn't appear to even been connected or working for years .I call the agent & inform him of the repairman's findings and he says he'll have a crew come out to repair or replace the unit. The next day the repair crew arrive only to leave minutes later stating that the A/C unit is completely shot , unserviceable and needs to be completely replaced. i call the agent to inform him, but he did not answer. So I texted him the results. He then replied through text that Cooling the unit would be left up to me. Which is wrong because I only applied because it was listed as having central air / heat . I have since returned to the listing and they have removed & changed some of the info, but I found other listing that they didn't get to change yet that clearly show it listed as having central air/heat or floorboard heat & wall air. They also have blocked me from getting the gas utility transferred into my name by refusing to communicate with Virginia Natural Gas to confirm that I am a new tenant and not connected with any old account. Virginia Natural Gas and myself have attempted multiple time over the past 5 months to get KRS HOLDINGS to cooperate to no avail. And now after I have posted multiple messages in their tenant portal using specific wording about them violating my lease, they have started to send me emails in response. But the emails all try to shift liability form them to me, as if I didn't complete my requirements to have the transfer take place. But I and VA Natural Gas have record that I have done everything need on my end. They even lied and said they don't have any record of me or VA Natural Gas calling in. But I do, and also have the follow-up email sent to me after the call by the Hampton office agent. Plus Virginia Natural gas confirmed the contact info for KRS holdings with me 3 times and it is indeed the correct contact info. They are simply blocking my heat & hot water! Its freezing temps out right now, and was a boiling hot summer. I have never been late on rent and pay in full every time. No neighbors have ever complained about me. But neighbors have told me that no-one has ever stayed in my unit more than 9 months and most only last a few months total before the unit is empty again. Upon a lil more research I found that this was true. the unit is marketed for rent every 3-9 month every year for the past 5 years or so from what I found. They are most likely running a rental scam of collecting deposits and rotating in new tenants without fixing anything. P.S. The first A/C repair guy told me that they treated the last tenant of this unit so bad that she just abandoned the home & all her belongings in it, including her pet dog! The rental company seems very unprofessional. I inquired about a property on Meridian Ave in Colonial Heights VA in January as it said the apartment would become available in March. I submitted an application and paid the 65 app fee as well as the additional fee to add a pet and have their vaccinations reviewed. James Bristol said that I was approved but would have to put down 500.00 to reserve it. I did not feel comfortable putting money up when I hadn't yet viewed the apartment. I was told it would not be available to view until mid February and to check back in two weeks to see if it was still available. I checked back in and was told that it had already been reserved. However, I continued to see the property available on Zillow. I checked back in about two weeks later and was told that it wasn't just a single unit that was available for rent but a whole complex and that they had more units available at the beginning of march. Again, I asked if I could view the rental. Again, I was told that it was not available to view yet and that I could reserve it for 500.00. I was sent a YouTube virtual tour and was told that all the apartments look the same. I let Mr. Bristol know that I was not comfortable sending money without a viewing and that I had been scammed before. He then replied with a very condescending response and I replied with info about the reviews I'd seen. It seems that they are rude and very unprofessional and the yelp reviews have been correct. Me and my husband move into one KRS rental home during COVID 2021. We like house and everything. We had some issues with here and there within the home and the respond from maintenance was good. We live at this rental property for 4 years. Let me fast forward, into May 2025, I received a call from KRS stating that the owner wants his property back because they wanted to put the place up for sale. I was completely pissed off. The owner was really not giving me and my husband a lot time to find another place on top of me and my husband had just started new jobs. KRS kept contacting us asking when we would be able to move. Then we were told that we would be compensated for $3000 when we turn the key in. Because the owner "had issues in the past giving out money before receiving the keys back". I told them I need to time to process and well as make a plan. So I told them we can probably move out by end of July. Well, that didnt work because other properties were getting taken left and right. Also KRS wanted to charge all these different charges before we even turn the key in. The lack of communication from the resident relations. I kept telling KRS that we needed more time to find a place becasue both me and my husband work 40+ hours a week. So they said we can stay until August. I told them thank you. We finally find a place and couldn't move until Sept 12. So me and my husband stayed at a hotel for 2 weeks until the new place. Now, lets go back to the $3000 part, I continue to contact KRS to make sure that we still be able to compensated for the owner making us break the lease. KRS responded yes. Now, here it is 9/22/25. I have not heard anything from KRS, until I made the initiative to contact them today and I get no from them because they said that we didn't move out until the end of August and find everything little thing that was wrong with the property and said that it was over the amount that we suppose be compensated for. So over all, don't put your money into KRS. Some staff there are really good, but they treat their residents like crap but want to charge everything under the sun and make any stupid excuse for their wrong doing. So Thank u KRS. KRS has been managing my properties for years and they've always been great to work with. They do a better job of treating my rental like they would treat their own rental compared to other companies I've worked with, which is the most important thing to me. They also did the remodel of the property for me, which turned out really well. Having the remodeling and management from the same company made my life much easier. RUN AWAY from this company. The customer service department is absolutely worse. I had to call the management company 2-3 times during my 1 year stay and Vicki was extremely rude every single time. I had to write a formal letter to the company. SCAMMERS. Say goodbye to all your deposit. I moved out about 40 days ago. They charged me $300 for cutting grass in 10ft by 10ft backyard. The yard was well maintained when I left but the company didn't conduct move out inspection until 35 days later. Of course the grass has grown in last 35 days. I was charged for "unpaid bills" which they couldn't even tell what it was. I was charged absurd amount of money for cleaning (eg. $300 for HVAC filter). When I called to inquire about the charges, i was told to file complaint at the county court. They know people will rather give up that money than going through the court hassle. Very unorganized, responsive to work orders but the issues aren't usually solved and need a follow up request. They don't check the units very well before renting them out because I had extensive water damage to many window frames which have still not been fixed even with multiple requests. They don't do a terrible job but there could be a lot more organization and follow through. read more

I would be careful doing business with this company. I didn't get a chance to tour the apartment I wanted to rent. Despite not getting to tour it I was hoping it would look like the images. Once I had placed the deposit and got the keys to the apartment I was surprise to see it was different from the images. The second bedroom was the size of a den. The floor plan completely different. Maintenance issues could take up to 3 weeks or a month for them to get back to you on (even when I reported my HVAC wasn't working). Once I handed over the apartment I was withheld $250 for minor smudges on the walls. Since the lease renewed, you would have to pay an early termination fee and have rent responsibility until the unit rented again Early termination fee is $825 Rent responsibility is $412.50 Damaged blinds is $30 The security deposit we had from you is $675 and was applied to the amount you owed You currently owe $592.50 Me: Wow. A good way to steal money.Not counting that it took almost a year for you to fix the water that was entering through the window when it was raining. Not counting how dangerous this place has become. People in this area are parking big commercial trucks next to the building almost blocking the street making it dangerous to drive. People had been robbed at gunpoint in the apartments. People are letting pitbull dogs go unleashed outside the buildings (one of them scared really bad to my wife and son) My son and I could not play in the green areas any more because of the dogs and the bad smell of the dogs' feces coming from the ground. I highly would not recommend anyone to rent through this company. I applied for a property that was listed. Two days later I received an email stating that the property was reserved. After two days of contact attampts, I finally spoke with a male who also stated that the property was reserved. I asked why was the property still listed and they are still accepting application fees. Im quite sure the property has been "reserved". Whatever you do, do not rent with this company. We rented a home in chesterfield for two years before buying our home In March. First of all, they show your home to potential renters before you even move out which makes me extremely uncomfortable. After you move out it's even worse. We received a bill for $700 after we moved out for "damages" that weren't covered by our $1000 deposit. BLINDS, which we bought brand new blinds before we returned the keys. EXCESSIVE NAIL HOLES, are you kidding me? CARPET CLEANING, we got our carpet professionally cleaned before we moved out. LANDSCAPING, they are trying to charge us for cleaning leaves up. This company is absolutely ridiculous and we've had nothing but problems with them. We thought moving out and buying a home would get us away from them, but apparently not. read more

I literally mean I have never had ANYONE pick up a single phone call; it's always messages, SMS, or email. Despite this, they had an apartment we really liked, so we put the in the reservation fee, signed the lease, and paid the first month of rent+security deposit. However, AFTER we made the long drive down and paid them THOUSANDS OF DOLLARS they emailed us to inform us that the lease was no longer valid because there is scheduled construction 2 months before our lease ended. Didnt even end up signing a rental agreement. I confirmed an appointment to see the apartment and then move to the office to place the deposit. Once I arrived they refused to let me see the inside of the apartment before I gave them my $200 deposit. They showed me a "virtual tour" of the apartment that didn't show the outside and could've just been a video from anywhere and said that I should just trust them because they wouldn't lie to me. When I repeatedly asked to see the apartment in person before I put down a deposit they refused and said they didn't have time for that even though I had previously confirmed an appointment. Stay away from KRS managed properties. They treat their tenants with constant threats of eviction, you talk to a different person every time you call & none of them are helpful & you end up repeating yourself 100 times. They did not check my unit before giving me the key & upon move in day the entire home was so filthy it was unlivable, AND the heat was not working in the entire home & when I entered the home was at 49 degrees. Mailbox key was not given to me, no trash can was on site I had to drive to a dump for 2 weeks, they left the lockbox on my front door for TWO months, they lied about built in speakers being ready to use, etc etc I could go on all day. Btw, I have tenants who lease commercial properties from me. I know how to handle things from the landlord perspective, & I assure you they are handling their responsibilities disgustingly. Also btw, this is a $3800/m home I'm renting- so don't think even if you get the most expensive property they offer that they will treat you any better. Never do business with this company. I tried to rent my condo out through them, and at first they seemed very responsive and willing to help. However, as soon as I transferred the keys over to them, that is where things went wrong. The property manager (Cleve Watson) only responded to my inquiries when I asked, and then when I went to go check on the place I found several maintenance issues that were not attended to. This completely explained why my condo had not been rented out in the past 3 months. I asked Cleve why these were not addressed and he admitted he had not been at my place for the past 3 weeks. I also spoke to his supervisor, who was extremely condescending and told me the fact that my condo was not rented out in a busy market "was a difference of opinion." Who on earth would say that not responding to text messages or checking up on my home for 3 weeks is a responsible thing for a property manager to do? I had to pay for all the repairs to the place due to their negligence and promised management that I would leave a post for them so other people would be aware of the way they handled business. AVOID KRS HOLDINGS. They do not care about their residents or the condition of their properties. They are incredibly informal and late to respond to service requests. They will try to save a buck wherever they can and will half-a$$ their repairs just to say they came in and completed maintenance request. The complex was in a great location and I should have thoroughly inspected the building but it was in the midst of the pandemic; therefore, I couldn't tour the building which I deeply regret not doing. I made the best out of it but I love myself too much to put myself through this ever again. read more
