Selling a home you've renovated and lived in for a very long time is a personal experience . . . at least it was for us. If you want a personal experience along with the data/knowledge a realtor brings, Len may not be a best fit. If you want someone to take over the process for you so it's out of your hands, Len may be a good fit. His formula (list price intentionally low, invite bids over asking, sell within weeks, etc.) is geared toward a quick sale, i.e., it's a volume business. We interviewed several realtors and did our best to fulfill our goals: 1) sell at a price we felt attainable in the market, and 2) create a partnership (with the realtor) that was personal versus impersonal in accomplishing our goals. In the end we fell somewhat short of both goals. Our contact with the realtor was limited and didn't feel like partnership. We saw him initially upon signing the contract, had email (only) contact to establish list price, and at the end when we discussed offers. He clearly had his mind fixed on accepting one of the counter offers; we were less sure. In other words his formula is to move properties on and off the market quickly. If you don't have to sell immediately, your goals may be in conflict with his. If you seek a fast sale (2-3 weeks), you've got the right guy! Len's team on the other hand, particularly Liz and Jordan, were very engaged both in achieving the goal AND capable of including your concerns in the process. They are both adept at creating a more personal experience, and they're both intelligent and efficient. These two (more than anyone else involved) redeemed the process. In summary, it's important to clarify what kind of experience you want -- personal or impersonal -- more involved or less so. Historically, we've invested ourselves fully in important life decisions such as this one. It wasn't our intention (nor satisfying) to feel marginalized in the process. It took 9 months, 13 offers with deposit check (people are more prone to wire funds today but it was different 2 years ago) to finally get a total fixer on a nice size lot. My father is a broker and I worked on it like it was a full-time job. Learned A LOT about a fast-moving seller's market with 10x more buyers than there are sellers. I painstakingly remodeled the home to my dream specs. Hubby works for Google in MV and we thought the commute was killing our family life. Little did we know that we jumped from the frying pan into the fire. We were never able to work out the school situation. We HAD to change schools 3 x times in one year. First 2 were private schools (Private schools have appallingly low criteria that they have to meet to be a private school in CA) and the schools were unsafe and they did not want to deal with the my kids special needs (my kids are main line with only an hour of assistance a week. I call them quirky kids). While I loved my house and street in EPA, I hated the soul-crushing traffic, lack of life-work balance and most importantly, not family friendly. After seeing 3 tragic cars accidents in August alone and my son pooping his pants at the charter school in Redwood City ( 3 bathrooms for 317 students) on August 31, 2017, I called my husband and told him "come home NOW! We need to "war room" this because I refuse to live here another day than I have to." We have a good friend in Montara. Her neighbor was an agent. You know what people say about mixing friends/family and $. Not a great idea but I got carried away with the idea that moving to the area would solve some big life problems. She claimed to be an "expert" in real estate in the area. Because she is friends with most of the homeowners for decades, she was unknowingly advocating for the sellers. I knew what things are worth and she argued with me on what I thought. I knew it wasn't going to work out. I told my husband I want to find a buyer's agent. Probably a guy. Probably has 2 to 5 years of experience and is very hungry, therefore a very hard worker. I need somebody that's going to negotiate and advocate for us. I met Michael 2 days later. It was so nice to sit back and let him do the hard work I usually do. He ALWAYS answers his phone. Told me (and obviously I talk a lot) that I never bothered him when I called. My family was able to score a cute house on the western side of the freeway in Moss Beach. Primo locale. Single level (I have bad knees) Michael presented our considerably less than asking (more than 50k under asking) but strong offer and we were accepted. If you know anything about real estate, you know that if an agent shows you a house they get the commission if you buy it. They don't have to work with the seller's agent. They don't have to make sure the title company does things on time. They don't have to make sure you're happy. They spend other people's money because, at the end of the day, most go the path of least resistance. Take the easy way. Only do the right thing if they have to and or someone is watching. We first met Len at an open house in Pacifica. We had been browsing the market for a good 6 months or so but had not found anything that even came close to what we were seeking. We'd met a lot of realtors, we'd seen a lot of houses both in Pacifica and the HMB coast but no house seemed right and no realtor had really captured our attention. Len immediately struck us as genuine, dedicated, and super knowledgeable about the market locally. We decided to meet with him in person to discuss our goals and see what we thought. As I write this today we are on the cusp on moving into our dream house -and I mean DREAM. Len helped us every step of the way. Here are a few things notable about Len: 1. Len is plugged into the real estate market. He has built great relationships and he often hears about houses coming up for sale long before they hit the official market. We saw at least THREE houses that we liked/considered before they ever went on sale. 2. Len has a phenomenal sense of property value. I recall going to one open house that was on the market for just north of 1 million. Len was there taking a look round and I asked him, what do you think this place will sell for? Len immediately said: 1.3 million. It was a few weeks later when the house finally sold, and lo and behold, it was for 1.3 million on the nose. I've found Len to have an almost encyclopedic knowledge of prices and he taught us about the concept of $$ per square foot and what factors might cause a price to be higher or lower. 3. Len listens to his clients and really goes the extra mile to understand them. On more than one occasion Len patiently sat with us for well over 2 hours while we went back and forth trying to figure out whether we wanted to make an offer on a house or not. Not once did Len seem anything other than happy to help despite how we dug into his family time. 4. Len talked to us about how when we found "The One", that he would make sure we got that house. I felt confident he would be able to do that. It took us a long time to find our dream house but when we did, Len worked with us on a preemptive offer and also negotiated some really critical additional benefits. I don't see any way that would have happened with a different realtor. Len just 'gets' negotiation and goes to bat for his clients 110%! 5. Len is plain fun to work with. He is not at all pushy. Len helped us sell our house in 2016. My desired price seemed high - a new high watermark for our neighborhood for price/sq ft - but I thought it was possible. Len appropriately tried to lower my expectations but he ended up delivering the price I thought was the right price. Working with Len was very easy, and he truly took the time to understand what our goals were while explaining the selling process to us. This was a tricky transaction because we were selling and buying at the same time. So the timing became anxiety-provoking. We had to rent back for some time from our buyers and Len negotiated so that both parties were happy with the outcome. Real estate represents the largest financial transaction during life for most folks. It is a big deal. Len's professionalism, team and reassurances went a far way to making us feel comfortable. There's no avoiding the worry about what the price ends up at, but Len enabled us to feel as good as possible during this process. I can't call it fun, but I can say that we highly recommend Len without reservation and he will make it as close to fun as it can be. He also provided a very very critical piece to the puzzle: we hadn't settled on a mortgage broker for our purchase and he introduced us to a resource at Wells Fargo Eric Wood. Eric was a miracle. He got us our (pretty large) mortgage in record time, for a great rate, in a horrible mortgage environment. Just introducing us to Eric made our buy side experience fantastic (Len was not local to our new home so we used a different local agent on the buy side). My husband and I were looking to buy a home after relocating to the Bay area, and ended up meeting Joe from Len's group while looking at homes in Pacifica. It's taken me a while to write this review - how do you put into words when someone makes your dream come true? That's truly what Len and his team did for our family. Winter of 2016 we decided that it would be in the best interest of our family to move to Pacifica from Daly City. Knowing Len from our children's school, I reached out to him to see if he thought it was possible. After meeting and thoroughly discussing our financial situation he told me it would be difficult but a possibility. All of our money was tied up in our house, so, in order to buy a house, we would first have to sell a house, but only right before we found the house we wanted to buy, so that we didn't find ourselves homeless (you follow?). A lot of people thought it wasn't going to be a possibility, but Len, with his incredibly positive attitude, and the knowledge and hard work of his whole team, made it happen. And truly made all of it happen above and beyond what we could have imagined! First, our house is incredible: The perfect location, bigger than we were hoping for, and within our budget. This last part was the biggest piece to the house because, from the time we started thinking of moving to the time we were actually making it a reality, we had been priced out of pretty much all of the inventory. Second, with the research, persistence, and personal skills of the Len Stone team we were able to get more for our old house than what we paid for our new one. What?! Way more square footage and a better location for less?! Third they all made the entire process as painless as humanly possible. Don't get me wrong, moving is a pain in the butt, however, aside from prepping, packing, and cleaning, all we really had to do was document signing which all came over email straight to our computers and back. Less than a year after our first thought of moving to Pacifica, we were here, in our new home and it is all because of Len and his amazing team! In May 2018, we found the perfect house in Pacifica and we got it thanks to the dream team available at Len Stone (Len, Michael, Jordan). After looking for 12 months largely on our own, we called Len's group. We had a meeting with them two days later and they spent the time to really understand what we were looking for. They also had the skinny on off-market opportunities in Pacifica. When the perfect house came up on MLS the next week, Michael was already emailing us and suggesting a strategy to win. They helped us pull together a pre-emptive offer within 24 hours, got the disclosures as soon as possible, put us in touch with the inspector to answer questions, and worked with the seller's realtor to help us seal the deal. This review comes a year late but better late than never right? My husband and I met Michael Jimenez with Len Stone Real Estate in Oct 2016 after months and months of searching for a house in Pacifica to purchase. We were feeling pretty discouraged and of course getting outbidded left and right. We either were going to start having to look elsewhere (which we didn't want to) or keep renting for a little while longer. There was something about Michael's presence, energy and kindness that left us feeling hopeful about the house we looked at and using him as the realtor rather than the agent we had previously been working with. The house itself seemed perfect, almost too perfect, great location, not too big, not too small with a beautiful backyard. We knew we had to put in a bid ASAP. What we had on our side was going into the holiday season but of course we were not the only bid so we didn't want to get our hopes up too high. Michael was in constant communication with us and was true to his word when he said, "I see you guys in this house before the New Year!"
