Everything was fresh, clean, and Pinterest-worthy. And that pool? Perfect for beating the summer heat. But as with every relationship, the cracks started showing. The upstairs neighbors? Full-time weed enthusiasts. Their balcony was like a 24/7 cloud machine. And the soundproofing? Practically non-existent. If they dropped a spoon, we knew about it. If they had a dance party, we felt like we were in the club with them. Within our first few weeks, we had a giant package delivered--and it got stolen from *inside* the building. Yes, INSIDE. I thought indoor deliveries were supposed to be safer, but nah, apparently, it's fair game. The pool? Great... unless there were more than four people in it. Suddenly, it felt like sardines in a can. And at night? It turned into the hottest (and least exclusive) nightclub in town. Random people snuck in all the time. Cue police sirens and new security guards patrolling all night like it was a Fast & Furious movie. Also, Building Two has *limited* parking thanks to the dog park behind it. Finding a spot felt like playing parking roulette most nights. It's Independence, MO, so some of this is expected. But after a year, the reality hit different than our first dreamy few weeks. If you move here, bring earplugs, a safe, and a good sense of humor. You'll probably need all three.

Also, everyone is super friendly and even the leasing agents are a lot of help when you aren't home. I couldn't ask for a better location and place to live comfortably! It's a little pricy but anything is better than nothing at this point! Did I mention the free coffee you can get? I love that there's a pool table in the clubhouse to keep you and your guests entertained. Oh and the gym even has yoga, cycling and more classes and instructors straight from a TV! A heated salt water pool that's opened all year round and the lounge space around the pool. It's a very nice and cozy area for the location! Definitely would love to re-lease in the future!

We got over charged $900+ in late fees and other unknown fees that kept stacking up without any rhyme or reason behind any fee, this was our first experience having talked to several "on site" staff members to straighten it out... it took 2 months before finally getting everything in order and our money returned. The actual living quarters is very nice and I don't have any complaints with lay out or quality. On a side note our garage door is damaged causing cold air to flow through. Upon move in this was mentioned and asked to be replaced before winter. We moved in late June and the issue was addressed once by the staff saying "a guy was on his way to check it out" we have never heard anything else of the issue and it is now pushing December. We recently had a conversation with the neighbors and they have been here almost a year and are counting the days to move out. They are also extremely unhappy with their experiences with the staff. Also, they told me the lady who lived in the house before me is being charged because the staff says they replaced the carpet in my unit.. the carpet has not been replaced in my unit and they are still battling to charge her for carpet that has never been replaced.

I lived at Autumn Place Apartments from 2023-2026, and my experience was the worst I've ever had renting. During those three years, the property manager and office staff changed multiple times, communication was almost nonexistent, maintenance issues went unresolved, and management repeatedly failed to address serious concerns. The current property manager, Joy, was the most difficult part of my experience. The leasing office is only open limited hours, yet the office door was frequently locked even when her vehicle was parked outside. Phone calls, emails, and text messages often went unanswered for days or weeks. When I was finally able to speak with her, I was repeatedly told things that never actually happened. My advice is simple: document every single interaction in writing. Maintenance was another ongoing issue. While one maintenance employee was helpful with minor repairs, my overall experience was disappointing. The lease states that lockout fees are charged to your tenant account, yet residents were instead told to send payment directly to a maintenance employee's personal Cash App before they would unlock the door. That was not consistent with what my lease described. The biggest issue during my tenancy involved the maintenance employee who lived in the apartment above mine. Beginning in early 2026, there was constant running, stomping, jumping, and loud banging at all hours of the day and night. I documented the disturbances with over 80 audio recordings and repeatedly reported them to management. On February 13, 2026, I was told the employee would be moved within 4-8 weeks. That never happened. After months of waiting and continuing to deal with the noise, I realized nothing was going to change and made the decision to move. The noise became so severe that my daughter refused to stay with me because she couldn't sleep and no longer felt comfortable living there. Before the noisy upstairs tenant, another resident repeatedly pounded on my door in the middle of the night, falsely accused me of bizarre things, and even called the police multiple times with claims that were proven to be completely unfounded. Management was made aware of these incidents, yet the situation continued for far too long. Maintenance repairs were also slow. For example, when my heat failed during freezing weather and the unit iced over, I reported it immediately. Although someone returned my call, it still took several hours before anyone arrived, despite maintenance staff living on the property. The property also has a significant brown recluse spider problem. While I understand that spiders can exist anywhere and may not be entirely preventable, it is something prospective tenants should be aware of. When it came time to move out, I gave plenty of notice. Despite moving because of unresolved issues that had been documented for months, I was initially charged for the entire month of July even though I would only be living there for the first 10 days. After asking for clarification, I was ignored for approximately two weeks before finally receiving a response. Even then, the communication was inconsistent. My final interaction with management confirmed that I had made the right decision to leave. I went to the office to pay my remaining balance and attempted to have a professional conversation about my experience as a tenant. Instead, I was asked to leave. The entire interaction was recorded. During that visit, there were prospective tenants in the office. Before they left, another current resident spoke up on his own and told them to save their money and not rent there because maintenance requests went unresolved and communication was poor. If you decide to rent here anyway, document everything, keep every email and text message, and get every promise in writing.
