I chose All waterfront Realty because when we bought the property that was the real estate agency that handled the sale and I felt they would be familiar with the property. After we got a buyer, they referred me to an attorney to handle the sale. Between All Waterfront , the attorney they referred me to and the buyers Chicago attorney, they changed the terms of the contract without ever asking for my approval. I also want to mention I didn't care for the attorney that they referred me to either. After that, they gave me a list of people and companies to call for testing at the house. I also called people and companies that I looked up. I came to realize that I could get some of the testing done cheaper with companies that I looked up. I chose one or two companies of my choice and I paid them directly. It was an eye-opener for me because at that point I realized the kickbacks were going on between the real estate and everybody they referred me to. They also had someone of their choice come out to do a Radon Inspection in the basement. When it came down to emptying the garage and the house with everything that didn't sell at the estate sale All Front Realty wanted me to sign a document that I would use their workers, who would keep certain items in the garage for themselves. My husband was a Tradesman and he had tools and supplies for almost every trade. They wanted to charge me $200.00 an hour for this job and they wouldn't give me a time frame as to how many hours it would take to remove everything. When Jeff came back to pick up the contract, I was on my driveway and several of my neighbors were on theirs. When I told Jeff and his wife Robin that I wasn't going to sign the contract because it was too vague and I got somebody else. Both of them started screaming and yelling at me. After they left, my neighbors approached me and told me they were appalled at how they were speaking to me and that it was none of their business who I hired. When Jeff came back to my house for a Final Inspection, he called the the guy I hired on the side and asked him how much I was paying him, he also asked him for his business card and wanted to hire him. My advice would be if you're selling your house try to do as much as you can on your own with friends and family. Sad to say, but the majority of companies and people that are out there try to take advantage of you if they can.

Bad experience with an agent in this office. Linda Swan is a long time realtor and I'm sure a top…read moreperformer in their office, however our dealings with her were unprofessional and neglectful. She was condescending and rude to our realtor throughout our entire process. We realize he was new to the profession and we were his first clients but she made sure he felt his "newness" every step of the way. Very unkind. Our home inspector found 2 gas leaks in the furnace using a gas meter. She did send an HVAC person out to look, at the homeowners expense, as it should be. I'm not sure why she used a company an hour away from Kenosha, in St. Francis, Wi? Kenosha doesn't have any qualified HVAC companies? We were informed that person did a soap and water test and found no leaks. More rude communication from Linda. We were 100% certain the leaks were there as we shadowed the home inspector when he was doing the inspection. The inspector called our agent and us shortly before closing, he was unaware that closing was so close, and when we informed him it was he offered to meet us at the property to identify gas leaks again as he was concerned having people living in a house with leaks. He had offered to go back and identify the gas leaks to Linda Swan prior to contacting us however he was told he would not be allowed back in the house. So we closed, met home inspector at the property, he identified the gas leaks again, we called the gas company, they identified the gas leaks, we called a local HVAC company, they identified the leaks and fixed them, at our expense this time. The expense isn't the issue, and it wasn't great, what is the issue and what I had the greatest concern over was her unprofessionalism and recklessness. Why wouldn't she allow the home inspector to return, show her the leaks with his gas meter? Wouldn't that have been the prudent thing to do, giving she is aware that a family is going to be living in this house. Her choice of HVAC company she used was in question, doesn't she want to know if this company is qualified or using outdated diagnostics? I felt strongly about the issues we encountered with her that I placed a call to her office manage/broker, Marc Frisco. I was told he was out of the office the week I called and left him a message to return my call. I have not received a return call. Wouldn't recommend Linda Swan as an agent, yes, she did do everything to the letter of the law, however her ethics are concerning and prevent me from recommending her. What she is unaware of is that a 4 yr. old child will be living in that house and that is the point, most people in her shoes would happily ere on the side of caution to not have something that could be prevented happen and then have to live with a terrible mistake. That does not appear to bother Linda Swan.

Pebbleshire Apartments in Vernon Hills is a great place to live…read more It's 1am and I'm tired so this review isn't going to be the best as far as grammar goes, but it is long overdue and the only reason it has taken me so long to leave the review is b/c I've been so busy with work & school. I lived here at the 930 complex from April '14 to April '15 and I'll give it a 5/5 star for many reasons, I'll list some here below but I won't lie if I say this is all that's good about the place or "bad": -Lisa is an amazing property manager. She is very open to working with you and makes sure all of the details within the contract are spelled out very easily and in great detail. -If there is ever anything that needs fixing, as a tenant it's obvious you need to bring this up and Lisa is one of the quickest responders I've seen in a landlord. -Any issues with maintenance are taken care of very quickly, obviously within a reasonable time constraint, but if there is an emergency the best man on the ground, Mario, is always happy to come help! - Miss this guy a lot, he is hands down nicest maintenance guy I have met. To me he isn't a regular maintenance guy by any means. He takes pride in Pebbleshire's complex and goes out of his way to make sure your living is up to par. -The price is reasonable for the area as well. Make sure you know how to budget though, it is an apartment and you don't want to be late! If you are late though, Lisa will do her best to work with you, however if you get a notice of possible eviction, well then it's most likely because you failed to meet your end of the bargain. As I mentioned before, she lays out the details of the contract in as black & white, crystal clear as possible, but she is a great person and very understanding property manager. - I really liked that it was very close to the metra for trips to the city -A trail to go running is right across the street that leads to a park, a basketball court and a playground for kids -There is a lot of parking available and your guests can park for free in the "guest" designated area which is awesome. -Appliances are fairly new and I had a new carpeted bedroom which was awesome. -It is near the mall, target, taco bell, burger king, fresh garden market, hwy 83, korean bbq, Walmart, a ton of other shopping areas, but it is nicely tucked into a neighborhood so you don't feel like you are living out on any busy roads. If you have questions and want to ask a recent tenet please feel free, but you might as well go and visit Lisa and have Mario show you around otherwise you will never understand what I mean when I say they are truly the nicest people.... in all honesty, I don't understand why there are some snobby landlords out there, especially those related to apartment associations, they don't treat tenants as people who are trying to find a place to call home, but pebbleshire, you make it your home and they let you. -Cheers!!!!!!!
