have been living here since July 2025 and I must say it has been quiet in building and management has been really great. Ms. Keisha and Akelah are very professional and assisted me tremendously during my journey. My heater went out and Ms. Keisha jumped right in to assist me, she even called me throughout the day at work to provide me with updates until the issues was resolved. She made me feel seen and heard. She did not rush me or brush me off, she took the time to listen and she took my concerns very serious. I wish we had more kind individuals like her in the world. Just moved in lake Saint James last month and my experience has been great so far...the ladies in the office as well as management really seem to care about the residents, I have had every issue resolved that I brought to them and I am always greeted with a smile or politeness when I enter the office or on the phone, I highly recommend moving to Saint lake James and I love my spacious apartment. read more

Do not move here! The entire complex is covered in black mold or infested with Gnats or roaches. The property manager is by far the worst I have ever seen from her attitude to her decision making. I've been in my apartment for 2 weeks! A water heater in the 3rd vacant floor level burst and ruined my entire ceiling and apartment! Also on the same day 2 other water heater burst in different building. I reported mold and moisture in the apartment and before I knew it this happens. It took 3 days for the property manager to even come see the damages . The property manager is refusing to transfer me even temporarily while the damages are being repaired. My Rent is paid for the month and Im being forced to live in the apartment. I've been lied to and manipulate, disrespected and humiliate. My apartment is inhabitable and I'm sleeping around carpet equipment. They are not replacing my carpet or any damaged material in the apartment. The quality of living at LSJ isn't worth the pricing neither risk of your life I promise as a honest consistent resident of this apartment property for a few years, I've seen it all. Our community has experienced several harmful events wrongful treatment as tenants employees. We've experienced the violent deaths of loved ones due to inadequate security, poor maintenance quality, unreported theft burglaries, trespassing by staff, shootings within a gated community, unlawful littering trash clutter, also mistreatment by management staff security personnel. Many amenities have been persistently disabled without tenant use nor purpose for the duration of my residency. As the cost of living increased each year, it is imminent for your rental agreement to also increase significantly although living quality remains the same or decreases. I witnessed numerous families unfortunately become forcefully evicted regardless of circumstance, their belongings stolen without regard. I hope this review helps all of whom are seriously considering this property as a peaceful residence, as the online viewing is absolutely opposite deceitful In the end. read more

Can I ask you a question? How much inconvenience would you like for your apartment complex to cause you? If you picked "an absurd and unacceptable amount". HAVE...I...GOT A PLACE....FOR YOU. Absolutely everything that at could go wrong with a move did, through no fault of our own. Lake St. James Apartments took our money then proceeded to cancel our moving date twice, because of their inability to be prepared or professional. We had to cancel our movers and beg our old leasing office to accommodate us while Lake St. James figured out when to hold up their end of our move in. When we actually move in, WHAT DO YOU KNOW, our rent fluctuates every month. We've been over the ledgers/invoices and have found calcualtion mistakes more than once. Keeping us on our toes, eh LSJ? You rascals! Latest and most infuriating is the maintenance, which is ineffectual and unprofessional. Don't be fooled by "new management" claims. We've been here months, dealing with a revolving cast and shoddy service from maintenace. Comically shoddy..... "I'll be right back" but never come back kind of shoddy We have had an AC unit leak for weeks. How bad is it? WE'RE MOLDIN' BABY! As an asthmatic veteran, I'm ecstatic. I've shown the leasing office pictures of mold and water damage twice, I've called, come to the office, been told to email....everything but having someone actually fix the problem. No official complaint forms, BTW...you write it out on a sheet of lined paper, they sign it, no stamp or letterhead. Because....why would a professional office need it, amirite?! But hey, they tried...I got to give a star for that, at least. I actually should have known after the first month, when our ceiling started sprinkling whimsical bits of plaster in BOTH bathrooms, and NO ONE fixed the VERY OBVIOUS HOLES that I spoke to the leasing office about 3 separate times.....There was my sign. But no....ooooooohhhh no. I have to be optimistic, and patient. So, months later, here we are, holes still in both of my bathroom ceilings, and black mold dancing a toxic mamba along my bedroom wall...and I STILL have to pay this suspiciously fluctuating rent. So I applied to the apartment complex I got a call to come in and view the apartment like normal. I get to the complex soon as I got into the leasing office it was okay then I meet the lady who was doing my paperwork she proceeded my information agin and asked for my deposit and I had not even seen the apartment yet so I was naw why would I pay a deposit and I haven't even seen the apartment yet so I left I felt like I was getting scammed so I left a few weeks go by these same folks call me taking about they got a better offer for me and to come in to look and apartment so I'm prepared to redo my paperwork they still had my paperwork I thought that would be shredded up it had all my personal information and stuff on it these dirty characters thought they had one up on me and told me they relooked at my paperwork and because I make so much money I'd have to pay and additional deposit I looked they had 3 different deposits I got the hell outta their and then threatened me and told me I have to pay $200 for a cancellation of my lease I didn't sign anything didn't pay anything never even seen the apartment and to top it off that crap is on my credit report they will rob you stay away I got proof of what they did to me emails text I save everything well I hope this helps someone else read more

I moved into Lake St James at the end of August though I applied in July. I made many requests to see the apartment and was told to wait. Upon the day of move in a month and change later on the move in date, I asked to see the apartment I was told to wait. I waited 6 hours with my clothes packed and ready to move in. I was escorted to the apartment, and lo and behold the carpet was nasty and wet and dirty, the walls were dirty and it smelled of bleach. The maintenance guy asked who authorized me to move in because it was unfit for habitation. Upon returning to the office, I was asked if I would like my monies returned. I informed them that I was not leaving as they held my monies for a whole moth, and then attempted to move me in an unhabitable apartment. 3 Hours later (9) in all, a Manager who happened to be visiting the property offered to "assist". She placed time in an apartment and told me that on Monday someone would come and clean it because it was about 10:00pm at that time. She agreed to discount my rent by $200.00. I thought that was it. I then moved into this other apartment, when Monday arrived no cleaners came In fact its been 6 months and the sawdust is till in the cabinets. Over the weekend, while is the new apartment, the water heater busted , it seeped through the walls and a couple days later maintenance showed up . after "fixing" the water heater black stuff started coming through the walls. Maintenance returned again and sprayed the wall and left. The following week the internet went out and I went through the most awful experience I have ever encountered. The support people could not find my details because my apartment details were not set up. Two weeks later the internet came back up and went out again for another week. I was unable to conduct my work from home and met other residents who were complaining that they had work from home to do. I was told to go to the mall or someplace that had internet, "though I have no car". The power outlets clearly has not been serviced I could only use two that actually charged something. The roaches come through the vents at night and even beat you to the front door. Recently our pipes broke due to the weather. For 5 days I was without water and kept in touch with the office every day. On the fifth day I spotted the cleaner leaving the parking lot and asked if they were coming to vacuum up the water. The guy said I was not on the list, even though the pipes broke in my building how could I not be on the list? Work orders which cI have put in for instance with the dishwasher, no one has come to service it. The ceiling in the kitchen appears to have water marks on the ceiling from the apartment above. The tub, not sure what material its made from, but Ive tried to clean it several times with cleaners and it is still dirty no matter how much you clean it. The turnover is astounding, I repeated my problem to 5 different people who could not even understand what was happening, by the time they did they were gone. I mentioned to the new Manager all that had taken place , in which she told me I was accommodated. Mind you this has continued on for the entire 6 months that I have lived in this apartment. This is not a gated community, the gate was broken when I got here it's been 6 months no gates no security, The back end of the parking lot has rocks that anyone can walk or drive through if needed. The water pipes broke and we were out of water for 5 days, this includes parents with children and pets in the apartment. I kept in touch with the office daily as I was under water, on the fifth day I spotted the cleaning service to vacuum up the water leaving, and asked him why was not my apartment done. He stated that I was not on the list, but the pipes in my building were broken how could I not be on the list? I also received rental assistance and was told that the deposit would be used for the last months rent. Now it is the last month and I have a late fee. How is that possible when the deposit ws paid in July that is being used for the rent for the last month. I would highly recommend you stay away from this place, the apartments are not well kept, Im unsure as to how the work orders get missed read more

MOVE HERE IF YOU WANNA PAY $959 FOR MOLD, BUGS , ETC ! I would put zero stars if possible ! I moved in my apartment January 28th & my life has been a living hell since . My carpet was leaking due to the water heater and it spread so far because they never fixed it. The wall started getting covered with mold and it was that way for about 3 weeks ! I wish I could break my lease but I can't afford it and I moved 8 hours away from home in Louisiana , this is my first time moving out at age 20 and this apartment Is making me regret everything ! The apartment was beautiful when I first saw it and the people in the office was very nice, but I have literally made one of the worst mistakes ever moving here ! I have dealt with mold , broken sink disposal that hadn't worked since I've moved in, bugs , spiders etc ! I have been calling this office since I've moved in this apartment it is ridiculous ! These people do not care how their residence are living ! They left my wall open in my living room for like a week and I had to hunt them down to see when it was getting fixed ! If you are looking for a place to live Lake St. James is the place for you. I went online and did my application and Qiana Dixon got right back to me. Ms. Dixon was nice and very friendly. I was amazed at the bew look apartments. Ms. Dixon was very knowledgeable and very pleasant in her presentarion of the property and my paperwork. I even got a third off my first months rent. I came here to tour the campus while looking for apartments. I'm a pretty fickle person when it comes to living standards and conditions and let me say I was very pleased with what I saw. I can only speak the service I received and the front end facilities and model, as I don't live here and don't know what the actual apartments look like. The model was AMAZING! Decorated by Crate and Barrel and you could tell as much. I love the openness of the space in the apartment. The guest bathroom was HUGE!! More than anything, I love the amenities that Lake St. James provides to its residents. A lake you can swim / fish in, a dog park, full fledged fitness center with instruction room, two pools and a cabana that can be rented. The works! Customer service was great! I visited and had the pleasure of being served by Miguel. He was very nice, interactive and reassuring. There was one other woman who toured the property with me, and because of his interaction a tour turned into a good time. I do feel like the prices are a bit high for the location (Conyers) way outside of Atlanta. But I notice that at a lot of apartments nowadays. Plus you get a lot of bang for your buck, at least it seems. This is one of my top contenders. read more

I'm so glad to be out of this apartment complex. You never get to know any of the staff because the management changes too often, the gates never work, and everything is always breaking. Though maintenance comes to look at it the same day, they never get it fixed. They automatically charge you for pest control, but I constantly had roaches and ants and never saw anyone actual do pest control. The dumpsters were always overflowing and rats were in all the dumpsters. They have their own internet service now and claim it'll save you money, but the connection is horrible and not worth the fee they charge you every month, even if you don't want to use their service! It may look nice as you drive by and the amenities may be enticing, but it's not worth all the trouble of living here. read more

Horrible customer service absolute worst place to live east of Atlanta (conyers, stonecrest, lithonia, Covington)! Staff and management changes every 30-90 days you pay for a gated community however the gates are ALWAYS broke for anyone to just come in! Dumpster always full over flowing with trash in the street! Maintenance is horrible takes 3-4 weeks to have the smallest things fixed only after submitting several request and even showing up to the office to check on your request! Basically if you don't show up to the office to speak to a manger NOTHING will ever get done! Staff moves with no urgency and can care less about tenants needs. On top of all these things they have they nerve to over charge and add additional fees to your monthly rent that they can't explain. They count on and prey that you just pay rent each month without looking at the detail charges! Horrible is an understatement for this establishment! These apartments suck PERIOD!!! Everything breaks and then you have to wait for a maintenance man to come which can be weeks...my stove broke down I used a hot plate for 2 months waiting for them to replace my stove. Then my air conditioning stop working in one of the hottest months in summer waited for 2 months for that and all it need was Freon...please save your money and move somewhere else I don't see y these apartments haven't been shut down !!!!! read more

They need a renovation big time! The apartment we saw had black rust and mold on the bathtub faucet, obvious water damage and dead bugs all throughout the bathroom. The person who showed the apartment was very nice though and just as surprised as we were. read more

If you're one of those people who like looking at reviews before going out to certain places please take this review as a warning. I was scared about moving here because of the reviews but I ignored it and now I'm stuck in this hell hole for an entire year! I have only been a resident for 4 days and I feel sick to my stomach of this place. I don't normally write reviews like that but I want to try to save someone time and money before wasting time with these Apartments. On my move in date I was told that my apartment wouldn't be ready AFTER I showed up to the leasing office. I still viewed the apartment to see what all needed to be done and it was literally EVERYTHING. Tubs and toilets were BLACK nothing had been cleaned, trash everywhere, paint all on the floors. And the only thing they could offer me what $31 dollars off of my move in cost which was over a thosand dollars and also offered to paint ONE of my walls these apartment charge you soooo much for soooo little. Please look else where if looking for apartments OR waste money and see for yourself what the "hype" is about like I did. You will more than likely be disappointed. read more

I moved into Lake St. James apartments on May 6th with my 6 month old. One week later (May 12th) I had problems with a constant drip coming from air conditioning unit. I called maintenance worker and he came to repair the leak. On May 15th, I escalated the issue to the Manager because the water was still leaking and she reassured me that the leak would be repaired. On 5/27/2017, I noticed again that the water was still leaking from my air conditioning unit. For the third time, manager and the maintenance worker looked at my air condition unit which continues to leak and stated that an A/C company would come to check the unit. However, the A/C company has not been in the apartment presently. I left a message with Andrea's next upper-level manager, but she has not returned my phone call. I am afraid for the safety and health of me and son while living in this apartment. Meanwhile, I wait to have my issue resolved. read more

I have been a loyal customer for almost 5years. I believe I moved into the complex around 2009 and stayed for multiple years. I left the state, and left the complex on a good note. I have forwarded multiple people to that property. I returned to the state and the property in 2013. When I moved in the carpet was still wet, and when it dried a few days later I realized it was still dirty. Residue, bugs, and even food from the last resident was still in the carpet. I vacuumed, and on the following business day I returned to the Office with all of my findings. I was promised the carpet would be cleaned and a week later no one came to clean. I again went to the leasing office and was informed someone had already been to my apartment. I explained this was a lie and my carpet was still dirty. My frustration with this ill service led me to a company that came and cleaned my carpet properly. I overlooked the lack of customer service and stayed for a year. When the first year came around I was forwarded some mail asking me to renew my least. For another year in the residence payment would change to 680 dollars from 600. I asked one of the employees to re-think the fee being that the apartment did not have a dining room and the apartment was not properly cleaned when I moved in. The employee spoke to the manager and reduced the fee to 640. I accepted and stayed at the property for another year. A few days ago I was sent a paper to renew my lease for another year. In order to stay I would have to pay 693 dollars. I spoke to an employee (Amber Dawson), who stated she would speak to her manager. A few hours later Amber contacted me and stated the rent would be reduced to 678 from 693. I requested the rent be dropped to 665 since there are no renovations on the apartment.She stated her manager, gave her those numbers and it would not go any lower. I asked to speak to the manager and was told the price would not change, she would not allow me to speak to the manager. I stated I would come to the office and was told it was okay. I went to the office to speak to the Manager(Sherry Shortt). When I arrived I explained how long I had been a resident. Ms. Shortt informed me she could not change the new lease offer because it came from a higher power. I asked Ms. Shortt if I could get a larger apartment at the end of my lease, since I was basically going to pay the same price if I stayed in the 661 sq. ft. apartment. She stated that was my choice but I would have to pay a transfer fee. She continued to explain the transfer fee was 300 dollars. I know the application fee is 50 dollars so I asked her what the transfer fee was used for Ms. Shortt raised her voice and spoke to me as if she was agitated and informed me she could charge me whatever she wanted to. I asked to speak to the person who signed off on the new leasing price, Ms. Shortt stated I could email her and she would forward the email. I did not continue the discussion with Ms. Shortt because she was clearly irritated and her voice elevated when she spoke to me. While I understand it is the right of the company to change fees to whatever they see fit, doesn't loyalty stand for something? I wrote this letter to the company and after two months still no response. The company has gone down hill and apparently there is no loyalty to tenants who have spent years in this area. Yes the garden, pool, and exterior of the apartment are maintained but the apartment itself is not maintained....or maybe I just have bad luck and get the crappy space each time.Btw..I know you see my other reviews and wonder why I'm still here. If I could give this post a negative number, I would give it a -10. The property, as for the lawn care is well-kept, great location and rent is reasonable (besides the fluctuation of high water and sewer bill). HOWEVER, management is horrible, maintenance extremely slow to make repairs or pick up trash and you get good neighbors and you get ROTTEN neighbors. Don't waste your time here. I have been here since May/2016, everything was grand till a month ago, management completely changed their staff, then the new management moved a young family with very small children above me. From this experience, I have seen how the old staff were quick to resolve issues. The new staff, SNAIL'S PACE. I have confronted my neighbors about the noise (sounding like a construction zone above my head, one of the kids constantly jumping off of furniture or something and landing onto the floor very hard), to no avail. I have sent emails and contacted the manager of the property, to no avail. My neighbor even threw several soiled diapers from their balcony onto the ground, which is right in front of my balcony (so I live in the ghetto now). I confronted the neighbors, they denied it, I confronted the manager on both the noise issues and the trash, her response was I will contact them and have maintenance clean the trash. That was a week ago and the noise persists and the trash (soiled diapers) are still there. I even called the police about the noise and they suggested I contact my management office if the noise continues. And to add, there have been break-ins into several apartments, sad to say, that will happen. However, what I have never seen or experience is someone have their rims stolen from their vehicle and the car was left on bricks. There have been some car break-ins and other theft incidences. If I didn't value my credit and I didn't want my deposit back, I would be moving out this weekend, but I REFUSE to give these ppl more money, than they deserve. Once my lease is complete, I am gone, I am counting down the days (10-month lease). This has been my MOST MISERABLE experience of all my years of renting. If you stumble upon this property, KEEP LOOKING!!!! UPDATE (10/30/2016) - In response to Management's response to my feedback!!!! I have been to the office (spoke with Andrea, Resident Manager), I have sent correspondence about the aforementioned issues to her as well, and NO RESOLVE from management. All I got were empty promises. (But let me be late on my rent, then I'll get some action or a response, only about RENT). The noise continues and at some days it's so unbearable, I have resorted with the broom stick banging at my ceiling. Talking to them does absolutely NOTHING. The soiled diapers that I mentioned stayed in front of my balcony for a week and they are still throwing diapers over their balcony onto the ground, in front of my balcony. Andrea, promised me she would talk with them, NOTHING. I spoke with a maintenance person about the soiled diaper and he made mention that Andrea would send a letter out to the entire building about the noise complaints. I have yet to see any letter or minimize the level of noise and trash. And to add, on 10/27/2016, another vehicle's rims were stolen and the vehicle left on bricks. At this point, the only thing I want to hear from management is, I am allowed to leave the residence/contract without being penalized with restitution, concession and early termination of my contract fees. This place is AWFUL!!! This was the first apartment complex I've stayed it. There were roaches crawling in my apartment the first night of being there. Office staff are complete idiots. This place is def ghetto. It may not look like it but after you stay there a while it's ghetto. I was scared to even leave my apartment. The gates are pointless in this complex.
