As a first time home buyer, this has been the worst experience and makes me wish I would've went to Ryan Homes or just stayed in my apartment. I don't have a problem with delays, I don't have a problem with dates being pushed back, what I do have a problem with the the lack of communication especially when I'm spending excess money on lodging and accommodations. I shouldn't have to reach out to the sales representative (Shannon who was phenomenal and always answers the phone) just to get in contact with my loan officer. I shouldn't go days without any updates and have to continually reach out to see where things are in the process. I'm happy with how my home came out and the initial process but from what I've experienced, Lennar = 5 star homes, 1 star customer service. I'm only giving a 1 star because Shannon my sales representative was incredible. read more

Mike Rollins - New Construction Home Manager, is a scam artist. Here is a brief summary of a new home that I purchased over a year ago in the Perry Hall area. - In approximately June 2021, I escalated the issues of lack of cooling/airflow in our upstairs area. Despite continuous back and forth with Lennar, it was not acknowledged that there was an issue until Lennar provided a 3rd party inspector of the system in September/October 2021. Lennar only agreed to provide a 3rd party inspector after I did so out of pocket with another contractor. Lennar finally acknowledged these issues in November 2021, nearly 6 months after I had escalated this issue originally. - In February 2022, Lennar provided a work-order of items to complete that may or may not resolve the issue. These were the initial recommendations provided by the independent contractor recommended by Lennar, as a first step to attempt to solve these issues. The contract stated that these were to be resolved in 60 days from signature, which did not occur. - These solutions were not implemented until July 2022, nearly 5 months after the work-order was issued. It is clear that these solutions have not fixed the issues that were escalated over a year ago. Lennar has moved at a pace of negligence to resolve these issues for my new home. My wife has sent multiple emails throughout the past 12 months as she battled tremendous pain during her pregnancy that Lennar refused to acknowledge. The emotional and mental damage that has been caused to my family is inexcusable and irreversible. We have not endured two consecutive summers of a malfunctioning HVAC system due to Lennar's lack of urgency. Not only did Lennar move at a negligent pace to attempt to resolve the first set of potential solutions, now they are attempting to close this work-order that has not been satisfactorily completed as the issues still remain. read more

We were first time home buyers and while we like our house, some sub-par craftsmanship has resulted in problems that Lennar refuses to do anything about. Dealing with the sales agent was also a nightmare when we were going through the buying process. Without writing a novel on our experience, the salesperson we worked with was extremely incompetent. We would go weeks without hearing from her and when she did answer our questions the information was wrong more often than not. It took 8 attempts for her to send us an accurate contract, each of the first 7 revisions still contained glaring errors including the wrong plot number, the wrong orientation, even the wrong price. When we would receive updates they would come weeks late, we lived about 45 minutes away during the building process so we had to take it up on ourselves to regularly check up on the construction. It was also clear that the builders paid very little attention to detail when constructing the house. One of our pipes started leaking 2 months after move-in and the plumber that repaired it told us that that pipe was broken when it was installed. One of our curved window trims (shaped like a half circle), was an arc for about half way and the other half was just a straight slat, they didn't even try to make it look passable until we repeatedly called them out in it. The painting was also sloppy, with globs of paint and messy streaks being common. We had paid for extra kitchen lights and we had to be there in-person twice to point out to the builder where they missed adding those lights. Lastly the warranty coverage is a joke and Lennar will not do anything to help you. Our driveway cracked 3 months after we closed because they did not put down a layer of gravel underneath, which is a very basic paving technique, and so that part broke off and started to sink into the ground. They refused to cover it because "the crack was less than 1/4 inch" but was still very visible. They also did not put any gravel below our walkway so now that's sinking too and has started to separate from the house and driveway. We had a broken lock on our front door which we discovered when, after we had closed on our house and re-keyed our lock, a cleaning crew was able to gain entry to our home. The deadbolt also had issues closing. The person Lennar sent to "fix" this literally just took the lock out and put it back in. The deadbolt issues persisted after that so I'm not convinced he actually did anything. It took another 3 weeks of back and forth and Lennar until I just went straight to Level Lock directly to have them send a replacement. They also built our lawn from diseased sod and then when it died they pointed the finger at the weather. It's extremely clear the sod was the issue as you can see the exact lines that the sod was laid in, with good sod bordering bad sod, sometimes even in a checkerboard pattern where there's one good patch surrounded by dead grass. Not to mention we watered every day for 3 months but that still couldn't save our lawn. If it was weather-related like they claimed then all the grass would be dead. Not surprisingly Lennar refused to take responsibility for their low quality work. In summary, Lennar has been a nightmare to try and work with and if you're in the market for a new construction home I would strongly recommend working with any other builder but them. read more

Very disappointed in the home I purchased. The quality and craftsmanship is horrible. I live in Wallace Estates in Upper Marlboro, MD. The A/C unit went out at the tenth year. The roof leaked in the master bathroom because the roof installation was done incorrectly. This is year 15 in the home and the requires replacement. There is not sufficient insulation above garage living space is freezing in the winter. The house is drafty in the winter. Water leak from two windows that were not installed properly. The shower pan in master bedroom was not installed properly which resulted in a water leak into the family room. I will not purchase another home from this builder. My home is a piece crap and my neighbors complain about similar things. read more

They make good houses. My biggest problem is that their employees expect you to get things done within 5 minutes of them telling you to do so. They are not cognizant of the fact that you have a job and other responsibilities and may not be able to get to it right away. read more

Very disappointed in the home I purchased. The quality and craftsmanship is horrible.. The Heating unit does not properly, no heat upstairs. The roof had 3 separate leaks within 40 days of moving in. The insulation was wet do to the roof leak in three different places in the master bedroom, family room and the back of the home. The house is not even 90 days old. There is not sufficient insulation above garage living space is freezing in the and it's only the 5th day of being cold and the thermo gun reader is reading 45 degrees. My new house is drafty in the already and they have subpar contractors to fix their problems. Water leak from two windows that were not installed properly. If you're looking to build a new home... I would NOT recommend Lennar. Attempting to communicate with anyone in Lennar's employ is virtually impossible. We ended up needing to submit our loan documents multiple times due to staffing changes in Lennar's (in house) mortgage company. We didn't receive our final Alta from Lennar's (in house) title company until we were driving to settlement. Their "customer care" representatives show very little care for their customers. Their subcontractors show very little care for their workmanship (or how they leave a worksite). Then we settled... and the REAL fun began... We thought we were going to get quality work, based on Lennar's reputation. We had found, and put on a final punch list, multiple issues with basic craftsmanship on our walk-through the morning of settlement, in addition to damage done to two of our bathtubs. It took three months of teeth-pulling (and taking several days off work) to get the repairs started. Yes... started... then we waited another month for them to replace all the backsplash tiles that were removed (fortunately they "had time" to do this before Thanksgiving). We are still attempting to schedule remaining repairs FIVE MONTHS after settlement. We still have doorways that are not square, and cabinets with scuffs on the list. Things we're letting slide (because we're having a baby in 2 weeks)... - window openings not uniform in height or width (from one to the next, and also from the top to bottom of the same opening) - tons of surfaces (like window sills) that are not level - a boatload of caulking/trim/paint defects that we just don't have the energy to fight over right now "Nightmare" doesn't begin to cover it. read more
