Look, you can find something to complain about at every apartment complex; however, my wife and I EXTREMELY enjoyed our time at Latitudes. We had an 8 month lease, and we never had a massive problem. It stinks that you have to use their internet service(which was pretty expensive for very few Mbps). The rent rates were fine and very competitive. I really like the area. The maintenance crews responded quickly to our problems. The front office people were kind enough. If you are looking for your landlord to be your best friend, then you have your own problems. read more

I am not a person renting an apt from this place nor would I ever recommend this place to anyone. My 18 year old grandson put in an application, he was approved but ended up going a different direction. They sent him a letter today for collections for a fee he would pay he he was choosing to move in. Their process is to hand prospective tenants a piece of paper with some kind of prices on it and not explain in detail what is happening and then threaten their credit when they choose a different route so it scared my grandson into paying that outrageous $200 processing fee on top of an application fee. I'm not the type to leave negative reviews, but things are out of hand. I've lived at Latitudes since January 2022, and unfortunately, what was once a nice place to live has gone downhill. Cleanliness & Maintenance: Dog poop is everywhere. Many pet owners don't clean up after their dogs, and management does nothing to enforce it. Trash bins are constantly overflowing and often lack poop bags, making the area feel filthy and poorly maintained. Internet Issues: The internet situation is terrible and misleading. The only available option is unreliable satellite service, which management does not clearly disclose before you sign. The only option for third-party providers in the area are unlicensed fixed wireless companies that somehow perform even worse. There are fiber lines in the next neighborhood over, but Latitudes doesn't allow competitive providers in, so you're stuck. The service is so bad we qualify for the federal BEAD program, which is for underserved internet areas. I literally can't FaceTime at all, video calls for work are choppy, and the WiFi signal doesn't even reach my bedroom, which is 20 feet from the router. Amenities: Hot tub? Broken within weeks of the season opening and never fixed. This has happened the past 2 summers. The grills? Covered in food residue and only work if you take the plates off and light them manually with a lighter. Communication & Safety: There was a fire about two months ago and not a single update from management. No one knows what caused it or if our buildings are at risk. That kind of silence is unacceptable. Community Issues: The complex feels chaotic. Kids constantly run unsupervised in the road. Residents blast loud music and throw BBQ parties during weekday work hours, and management is totally fine with it. Illegal fireworks were set off at 10:30 PM on a random Sunday. I personally reported the issue to the office (including the apartment building responsible), and nothing was done. No email, no warning, nothing. My dog was traumatized from that incident- he won't even go outside for a walk around the complex anymore. Bottom Line: Latitudes used to be a good place to live, but it's becoming increasingly unlivable due to the negligence of management and a growing number of inconsiderate residents. Meanwhile, rent continues to increase without any noticeable improvements. I've brought all of these issues up to management with no effort on their end to resolve them. I've spoken with numerous other current residents who have raised concerns and were met with apathy. Until they address these ongoing issues, I do not recommend living here. read more

We called this apartment complex in advance to schedule a time to tour. The original call was to a lovely lady who was helpful. After messaging online we encountered Casey another employee who we scheduled the tour with. Upon arrival we met with Casey. Casey seemed very busy and irritated about our visit. She showed us the apartment but appeared irritated by each and every question that we asked. one of the questions I asked was about the area since we don't know the area and if it was a nice area or safe area and her exact response was "ma'am, I can't guarantee your safety" I was shocked. She was irritated and kept asking if we were done touring the property and whenever I would ask her question, she would simply say " I don't know. Are you interested in the apartment". Finally, I'd like to point out that everyone in the complex working was friendly and dressed professionally Casey on the other hand, was wearing flip-flops shorts and a T-shirt. This was a little confusing since this is advertised as a luxury apartment and she's working and not on vacation. Finally, I'd like to add that we're all entitled to a bad day and I really don't know what was going on in Casey's life at the time but please, there's no reason to be mean and unkind to people and dismiss them. This is your job and if you don't like working in this industry, or with people, then maybe seek another position . read more

Rather disappointed in Latitudes right now. They decided to renovate and raise the rent 40%. I was given the chance to move into one of the more expensive apartments, which I declined. I was told in person that I could move out at any time. Now I am being charged for the remainder of my lease. I'm not the smartest guy in the room, however I am not stupid enough to move out before my lease is up if I'm expected to pay the remainder of the money. They are sorry for any miscommunication. There was not miscommunication on my part. I was told incorrectly and now I get to pay the price. Also, I've been a resident there for almost seven years. Trust me. Customer loyalty means nothing to them. So, I am giving one star only because they don't have less. read more

For the love of God do NOT move in here. I do my best to stop people from making the biggest mistake of their lives. It won't let me give less than a 1 star review. This place is hot garbage. They force you to move to another unit so they can renovate yours. When you move, they try to force you into the more expensive option (1 with a fireplace and tell you they have no other units available). Thankfully when they tried to do that to me, their intern said they have other units. My a/c is currently out again. It took me 51 calls today to get someone to answer the phone. Some others and myself had an issue with our rent going through but we weren't notified of this until they sent police to our apartments with court summons 2 weeks after it was due. They could have just called me and told me but instead they did not. My neighbor and I both have had people trying to walk into our apartments but when we told them what was going on they literally told us that didn't happen and walked away. If you file noise complaints nothing will be done at all. They tell you to call the police, get a police report, file the report with them and that's it. It took over a year to get music to stop in the middle of the night. Why was that? Because I went door to door putting my ear on peoples door until I figured out where it was coming from, called the police three times, and the police took care of it not the apartment. The internet here is trash but you're forced to use their internet or nothing at all. When you work from home full time, you have to pay for their "top tier" internet to be able to do anything internet related for work. There workers go into wrong units constantly. It's happened to me 2-3 times. It's happened to the neighbor I've had 2 times in 3 months. Works just walk into your apartment. When you notify the office of this they say "it was an accident" or "we wrote the wrong unit down". I understand how that may happen 1-2 times maybe. But 5-6 times between 2 units not including all the others in this complex? When they forced me to move to a renovated unit never lives in before, it took myself and 2 others cleaning for 3 hours so I wasn't moving into a dirty place. They made me sign papers twice now for a $200 credit but have yet to get the credit. Yet if your 1 day late on rent they charge you $50 and if your rent doesn't process, they send police and lawyers to you within 2 weeks. I'm still waiting on my credit from when I moved apartments July 4th. The newly renovated apartments have to be checked but not by the apartment, you have to do it otherwise you will be fined. The hard flooring is still coming up, the a/c didn't work, the refrigerator was packed with styrofoam, the ice maker didn't work, the carpet had black marks all over it, the garbage disposal didn't work, the balcony was disgusting and the banister was melted, took days for them to move my washer/dryer over. Need I go on? On average, it takes 20-30 calls to the office to get someone to answer one time and it's always the excuse of "we only have 1 person here". I wonder why that is? Why would someone want to work here? Hell, one of the workers got a court summons for late rent too. Only reason I renewed my lease was because every apartment I looked into before my lease was up are all on waiting lists. read more

Terrible customer service. Went in to talk about renewing our lease (about 3 months from our lease expiring) with a manager and clearly stated we will NOT be renewing and was not informed that we had to sign a 60 day notice, so we didn't. Went in about a month later just to find out since we didn't put in a 60 day notice we were informed we were going to have to put one in that day and pay an extra $2,000. We were trying to fight it because we were not given this information by management, but nothing was done. On the vacate form Ethan told us to put the day our lease expired so he could send it up to his boss and possibly get us out of paying it. Well, comes time our lease is up Ethan informed us we would have to pay the extra $2,000 and they locked us out of the apartment we were still paying for so we never got the things we still had left in there. Absolutely terrible business that does not care about customer service. Management misled us multiple times. Not sure who the first person we talked to was, but the second was Ethan and he was absolutely terrible. Did not help at all and just made us more frustrated. read more

This is an update to my last review left for the community. After having to reach out multiple more times for the same complaints that should have been fixed, I resorted to asking for a transfer to a new apt due to the excessive noise. I didn't expect to be greeted with more hostility by the property manager, for my previous review. He did not want to acknowledge helping me in any way with my problems,only repeatedly stated that my review was not true. The apology he gave me about what I might have "heard"(his words not mine) was only followed up by him stating I interpreted him wrongly. At no point did the conversation steer towards my complaints, I was told I would receive a call either that day or the next to start the transfer process. That was almost a week ago now. What I did receive, was a note stating that I had multiple complaints on me for the same thing I've been talking to the management team about. Which has to be the biggest coincidence, seeing the same day I had this tense conversation with the property manager. During that conversation he could not articulate any complaints on me, even after me asking multiple times. I can not fathom why I would knowingly do the same things I've been trying to get away for my neighbors for. It's sad to see a community seem more interested with saving their reviews, than actually helping. No wonder most of the reviews are bout bribing residents to leave 5 start review. read more

This is the worst customer service I have ever received. When first moving in the office was amazing and there were no problems. Upon moving out, the contract was not followed and completely disregarded on termination policy that is stated in the lease agreement. I am also being charged rent for 2 weeks that I'm not living at the apartment at all. It takes 6-7 phone calls or emails to get ahold of anybody, and when they do call they don't know what's going on. I would avoid at all cost. Each time I have been told that you, Edward Rose & Sons, refuse to take the wording out of the settlement agreement that would require my wife and I to NEVER write anything negative about Latitudes Apartments or Edward Rose & Sons in the future (as opposed to not writing anything negative about this incident with the tires). So again, you, ER&S dba Latitudes could replace a broken window with a piece of plastic wrap and we as tenants could not say anything on social media about it. If you truly were a luxury apartment complex then you wouldn't act and conduct business the way you do. At the present moment there are trash bags outside of an apartment on our floor blocking the walkway, as well as trash (cardboard boxes, miscellaneous items) that have been sitting outside a ground floor apartment for over a month. Where to start. First, this is Edward Rose & Sons. Seems that there is a lot of miscommunication between the regional office and the on site staff. For example, it took 6 months to get my over charged monthly rental statement corrected because the regional office had to approve the statement. Get ready to call maintenance. Sometimes multiple times for the same issue. I think I'm now up to 15 or 16 requests and I still have 4 months to go. Hoping that my latest ticket will rid my apartment of the mice that are running on my ceiling (between my and the apartment above) every night. Being an Edward Rose property, you get the wonderful opportunity to select one internet provider. Edward Rose's very own proprietary service. VERY SLOW! SAD! Was at our pool today and 80% of the people weren't residents. And I know this because they bragged about it and always being able to come to the pool because no one checks and if the person does, it's always a teenage girl and they just tell them they forgot their pass. My wife and I lived in these apartments about 3 years ago and let me tell you something...They are EXTREMELY overpriced, only a few of the staff were friendly, and the parking is terrible when you have alot of groceries to carry. We lived on the 1st floor and it sounds like you have tons of elephants living above you, always running up and down the stairs at night. One more thing for all of the Arachnophobia's out there, good luck living in these apartments, you'll wake up every morning having to kill at least one spider if not two or more...and I'm not talking about little tiny spiders, they are the big wolf spiders. So if you don't mind wasting money and living with the spiders, this is the place for you! Other wise, go elsewhere! Oh yeah, one more thing...You have to carry your trash bags all the way to the front of the complex, that's where all the compactors are. read more

Unprofessional... To say the least. Went to go to the pool and the door was locked during the hours it was open. Went into the office to ask why... Well I guess every employee they have decided to go home. It was unlocked and no one was there. Waited for over 30 mins and still no one. So I searched for any person I could find (yes I tried calling but the phone were ringing in the club house where I was currently waiting). I finally found someone and was told it was closing for the day. Really? The entire reason I signed a lease was for the pool. And it's closed. With no sign. With no one on staff. I really enjoy living at latitudes apartments. The apartments are nice the staff is friendly and the amenities a great. The pool is beautiful I love the basketball court and the weight room. The only bad thing about latitudes apartments is the Internet and cable that you are forced to buy. I pay for 15 MB of Internet and I only receive about 2 to 5. Other than that this place is very clean and filled with decent people. read more

I wish I had listened to the reviews I read before hand, but the staff seemed extremely nice and lured me in (they did remain very nice throughout our time with their words, but their actions were the problem). I'd say stay away. Maintenance is awful if you have a pet. They won't come in unless the pet is locked up. We would give them times when we would be home and they would show up completely different times and leave a note saying pets weren't locked up (we aren't caging up our dog all week in case they come by that day). Because of this it tooks months to fix things. Our DVR broke and then internet stopped working after being struck by lightning, and we were charge for 3 months because they couldn't figure out the issue until we finally just dropped it altogether and went with AT&T. They also overcharged us $200 one month. Every month they acknowledged overcharging us but never fixed it. We got a call from a credit agency one day trying to claim this money. They again fixed it when we complained, but it was a hassle. We finally moved out from all of this, and now they are charging almost $700 to replace the carpets in the entire apartment because of a small, barely visible spot. Lease specifically says that we are not charged for reasonable damages expected with normal use. Apparently it is unreasonable for 2 pet to leave 1 spot in 2 years. The pet fees + pet deposit totaled $950 while we were there (we were told this charge was because pets cause extra damages, but apparently its just there to screw you). read more

The apartments are nice and most of the staff is great. They are super nice when you are moving in, but once they have the lease signed that's when things change. Had multiple issues with the toilets constantly running as well as the a/c unit freezing up. Then When it comes time to move out, that's when the fun begins. First they close your account and then you have to register a new one. They give you half a**ed move out charge estimate in which I paid. Then I get a letter in the mail with multiple different charges that I was told I had paid because they had already accounted for them supposedly. And icing on the cake, there is a BS charge that states "carpet replacement throughout the unit due to high traffic pattern discoloration" for $699.85. It was a 2 bedroom apartment with only two people living there. We lived pretty boring lives without much in and out of traffic besides what would be normal to enter the residence and leave. If there is traffic pattern wear and tear I believe that should be normal cost to the business as they are providing a place of residence and that is part of their expenses. Maybe consider not using cheap carpet or more durable carpet, but either way the renter should not be charged for this. So while the stay was decent the exit procedure and the BS charges is why if possible I would give this place a 1 star review read more

I cannot recommend this apartment community to anyone. Unfortunately the short (6 months) time I lived there, my air conditioning never worked properly. I had to call maintenance no less than 12 times to come out and fix it. Several times there was no response whatsoever. The leasing staff, including the manager, was completely unresponsive to the problems with my apartment. In order to finally "fix" the problem with the air conditioner after recharging it about 5 times, they decided to run a new line-set for the coolant to run through from the outside unit to the condensing unit inside. In order to do that they had a contractor cut 5 large holes in my ceiling. The contractor never covered a thing in my apartment and never shut off the furnace fan. So everything in my apartment was covered with a layer of drywall dust. It was everywhere... in my computer keyboard, in my stereo, on my kitchen counter, etc. They attempted to clean it, but to no avail. In addition to the air conditioner not working, the front wall to my first floor apartment leaked and my bedroom took on a significant amount of water. Not just one time, but twice. The response from maintenance was nothing until the third call. I had to tear up the carpet and put fans in the room myself in order to dry it out. My neighbors had been having water troubles as well for over three months before I moved in. So it had definitely been a problem that was not remedied. This place is a joke and my assumption is that all the Edward Rose Apartments are the same, because I have received no apology from the corporate headquarters, nor have I received any sort of compensation for my time and trouble. read more

She kept saying everything was documented via computer which I'm sure Kendra put it in the computer to her advantage. I have lived in apartments and have never experienced such disregard for residents. No lack of respect or even acknowledging they were wrong. Per manager don't bother going above her head because they will just send it right back to her. So basically doesn't matter what you say they simply do not care. Also you have to purchase there internet that doesn't work. We chose not to purchase there cable as the internet constantly stops and searches for signal so we couldn't even use our Netflix. This in my 30 years of apartment living has been my worst as far as the staff is concerned. I'm still in shock over the blatant disregard for my side to things from the property manager. Totally LOVE IT here! I love the original and unique layout of our apartment , LOVE the fact it doesn't look like "Boring Apartment Land" this place has tons of character! The staff are professional and helpful as well. We also read some unfavorable reviews and were skeptical at first, but I liked the location so we decided to just come out and see for ourselves. It was the best decision we ever made! I am PROUD to tell people I live at Latitudes. Also, one thing that is great is we get to paint the walls any color we want. Usually there is a big hassle with painting and not here. I'd suggest you come out and just talk to the staff here and see for yourself. I've been here over a year now, with NO intentions of leaving! It's diverse also, which we love! It's NOT all people who look exactly the same. LOVE DIVERSITY! My senior goes to Franklin Central High School, which if you do the research you can see it is one the TOP 10 most challenging schools in the country! A GREAT school system here. I would definitely recommend Latitudes apartments! They also have an INDOOR GYMNASIUM you can use year-round to play basketball, and a Jacuzzi tub in the pool area. We have lived at Latitudes for 3 years now. Although we love our apartment, we would not recommend Latitudes to anyone because of our most recent experience. We are in the process of buying a home. We tried our hardest to time it out correctly so that we would be able to move into the house before our lease was up, but we were unsuccessful. When we inquired about extending our lease a little longer while we wait on the house, they told us that we would have to go up to "market rate", which is almost $100 more than our current rate AND pay $300 monthly on top of that. They have not rented our apartment to anyone else, so it would be $400 more because "it's a business thing". We figured that since we have lived here for 3 years, always paid on time, recommended Latitudes to other people, and gave our 60 day notice, they might be willing to come up with a more reasonable alternative to paying an extra $400.This situation is especially disheartening considering we have experienced a handful of negative events but chose not to file criminal reports. Instead, we made Latitudes aware of what happened so that other tenants might avoid what happened to us. This is terrible customer service in my opinion and it's unfortunate that we are leaving on such a negative note. I work in a field that business policies are very important. Working with loyal customers to help them out in situations like this is even more important. Good customer service is good business. read more

WE HATED EVERYTHING ABOUT LIVING AT LATITUDES! Their Dish TV and Internet service is horrible. Maintenance was horrendous. They repeatedly launched snow onto residents' vehicles from snowblowers. Dumpsters always overflowing. Office staff was nasty. I started calling the property manager Bigfoot because people claim he exists, but I never saw him. The loudest dishwashers and garbage disposals on the planet! Huge gap between sliding glass doors, so big that we had to stuff bath towels into it after maintenance failed to fix it. I could go on and on. Actually, I did. I contacted upper management at Edward Rose and Sons, who owns the property. THEY DID NOT GIVE A SH*T ABOUT ANYTHING I HAD TO SAY. When we moved out, I sent them a 9 page letter detailing our experiences there, including pictures. They still did not care. Not only should you not live there, you shouldn't live at any Edward Rose property anywhere! read more

I did not have a great experience with this company. When I signed the lease, the lease had to be corrected due to communication issues between staff. I signed an 8 month lease and was told by Taylor not to worry when the lease is up, I could move into a month to month lease. The model apartment was great, however my apartment was not. Nothing was up to date, and we noticed mold growing around all of the window seals after move-in, so check everything during your walk through. Maintenance was great! They did what they could. After Taylor told me that I was able to go to month to month, my apartment was leased to someone else twice, and my family was at risk of not having a place to stay, Taylor talked with management and was able to fix this issue. I moved out may of 2019. I paid all fees and left with a zero balance. I received a letter in July of charges they "corrected" and I owe. According to Julie these were charges that were not charged or put in the system due to new staff and they just decided to charge me at the end of June, even though I moved out and closed account in May. I did not sign an agreement for any fees, or month to month due to my apartment being leased out twice by staff. They have sent me to "collections" after only one notice that was sent to me by mail. I plan to contact Fox 59 and as many people as I can. I plan to fight this. I was under the impression that I did not owe anything. Julie acknowledged that I paid all rent on time and that when I left I had a zero balance, however, the new staff members did not charge correctly....and here we are. Do not ...Do not rent from here,and if you do have clear communication and documentation. This place has potential, however, it is being ran and managed very poorly. read more

I have to say I was a bit hesitant after reading some awful online reviews - but liked the area, etc.. (less than a minute from 65) so I took a chance hoping that only mad people take the time to write a review :). Boy, it has been such a great experience. The folks in the leasing office are very available and professional. The maintenance staff is GREAT. I had a few small maintenance issues, which is normal whether owning or renting, and these guys are on the spot. Every maintenance issue was resolved same day... Only constructive comments (opportunities) - The fitness room, while nice, could use updated (older equipment)(a bit crowded) - The refrigerator is too small for a 3 bedroom apt. - As mentioned in an earlier review - if you want tv and/or internet your only option is thru the apartment. Overall a great community to call home. Priced well for the area and you cant beat the easy access to I65 straight shot into downtown or 465. The market in changing in the area and the prices are ONLY going up, however, this community is still staying competitively priced for the square feet that you get in the apartment home. read more
