Even our property manager who handles wind mitigation reports etc and provides all crucial data to insurance companies for our 1100 unit condominium complex agreed that communicating with James was not only difficult but also " unpleasant". His tone was condescending when he returned my call and said," I have just run up some VERY rough estimates of $--- dollars for a policy, is this within your budget... if not let me know now " ( so he doesn't waste his time with me). And I had called his office ( he is the only agent there) TWO times in the last two weeks leaving a message in their auto answering mail box. Zero call back. So I tried a third time last Friday and got him. I DID have success with the Farmer's Insurance agent in Lakewood Ranch Larry Hanson, and had a highly informative gracious EXCELLENT conference with Greg, co-owner of this agency. They unfortunately do not cover property on coastline so they could not work with us. Greg DID educate me wonderfully on the value/importance of getting a 4 point inspection first to avoid a " point of claim" coverage which can blow up in our consumer face when we submit claims later. Also Florida law allows the insurance company the leeway to drop a policy after signing/ accepting when they do an inspection later. Thank you Greg from Lakewood Ranch Farmer's Insurance.
