I'm in the middle of a dispute with the county about the base year value of our home, so I needed to get a retroactive appraisal done to build my case. After contacting many appraisers on Yelp, we finally settled on Max due to Yelp ratings, responsiveness, and cost. His Yelp ratings are no joke, all 5 stars and all well-deserved. And his responsiveness on Yelp messaging can't be beat - he always replied within a few minutes, and we were able to work out the cost and schedule his visit all very quickly. When he visited our home, he took his time to do everything - he did a very thorough walk through inside and outside, measured everything, and took a bunch of pictures. After he was done with the visit, he said we would have the report in 4-5 business days. Now here was where Max started to show his desire to go above and beyond. 3 days after his visit, I found out from the county that I needed to use a different date for the retroactive appraisal. Max was more than willing to change all of his comps to get the appraisal for the correct date. In the end, I asked him to do 2 reports for the 2 retroactive dates and he charged a reasonable fee for an additional report. I was blown away when Max delivered both reports within the original 4-5 business days, and then he spent time to answer every question I had and explain everything on the report. One of the best business transactions I've ever had, seriously. I decided to sell a three unit building in San Francisco which had been sitting vacant for years badly in need of repairs. I interviewed several agents and decided on Max because of his vast experience and familiarity with the market and being a licensed real-estate appraiser as well as a real estate agent, he brought that additional knowledge to the job also. Moreover, I just found him likable, sincere and trustworthy which is always important. I got the same expected selling range from all agents but received varying estimated sale-ready repair costs from the other agents ranging from $65,000.00 to $100,000.00. They had differing ideas on what needed and didn't need to be done. I don't believe these amounts factored in energy, termite and other inspection fees or if it included city required plumbing construction. Max got the property saleable for a total out of pocket expense to me INCLUDING all inspections fees, city construction, reports and everything else of $9,513.00. He then proceeded to sell the property fetching the upper end expected selling price amount. What ended up happening is that Max and his co agent Owen Keith saved me thousands of dollars and countless amounts of time by doing all the labor themselves on repairs of all three units - buying and installing needed fixtures and replacement parts, huge amounts of clean up and patch up work requiring machinery which they supplied, moving and organizing left behind junk and unusable large appliances for hauling, making trips to dispose of toxic substances - and organizing and overseeing hauling, inspections and city mandated construction, all at no charge to me. I put off selling this place for a long time because having sold property before, I dreaded the stress of it. I couldn't believe how too good to be true it all was until closing and I saw that larger than expected proceed sitting in my account.
