The Landlords put the house on the market as a buy or lease. Lease, that is perfect while our house is being built. Wrong again! Apparently it was 1 day before move in and they apparently got an offer on the house. I'm sorry but we are packed up already and ready to move in. So we politely said we are sorry but we have our heart set on this rental. They said no problem, the house will sell after your lease is up anyways, wrong again!! They have done nothing but walk all over us. They have been extremely rude. They harass us with texts, INCLUDING Heather. The first thing that really threw me back is that Heather said we pay the landlords directly. WHAT?! What kind of rental property is this? OK no big deal...WRONG AGAIN!! I used automatic bill pay to pay my first months rent. What could possibly go wrong. The landlord contacted me the day it was due and I mentioned to him that I had used bill pay and he should have it in the mail, if not I would hand deliver him a check. He said no big deal, I can wait for it. A few days later and nothing yet. I apologized and I hand delivered him a check. He said that is not good enough and tried to charge me the late fee. I reminded him of using bill pay and it wasn't my fault. He didn't care at all. I had to show him the receipt of my bill pay that I put in the day I moved in. We had just gotten done speaking on the phone. Where was Heather? That is right, I have to deal with the Landlords directly instead of going through the property management company. For starters, the landlords did not fix out hot water heater, OUR HOT WATER heater for over a week. By law that is a requirement for a rental home to be fixed immediately. Heather was no help in speeding up the process. I was in the garage running on my treadmill when out of nowhere, water started pouring out of the ceiling. Apparently our shower started to leak. It destroyed my electronics I had stored in the garage. It took the landlord over two months to fix the shower. I complained to Heather and all she said was, well the Landlord said you were doing things that are not right. Like what? I didn't break the shower, that is impossible. It was the shotty shower the Landlords put in from some backyard plumber to save a few bucks. We have recently moved out and now they refuse to give us our deposit back. Heathers response, "I am happy to pass your concern to them. I am just the go between, I make no decisions in this". I'm sorry but what?!?! YOU ARE THE RENTAL COMPANY WE USED!! Clearly she was protecting her Landlords but not the renters, BECAUSE THEY ARE FRIENDS who probably go to the same church. If you ever see Heather Lynn Smith as a realtor, find a different realtor unless you want to get screwed over.

They seem to have rave reviews when they're representing clients, but I was someone who purchased one of their listings in Leander. A listing that was touted by them on their company letterhead as having a $40k remodel, which to this day no receipts have been furnished to substantiate the claim despite my continued requests. A listing that had major plumbing and waterproofing issues not to anyone's code from a remodel that could only be found once walls could be cut into after we closed. A property that I paid generously well above list price for due to it being move-in ready for my family who will now be staying in an apartment the next month while my home becomes a construction zone and I incur upwards of $10k to have a bathroom completely redone. Even more shocking is the fact that as I knew certain minor repairs would need to be done based on our inspection such as caulking and a securing a staircase, they also tried to profit from that by having Mr. Cummings put in a bid as a general contractor, which honestly feels like a huge conflict of interest to me. As an agent representing clients selling a home, you would think they would vet their clients as much as they did myself as a legitimate cash buyer. You would think they would vet who and how that remodel was done before selling it up as being $40k in value on their brokerage's company letterhead. You would also think that when my agent approached them the other day hoping for help to resolve this, they would want to do everything in their power to help rectify the situation given they are an extension of their clients actions and inactions. Instead, they made excuses that the sellers were too busy moving and unpacking to help provide receipts. They've since pawned off all of the responsibility to the sellers, taking their nice commission and moving on. Forcing me to dip into my 1.5 year old daughter's savings account to help pay for this all so that I don't have extreme water damage later on. In a market such as Austin that has so many qualified realtors, I'd encourage others to think twice before using these realtors, but also heavily questioning the soundness of their claims with any home they're selling. And if you want me to validate my claims with copies of emails, copies of their promotional materials, photos of the construction issues, emails that have gone ignored by the sellers and remodelers, etc... I'm happy to do so as I'm sure these realtors will attempt to justify this situation that I now face. Karma is an incredible thing and to the sellers and Cummings team, it's something that you'll have to live with. UPDATE AS of 3/10/2021: Since the Cummings team wants to not communicate with me directly about these issues, yet they feel compelled to comment on here, I'm happy to add to my review. Literally hours (yesterday) after they finally sent my agent estimates that still don't verify actual costs spent on an improper remodel and that clearly weren't in their possession up until yesterday, they decide to post this? They didn't vet their clients remodel by asking for supporting documents before selling it up as a $40K upgrade on company documents. Fact. The estimates (most were not receipts) they finally provided yesterday still don't add up to the amount they claim by over $15k. And whether they accepted my offer or someone else's as she just mentioned in her response, that still doesn't excuse the fact that someone was about to incur major costs due to their clients and their contractor. Not to mention their reckless promotion of a home's remodel. And no amount of inspection would have caught this until walls were opened up and that shower pan was torn out. Except perhaps had their pre-list inspector actually chose to look under the upstairs vanity to see the exposed plumbing. The fact is the sellers lived in that home during the remodel. They saw what was going on daily. They knew these contractors were not professional plumbers and permits were not pulled, they or the contractors knew this was not done to code. The other fact is you have exhibited zero communication with me except to call and complain to my agent about my negative review and to finally send over partial receipts and estimates so that you could write a response to my review. This all could have been avoided had you or your clients actually wanted to help make this right by putting me in contact with the contractor like Ive been trying to do since this was under contract or at the very least shown some concern over what I now have been left with. Yes, you represented the seller, so that gives you the right to ignore a situation like this?

We contacted Rebekah around 3 years ago when we thought we were ready to sell our house. From the first meeting with them we were SO impressed. Rebekah and Paul are very professional, extremely knowledgeable and are just down to earth people. We felt so comfortable with them immediately. It turned out that we were truly not ready to sell yet after meeting with them. Over the course of a few years, they were always available when we had questions and gave us guidance to get us ready to sell. They were also very helpful with our land search and it seems like they showed us every piece of land within a 50 mile radius. They were always SO generous of their time and never once rushed us or pressured us into anything. When we decided that we were ready to put our house on the market, they never missed a beat and carried us through the entire process. I really can't imagine a better experience. The market is so crazy right now, but they made the selling process seamless for us. The process can be intense at times and Rebekah and Paul were always there for us. They are experts and very good at what they do. I could really go on and on about how incredible they are!! We are forever thankful for Rebekah and Paul during such an important time in our lives.
