I recently applied to Lakes at Pembroke Apartments and had a very disappointing experience. I was pressured to apply immediately with promises that my credit would not be an issue, that exceptions would be made with a higher deposit, and that application fees could be waived if I applied that same day. I paid $265.09 based on these assurances. After applying, I was denied without proper communication, despite being told that families with lower credit would be accommodated. When I followed up, the explanations I received were inconsistent with what was originally promised. After researching, I found multiple other applicants had very similar complaints about being misled into paying nonrefundable fees under false pretenses. I have now filed formal complaints with the Florida Attorney General's Office and the Better Business Bureau. I would strongly encourage future applicants to proceed cautiously and request all promises in writing. read more

Having lived here for almost 2 years there have definitely been ups and downs. Overall it's a nice place to live. The leasing process was quick and easy. Euridice walked me through step by step. After moving in, however, it was near impossible to call the office and get a person. The community is pretty quiet aside from the occasional party or event. I live in one of the older model apartments that hasn't been upgraded as of yet but it's still nice except for the power outlets. They all work but they don't securely hold whatever is plugged into them and plugs will just fall out whenever they feel like it. The amenities and pools are nice. Due to the fact that this is south Florida I haven't had many opportunities to use the fire pit but when I have it's been great. I've entertained guests there during winter and had wine and cheese and we had a great time. Property management has recently started having more events for the residents to come together so that's also a plus. This place isn't perfect by any means but i do see more communication and effort being put forth by the property management team. read more

My wife and me went to get information in this place and we informed them that our credit was not good,they told us that eben if that was the case we would have some otjer options.So we applied and paid 250$ for both and we were going to send our income verification to see what ,"other options we had".We were declined before we send our taxes.They said that it was based on our credit,.So I feel that they took our money and gave us false information.Be careful before you applied. read more

Pros: The pool area is great, there is plenty of parking, the maintenance crews are excellent, and the remodeled apartments look really nice! Cons: The air quality is terrible - upon moving out, even keeping the AC at the recommended temperatures, there was mold on the backs of my furniture and in the closet. When I moved in, I was told the dark discoloration on the ceiling was just dust - nope! The AC units are old and cost far more to run continuously than my current apartment. The hallway fire alarms go off for sometimes 8-10 hours, and when the office doesn't answer, you have to call the fire department to shut it off. The outlets don't all work, sometimes just one of the two plugs per outlet. The gate has been open for more than 6 months; they say it's temporary, but 6 months?! The workout room is renovated but empty because it's too hot and the office hasn't been willing to turn the temperature down. The dumpsters often malfunction and you drive past mountains of piling trash on your way home. They want you to pay a luxury price but living at Lakes of Pembroke is not a luxury. Check out the many other options in the area - after 2 years at Lakes of Pembroke, I did and don't regret moving! For this price, you can do so much better. read more

Let's start that most of the staff are incredibly friendly and polite. This is why they received a star. The apartments are thrown together with no thought process of being crisp. Paint all over the place. Floors, cabinets etc... The "gated community" has been open for 3 months and in speaking with past tenants it has always been an issue. Do not move here! To get a work order through and for the maintenance to come out takes days! The apartments are prone for accumulating BLACK MOLD. They will never own up to bad maintenance. Especially since the windows aren't sealed properly. It's like water is seeping inside the walls of the apartment. They obviously do not care if someone in your family gets sick from the mold. Side note: if you drive a Honda Accord, DO NOT move here. They will steal your tires! At least 3 cases of that in this complex. There's no business room where you can print out paperwork. This is a gated community but anyone can just walk in thru the side gates. The pool is nice though. read more

I have been living in these apartments for the past 6 years and it is time to move on. When i first moved in, the bath tub was clogged, all of the power outlets could not hold the plugs to anything i connected, even after 6 years they are still like that. Maintenance is a hit or miss, the ac in my unit breaks every year, i have dealt with ac's before and I KNOW they are not supposed to ran out of gas, when the ac breaks in the middle of the night, you need to wait until daylight to call maintenance and sometimes they show up and some other you need to wait until 9 am to go to the office, because it is company's policy not to work when there is no light (it is FL, so in the middle of the summer with a broken ac is considered an emergency and there is an invention called the flash light.) When you move in they ask you for your car's tag number but there is no security, my car was hit and run while parked and nobody takes responsibility, at the office they told me to file a claim with my insurance company, instead of accepting the responsibility for not having any security. The front gate is broken most of the time, people run it over and bent the gate. the apartment above mine, the balcony is missing chunks of concrete and i let the office know 4 years ago and nothing has been done, there is no hurricane shutters and the windows are not impact windows, so you have to get the rental insurance that covers everything, put your belongings in the bathroom and pray. And finally when they tell you your monthly rent, they do not specify that you need to pay extras such as security alarm and water. But besides all that at least the landscaping is well maintained, the place is clean and management has good events like food trucks coming every week. read more

If I can save one person from the experience I had at Lakes at Pembroke, then this review is worth my time writing it. We came to this community having moved from California, expecting a luxury apartment complex, especially since we leased one of their "platinum" (newly renovated) apartments. The inside of our unit was newly updated and visually pleasing, but that is the only thing going for this apartment complex. Despite the fact we were promised all brand new appliances, the washer and dryer were old. I guess they meant only some of appliances would be new. Tricky. While the walls of the apartment had great insulation, the windows were not updated, which were so thin, I could hear anyone talking loudly outside. This also included the many neighbors who employed the pool all hours of the night, even weeknights. Really. My advice is to avoid a pool adjacent apartment, that is, unless you enjoy falling asleep to people celebrating all night and to Reggaton music. Then by all means. Dawn to dusk rules were not enforced. Even worse, many of the neighbors had no care for anyone other than themselves, littering throughout the parking lot and common areas, which was disgusting and disheartening considering how much we paid to live there. Fire lanes? Apparently people who live in this complex consider them parking spots. Management would send out e-mails threatening to tow those offenders, yet night after night the fire lanes were blocked. Definitely a safety hazard. Don't be fooled by the business' pictures, this community lures you in and traps you in a lease that you'll only want to escape. Management even laughingly sent out resident surveys that never brought about changes, including the slow entrance gate that would constantly break down. Commonly the guest gate didn't call the resident's number to buzz it open, so I would have to walk out to the gate to allow my friends to come visit me. Pathetic. Office staff is uninformed and unhelpful when you bring up issues. Once your lease is up, you can go month to month. Great, right? What they don't tell you upfront is that the monthly rent will be increased by $300 to rent month to month. You only keep your lower rent by signing another year-long lease. We left this place, but as of today, (over a month later) we've yet to receive our security deposit. They sent us a certified letter 2 weeks ago explaining why they are taking over half our deposit (random resident and billing fees?) yet no sight of the check yet. We've called the office and left messages, but they don't bother calling us back. At this point, we're so defeated we think we might not see any of our deposit at all. Save your money and look elsewhere!!!!!!Management has and obviously will always be rude and lack the necessary training to properly execute their jobs. They do not communicate well within their own office yet alone with the residence. When I originally took the tour of the luxury apartments I was shown one updated unit and given an older model. When I tried to get in contact with the manager Kristina it was like trying to look for oxygen, you know it's there but you cannot see it. Either that lady is busier than the president or she is extremely good at dodging issues, complaints and concerns of the residents. I was under the impression that the reason for having a gated community was to feel safe and to keep non-residents out unless approved by a resident or someone from the management team. The gate leading into the complex is always broken and when it's not the gate to exit the complex it left open which completely defeats the purpose. The dumpster is usually full causing rats to roam the property. The people that live here are rude and nasty. Good luck thinking you can go above the leasing office and contact ZSR LOL all they do is reroute you to Kristina who again is obviously a ghost so your forced to deal the other manager Rina who does a good job at being present in the office as well at belittling residents that have genuine concerns and complaints. read more

I've lived here for almost 3 years and my lease can't be over soon enough. My husbands car was broken into and the air bag stolen. People constantly tailed you into the gate doesn't even work, but the co signer on my lease had to pay 60 dollars for a key fob. You can can only leave your garbage to be picked up at certain times but you have to pay for valet trash. Take it off my rent and I'll walk to to the overflowing dumpster myself. I'm not going to let full bags of trash sit in my apartment waiting to be put out. The plugs and outlets don't all work, or aren't secure and items will fall out. They remodeled an apartment in my building and with no notice given would do construction at al hours. It was so loud and powerful things fell off my shelves. My car got towed because they changed a spot from a regular spot to handicapped in one day and didn't inform us. I had to pay 160 dollars. The worst place I've ever lived. read more

DO NOT complete the application request. They use it to steal your money. I paid twice $130 for me and my spouse for the credit investigation so 260$. I received the email to advise me that we were accepted with the deposit of one month's rent. The site app allowed us to take the next step to buy our home insurance and I even got the email to register our cats. The lady at the counter Luz comes to see us in the waiting room and tells us that we are not approved because my pay is in Canadian Dollars. I show her my authorization by email and she replies that it doesn't work, we need an Endorser who is paid in the USA. She says our credit application is not lost and valid for 3 months. I go back to my hotel to check my contacts for an Endorser, then I try to connect to my account with my quote created on their site. My member has been deleted and my quote invalid. So we were approved, but by discrimination they seem to have rejected us. White Canadian couple 36 and 29 years old, Entrepreneurs. They just didn't seem to want to have Canadians whose salary isn't American. By closing my account on the Site, I therefore lose my 3 month credit check and therefore cannot add an endorser to my file. During the Tour Luz didn't seem interested in showing us around. She gave us a quick tour, didn't speak in the apartment and told us there was a pool further away without showing us. I had to ask if I could go see for myself. We were literally robbed of more than $300 for a credit investigation that affects my side... we are approved and the place then decides to refuse us as they please after the request. The Lakes of Pembroke has a review page on their site...keep in mind that they will not post any negative reviews there, only positive ones. I have lived at Lakes of Pembroke for almost a year now. They have a serious parking situation going on. If you arrive after 7 pm, chances are you are going to have a long walk. Also, decided on this place because it was a gated community. The security gates have not been operational for the past 3-4 months. When you ask about it, they explain it is not their problem but rather with AT&T who has yet to repair the lines to the gate. Whatever the case, they don't seem to eager to fix. A couple other concerns, be ready to wake to the sounds of dogs barking on the balconies early in the morning. If you get a first floor apartment, you will hear the sliding door above you EVERY time the door opens and closes. Management knows these concerns but never wants to address. Find another place...way overpriced for what you get. read more

She was so nice & helpful, it's my first time living on my own and it was definitely a great experience! I lived at Lakes of Pembroke for one year!! I moved out a little over a year ago and was debating if I should do a review or not. From day one it's been bad! The apartment was infested by palmetto bugs coming from a hole from the cabinet in the guest bathroom! Complaining about that they did nothing. Had to tape under the cabinet so the bugs would stop entering. During my year of residency my rent was never descent! Imagine renting an apartment for $1825 at the time but my rent would reach $1998. The rent was unpredictable each month. Right about the ending of the one year my apartment was infested by mold! Overall damages were about $2000-3000. They never once once offered to put me and my family in another apartment until the mold was being treated. I asked but was turned down. My family and I felt very disrespected. Never missed a month rent always paid on time! Felt very disgusting. After going back and forth with the renting office and corporate they decided to offer me $400 for our clothes, shoes, mattress, lost so many things due to the mold! But they did offer $400. This was very insulting to me and my family. I would never recommend this complex to anyone! They don't care about their tenants. The treatment we got when we were signing the lease was totally different once we moved in! Do not go there people! It's really not a good place to live. read more

Where do I start? When we first moved here the condominium seemed really nice and family oriented, with well kept grounds. After a few months things started deteriorating pretty badly! They cut the grass once every God knows when, so don't be scared if you see a huge disgusting grass all over the condo. Also, I don't believe they do the background check that they supposedly say they do, because you are going to see all kinds of people in there, including drug dealers who break the gates on purpose to leave it open. That's another good point, the gate is ALWAYS broken, so don't be fooled by the "gated community" advertisement. The walls are paper thin so you can hear everything your neighbors do. People are rude, leave their dogs poop in the middle of the hallways and the trash area is full of rats and roaches. Additionally, the leasing office NEVER answers the phone or the emails, so good luck with that. The only thing good about this community is the maintenance people, which are very nice and resolves the issues inside the apartment in a timely manner. Now last but not least, be aware that they will take MANY DAYS to return your security deposit. I have moved out more than a month and a half ago and I still haven't received my deposit, even after sending MANY emails and trying to contact them by phone. I will have to get a lawyer involved in order to received my deposit back. Overall, such a huge disappointment, do yourself a favor and go live elsewhere. read more
