You get to live (if you're over 55) in the world Jimmy Buffett sung about for decades. I first was introduced to this concept after I completed a free Veterans cruise on the Margaritaville at Sea cruise line. The Daytona Beach community has sold out but they started another community in Hilton Head SC, yay! Latitude Margaritaville Hilton Head has a Stay & Play offering, you can stay on property to experience the community. I must point out, this stay will incur a small fee. With this fee, the home has a golf cart that we used to zoom around the property. You can also drive and explore Margaritaville as well as the surrounding area. We went to Charleston for Brunch, explored Hilton Head Beach and had some damn good food in Bluffton. This area is ground zero for all things fun. And they are building the area up like crazy! I brought my wife's sister and her husband to also experience this community. I didn't know how they would react, would it be too kitschy for them? I mean, they pipe in Jimmy Buffett music everywhere, some people might not like the Margaritaville lifestyle after a few days. The second we walked into the beautifully appointed home, we fell in love. The villa we stayed in had a scent pumped into the A/C unit, it was like staying in a high end hotel. They also gave us a Margaritatville Drink Mix and a Margarita machine?! That sealed the deal, now I'm never leaving. haha We made reservations to dine at the community Margaritaville restaurant. Afterwards, we had the golf cart parked out by the live band. I took it all in, these people, although a little older than us, had adapted to the Margaritaville community. I saw couples in shorts, wearing flip flops with a cold beer in hand and listening to a live band on a Friday night. If this is your idea of paradise, then welcome. I told the salesperson I am going to be the mayor of this spot: Cigar Club Classic Car Club Veterans of Foreign Wars Club Harley Club (It's coming) Whiskey Drinkers club Pickleball Champ Anything else you got? Great service from Roseanne from NJ and typical bar type food menu. Drinks are plentiful and made strong. Beautiful view of the pool and relaxing vibes. I had a Rueben and it was good with heavily batter dipped onion rings. My husband had the pulled pork with sweet potato fries and the fries were perfectly crispy and the sandwich was good. Being an Elite Yelper for 9 years one of the joys is your milestone reviews. Each Milestone getting bigger and more important over the years. Therefore it is only fitting that I give my 1,700th review to a business that I have spent many years with, as well as alot of my money. It all began during Covid and being locked up as everyone was in their houses. At the time I lived in South Florida where home prices were soaring and there was a lack of inventory. At that point I told my husband where do we go for our next chapter if we don't plan ahead. Wheel of Fortune was advertising homes in Margaritaville a 55 and over communities. Now of the three locations Hilton Head was of interest to us the most. So hubby checked out the place in September 2021 and fell in love with it. Especially the model we researched the Coconut. Next steps we signed up for a Stay and Play being I hate the cold I turned down going in January 2022 and instead came in June 2022. We met with our salesperson and was given a packet for Phase 7 and told we would be called in first quarter of 2023. This is where I stop my story to tell you the wait at that time was only long due to the backups and supply chain issues of Covid. If you went today they would assign you a lot and they would build to your preferences that you would choose with their designers. Hubby and I closed on our house April 4,2024. We love our model the Coconut which is a single family home, as well as all the finishes that we had chosen. At this review our Phase 7 neighbors are still moving in and Minto is building in Phase 8 already. Minto will be building at this location for many more years to come. Now for the good points what I love most: the grand entrance when you pull into the community off of 278 is breathtaking. I am thrilled to no longer mow my own lawn. I love my Preserve lot and look at the woods all day and night it adds to the serenity and peace. The amenities are wonderful. We have live music every Friday and Saturday night. The pool is like living at a resort. There is an on site bar and restaurant. The cons there really isn't any lol. Sure on Yelp you read about some negative Nellie but there will always be unhappy people even in paradise. read more

The people who live are exceptional! The builder & HOA have taken some of the joy of living here...like the ability to walk in my yard... I paid $40k+ for a lot, er swamp, I can't use. Minto & the HOA are unresponsive to issues within the community. I moved in last May 2024 when construction was still in progress. When construction was completed on the lot next to me, it was apparent there were drainage issues between our cottages. I tried to go through the HOA and got the run around, so I reached out to the CEO of Minto and emailed every person under him. Finally, some progress. Well, not really. T They improved the appearance, but the problem remains with the drainage system. My yard is a swamp and there are several areas within my phase that are totally a mess because of the jacked-up drainage system they implemented. I have attempted every avenue without complaining in public forums. I'm tired of the run around. It's now time to do what it takes to get the problem fixed. read more

We closed on our SFH a couple of months ago and we absolutely love it here! Just ignore the bad reviews; People complain about the strangest things & it's obvious they will never be happy, anywhere, ever. They have rules in this neighborhood for a reason. Just read/know the rules before you move & if it's not for you, then so be it. Just move somewhere else & take your complaints down the road with you. There are a lot of pluses here. Friendly people, lots of activities, pretty scenery, etc. The negatives are the shoddy building practices. Very cheap construction! Replaced umpteen driveways to date! Replacing all the dividers on the Villa's due to mold and water penetration. Bait and switch from the sales office stating you never have to do any landscaping or lawn maintenance again. That is the biggest joke ever. They could care less how your lawn looks. Weeds never get pulled, lawns are burnt out because of lack of irrigation. Requests never get fulfilled. Hard to get maintenance request done. I think they get paid a bonus not to do work! read more

Our best friends have lived there for a while and it is apparent that the amenities are not adequate for the amount of residents - specifically the pool, the gym and the pickleball courts. For some reason they built 10 pickleball courts and 5 tennis courts which makes no sense since seniors overwhelmingly play pickleball and no longer have the capabilities to run around a tennis court. The pickleball courts are always packed with wait times and the tennis courts are empty which is a poor use of resources. In addition, they are building a number of high density cottages which detracts from the value of single family homes. One of our friend's neighbor has had a hard time selling their home because the lack of setback requirements allows homeowners to build huge lanais that totally block the neighbor's view. read more

Side order of Shrimp Latitude Margaritaville is a 55 and plus community in Hilton Head SC. I was there visiting my boyfriend's parents and we ate at the Bar and Chill a few times. Margaritaville seems like a wonderful place to live if you want an active, fun, relaxing lifestyle. There are many activities to do and you are close to the beach, Savannah and Charleston. The Bar and Chill is the restaurant and Bar at Margaritaville. The prices for cocktails and dinner are great. And they run specials every week. I was very pleased with the quality and quantity of food you get at the Bar and Chill. The side order of shrimp was only $4 and it was delicious and seasoned so well! The Mahi Tacos are only $8 and as you can see they have so much Mahi in them and the toppings are delicious with the Mahi. They also come with a side of plantains, which are one of my favorites! If you are 55 and older and looking for a community with many pools, gyms, hot tubs, and a community with so many activities I would definitely recommend checking out Margaritaville!! We went to the open house today. While the homes are nice our experience with the residents that also work here, was less than pleasant. Customer service and the ability to articulate in a way that takes responsibility for perceived rules and transfers that information to the public in a way that displays empathy and compassion and to work with the public in a positive way for mutually beneficial outcomes just was not present. Exceptions were the folks that drove the latitude golf carts. They were pleasant and informative. We came to seriously look at purchasing a second home but would never consider buying here. The bottom line issue was that friends of ours brought a very well behaved demure dog with us. The advertisements for the event did not say that dogs were not allowed. Hilton head is very dog friendly. This whole negative situation could have been avoided had the event been advertised as not dog friendly and no dogs allowed. Friends of ours were accosted by several residents that were also working customer service. Clearly without training on how to navigate and communicate with the public in a positive way. Particularly when they have serious home buyers in the mix. Names of those that were part of this dynamic and gross mismanagement are Jan, from NY who went on to tell us she was from the wealthiest city in New York. Really? Who cares? So shallow and in your face. Tim, the general manager, was the last person who ultimately asked us to leave could have managed the situation better. Giv'em the pickle comes to mind. If the people at Latitude don't know this reference and the underlying meaning of customer service this is an opportunity to learn. I will buy a home anywhere else. This place was not for me. Moving on Karen. To say I expected more from a margaritaville themed environment is an understatement. I was totally turned off and the dog isn't even mine. Should be themed nightmare on Flip flop boulevard. Motto; keep your friends close and enemies closer. So very disappointing but eye opening. read more

My husband and I moved here in June 2021. I'll first say that we absolutely love this community as far as neighbors and activities. The event coordinators, Mary and Annie, are absolutely the best. And every event I have been to has been a huge success, very unique, and fun! The people and neighbors are all super friendly and fun. For neighbors, friends, the Bar N Chill Restaurant, Fins Up and fitness classes, and community events, I would give five enthusiastic stars. Now, for the one star rating: Minto is very good at turning out homes at a high rate each month. And they give the impression that they are fully concerned with after move-in fixes, but they are not. We have had numerous (mostly small) problems, but numerous, since we moved in. They take weeks to months to send someone out to fix them. And nearly every time, it still isn't right and has to be fixed again. We have been displaced from our kitchen four different times because the ceiling was never floated correctly. Not only did we not have use of the kitchen, but there was sanding dust all over the place which was very hard to clean off of appliances, cabinets, and floors. There are still a handful of items on our list that were promised to be fixed but have not been as of this date. But the biggest issue is with our concrete lanai. We noticed after six months that there were small cracks in the lanai. So after months of complaining, they sent a contractor over to epoxy it. Long story, short, it was a mess. He came back to fix a small section, but it is still a mess. They are refusing to come and make that job right. So now we will have to pay to have it done properly. Last, and most important. When we were looking at the property in September 2020, we fell in love with all the trees and greenery. We paid a premium for a lot on the water with a forest view across from us. We were told that that forest was preserve and would "never be developed." We now find out that they are putting a few hundred cottages across our waterway and we will be losing our forest view that we paid a premium for. And, that picture you see of the blue and green chairs overlooking a lake? Well, those trees are no longer there. Minto clear-cut most of that area for building. We were also told that area would always be forest. There is a plot of land that was Castaway Court. We were told this was going to be another lake and recreational area for us. They closed up that area several months ago, and last week the Castaway Court street sign came down. There will be no new recreational area for us, as we expected there would be. Overall, we love the community but are very disappointed that so many things we expected when we signed our contract have not been fulfilled. read more

We are frequent flyers of Margaritavilles and I can not find the words to express my disappointment in this MV-The staff -Jan from customer service and Tim-General Manager conveying their interpretation of weather or not dogs were permitted-We are not from the area and do travel with our dog-There are NO signs and I do respect regulations of when pets as not permitted but did not appreciate Jan following us throughout the open house outdoor arena-repeating, "dogs are not allowed at this event-I need to seek permission" but never left our personal space until I stated that we do not require a babysitter-She returned 15 minutes later stating we could stay but dogs are i not allowed -she went on to discuss that she was from Scarsdale NY-the richest community in NY etc-she would not leave us and continued to talk about who she was-Tim came out of the crowd and told us to leave due to the no -dog policy-after we were just informed we could stay-WHAT ON EARTH WOULD JIMMY BUFFET SAY!-heartbreaking-this is not how he would like to be remembered!!! read more

My husband and I stopped in the Daytona location and loved the community and home styles. We were looking for our forever retirement home. Once we decided we wanted to see the Hilton Head location, we fell in love. The beach is 30 miles away, the actual location is Hardeeville. Close to Savannah Ga. and so many other wonderful places to visit nearby. The single homes, villas, and cottages are so beautiful. We chose to have a Nevis built, which is a villa, and yes, we did upgrade many features but still came out with a great price, considering all the amenities and so on. It will be like a vacation all the time. We will actually get to have our closing by the end of 2022. We did a play and stay, which I highly recommend. We love Margaritaville :) read more

Visited this community a week ago. It might work for some people. Pros: Beautiful homes with a variety of floor plans. You'll find one that's right for you. Nice community with great resort style pool. No high pressure sales job. Cons: It seemed to me that the staff sizes you up when you arrive and decide in their own mind if you look like a serious buyer then talk more with those people. My husband and I would definitely be on the younger side of the population living here and they kind of ignored us. The development is in Hardeeville not near anything -out in the sticks. I told my husband I would be bored living there. Not enough to do to keep my interest. I asked Donna a question and she gave me a short snotty answer. The build time is years not months. Wow! This is a cute development if it works for you and you love the location go for it. I was curious about the Margaritaville communities being built and am glad we took the tour. The homes are the same in the two Margaritaville beach communities which I would like better. read more

We went to check out Hilton Head Latitude and stopped into the Bar and Chill and sat there for 30 minutes and not a single server came over to acknowledge us, or take our order. We wanted to compare yours to Daytona Beach and all I can say is Hilton Head does not compare even the vibe is not the same. Don't waste your time. The prices listed are so deceptive that they should be illegal. The prices don't include "lot premium". The models are so loaded up with options that it's impossible to determine what the "standard" features are. Whatever they are, you won't like them. You need to add $75K to the list price of the Villa's, $100K to the single family homes and $125K for the high end single family home to get even a ballpark idea of what your real cost should be. BTW, they are 2 years out for construction. The arrogant a-hole salesman was a real piece of work. I wasted two days and hundreds of dollars in expenses to learn the truth. I am having a Nevis villa built by Minto in Margaritaville Hilton Head (a 55+ returement community) and I am very happy with how things are going so far. Kim Waggener, a Sales Rep for Minto, and my realtor, Karen Reynolds, helped me with my Group A options and Savannah Foster, Designer at Minto, helped me with Group B options. They assigned a Construction Superintendent, Rob Downs, who met with me by phone to go over all my options and sends me pictures every week on the progress of the construction. I spent 18% on top of the base price for upgrades. Just to name a few: 42" cabinets, laminate floors throughout, quartz countertops, upgraded tile in the bathrooms and a screened in lanai. Latitude Margaritaville Hilton Head is 30 minutes from the beach Hilton Head which is fine for me. It is actually located in Hardeesville. They have a full time event coordinator, a beautiful resort style outdoor pool, an indoor pool, tennis and pickleball courts, an amphitheater for movies and concerts, a lake clubhouse with another pool among other things. There is a golf course next door. My friends have lived in Margaritaville since early 2019 and love it. read more

This rating is for the Bar and Chill, not the community which otherwise is beautiful and inviting. We have had the unfortunate experience of going to the Bar and Chill twice with friends of ours who own a home there. First time we went we sat at the bar for over 15 minutes. It was NOT busy. There were 4 people at the opposite end of the bar and the bartender was sitting on a stool just chatting them up, laughing, having a great time. Someone who looked like a manager ran some food to the bar, the bartender took it, served his buddies and went right on talking. Neither the bartender or the manager acknowledged us. We left. We made the mistake of trying again the other night. There were 2 bartenders on duty. We were served in a timely manner by the younger one and she was great. BUT, as we sat there trying to enjoy our meals and drinks we had to listen to the older bartender talking to people next to us about everything WRONG with Minto. She went on for over 20 minutes about how she is the only one who cleans to the shoddy way Minto builds their homes, to the lousy project managers. You name it she had something to say about Minto and the community in a very loud voice. It was very disturbing and upsetting not to mention unprofessional. This is such a beautiful place. The atmosphere is so welcoming. It's too bad the help is so unprofessional. We know help is difficult to find right now. But employees hanging out and partying with guests and bad mouthing the establishment has nothing to do with a shortage of help. If we were looking to buy a home here this would certainly factor in negatively to our decision. Such a shame that this potentially lovely amenity has such negative help. Not going back! read more

I called ahead of time asking if we needed to make an appointment to see the models. I was told that the models were open until 5pm that day. We drove 45 minutes and arrived at 3:45. We approached the sales desk asking to see the models and they told us the last shuttle left at 3:30. I said that I called ahead of time and reiterated what I was told on the phone and she said that whoever told us that was wrong. Extremely rude, no apologies or anything. We explained that we were only in town for the weekend and she couldn't care less. Horrible customer service experience!!! read more

If you are thinking about a 55+ retirement community, definitely visit Latitude Margaritaville Hilton Head! The amenities are top of the line; the residents wonderfully friendly, and the atmosphere vibrant! The only downsides are it takes 18 to 24 months to build and close once you are on the list, and the houses are very close together. But it is more than made up for with everything else.
