We were successful with the sale of our unique mid-century modern home in Bloomfield. We were also thrilled with our newly purchased Bloomfield home, which we had to win in a competitive bidding situation. Buying and selling homes is often a difficult experience because it involves success with a million details, at the same time, managing to a complex set of important emotional and financial considerations. As a hands-on business owner myself, I was truly impressed by Kathy's attention to detail and personal assistance throughout the whole process and all transactions. Her entire team was equally attentive to detail and I appreciate all of the care they showed making our experience as turnkey as possible - all the while making us feel like we were their most important client, which we certainly were not. Your real estate agent options are many, especially when buying and selling expensive properties. Everybody wants your business and virtually all of them will say anything to get it. We knew from the first conversation when my wife and I interviewed Kathy that she was the right choice for us. Kathy's lifetime of experience and success in Oakland County, combined with what we judged to be a very honest and direct no-nonsense communication style really resonated with us. As a buyer and seller there were moments I didn't want to hear the truth, either because it didn't fit my narrative, or because I had other realtors in my ear placating me with their inexperience or disingenuous opinions. All realtors are fiercely competitive and if I had to do these millions of dollars in transactions all over again, I would still choose Kathy. She's the kind of rare talent that I want working on my behalf and fighting for my best interests. Everyone has opinions, especially when it comes to realtor choice, and this experience has reaffirmed what I always suspected to be true. She's the most successful realtor for a reason. Kathy is the best, and as a result you can expect that every other realtor is mostly jealous, and of course, will try and talk you into making a different decision. I really did hear it all, and she truly was as hands-on herself and competently supported by her team as if we were her only clients. It didn't matter what time of day, or what day of the week, she was always fast to respond. You shouldn't gift your listing to someone because you are friends or feel pressured. Selling and buying is a competitive process and you should expect your realtor to work their hardest and perform their fiduciary responsibility to truly earn their commission. When I stopped fighting my inclination to micro manage these processes and simply had faith in her by giving her my trust, everything went according to plan and ultimately exceeded expectations. My 78-year old dad had rapidly accelerated dementia during Covid, we had contractors that scammed my immigrant parents out of a lot of money and created a problematic black mold issue that further deteriorated my father's health on top of a lot of stress, we had a roof that couldn't be repaired and caused a 6-foot hole in ceiling, and had an endless list of other repairs for an 18-year old house that my parents didn't maintain over the years. She sold my parents house in record time (found a buyer before the repairs were even finished), helped my mom find and close on a new Toll Brothers home (accompanied and consulted her throughout the process to make sure she got the best deal), and even had Helen Reasoner accompany my mom during the walk-through of her new house, in which Helen identified several issues she asked the building team to repair. My husband and I are relocating to the Livonia area as I am beginning my doctoral program this fall. We found a property that needed some TLC but fit the needs of our family. The property was listed By Caroline Chen of Crown Properties International. We offered the appraised value, despite the home being in disrepair. With the intent to quickly close and begin renovations. We would soon realize that Caroline and the seller (which appeared to know Caroline personally) listed the property without a quit claim deed that took over three weeks to obtain. The seller had been residing in her home country of China and was seeking to sell this property without the proper divorce documentation thus extending our close date past our original agreement. We requested that the seller re-compensate us for weeks of stringing the purchase along, moving costs, and rental fees. Caroline proceeded to threaten us with a lawsuit if we did not sign an extension without concessions. When we finally came to an agreement; Caroline used a lender loophole to break the contract ON the day of closing today. After which we decided against proceeding with the purchase. Again Caroline began to threaten us with a lawsuit and contact the title company asking them to keep our deposit. Thankfully all other parties involved, agreed that this company and agent is bad for business and supported us. Additionally, during the final walk through we became aware that this property did not have an occupancy certificate by a very noticeable orange sticker plastered on the front door. Therefore, we would not be able to move in until all repairs were made. Many of which were not on our immediate to do list. We were informed by the City of Livonia that this property had been in the inspection program since December of 2019 and that the sticker had been unlawfully removed. I have never dealt with more dishonest people in my life! Please avoid this business!

Though I had been dreading what I considered a tiresome and tedious but necessary ordeal, Bill Adams eased my concerns and gave excellent counsel throughout the process. I am a picky and difficult client and in the past I had frustrated realtors by taking over a year to make a decision. Bill was able to really draw out what I was looking for and help me find hopefully my last home within a matter of weeks. I had been living with and taking care of my elderly mother and when she passed I had to find a place quickly. Home prices were very high at the time and my finances were tight. I called Adam's Realty and explained my situation. Bill offered to rent me a small home, as they own a number of rentals in the Royal Oak area, and suggested that I take my time looking. I decided to wait a year and a half for prices to come down. It truly gave me peace of mind during a difficult time and allowed me to move forward confidently. Finally, when I found the home I wanted, Bill was able to recommend excellent resources for the inspection process. They found a number of troubling issues and Bill impressed me with the depth of his knowledge as he counseled me through a problematic decision making process and helped find solutions. In the end he very professionally negotiated a great price with a stubbornly difficult seller.
