I live in a condo through lakes property management and it has been a nightmare for 3 years. The HOA doesn't care about anything and will NOT do their job at all. I hope you are seeing this, Stacey Akerley. Apparently to her, you can get threatened and harassed by your neighbors and it's just fine, no action will be taken. I would not recommend doing business with this place. The manager is very unprofessional. The assistant manager says she can't do anything that only the manager can. I dont think anyone at this business knows what they are doing. They do not return emails or calls. read more

The company is seriously lacking the minimum service levels one would expect from a management company. This company is apathetic and understaffed. In the past year alone we have seen issues with HOA invoices, emails ignored or not answered in a timely manner, lack of professionalism, bluners with winter watch, not enough in-house trades to remedy upkeep problems in a timely manner. Lakes has an oppositional relationship with HOA owners as well. The HOA is seasonal - owners come up on a weekend to relax and not be harrassed, and expect the grounds and builidngs to be kept up and working effectively. Regardless of where to place this blame (on Lakes, the association leadership directing Lakes, or both) it serves to alienate owners and undermines the owners' confidence in the management company. Annual fees associated with Lakes as a management company are high and not commensurate with the service supplied. read more

I would not recommend using or working for Lakes Property Management. The owner is unprofessional and only cares about the bottom line of making a penny. Employees are not respected and do not make appropriate wages. Unfortunately, they believe it is appropriate to fire an employee via text message while they were on vacation. Lakes Property has managed the condos for our Lake Geneva condo association for over ten years. I have observed Lakes Property, under Ryan Southwick's leadership, steadily improve with time and experience. Ryan cares about the people he serves. He has been there for my unit through a few serious water-flooding issues. If something needs to be done and if it is clearly the responsibility of the association, Lakes Property has an assembled team of competent maintenance workers take care of it. If staff is not up to the proper level of attention to great detail involved in managing many condos associations and apartment buildings, I see Ryan Southwick eventually become aware of it and they are replaced if not keeping up with their responsibilities. I also see that Ryan tries to keep association costs in mind in helping the Board plan yearly work projects and budgets. My suggestions for improvement are that Lakes Property workmen identify themselves as being sent by Lakes Property when they are doing unscheduled maintenance work in the buildings. Also, office staff continue to not send important notices by email, even after being contacted and given the corrected the email address. Staff needs to communicate and call the client back and not assume the next person will, etc. Overall, I am pleased with Lakes Property representing our condo association and the improvement I have seen over the years. read more

The incompetence of this management company is insurmountable. They managed a condo that I owned & rented out. Lake Property Managment dropped the ball upon move-out; bills weren't paid, unit never cleaned or inspected as I was told. They actually lied to me & then back-tracked blaming each other. They admit their fault, apologize & blame oversights, however they never resolve the issues. Due to these "oversights" we ended up having to pay previous tenants utilities they neglected to collect as well as additional cleaning fees they alleged were done but weren't. They don't return phone calls & play the blame game. They then say the owner is made aware of the situation. They stated he would handle it from here; voicemails & messages left to him with no return. I'm not sure if employees are new, untrained, lazy or just that clueless. read more

They are the most frustrating people to deal with. Their service and attitude are so apathetic and unprofessional.
