During multiple days of 90+ degree heat, residents -- including elderly and medically vulnerable tenants -- were left without adequate cooling. We had to provide my mother with a portable AC unit ourselves. What has been even more disturbing is the complete lack of urgency or compassion shown by management. My mother has severe mobility limitations. She uses a walker, and her knees are bone-on-bone, but due to other serious medical conditions, surgery is not an option for her. When we explained her condition and asked if she could temporarily be moved to a ground-floor unit because the elevator was unusable, we were told by Matt that he would "add it to his list," with no urgency, concern, or follow-up. Because of this, my mother was forced to make her way down six flights of stairs on her own in order to try to see my father before he passed away in the hospital. She did not make it in time. That is something our family will live with forever. I deeply regret encouraging my mother to rent here. In my opinion, this company has shown little regard for the wellbeing, dignity, or safety of its residents beyond collecting rent checks. I would also note that these newer buildings -- along with several of their other properties -- reportedly do not have lightning protection systems installed, despite the obvious risks. People can forgive accidents. What's much harder to forgive is indifference.

I've lived here for a bit now and think this place deserves an outstanding review. Why? I'll tell you. First off, the management team are the nicest people. Hannah, Gage, Briauna - you rock! They're super responsive to questions and concerns and are the friendliest people I've met in all of Lincoln and Omaha. It's clear that they want you living your very best life here. I'm always stressed out by moving. Thankfully, the application and approval process was super quick and the contract told me exactly what to expect. It is a CIP property, so expect a corporate experience. I mention this, because sometimes people are intimidated by that. However, Hannah and the team put such an amazing human face to it all. Great customer service! Let's talk people. It's a real community here at The Flats, so you're expected to get along with everyone and follow the rules. I've lived in some interesting places throughout my life, so I know how interesting people can be. I can tell you that the folks at The Flats are a pleasant collection of families and professionals. Shadow Creek as a whole is like that. Families, puppies, and tranquil greenery. Lincoln is generally safe, but I gotta say that living around literally zero crime and noise has been so refreshing. The Flats are relatively hidden by the virtue of the location, so it's almost like your very own private resort on an island. There's nothing I love more than waking up in my spacious apartment here and going for a morning swim at the exclusive pool or a workout in the fitness center before I get online with my super-fast Allo internet for the busy life. If you work remote, this is your paradise. I'm very happy I moved here. A secret from me to you - if you're reading this in August 2020, a lot of the apartments that are being advertised right now are *brand new*. That means fresh walls and floors and quite fancy appliances with plastic just removed. I don't know about you, but I very much enjoy being the first to live somewhere; a space uniquely mines from the start and such a space at that. I saw my current home once and immediately sealed the deal. I consider renting here at The Flats at Shadow Creek one of the best choices I've ever made. Some run without a lease. One or two tenants were about a day away from a lawsuit being filed against them. It is not acceptable at anytime for a large dog to come lunging at me. No one seems to ever listen. They just pretend to listen to your complaints. Then if you do have a few issues, they'll decide it's time to raise your rent. Seriously? That's professional. Trust me, look at all of these shit show complaints here on Yelp! Do you think everyone is lying here? Take a pass on this housing development. You are better off living in a homeless shelter in the dead of winter with just a pair of wet Long-johns for cover. Don't be that person who still decides to rent here after reading this post and say that you weren't warned. This is a massive apartment complex with multiple buildings of varying styles and degrees of renovation. There is a huge beautiful pool area at the clubhouse, a gym with a reasonable amount of equipment that was usually always working, and a party room for rent. The office staff is friendly and helpful and the maintenance staff is wonderful to work with. I lived on Norfolk drive in one of the newer buildings. It was a three story locked entry building that always had a working elevator and the hallways and floors were cleaned weekly. Mail boxes and garbage were conveniently located close to my building. Plenty of uncovered parking space and both the parking lot and sidewalks were always kept in fantastic shape. In winter, they were salted and snow was shoveled. In the spring and summer the gardening was impeccable. My apartment was a spacious 2 bedroom with a bonus sunroom off the master bedroom. I live in a house now and still dream about the size of that bedroom, it was phenomenal. Huge sunken tub and separate shower in the bathroom. Nicely sized spare bedroom and bath and a beautiful up to date kitchen and living area. The apartment has its own water heater and central heating and air. It is very easy to keep your home comfortable regardless of what Nebraska weather is giving you. The walls and floors are pretty great in regards to sound proofing. I only occasionally heard muffled noise and never had any noise complaints for myself. The balconies were pretty large and mine faced a beautiful running trail and waterway. In the summer the fireflies danced off the water and in the winter a local fox frequently frolicked in the snow. It was a hard apartment to let go of. The rent was super affordable and never drastically went up or down year to year. In the end, all of my deposit minus the carpet cleaning was returned to me and my move out was as seamless as the three years I rented here. I think this is undoubtedly the best apartment I have ever lived in.

We set a time for 12:00pm to look. We were pretty excited to see it and we knew we wanted it all we needed was to double check the space and physically hand in the deposit. Not even 20 minutes before we had to be there I got a voicemail explaining the space had been taken from someone else scheduled at 11:30 who wasn't even on the waiting list. They knew we were going to get it but gave it to someone else who hasn't waited... What's the point of a waiting list then?

Took 6months for them to schedule bug spray and then was not given 24 hour notice. From there on we paid rent until they never sprayed again. We withheld 1 month of rent and won our eviction court case against Property Management. Tanya should not be a leasing agent, as she is degrading, unprofessional, and overall rude and inconsistent. I am very displeased with any conversation we have due to lack of information and things getting done. Neighbors set our apartment on fire and landlords did nothing. Didn't come and look at the floor at all. So we Highly recommend against any property from this company. It is embarrassing to rent from them. Written with disgust!!!!
