I don't have time to write a long-winded review. But I thought I should take a least a little bit of time to post an honest review on here since I lived in Riley for so long. I lived in Riley for four and a half years. It was generally a good experience. While I can understand some of the gripes that people are voicing, I can't say that I experienced problems to the extent that other reviewers did. The list of charges upon lease termination is a real thing and it is fairly harsh. However, it is not something that is unexpected and it is given to you with fair warning. They give you the list of charges 60 days prior to move out and give you plenty of time to get your place in order. The lease you sign upon move-in also specifically states that you will be charged for these things. I lost a sizable chunk of my security deposit for carpet cleaning charges on carpet that I'm sure was pulled up and replaced. I admit that this is frustrating and may even be a bad way for Riley to do business with their tenants. However, I don't really have room to complain because a provision for carpet cleaning charges for stained carpet was included in the original lease. Other than that, the move out process with Riley was seamless. I am in the military and received orders to leave on just a couple weeks' notice. The staff was nothing but accommodating and understanding of my situation (and the laws that applied to me as a servicemember on active duty). The experience of living in Riley Towers was great. In fact, I'd say the time I spent living there were my best years in Indy. Great location, great community, great amenities, and the staff was always nothing but polite and courteous to me. The building is old, and some of the units are outdated. But, as another reviewer pointed out, it is on par with what you'd expect from mid-level income apartment complex in the downtown of a major city. I've enjoyed living here - the front office and maintenance is responsive, the buildings are kept clean and maintained - but I feel the need to warn prospective renters about their recent decisions to inconvenience residents in pursuit of a few extra bucks. I really like living here, so I write this not to be a hater, but instead in hopes that management will seriously consider this feedback and improve. The worst is that they are now requiring residents to agree to Rent Reporting Service by Homebody for $8.95/monthly (or $14.95 if 2+ people live in the unit) in order to sign the lease. This service uses your personal information, like social security number, to report to credit bureaus that you are paying rent. You literally are not allowed to live here unless you sign and agree to this service. If you don't want it, you have to email Homebody and ask to be opted out after you've already signed. Hope you remember to do that before they charge you! I'm so disappointed. There's also significant personal data privacy concerns - I don't want this third-party, Homebody (owned by Entrata, the company running their online resident portal - no conflict of interest there!), having my SSN and personal information. I don't have a choice if I want to live here, since by consenting, I've already given them the info - even if I immediately ask to be opted out. The other change is that ACH rent payments - which used to be completely free - now incur convenience fees. ACH payments should never cost anything! Look at absolutely any other service that uses ACH - such as the BMV, or transferring money from your Venmo or Paypal account - and none of them charge fees. It's a free service and they're only trying to grab more money from you by charging for it. The only way to avoid the fee is to set up auto-pay. The auto-pay has failed for me on multiple separate occasions (it randomly says my bank account is unlinked when nothing changed...). I would really appreciate the option for a normal ACH transfer without fees. If Riley Towers reads this, I hope they take this review in the constructive spirit it's intended. There's a lot I love about living here, which is exactly why these recent policy changes are so disappointing. If you want to rent here - well, I recommend freezing your credit. read more

DO NOT RENT HERE - Mice, broken elevators, no AC, and they tried to scam us out of $1,000 after we moved out. This is hands down the worst place we've ever lived. Our nightmare started on the 5th floor with a full-blown mice infestation. We kept finding holes in the apartment where mice were coming in. When we complained, management refused to take responsibility and instead blamed "dirty tenants on the second floor" -- as if tenants actually dug holes in the building! We asked to break the lease due to the health and safety issues, but management said we'd have to pay the remainder of the lease. We had no choice but to relocate to the only unit available -- on the 13th floor -- which was older and had older appliances, had no washer/dryer, and cost more simply because it had a view. We have a toddler and do a lot of laundry, and the laundry room was only in the basement. Taking elevators that were always broken and jammed 13 floors down was my worst nightmare. For almost a full month in the winter, the laundry room was under repair and we had to use a coin laundry off-site. I had to buy extra clothes for my daughter just to get by. The building is extremely outdated, with a broken cooling system. It was frying hot during the summer. We lived with a portable AC for a full month while they replaced filters -- and even after that, the central AC barely worked. Tower 3 and 4 share three elevators, and one was always out of service. They don't have designated moving elevators, so when someone was moving, only two were available. Waiting for an elevator in the morning often took 15+ minutes. Bathrooms are tiny, with no ventilation, and constantly had plumbing issues. Toilets barely flushed, and we constantly had to call it in, and they never replaced them. Water heater was so small it does not even fill a bath. I constantly had to boil water to finish my daughter's bath cause she liked to play in the bathtub and hot water was never enough to fill the bathtub. Appliances are so old I don't even understand where they purchased them. They're like from the 50s. Dishwasher didn't clean properly , and instead of replacing it, maintenance kept coming to "clean the filter." Our freezer came with no shelves, and when we asked for them, we were given one shelve that didn't fit. The stove burners are the old metal ones and they have turned black because of how dirty and old they were, and everything in the kitchen looked like it hadn't been updated since the 1950s. After all the stress -- mice infestation, two moves, broken AC, no in-unit laundry, busted appliances, poor ventilation, and extremely unprofessional management -- we moved out at the end of our lease. We didn't schedule a move-out inspection because when we left the first unit, we got our full deposit back so we assumed that if we gave them the second unit in similar conditions everything will be fine. This time, despite cleaning the apartment, we were billed over $1,000 in "cleaning charges." And carpet replacement. When we tried to dispute the charges, they sent us photos showing that we actually cleaned the apartment, so my guess is they expected us to bleach worn-out toilets and bathtubs that were decades old, and are now refusing to waive any of the charges. We're absolutely suing them. Do not fall for this place. The building is falling apart, and management is dishonest and rude. Please save yourself the headache. read more

My one star is due to lack of communication from management regarding being down to one elevator in tower 3 for well over a month. I understand sometimes it takes longer to fix than usual but an estimate as to when residents can expect all 3 elevators to be properly functioning would be appreciated. When I'm giving myself an extra 20 minutes to make it to work in the mornings or waiting half an hour for an elevator take my dogs out that's ridiculous. At least an email to update residents for an estimated repair time would be fantastic. I find it very hard to believe it's taken well over a month to get someone to repair the elevators. read more

Save your money and enjoy Mass Ave somewhere else. Do not live here. They use any kind of excuse for you to pay for carpet re installation if you leave any kind of stain or tear. Lived here for two years, with no complaints and recently resigned for a more expensive place. But I guess they're so money hungry and love abusing their leasing terms that they will charge you for any kind of damage. Horrible management. Only good thing about this place is the leasing staff - they were so kind. But the manager may as well be a ghost. Never met her before and all she cares about is your $$. If you have a pet, I highly suggest not living here and find a pet-friendly apartment complex. You pay $25/month with an additional $200 fee upfront for a pet and it doesn't go towards any type of damage. In the word of the manager "It goes towards nothing". So save your money. Live in a nicer complex on Mass Ave. And ensure the lease you sign doesn't allow them to get away with this. Look at all the other reviews, not just mine. read more

I lived there for a year, everything was great until I moved out. Management will be after your security deposit and request extra money for carpet replacement for what should be considered wear and tear. They did not find anything else to charge me with for move-out, so they just went for some invisible stains and normal wear and tear furniture weight marks to request money on top of my security deposit for a carpet replacement I am sure they will not even replace, claiming some cleaning company (which I could not even find through a google search to check how legit it is) claimed it cannot be fixed and would need entire carpet replacement. DO Not live there - there are way nice places around downtown Indy where you don't have to deal with management unprofessionalism running after your money. read more

I decided to sign on to a lease with my boyfriend at Riley Towers and have had a great experience. The elevators are fast and efficient when I'm heading into work.My lease signing process was quick and easy along with excellence customer service. Archie the security attendant was able to help me when I was in a very scary situation after leaving the bars. He made sure I got into my apartment safely.Being a woman at this apartment complex in downtown Indianapolis I feel this a very safe place to live. Our specific unit has a brand new kitchen with white tile backsplash that really makes it look great.There is always an security attendant on staff. Maintenance is always a call away for any issues you may have. I highly recommend this apartment complex. read more

I just moved out of Riley Towers after living there for three years. These are Mad Men-era buildings, built in the early 60s, right across the street from the Murat Theater (a few blocks from Mass Ave and 6-7 blocks from the circle). While they may not be as glamorous as when they were first built, and the apartments are a bit dated inside, there's still plenty to like about them. What I liked about it: - great location - walking distance to everything while still being in a neighborhoody area - fantastic views of the city and skyline - we were on the SW corner of the 12th floor and had views of the Murat, downtown, the Scottish Rite cathedral, the library, plus trees for miles beyond that. Dare I say it's the best view in Indy? - light-filled apartment with tons of windows - large balcony - helpful, responsive staff including a building concierge - gym and outdoor pool - reasonable rent (the Waverly and the Maxwell are way more expensive) - lots of closet space plus a good-sized storage unit - solid walls (totally agree with Robert M on this one - we never heard our neighbor) - nice common lounge with cable - business center with computers and internet access - low security deposit (we paid $250) What I didn't love: - interior decor felt dated, even though they re-paint and re-carpet fairly frequently - a lot of students live there so it has a student-y vibe - the tap water tasted strange (is this a downtown living thing, or a result of old pipes? I'm not sure) - one of our bathrooms had a mildew problem that we couldn't get a handle on We ultimately moved out because we wanted laundry in-unit and a place that felt newer. But we thought hard before moving. While we were there we were pretty happy. Three more things: 1. They allow small dogs 2. There are three towers. This apartment complex is TERRIBLE. I am in tower 3, and the other towers are great, I have been in them, but if you get put in tower 3 just say NO. The appliances are outdated and break easily. There was a giant water leak and they took three months to fix it. There is never any hot water, and they are extremely sneaky when it comes to paper work and fees. They gave me notice about "complaints about my dog" when I do not even own a dog!!!! I am miserable. It costs 400 a month to rent furniture, so dont bother getting an advertised "furnished" apartment because it will be 400 a month more than what they are advertising. They get commission for selling Brighthouse internet, which is really really crappy and slow. There is a code you can put in at the door that the workers use to get into the building, but EVERYONE knows it so it isnt really that safe because with a four digit code you can get into the building. The laundry room is crappy, my roommates clothes were stolen TWICE and she did NOT leave them overnight, she came back after two hours and they were taken from the dryer and never found. It's expensive to wash clothes, because you need to run them through the dryer about three times to get them even mostly dry. There are cheaper and classier apartments nearby, don't even bother with this place. read more

I moved from CA in 2013 for work and wanted to live in DT or Broad Ripple. I settled on Riley Towers and was happy at first Pros: *Location: walking distance to Mass Ave, Murat is across the street *Excellent/courteous concierges: Always available if you have issues, from someone parking in your spot, to issues in your apt. They called when I was out of town to let me know my car windows were open in the rain. He offered to roll up my windows for me! *They are *finally* updating the halls/apts (granite counters, stainless steel appliances, new cabinets, hardwood floors); but, it is also jacking up prices *The walls are thick concrete. No matter how loud my neighbors were, I never heard a peep once inside my apt *Nice views: I was on the 8th floor facing west, so I had beautiful sunsets *Nice gym/pool/hottub Cons: *Many requests were simply lost/neglected. I asked for screens in July for my windows so I could open them without having my pets fall out 8 stories. It took ~5 months, and by then (Nov) it was too cold to use them. I requested a covered parking space, but my request was lost. When I called ~8 wks later to ask again, they stammered "Oh, we have several spaces free now." I fell through the cracks. Their system of post-it note messages needs a modern upgrade *I had issues with the toilet, and each fix was half-assed (twist or zipties for the mechanism?!) After months of issues, the toilet flooded, seeped through the wall, flooding half of my bedroom. They helped soak it up, but I had watermarks on my stuff & had to get rugs cleaned ($$). They brought an industrial fan, but when they returned, they didn't bother putting the carpeting back down. They tried blaming it all on me, even though they'd tried to "fix" it 4 times before *They use a white sealant on the tub, which chips & cracks, making cleaning impossible. They failed to solve an underlying mold problem that went crazy. I requested they fix the tub, and after two months of emails/calls, they finally got around to it. Once again, they were unresponsive to upkeep *Single-paned windows: During winter, I had a neverending cycle of ice buildup & thaw, with water pooling on the ledges. The ledges/walls are damaged from water/mold/warping. When I asked for advice, I was told just "wipe it up". Thanks for the advice. Not *Tiny water heaters: Can only take ~5 min showers; if you have guests, forget about hot water *Minimal kitchen storage *The apts have central air/heat, but they are on the same line. The entire complex has EITHER heat OR AC, not both. The AC never kept up during summer, even with the thermostat set at the coldest temp *Dishwasher: it's under the sink, and the top shelf was unusable. I expect better *The carpet is really cheap. It stains/shreds easily. This may be better in renovated apts, but if your apt is unrenovated, the carpet will get gross fast *Turnover: The new residents would make my floor reek of pot (use the balcony!) and drag/rip their leaking trashbags down the hall, leaving sticky, stinky rotten trash juice all over. I feel like I'm living in a frat house without a frat mom to clean *I looked at a 2BR apt to get more space. They tried to nickel-and-dime me. They wanted me to reapply ($50), pay another administrative fee ($100), non-refundable pet deposit ($200), lease transfer fee ($200), while I was already a tenant! After an extra $400/month rent and more for utilities, it was ~$1800/month for a 2BR?! For that price, I could get a f*&king nice house *Ridiculous move out charges (see picture). Leases don't include any move-out details. While they prorate everything to the exact day you move in, they charge a full month for parking/pets even if you give plenty of notice that you are moving out partway through a month (I gave 75 day notice). They only reimbursed me once I said I was posting a review *Even if you give notice, they will not make a good-faith effort to re-rent the apt when it is available (as is required by law), but will ride out the clock, making sure you keep paying Suggestions: *Ask to see the actual apt rather than a model to ensure you don't get a smaller bathroom, kitchen with much less storage space, or already gross carpeting (all happened to me) *Look for vents that blow on the windows to minimize ice buildup in winter *Be aware of nickel-and-diming issues *Ask about extra storage. You probably won't be told about it, but it's available. The pipes leak, so keep your stuff off the floor so your stuff isn't damaged *GET RENTERS INSURANCE *Fill out move-in form with every flaw, no matter how minor. Take before & after pictures. Protect yourself *When you move out, stand up for yourself. This is a business decision. You aren't their friend, you don't have to be nice if they are trying to screw you over. It's a pretty outdated apartment complex, bathrooms are old, cabinets are run-down, and their cooking ventilation is a shaft that allows cooking fumes to escape only during "meal-time" hours. You open it with a fancy string. However, they only show their model apartments which they do update and maintain so you don't know the real condition of your apartment until you're handed the keys. The best part was when their water pipe exploded two floors above me and flooded every apartment in between. No compensation or apologies.. just a "it happens once a year so we expected it" explanation. We were all hopping around our apartments from towel to towel for days. They were constructing a new parking lot while I was there as well. Ended up with four flat tires over the course of a year due to the all the loose screws and nails. They denied responsibility even though my mechanic had suspicions something was going on with Riley Towers since he saw such a huge spike in flat tires from residents. Riley towers definitely overcharges based on a historical reputation. Word of advice: save money so you can eat out/explore Indy more and live somewhere more affordable but of same (or in most cases better) quality. read more

This review comes from only the early process of applying. I made an inquiry about a studio apartment that I may be interested in leasing. After following up the next morning, I came to realize that they require much more than just the initial $50 application fee. Not only do you pay an app fee and admin fee(understandable), they also force to pay a " HOLD FEE" regardless if you want them to hold a specific apartment. I expressed that I did not care if someone rented a specific unit before me to avoid paying a meaningless extra $150, only to be told it was mandatory that I pay the "hold fee". Seems a little shady to me so I moved on to a more transparent property. read more

Overall, the amenities available there and the location make living downtown as easy as it gets for a reasonable price. Living at Riley Towers just makes my life easier. I never have to worry about parking or getting snow in/on/around my car. I never have to drive when I go out with friends because everyone wants to hang out downtown anyways. Plus, the fact I never have to drive to the gym makes motivation for working out a no-brainer. Riley Towers was the first place I rented when I moved to Indianapolis from California. I wanted somewhere close to work downtown that still made life easy despite being in the only area with some semblance of hustle and bustle in the entire state. Honestly, the location is great with Mass Ave practically across the street, yet far enough away to keep the riff raff at a distance. There's quick easy access to the main streets and freeways. The gym and parking garage are a must have, especially with the snowy winters. Even the community pool is super nice and just got renovated. The staff at the welcome center are always very pleasant and a delight to talk to about any issues or questions or even just stopping by to say hi. The apartments themselves have nice layouts and great views, with thick walls between units (I've never had an issue with neighbors blasting their stereo or TV). I would absolutely recommend Riley Towers to anyone interested in living downtown. read more

I have LOVED calling this place home for the past year. My roommate and I just resigned for a renovated apartment within our same building with a washer/ dryer. The staff is so friendly and accommodating. The pricing is affordable and much lower than surrounding apartments- mostly due to the age of the building. Maintenance is prompt and friendly. My favorite asset is the 24 hour concierge. I was unable to open the gate to get out of the parking garage one morning on my way to work (my opener battery died), so I called the front desk and he says "ah I see you on he camera! Opening it for you now!" Just so nice! read more

I am so happy with my Riley Towers experience. From the beginning, this place has been awesome. It was the best move-in process I've ever had. The staff has been so great and helpful, even when there was some slight confusion. It was clear that they wanted to correct the minor issue. They have always wanted to help me and do what is best for me, and they still do! My studio apartment is perfect for me, and I love the amenities it comes with. Most of all, I love the flat utility fee. They take care of everything, and it is super affordable. I feel lucky to have found this place! I know people apartment shopping, and I compare their horror stories to my easy and perfect story and I feel bad! I can't imagine living anywhere else. read more

CONSTRUCTION NOISE. Apartments are constantly being renovated all across all three towers. Construction ALL DAY EVERYDAY (even weekends!) starting at 8 AM. Extremely loud, very difficult to tune out. It was almost impossible to study, work, sleep or watch TV when it was going on. If you ever work from home, don't work traditional 9-4pm hours, or are a student, this will be EXTREMELY intrusive and annoying. The apartment manager is impossible to contact about this issue. No email or phone number is made available. I have tried to contact the leasing office and maintenance team, neither of which have any control over or can do anything at all about noisy construction projects. Obviously they want to renovate dated apartments, but they do so with zero concern for the effect it has on existing tenants. there is no reason to allow Saturday and Sunday morning construction on a residential building at 8 am. 2. The elevators in tower 3 are impossibly slow. The three elevators are never working or on at the same time. Never once seen 3/3 running. One (sometimes two!) always turned off, stuck on a random floor, or reserved for movers and workers. This seems very minor but during "rush-hour" when everyone is going to/ returning from work, you will have to wait for several minutes for a completely packed elevator ride. It is common to wait 10 minutes on an average weekday. I have been late to work/missed ubers because of this. You literally will have to factor in an elevator commute time if you are anywhere above stair-taking distance. Elevator rides are constantly packed to capacity and make stops at every single floor. I am on floor 13 (out of 16) and the elevator is often almost full when i get on, yet continues to stop on every single floor as more people cram on. Constantly going to random floors that have not been pushed, or only go one direction when you pushed the other. They are old and slow and make scary noises that make me certain something is broken. I honestly wonder if they are even up to code. Again, attempts to contact anyone about this were hilariously useless. Once waited 30 min and was forced to take the stairs from floor 13. Tried to call maintenance and was hung up on, then subsequent calls unanswered. I walked to the leasing office and saw 10-15 other tenants also complaining to the concierge on duty who was sitting at desk ignoring the phone ringing off the hook. Again, might sound minor, but ordering food and getting ubers have become a nightmare. You also could NOT have a dog if you live above the 5th floor. Accidents would be unavoidable and it would be very very difficult to train a potty-train a puppy in such an environment. 3. DO NOT be tricked by the thermostats provided in each apartment. When signing, I thought I would have control over the temperature of my apartment but it is CLEARLY capped to a certain temperature/energy output level decided by management. The dial you control has no effect whatsoever. I had AC set to fifty degrees from May-September and my apartment never dipped below 78. During big heat waves, it is unbearable and very hard to sleep. I haven't experienced a winter here yet, so I can't speak to the heat but I assume it will be no different. Also, the switchover from AC to heating is apartment wide, and you have no control over when this change gets done. Last spring/summer we experienced ~2-3 weeks of 80 degrees or higher weather without AC. Also, make sure the apartment you are shown on a tour is actually the one you rent. ASK and then ASK AGAIN. i had been shown and promised a renovated apartment in tower 2, with the downtown view and a washer/dryer. The leasing staff member i had been in contact with quit, and a new one took over my lease. I ended up in tower three, no washer and dryer and east facing windows with no view. The bedrooms and closet space were also different. I asked again before signing why this had happened and stated that i wanted the original unit. They told me "none were available" so I must have just been shown some model unit. So take the tours with a BIG grain of salt. They will also brag about being able to pay rent online but will not tell you there is a huge service fee for online payments ($45) so you usually end up having to pay in checks anyways. I moved to Indianapolis cold -- I didn't know anyone there and had never been there. I basically drove up from Texas, booked a hotel for a week, and set out to find a place to live. My key concerns were safe parking, safe building, safe neighborhood. Riley Towers is all of those things; rent was pretty reasonable, as well. I lived about half-way up tower 3 -- the short one -- for about a year and had no major qualms. Is it the nicest place downtown? No way. But the building is dead-quiet, owing to its 60s-era heritage, when buildings were buildings. There is about 6 inches of concrete between each apartment, so your neighbor could be blasting Goodfellas in Dolby surround and you'd never know it. When I lived there in 2007-2008, the interiors were pretty dated. The kitchens and bathrooms could definitely use a good renovation. The office staff is pretty nice and maintenance moves pretty quickly. The folks in the building are nice and the parking garages are pretty safe. One piece of advice: pay the extra ten bucks to park on the main level of the parking garage. If you park in the basement, you have to deal with the building staff hauling around dumpsters with lawn mowers every morning on your way to your car. Very little traffic on Alabama, North, Fort Wayne, and St. Clair streets at night, so you'll have a quiet night's sleep. read more

I loved living at Riley Towers. It's older and the kitchen and bath in my studio was small but the large room had 26 feet of windows. It was so airy and had an amazing view so I never felt boxed in. I had a huge amount of storage and there are two safe and dry storage floors to store other items. Actually, space was not an issue for me. Could I have used more space in the kitchen and bath? Yes, but I made it work and even cooked for some dinner parties. I love the space in the one and two bedrooms. I figure that any place (especially one that is over 50 years old) will have some things I don't like so there they are: -The kitchen cabinets were old and there is no real exhaust fan in the kitchen. -It's kind of expensive when you throw in a parking space too (but it's downtown) -Parking for visitors is a pain. Everyone has to pay when it's not the weekend and when there is a show at the Murat it's impossible. -No laundry in my unit (though there are European washer/dryers in some one and two bedrooms) -Air conditioning in the summer as a little weak and I got a little hot and it was a tad bit cold in the winter but I went outside to the pool or to get coffee at Starbucks and that was better for me since it forced me to get out of my apartment. -Concrete walls. It's hard to mount anything in there but they can get it done if it's not too heavy. It's something to think about if you like lots of stuff on the walls. But what I loved far outweighed what I didn't like. Here's what I loved: -the maintenance staff were awesome. I had a backed up toilet at 2 am and a guy came right away. They had to come 2 more times to get it fixed but they did and they were very nice. Sometimes it takes more than once to figure out what's wrong. -The rest of the staff was great too. They always remembered my name because I paid with a check and came in every month and the doorman came out at 1 am to let me in my apartment because I locked myself out. I can't get that where I am now. -the pool is amazing. I love that downtown. -the view!!!! Some apartments are dark (mostly in tower 3 I saw) but mine had so much light that I never felt boxed in. I could watch the traffic and the fireworks at 4th of July. It was the most amazing feeling being so high up. -Concrete walls. It was so quiet. I was afraid it would be noisy with so many neighbors and right there downtown but I never heard my neighbors. Never! And the sounds outside were minimal. some sirens from the firehouse but that's moving a few blocks north so that should be fixed some time soon but honestly, it never bothered me. -The convenience of being downtown and just being able to walk or bike to things is amazing. There is a bike rental station right across the street that I used and I loved it. I have more positives and I wish that I had stayed there. I moved to save some money but I want to move back when I can get a one or two bedroom. My husband and I need the extra space in order to live down there. I highly recommend it. I know that some people don't like i there and that's fine but I was just very nice to people and I never had any problems. They were always very nice and accommodating. I absolutely love Riley Towers! I am moving on starting in February but the last two years have been a joy! The building is clean, well maintained and safe. The views are unrivaled by any apartment complex in all of Indy. WOW! Even though some of the apartments are not upgraded they have done a great job of maintaining what is there. All of the staff... everyone from the leasing office to the concierge (especially Clarence who is one of the friendliest and helpful people I have ever met) to the maintenance staff are super friendly and accommodating. There really isn't anything more they could do. I have done laundry at 3 in the morning and I never felt like I wasn't safe. When my lease was up for renewal this time around I did contact the leasing office at Riley to see what they may have for options and Sammie was amazing. I called in the morning and got an appointment for the afternoon. She had two options for me to consider and even came with a third to accommodate the view I wanted. What I liked was that she had an option no matter what I was looking for (fully renovated, partly renovated, not renovated) I ended up going with another option due to a location closer to my work (which is something Riley Towers can not do anything about.) I really do recommend Riley Towers to anyone who is looking for a nice, safe and friendly place to live. They work very hard to make people feel at home and it is greatly appreciated! read more

What I liked: -amenities such as the hot tub, gym, sauna, steam room -convenience to downtown What I didn't like: -HUGE bill for minimal pet stains upon move out Don't expect to get your security deposit back. I talked to a maintenance worker there and he even admitted to the over-frequency of replacing the carpet. I just wish there were fair and reasonable management companies out there still. I don't even know where to start.. there are so many cons but also great characteristics. The location is amazing. Price is reasonable. Staff is great. If you rent here definitely get a renovated unit. They have started updating certain units but could do better. I got a unit with a new kitchen but the bathrooms in my two bedroom were disgusting. No amount of bleach or cleaning supplies could fix it. The real problem was the laundry room in the basement. First off it was quite pricey keeping up with laundry. The water for the washers smelled terrible, my clothes had a permanent stench. Forget about doing a quick load you have to use the dryer AT LEAST 3 times. The machines would always malfunction and eat up quarters. The cash to coin machine was broken more times than not. Those amazing windows that draw you into the apartment? They might look amazing but are a nightmare in the winter. Forget leaving anything on your window sill. The windows freeze up then when they thaw out your window sill is soaked. Air quality = terrible. Dust build up in 24 hours is insane. I was constantly dusting and wiping things down. Cigarette smoke routinely came in though the vents from other units. They are notorious for move out charges so take pictures of all flaws when you move in. Enough with the negative.... the view and natural light can't be beat. The windows (besides winter) were impeccable. That was my favorite part. I had a corner unit on the 13th floor of tower 3. I got to see the sunrise and sunset all while facing the city. I'll never forget that view. One of the best in the city. The location is amazing too. Right across the street from the Murat. A very short walk to Mass Ave. Location couldn't be any better. I am interested in finding a roommate with a dog for a 2 bedroom and 2 bathroom unit with a balcony. I have seen several of the units and the best part is that they get plenty of natural light and they are spacious units. I chose Riley Towers because we did not have a lot of money and the deposit was only $300.00. We lived there a year and really had no big issues. However, we lived there a little over a year and when we moved out we were hit with a list of "damages" and "Itemized Cleaning" fees. They said the carpet had to be replaced and they even charged us $25.00 for cleaning the bath tub, even an amount for replacing the stove drip pans and many more items too numerous to list. The final cost to move out was $1,100 plus. They, of course, subtracted the $300 deposit paid and then began demanding payment. They are also not very easy to work with - they setup the payments on their terms with no regard to what you can afford. The "Manager" is rude and demanding. I would never recommend anyone to live there. I feel terrible because when we first moved in I did recommend the place to other friends. read more

I moved out of Riley Towers after living there for 2 years in June. For me, the experience was great. I lived in a three bedroom in tower 2. Pros: Big windows, so a lot of natural light; great views; 3 parking options in a new garage, which is very secure (being a female this was important to me) and affordable for downtown parking; a gym and a pool; helpful staff and a great concierge team- some of the nicest guys I have ever met; a great neighborhood-- walking distance to Mass Ave, and even downtown; very thick walls - we rarely heard our neighbors, and I cannot emphasize how great this was; a great business center and study lounge; an extra storage unit; and overall a great feeling of safety, which again, was very important to me. Cons: No laundry in our unit, but there was one in the basement. There is a quarter machine in the resident center, and I never had any issues with my laundry; and the unit was a bit dated. Overall the pros easily outweigh the cons. I loved living here, and if it weren't for a roommate change and needing to be closer to the northside of Indy, I wouldn't have moved out. read more

I had the hardest time apartment searching until I found Riley Towers. They have everything that I was looking for, a great view, amazing amenities and a great staff. Samantha was so helpful and nice when it came to the leasing process and any issues that have occurred since my move in. Maintenance has been very quick on anything that I have needed. The sauna and fitness center are great and everything downtown is within walking distance. I couldn't have chose a better place to live! read more

Riley towers has been my residence for the past 4 years. While the website offers to "see a collection of beautiful apartments and floorplans," these rosy photos are not a good representation of any apartments (including mine) that i have been in during my residence here. My apartment is one of the updated models and has an aging kitchen with dishwasher which still doesn't work properly (despite asking for repair), a closed in kitchen, and poor workmanship from previous repairs. A benefit of this aging building are the concrete walls which mean you virtually never hear your neighbors unless they have their windows open, are on the balcony, or in the hallway.The gym is sufficient for working out and the photos of the swimming area online are accurate. The pool area is very well done. Riley towers offers a nice sense of community - especially the concierges Clarence and Dennis. The maintenance is prompt. The location adjacent to mass ave, the monon, and downtown at Riley's price point still make this apartment complex worth strong consideration. Of note, the minimum lease is 1 month and maximum 12 months. If you sign any lease less then 12 months you will have to pay an additional monthly fee. I would definitely recommend you verify how updated your particular unit will be before signing your lease. read more

If I could give this place negative stars I would. I have never been treated with such disrespect by staff in my entire life. They do not care if your entire apartment is flooding, all they can bring themselves to do is change your lightbulbs. Signed a lease for a year and I have never experienced so much construction WHERE I WAS LIVING, and they did not tell me about any of this before signing. Imagine waking up every morning at 8 am to the sound of jackhammers and drills doing god knows what all day long for 8 months of my lease. During rainstorms, water would run down my walls and into my windows getting all over my electronics. When it snowed, my windows would frost over and then turn into water and get all over my stuff. My door to the balcony made a horrible noise whenever there was the slightest wind and I am just so thankful that I never have to set foot in their establishment again, not to mention I got billed for damages when I moved out that were there when I moved in :) Please take the time to read other reviews as well as you will see other people have been charged for pre-existing damages. The view is nice, but other apartments have better ones, keep looking. :) read more

I've lived at Riley for two years and loved every minute of it. Yes, the location is ideal, but it's more than that. The staff really makes you feel part of their family. The grounds are always immaculate and clean. The apartments are in great condition, and if I ever had to put a work order in, it was fixed in a matter of hours. On my first week here, the maintenance staff even stopped by while I was home because they knew I had a dog and wanted to get to know him while I was there in case they ever needed to enter my apartment while I was absent. They played on the floor with him for ten minutes so that my dog felt comfortable and familiar with them. The amenities are wonderful as well. I had several grilling/pool parties during the summer months. I highly recommend anyone interested in downtown living to look no further than Riley Towers. read more

I first moved into Riley Towers in 2010, in which I was immediately hooked on the amenities. The list is long, ranging from a swimming pool, to a very modern workout facility, and the most important; A PARKING GARAGE. The list is ongoing. The other great perk is the location, located in in the Mass Ave area. I enjoy walking to the art shows, theaters on the square, the shops that host cute handmade nick knacks, and yes, the ever popular Starbucks; which I am a slave to. In 2011 my work detail moved to Chicago in which I was sad to leave. In Chicago I yadda yadda yadda'd and in 2015 my assignment was complete and moved back to Indy. While I was gone, Indianapolis did something like HOSTED A SUPER BOWL in which the downtown area has expanded. Brand new apartments were constructed, with really nice looking architecture that reaches out and says "Lease Me." In looking at these apartments I was finding issues with the high rent prices which naturally comes with the construction of new buildings, parking wasn't readily available or it is outside parking, and their locations seems forced. What I mean by that is they used up every available space right to the street, or built apartments encircling other apartments; like across the street from everyone's favorite German restaurant; if you live on Mass Ave you know where I'm talking about. When seeing all these issues I walked back to Riley Towers and looked into moving back. The prices stayed the same from the four years previously, they still offered the same amenities and then some (the grill area is phenomenal), and they built a brand new parking garage. Just when I was sold on happily moving back I was informed on one happening which I was unaware of and that's the re-modeling of the kitchens. I admit the apartments were a bit dated when I lived at Riley Towers the first time but coming back in 2015 they have laid down wood flooring, granite counter tops, new cabinetry, and the coolest thing; Stainless Steel Appliances. I can say that I am happily moved back to Indianapolis and the Mass Ave area and it is Riley Towers that helped make that happen. read more

I lived at Riley tower 3 from 1/2006 until 1/2009(the first place I lived downtown). I had no issues and enjoyed the facility. Great location, views, and amenities. After 3 years, I decided to explore some other choices, downtown. I spent the next 5 years moving around and just couldn't find the right mix of afforability, safety, non-noisy, and good neighbors. I am now back at Riley and happy! For the price, it's a great value. The staff are always helpful and friendly. I agree with other reviews that the apartments are old and somewhat outdated. They are clean and very quiet! Three of the other apartments I lived in, were too noisy. You could hear everything and anything through the walls.
