Full-time weed enthusiasts. Their balcony was like a 24/7 cloud machine. And the soundproofing? Practically non-existent. If they dropped a spoon, we knew about it. If they had a dance party, we felt like we were in the club with them. Within our first few weeks, we had a giant package delivered--and it got stolen from *inside* the building. Yes, INSIDE. I thought indoor deliveries were supposed to be safer, but nah, apparently, it's fair game. The pool? Great... unless there were more than four people in it. Suddenly, it felt like sardines in a can. And at night? It turned into the hottest (and least exclusive) nightclub in town. Random people snuck in all the time. Cue police sirens and new security guards patrolling all night like it was a Fast & Furious movie. Also, Building Two has *limited* parking thanks to the dog park behind it. Finding a spot felt like playing parking roulette most nights. It's Independence, MO, so some of this is expected. But after a year, the reality hit different than our first dreamy few weeks. If you move here, bring earplugs, a safe, and a good sense of humor. You'll probably need all three.

Also, everyone is super friendly and even the leasing agents are a lot of help when you aren't home. I couldn't ask for a better location and place to live comfortably! It's a little pricy but anything is better than nothing at this point! Did I mention the free coffee you can get? I love that there's a pool table in the clubhouse to keep you and your guests entertained. Oh and the gym even has yoga, cycling and more classes and instructors straight from a TV! A heated salt water pool that's opened all year round and the lounge space around the pool. It's a very nice and cozy area for the location! Definitely would love to re-lease in the future!

We got over charged $900+ in late fees and other unknown fees that kept stacking up without any rhyme or reason behind any fee, this was our first experience having talked to several "on site" staff members to straighten it out... it took 2 months before finally getting everything in order and our money returned. The actual living quarters is very nice and I don't have any complaints with lay out or quality. On a side note our garage door is damaged causing cold air to flow through. Upon move in this was mentioned and asked to be replaced before winter. We moved in late June and the issue was addressed once by the staff saying "a guy was on his way to check it out" we have never heard anything else of the issue and it is now pushing December. We recently had a conversation with the neighbors and they have been here almost a year and are counting the days to move out. They are also extremely unhappy with their experiences with the staff. Also, they told me the lady who lived in the house before me is being charged because the staff says they replaced the carpet in my unit.. the carpet has not been replaced in my unit and they are still battling to charge her for carpet that has never been replaced.

When I moved in, my front door frame was already broken and took a month to fix. My bathrooms flooded twice with no mitigation or repair done aside from stopping the water source. My bathtub has had someone else's shower back up into it for months, every maintenance request has been ignored until I let management know I was documenting it all. My foundation is cracked causing the floor to lift and hard bumps all over. The laundry room ceiling collapsed and laundry room flooded, it took weeks for it be even be addressed and then they only half fixed it and didn't do anything else until I threatened to sue and called code enforcement, leaving mold that was never actually fixed - just painted over. The walls and carpet are still covered in mold, and it has made my kids sick. The walls and floor are covered in a thick black layer of grime, management has been painting over it with black paint to try and hide it. They had a plumbing leak in the hallway once and never cleaned the feces up. Storage units in halls are also covered in mold and will cause mold to grow on your personal items. Outside, the complex is littered with broken glass and trash. People smoke and do drugs in the hallways constantly, there are obvious drug deals happening, and people are frequently walking around tweaking. Kids run wild all hours of the day and night, shooting BB guns inside and tearing through the property with no supervision. Music blaring, yelling, and door slamming all hours of the night. It feels more like living in a trap house than an apartment complex. Management is the worst part. They ignore maintenance requests for weeks, only cover up problems instead of repairing them, when I asked to be let out of the lease the manager tried to trick me to signing a release of liability (so I couldn't come after them and even tried to lie about my last month's rent being paid and they had no record of any type of deposit when my lease and account ledger clearly showed it was. The only time anything gets "fixed" is when you threaten legal action. Good luck even getting ahold of anyone as the office is never open and the emails and numbers they have listed online are fake/out of service. I let management know the dryer sitting in a puddle of water plugged in was a fire hazard and she left it. They will try to clause they're way out of responsibility in the lease but that's not how the law works and they can't work their way out of the responsibility to provide safe and habitable housing which they fail to do, don't let them bully you. Kelly, kicked my 16 year old, my 12 year old and my 4 year old out of the pool because they are not yet on the lease! I went into the office to fix this and she CONTINUED TO YELL, CUSS and make up non-existant rules FOR NOT PAYING MY RENT ON THE FIRST, Refused to let me put them on the lease THEN KICKED ME OUT OF THE OFFICE AND TOLD ME SHE WOULD CALL THE POLICE! I MOVED IN ON THE 21ST, in my LEASE it states "rent is due on the 1st of each month, if you don't pay rent before the 5th day of the month, a flat rate of $100 will be charged." SO there is a 5 day "grace period" for when rent is due. I GET PAID EVERY 2 WEEKS AND I COULD NOT POSSIBLY PAY ANOTHER $2000 BEFORE THAT 2 WEEK PERIOD. (WHICH BTW, HAS NOW ALREADY BEEN PAID). She deserves to be fired!!!!
