I own properties in Boca Raton, Florida and Kaneohe, Hawaii and over the last decade I've experienced a wide spectrum of property managers. It took me several years to learn what makes a great property manager, and it took my entrusting the care of my Boca property to Florida Property Management Services LLC to experience first-hand truly outstanding property management service (In Hawaii, Belinda Barnes of Hawaii Homes for Sale LLC is also outstanding). Simply put: I never worry about my house in Boca Raton because Florida Property Management Services is always multiple steps ahead of any contingency that could affect the property. For example, when Hurricane Ida was tentatively forecasted to impact South Florida, Gaston and Rebeca personally went to my property the week beforehand to inspect that the hurricane shutters were in place and ready for the storm. They noticed that one of the new shutters didn't fit like it should and personally oversaw it's repair before the storm in order to protect my property. In another example, prior to putting my house on the rental market, Gaston conducted a thorough property valuation and rental assessment from which he discerned the best price-point to attract prospective tenants and get the house rented as soon as possible; Gaston didn't just pick a number to appease me or leave me in a situation where my house was over or underappreciated, he did the analysis and presented me a studied price-point backed by data that got my property rented quickly. These are just a couple examples of this company that set them apart from other management services. In total, though, every interaction I've had with Florida Property Management Services has been outstanding. From executing meticulous inspections to managing upkeep services and maintenance repairs that sustain the value and rentability of my property to finding trustworthy tenants and developing a long-standing professional rapport with them, Florida Property Management Services LLC does it all, and, importantly, does it all very well. The room was set up taking into account some of our less mobile residents. Easy in and easy out with room for walkers. Because of them, I could focus my attention on the event itself. Afterwards, Charlie took it upon himself to start washing the utensils and trays. Michael and Danny helped get the community auditorium back into shape. It could not have gone better and that is a true reflection of the care and dedication of these men. I sit on many committees and am the Captain of our Citizen Observer team. We work closely with the police. Our parking signs for our patrol car were old and faded. Michael got us new shiny ones and installed them. When the lockbox where we keep the patrol car key started to fail, not only did Michael get and install a new one, but he took into account the struggle we had with the old one, wrestling to get the key fob in and close it. We now have one that is easy to open and the key fits in with room to spare. These fine men are shining examples of the level of excellence that your company provides. They should be recognized for their great work.

The individual property managers are clueless about how to generate a specification for a quote. They typically will steer the HOA board to their 'contractors' instead of providing a list of qualified contractors to quote. In some cases, they even refuse to quote multiple contractors and, in one case, award business to one company without even signing a contract. How does an HOA board allow this baffles me. I also found incidents of double billing for work performed by their irrigation company, which is supposed to be completed under the HOA contract. Run, don't walk to the nearest exit when dealing with Hawk-Eye Management.

I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

My main contact was Jenny, who initially seemed very helpful. After a few conversations, she sent me a video and application forms, but from a personal Gmail account, not an official company email, which was immediately concerning. To confirm her identity, I called the office several times and confirmed she was the person I was speaking with. I then submitted my completed application and personally delivered a $600 money order to the leasing office, which Jenny confirmed by email. Two days later, I was told by phone that my application was denied after screening was "reviewed by her manager, Rosa." No explanation was given. I was told it might be credit related after probing. When I requested a formal adverse action notice (which is typically required by law when a credit or background screening is used for a decision), I was told that they do not provide those. I followed up multiple times by phone and email including with Rosa, the office address listed on their website, and Jenny's personal Gmail thread, but have received no response. I've also been unable to reach either Jenny or Rosa by phone since. At this point, I seriously question whether my application was ever properly submitted or screened at all. The lack of transparency, communication, and refusal to provide documentation are major red flags. I also have not received any written confirmation of denial. I'm sharing this experience to warn others to be extremely cautious when dealing with this property or management company. Always insist on official communication channels, receipts, and legally required notices before handing over any money. If this review helps even one person avoid the same experience, it will have been worth it. To The Lakes at Deerfield, I truly hope you find representatives who operate with honesty and integrity. Whether this was a misunderstanding, a violation of consumer rights, or simply poor customer service, one thing is clear: you must do better.
