One of the things we appreciate most is how responsive the management team is when maintenance or property concerns come up. Every request we've submitted has been handled promptly, which gives us a lot of peace of mind as residents. What has truly made this place special, though, is the sense of community. We have amazing neighbors, and my son has grown up surrounded by great kids to play with. As a parent, it's hard to put a price on having a safe, welcoming neighborhood where your child can build friendships and enjoy being a kid. Over the years, we've created a lot of wonderful memories here, and we're grateful for the opportunity to be part of this community. When you move out, they are required to show itemized statements including receipts for anything being deducted from your deposit. I had requested the detailed invoicing multiple times which they failed to provide within the 31 day time period. I had filed a complaint with the OREA which stated that they are violating ORS Chapter 90 and OAR 863-025-0040. I had reached out AGAIN requesting that since they were unable to provide the detailed invoices, that I request to be reimbursed for those charges. They refused again. By Oregon Landlord Tenant law I can now request double my deposit in return. They would rather go to court than work with you. Do not use this company. They don't follow the law and scam you out of your money.

It was mailed on 30th day so no way it would be in hand by day 31 as law states. they also said they required professional sanitation before new tenants - no way as there were mouse turds, spider webs and dirt in the shower at my move in.

The LCROA has some useful advice for owner-members considering property managers, and some cautionary tales. I figured, "Its just a one-year contract. I can always change in the future," though I really wanted a management partner for the long term. I'm pleased to say that Trio has proven itself a long-term partner. After 18 months, I can safely say that they are a great group. Their monthly accounting is clear and comprehensive. Their communication about tenants and repairs is prompt and detailed without being overwhelming. If I had to name a complaint, because nothing is perfect, I'd say that they seem to be experiencing normal growing pains of a successful small business. To add staff they have to take on new properties first, which can be a tricky balance. I'm fine with that, given the amount of headache they're absorbing on my behalf. Go with Trio. PS - Trio deserves an extra star for handling one of my parents, the properties' prior manager, with grace. The parent has become quite confused lately, sometimes forgetting past conversations and understandings. Trio has always looped me in when this happens, and never lost patience, even though they are very busy people. I chalk that up to Jason's prior careers, and share it as proof of genuinely caring. I recently switched my property management company to Chinook after a year of frustration with Trio…read moremy previous company. Trio was slow to answer calls or emails and took two months to get the place rented. They also marked up services and materials adding significant extra cost on top of their monthly cut of the rent. Chinook other the other hand answers calls and emails immediately, does not charge extra fees for basic services and had a renter in place in two weeks. I am so happy to have found Chinook and look forward to a good working relationship. As a property owner I highly recommend Chinook!
