I rented from Pete and the team for about a year. They bought out my previous property manager on Fulton St. Initially, I did not have the best impression but they ended up coming through and meeting my expectations. My payment bounced the month I tried this rent credit card Bilt, because my credit limit was too low. I had paid rent on time for 1 year prior to this. The attitude was a bit rude/cagey around being late even though it was only like 2-3 days late. They tried to charge me like $75 in late fees, but I was able to talk to them and get it down to like $25. Other than that one suboptimal experience, they have been wonderful. Pete Medina is a delight and shows up for me punctually for even small issues. There was a beeping hot tub from a neighbor that would randomly turn on sometimes and stay on 24/7 next to my window and drive me insane. He'd show up within hours once it started beeping to ask them to turn it off. On multiple occasions. Great guy to talk to, and generally a family-owned amicable property management company. So not the most professional setup, but they took care of things for me. This review is not fake or being bought. Just wanted to add my POV after seeing some negative comments, that it's not all that bad. For the most part, if you play nice they play nice, as is most things in life. read more

I rented a property managed by Laurel Properties from ~January 2023-June 2024 and had a wonderful experience. Pete was very communicative during the viewing/leasing portion of the process, as well as during move-out. The rest of the office staff were always very courteous and quick to respond if ever I needed to reach out for any reason, and provided timely updates of any maintenance or appointments taking place on the property. They made tenancy easy with an online portal to request maintenance and pay rent, and my apartment was well maintained and comfortable. Laurel Properties, in my experience, take great care of their units and tenants. I wouldn't hesitate to work with them again in the future! read more

Pete and Genice have the worst act going in SF. I mean their show is rock bottom. They were brought on by my aging landlord to manage the building I live in 1/25. First month, they told me they had no lease, and so they reapportioned the garage which was in my lease to my neighbors! Luckily, I had a copy. Obviously, the rent board and I countered with that. Then he got my monthly rent wrong five months straight. Simple math, they couldn't figure it out. They had me dropping my rent off in unmarked mailboxes near Laurel Heights. Who does that? Pete sent his "team" over to fix the most basic of leaks, and it took them 6 trips. Each time, they broke something, spilled something, or subcontracted (to meth city!) and that crew broke and spilled things. I really can't encourage you enough to avoid... It's funny too because Pete and Genice beg for referrals. Why would anyone refer someone to them. The worst part is their attitude. They came at me like they owned the place. Rude and angry to correspond with. That was the worst part. So yeah, most decidedly, the good reviews are fake here. read more

I would not trust the recent positive reviews on here, they appear fake. This review is for Pete Medina. I can't comment on the rest of Laurel properties as he is the only person I interacted with. I had a horrendous experience with Pete Medina. He is very untrustworthy. He approved me for his listing and said it was mine and I agreed to his suggested start date. He had previously suggested terms the owners would be interested in on the walk thru (for an example, sign a longer lease (2 years), pay a larger deposit, etc.) I told him after getting accepted that i was ready to sign, really eager to move forward, and will agree to those terms we discussed for a small decrease in rent. Pete said he thought the owners would be happy with that arrangement and ready to sign immediately. I even told him if they're not "I'd sign as is and was ready to write the check immediately". Then, Pete ghosted me. When I finally got a hold of him he said he and his client (the owners) were OFFENDED at my question and chastised me. He told me he went to his second option. I was shocked. I've never seen such an unprofessional response from someone in a business transaction to a party asking if certain terms are appealing. My assumption is Pete did not know his clients' wishes accurately. When he suggested those other terms that are typically appealing to clients, his client was unhappy and was only interested in getting the highest rent price (which is fine). He should have just communicated that to me as I had said I would move forward as is. The way he created an impasse that didn't exist puts into question his business acumen, listening skills, resolution skills, and people skills. TLDR: Steer clear of working with Pete Medina. His respect for the opposing party in a business transaction and his understanding of his clients' wishes is nonexistent. read more

My girlfriend and I currently rent from Laurel Properties, and we just wanted to say how much we appreciate Pete and the team. When we first started the process, Pete and the team made it a very seamless move-in experience for us. They even left us flowers to welcome us to the apartment, which made us feel so welcome. After we moved in, there were a few plumbing issues, and Pete and his team were on it immediately. He followed up with us consistently and made sure that he got everything addressed. It's an older place, so we understand it wasn't his fault, but he took full accountability and really made sure everything was okay. Since fixing those problems, we have not had a single issue and have loved the place we are in. Pete has been an extraordinary landlord, and we really appreciate all of his help and his making us feel so at home and taking such great care of our place and us. When renting from LP, Pete promised that my room would be cleaned up before I moved in. The room still had random nails on the floor and at bare minimum needed a sweep before handing me the key. It's really hard to imagine he left flowers for other tenants. When I would request service in the apartment, Pete would make me feel certain that he would start working towards solving the issue. However, months, then years have passed without him giving me an update or communicating with me on whether or not the maintenance can be performed. Quite disappointing. read more

My family and I were looking temporary housing during the height of Covid (6/2020). We needed enough space to accommodate one high schooler and one college kid (+me and the husband) to be in Zoom classes during the day with enough elbow room for the four of us to go about our locked down lives with out driving each other crazy. I rented under this company in Bernal Heights for years. The property was rundown with appliances and condition. Any attempt at fixing things like visual black mold or broken appliances were met with cynicism. They have a couple nice people on the phone but it doesn't translate. If we got them to respond they would bring appliances from another unit that were often filthy and the wrong size for our house. All attempts at basic maintenance were ignored. They willfully ignored detrimental damages and dealt with us only if they had to. read more

FAIR WARNING to Property Owners regarding unprofessional, irresponsible and unethical practices at Laurel Properties. Last year, tenants vacated a unit (one of six) in my building. Laurel Properties did not do a walk through, returned the tenants' deposit without charging for cleaning and damages that needed to be repaired, and did not tell the building owner that a unit was vacant, resulting in the loss of a month's rent and repair costs. Laurel Properties then leased the apartment to one woman. Three people moved in + two dogs, absolutely not allowed on the lease. These tenants immediately changed the locks on the doors & covered the windows with some kind of stick-on film that makes the glass opaque. Within a few days, one or more of the occupants went, without permission, into a storage closet shared by other tenants, where they moved other people's possessions, placed some boxes of their own, and then helped themselves to a couple decorative items in the closet that did not belong to them. They spray painted the items and left them drying in the yard where I, the rightful owner, saw and reclaimed them. I left a note for these thieving tenants telling them stealing from other people is not ok. The building owner told me to pull out their boxes of stuff and put a padlock on the storage closet door, which I did. A few days later, someone from Laurel Properties called the building owner to COMPLAIN ON BEHALF OF THE THIEVES, whose feelings were injured when they read a note calling them thieves! The building owner TERMINATED services of Laurel Properties the next month due to their poor handling of the previous tenants' vacancy and their failure to tell him the unit was vacant, losing him rental income. I believe the tenant/s installed by Laurel Properties just before their termination are somehow related, a friend or relative of someone who works at LP. The tenant/s all look and act like people who were living in one of their mom's basements and that mom asked a friend at LP to get these dirtbags out of her house. I told the building owner that once the paperwork was all turned over to him, he'd see the tenant/s had NOT paid their own deposit. My suspicion is that LP deliberately did not tell the building owner that an apartment was empty, just to HOLD it for these special people they leased it to. The occupants of this apartment turned squatters within a few months. Indeed, when the property owner looked into it, turns out the lease holder has been previously evicted for nonpayment of rent, has thousands in credit card debt, someone else definitely paid the deposit, and Laurel Properties did NOT require a co-signer to lease the apartment. As agents for the property owner, Laurel Properties' ACTUAL JOB was to do background and credit checks to find QUALIFIED renters; their job is to ensure that the property owner receives the correct amount of rental income each month. My landlord is a kind, elderly person who owns a couple properties, does the upkeep himself, and only relies on a property management company to do the background work, help him select good tenants, and then collect and process everyone's rent each month. Instead, Laurel Properties failed by installing scabby, unqualified losers as tenants in their client's building, in the middle of the pandemic, no less, when he had no recourse if the bad risk/s turned out to be deadbeats, which... Well, who would have guessed, surprise, surprise, she/they have consistently not paid rent for months! So not only are they petty thieves, they take advantage of the pandemic related eviction moratorium to STEAL HOUSING, impossible without the specific assistance of LAUREL PROPERTIES. Shouldn't Laurel Properties be held responsible for the building owner's losses, since they were clearly derelict in their duty to protect their client's interests? Use Laurel Properties to manage your rental properties at your own risk! read more

Terrible company. Completely unhelpful. Doesn't respect tenant privacy. Can't follow simple request. We had decent relationship with our landlord who used to be very helpful with minor repairs but as soon as this company came they stonewall us on repair requests. Raise our rent exactly as rent law allowed to the last penny. I am giving them two stars because at least the person Pete who did my walk through and filling in temporarily cuz the regular woman was busy, was polite and professional and while it took a while and contacting my landlord directly I did get them to return my deposit. I've lived in the same building for 5 years. The first four, we were managed by Hawthorne-Stone, who was pretty awful. Then, we were transferred to Laurel Properties, and things got a whole lot better. Julie Aviles (my contact at Laurel Properties) was horrified by the fact that Hawthorne-Stone had refused to repair broken blinds because it was "not a health or safety risk," and got the job done immediately. She also immediately got compost bins installed in our apartment (another thing I'd been requesting for ages), and followed up with me to make sure it had gotten done. Unlike other landlords, who seem to cultivate an adversarial relationship with their tenants, Laurel (and Julie in particular) is alway very friendly and courteous. Adding my new roommate to the lease? No problem. Notifying her of my subletter during my 3-month study abroad? No drama. Getting the graffiti on the building taken care of? Easy. My old landlord would jack the rent up by the maximum legal amount every year, but Laurel only increased it $1 this year. The only reason I'm not giving them 5 stars is that it sometimes takes a long time for non-essential repairs to get done. However, I think this is because their maintenance guy is flaky (or maybe doesn't get the messages?), rather than willful negligence on Laurel Properties' part. They're the best landlord I've had, and I would happily rent from them again. read more

I never review anything but I had to give a shout-out to Laurel Properties and Pete. Renting from them was one of the least stressful and smoothest experiences I honestly could have hoped for. Pete was incredibly nice and helpful during the anxiety inducing rental process. He made me feel comfortable and at ease in renting my first solo apartment. I could not have had a better experience. It was just as wonderful to be a tenant in one of their buildings. Super easy to ask for repairs, because you can just request everything through the website. You can even pay rent on it! So convenient and so much better than having to drop off a check every month. If I hadn't moved out of SF I would definitely still be living in that apartment. I will truly miss renting through them. Unfortunately, I have to echo the negative sentiments regarding the unprofessionalism of the agents at Laurel Realty. If at all possible, do yourself a favor and avoid any and all interaction with Laurel agents. Anecdote: Recently, my roommate and I applied and were approved to rent a property from a Laurel agent. I'm not going to mirror the unprofessionalism of said agent, so he'll remain nameless. We agreed to rent the unit and informed the agent that we had put in our 30 day notice at our current apartment. At which point, we began discussing the terms of the lease. In discussing the move-in date, the agent communicated via one-sentence emails. I attempted to schedule a phone call to discuss, but by the time we were able to get in touch (the agent was unresponsive to text messages), he informed us that he was processing the next in line application because "he didn't think we were interested." Again, do yourself a favor and stay away! read more

Pete helped us buying my first house in SF about 10 years ago. He was super helpful and he went way beyond what i would expect a real estate agent to do. He was able to find us a house in the location we wanted within our price range. Being SF that was not an easy feat. Last year we decided to sell the house in SF as we moved to Ohio few years ago. This was right during covid. Being in Ohio I needed someone that could take care of everything for us. We rented that house for a year and when covid hit, the house was left unoccupied, but still full of stuff and in need of a LOT of attention to prepare it for a sale. We did not want to deal with finding new renters, so we contacted Pete and explained the situation. Pete offered to help with absolutely everything from clearing the house, clean up the yard and front, paint the inside and pretty much handle everything. That spared me going to SF to have to handle all this preparation. If I ever were to buy again a property in the Bay Area I would surely call Pete first. read more

Julie and Laurel Properties have been the most straightforward, honest, and motherly property managers we've EVER ever dealt with. When our apartment was damaged in a fire last year, we were fortunate enough to find Julie at the other end of a Craigslist apartment offer. She was sympathetic to our uncertain situation (we didn't know if we needed a temporary or more long-term home, we also had two cats... turns out, she's an animal lover, and has pets in the office!), and she was beyond accommodating. Our landlord stopped using the company (which we were never notified about) and after a housing issue which we needed resolved immediately, we contacted what we had thought was still our property management company to try and have this issue resolved. They REFUSED to give us our landlord's phone number after multiple requests, even rudely hanging up on my girlfriend saying,"this isn't our problem". Like the other reviewer, I'm new to San Francisco and was killing myself pawing through craigslist (going to open houses and literally fighting to turn in an application for a terrible apartment is some level of Dante's Inferno, I'm sure). I talked with Stephany over the phone from my home out of state. She kept up amazing communication via e-mail and phone. I planned a trip back to San Francisco just to see some of her properties. Not only did she show amazing apartments, in my price range, in good neighborhoods, with lots of space and charm, but she drove my father and I to see each apartment! I asked for the application process and decided to apply. 13JUN2018 10:08 pm: I sent P the full application package: application form, credit report, payroll, bank statement, with all my private sensitive information in it. 14JUN2018 12:06 pm: P replied and asked if I'm interested in July 1st move in. 14JUN2018 12:21 pm: I replied to P saying yes I'm interested in July 1st move in. 14JUN2018 4:37 pm: P sent me "Official acceptance email" saying congrats, he's willing to offer me the rental property, asking me submitting a cashier's check and venmo him $30 processing fee, and he will prepare the rental lease for my review. No submitting method or deadline was mentioned. 14JUN2018 7:22 pm: I replied to P saying Great thanks! And asking how do I submit the cashier's check? (I think we should schedule an appointment or P can let me know his office address then I can drop off), I also asked for draft rental lease. 15JUN2018 12:50 pm: P replied, didn't answer my question on cashier's check, but said: I have 2 more rental application, I will review and let you know which direction I go. Whaaaaaaaat? I was shocked! I thought you gave me your word the day before and now you break it? It was even less than 24 hours! In your email you never mentioned a deadline or you're still considering other applicants. If you were still hesitating about my application, why you sent the acceptance email? If you would like to see more applications, why you didn't just say hey I will keep your application package on hold, and will review all applications at the end of this week? So 15JUN2018 1:16 pm: I replied asking P: Regarding the new applications, I thought last night you already sent me the acceptance email and requested the cashier's check? 15JUN2018 3:07 pm: P replied: Yes, I did. But if I don't hear back, I continue to take applications. I'm sure you understand it's my job to fill the vacancy as soon as possible. Whaaaaat? You defined my 14JUN2018 7:22 pm email as no hear back? I can understand that you may want to lease the apt at a higher price or on an earlier date, but I can't understand you do this by ignoring my email. I replied back and no more emails from P anymore. He didn't even let me know which directions he went, as he promised in 15JUN2018 12:50 pm email. I know the housing market in SF is so hot, tons of people are on the waitlist, then property managers don't really care about losing customers. I know my comments here won't let P lease me that apt, and actually, I already lose my interests on it as I don't want to sign the lease through an untrustworthy agent. I know YELP will contact the Laurel Properties on 1-star comments but I don't expect them to become better as all they care about is money. They care about their tenants, and keep up a great building. I've had only minor issues (typical of any building) and they've jumped on repairs within 24 hours each time. I am extremely upset with Laurel Properties and advise no one to ever do business with them. I had reached out to Pete and made arrangements with him to see a parking spot. My boyfriend drove up specifically from San Jose to check out a parking spot and the morning of the appointment, Pete cancelled on us. This is after texting with Pete and checking in with him multiple times during the week. Great friendly family run business! After months of dreadful apartment searching in San Francisco, I was fortunate enough to come across Laurel Properties. Stephany and Pete are both personable, helpful and understanding! When we moved into our unit there was an issue with PG & E not turning on the gas and electric because of an outstanding bill from a previous tenant that they needed to investigate. Not only was Laurel Properties helpful in faxing documents to PG & E to help expedite the investigation, but they were able to pro-rate the rent when we didn't have electricity for a week. This was an issue they could have easily ignored. We are so grateful for their generosity!!! I have rented from a number of places in San Francisco, and dealt with many rental agencies, but my best experience by far has been with Laurel Properties. read more

Laurel Properties is the agent selling the place I am renting, and sadly they have handled it poorly. They have disregarded our basic rights as tenants. They hooked up a sign to our front porch without our permission. I called them to talk about it to see if we can find a better place, but never got a call back. I ended up removing the sign and put it aside. I got home after work to see that they had drilled it underneath our window (again without permission). That just shows the level of professionalism this company has. read more
