    Their paint contractor often uses latex paint in the sinks, bathtubs, cabinets etc that peels & looks horrible

    The quality of living at LSJ isn't worth the pricing neither risk of your life I promise as a honest consistent resident of this apartment property for a few years, I've seen it all. Our community has experienced several harmful events wrongful treatment as tenants employees. We've experienced the violent deaths of loved ones due to inadequate security, poor maintenance quality, unreported theft burglaries, trespassing by staff, shootings within a gated community, unlawful littering trash clutter, also mistreatment by management staff security personnel. Many amenities have been persistently disabled without tenant use nor purpose for the duration of my residency. As the cost of living increased each year, it is imminent for your rental agreement to also increase significantly although living quality remains the same or decreases. I witnessed numerous families unfortunately become forcefully evicted regardless of circumstance, their belongings stolen without regard. I hope this review helps all of whom are seriously considering this property as a peaceful residence, as the online viewing is absolutely opposite deceitful In the end.

    Delightful, no? This is after trying to wipe clean with disinfectant. That black stuff in the corner was all along the wall.

    Can I ask you a question? How much inconvenience would you like for your apartment complex to cause you? If you picked "an absurd and unacceptable amount". HAVE...I...GOT A PLACE....FOR YOU. Absolutely everything that at could go wrong with a move did, through no fault of our own. Lake St. James Apartments took our money then proceeded to cancel our moving date twice, because of their inability to be prepared or professional. We had to cancel our movers and beg our old leasing office to accommodate us while Lake St. James figured out when to hold up their end of our move in. When we actually move in, WHAT DO YOU KNOW, our rent fluctuates every month. We've been over the ledgers/invoices and have found calcualtion mistakes more than once. Keeping us on our toes, eh LSJ? You rascals! Latest and most infuriating is the maintenance, which is ineffectual and unprofessional. Don't be fooled by "new management" claims. We've been here months, dealing with a revolving cast and shoddy service from maintenace. Comically shoddy..... "I'll be right back" but never come back kind of shoddy We have had an AC unit leak for weeks. How bad is it? WE'RE MOLDIN' BABY! As an asthmatic veteran, I'm ecstatic. I've shown the leasing office pictures of mold and water damage twice, I've called, come to the office, been told to email....everything but having someone actually fix the problem. No official complaint forms, BTW...you write it out on a sheet of lined paper, they sign it, no stamp or letterhead. Because....why would a professional office need it, amirite?! But hey, they tried...I got to give a star for that, at least. I actually should have known after the first month, when our ceiling started sprinkling whimsical bits of plaster in BOTH bathrooms, and NO ONE fixed the VERY OBVIOUS HOLES that I spoke to the leasing office about 3 separate times.....There was my sign. But no....ooooooohhhh no. I have to be optimistic, and patient. So, months later, here we are, holes still in both of my bathroom ceilings, and black mold dancing a toxic mamba along my bedroom wall...and I STILL have to pay this suspiciously fluctuating rent. Save your time, money, and lung capacity. Rent elsewhere.

    The bathtub was dirty when moved in and not sure of the material very difficult to clean was very dirty when mived in

    I moved into Lake St James at the end of August though I applied in July. I made many requests to see the apartment and was told to wait. Upon the day of move in a month and change later on the move in date, I asked to see the apartment I was told to wait. I waited 6 hours with my clothes packed and ready to move in. I was escorted to the apartment, and lo and behold the carpet was nasty and wet and dirty, the walls were dirty and it smelled of bleach. The maintenance guy asked who authorized me to move in because it was unfit for habitation. Upon returning to the office, I was asked if I would like my monies returned. I informed them that I was not leaving as they held my monies for a whole moth, and then attempted to move me in an unhabitable apartment. 3 Hours later (9) in all, a Manager who happened to be visiting the property offered to "assist". She placed time in an apartment and told me that on Monday someone would come and clean it because it was about 10:00pm at that time. She agreed to discount my rent by $200.00. I thought that was it. I then moved into this other apartment, when Monday arrived no cleaners came In fact its been 6 months and the sawdust is till in the cabinets. Over the weekend, while is the new apartment, the water heater busted , it seeped through the walls and a couple days later maintenance showed up . after "fixing" the water heater black stuff started coming through the walls. Maintenance returned again and sprayed the wall and left. The following week the internet went out and I went through the most awful experience I have ever encountered. The support people could not find my details because my apartment details were not set up. Two weeks later the internet came back up and went out again for another week. I was unable to conduct my work from home and met other residents who were complaining that they had work from home to do. I was told to go to the mall or someplace that had internet, "though I have no car". The power outlets clearly has not been serviced I could only use two that actually charged something. The roaches come through the vents at night and even beat you to the front door. Recently our pipes broke due to the weather. For 5 days I was without water and kept in touch with the office every day. On the fifth day I spotted the cleaner leaving the parking lot and asked if they were coming to vacuum up the water. The guy said I was not on the list, even though the pipes broke in my building how could I not be on the list? Work orders which cI have put in for instance with the dishwasher, no one has come to service it. The ceiling in the kitchen appears to have water marks on the ceiling from the apartment above. The tub, not sure what material its made from, but Ive tried to clean it several times with cleaners and it is still dirty no matter how much you clean it. The turnover is astounding, I repeated my problem to 5 different people who could not even understand what was happening, by the time they did they were gone. I mentioned to the new Manager all that had taken place , in which she told me I was accommodated. Mind you this has continued on for the entire 6 months that I have lived in this apartment. This is not a gated community, the gate was broken when I got here it's been 6 months no gates no security, The back end of the parking lot has rocks that anyone can walk or drive through if needed. The water pipes broke and we were out of water for 5 days, this includes parents with children and pets in the apartment. I kept in touch with the office daily as I was under water, on the fifth day I spotted the cleaning service to vacuum up the water leaving, and asked him why was not my apartment done. He stated that I was not on the list, but the pipes in my building were broken how could I not be on the list? I also received rental assistance and was told that the deposit would be used for the last months rent. Now it is the last month and I have a late fee. How is that possible when the deposit ws paid in July that is being used for the rent for the last month. I would highly recommend you stay away from this place, the apartments are not well kept, Im unsure as to how the work orders get missed

I will start by saying I love living here because my apartment is brand new and the grounds are well kept. Before I first moved in I had to do a complete walk through of my apartment to see if there was anything that was left undone or fixing by it being new construction. There were a few things that needed to be corrected. The good thing is that as soon as I reached out to Manager Christinna Vega, she got everything corrected ASAP. By the way, just so you know she such a sweetheart. She cares about the residents living here and she does everything in her power to make you happy. I love that about her!..(-: Johnny, I can't say enough about him either. He is like an energizer bunny. (-: He's making sure that everything is in order in your apartment, also making sure you are happy with everything in your new home etc..If he has to correct something that was suppose to be done by the construction company, he is there before you can blink an eye to make it right!.. He's just that efficient!..Anything you need he makes sure that you're taken care of. Then there is Raven Carr. She instantly responded to my email after the construction guys installed my new washing machine and didn't turn on the water. She immediately called Johnny and they were like a tag team. She called him and he responded ASAP..This is why I say, if you're looking for a nice, pleasant, peaceful, brand new apartment, with a great management, and maintenance staff, this is the place that you definitely want to be. Thanks again Christinna, Johnny, and Raven for all that you do. I appreciate you guys so much..Oh, and by the way the valet trash is picked up Sunday through Thursday starts after 7:00pm. Also, management is extremely easy to get in touch with. I know in the beginning when I was trying to get my apartment the number was different but for the new residents like myself just moving in the number to reach Ms. Christinna, or Raven is 470-474-7654..Folks again you want be disappointed with living here..

Walking trash to the dumpster is not an issue since it is a fairly small neighborhood, but walking my trash to the dumpster and still being charged $30 for "valet trash" is definitely a problem. I was told "there is nothing I can do" my management at the leasing office and was provided an email to a corporate manager. The community also charges a fee for internet and the service is TRASH. For whatever reason, the modem was placed in the master bedroom closet and the signal doesn't reach out to the living room as it should. The tv buffers ALOT. We are not the only unit to complain which displays a clear issue with the service. Moving into a new complex, I figured we would be the test dummies but I also feel like management should make some alterations.

    The office staff literally makes the experience here 100 times worse. The manager's attitude sucks,…read moreand they are never on one accord. The complex is riddled with stray cats and they continuously tear through your trash (that valet is supposed to get but that's only when they feel like it of course) & leave a big mess to clean. The property is not secured nor is the mail room, and that's why packages get stolen. Always expect little to no response with any issue you are having. They even lied to a detective about a stolen package case, (which the detective confirmed) so understand they are not above lying. They also don't mind switching you to a different unit after one has been solidified if you haven't moved in yet. The maintenance issues is a whole other problem. The maintenance staff is nice, but a lot of things in the unit seem looked over and it's been a lot of unnecessary inconveniences. Aside from extremely clogged and dirty drains, the toilets randomly (nothing clogging) overflowed twice and the water soaked through to our bedroom. The first time I was told it wasn't an emergency as if the water wasn't literally flooding the bathroom; so I had to use my own towels, blankets, etc. which of course had to be thrown away. The window seals CONSTANTLY produce mold because there are so many openings and cracks that need to be filled, they just aren't. It's so many other things, I'm not sure if they're just cheap, don't care or what; but they seem to be more concerned with the landscaping to make it "look" good.

We have changed Management company several times and we have had several Managers... But when I tell you I just adore my current Assistant Manager !! She is awesome!! Any issues I may have I just bring them to her and she handles it ASAP. .... I have never post any reviews before bad/good.. But I thought I should change that moving forward... My only REAL issue is there's no washer and dryer hookup in my 2bdrm :( On that note this is a great quite peaceful place to live. ***07/04/17 UPDATE REVIEW*** I'm still here due to unable to move but this will definitely be my last year.. I'm so done.. as I stated we have new management which I feel is poorly ran.. trash everywhere all around the dumpsters and old supposed furniture by trash bin that looks so bad and very unprofessional. I am ashamed to say I live here. Every day I have to come home to me walking through the smell of weed to get to my apartment door now I don't have an issue with people smoking but why would you shit where you sleep. I brought this too the managers attention months ago but nothing was done about it. There's so much traffic (foot traffic) in front of my building in the last 6mos I know EXACTLY what they are doing... i truly made a huge mistake renewing my lease.. this new management is horrible it's called Phoenix residential management LLC... I would never tell anyway where to live or not to live but my goal is to give facts about my own personal experience.. been here now over 5years.
