Sketchy company, bad culture, and built on nepotism... Business is owned by two brothers and front office is managed by one of their daughters. The lower level staff are all great people but the people in charge of each department are absolutely awful. Dale has been mentioned in many reviews as a bully running property management and I can attest to way Martin, in charge of landscaping, demeans and abuses those he works with. Owners are deaf to the conflict in their business culture and unwilling to hear the feedback that would allow improvement. After the death of my brother-in-law in September of 2014, our family needed to move my sister (his widow) from Sweet Home to Albany. I looked for a rental that she and I could share, that could also accommodate her young companion animal. We looked at a bunch of rentals but we were always the second people to inquire, so we weren't having much luck. That all changed when we found a beautiful Lepman managed home with a huge (HUGE) fenced backyard (cherry tree, apple and pear trees) that had just come onto the market. We began renting this home from Lepman Properties in February 2015. The newer management team of Cindy - Erika - Tonya and the rest of the folks there, are genuinely interested in making sure that your experience renting from Lepman Property Management is a good one. I can vouch that this hadn't always been the case until these gals took over! They have bent over backwards to help us move from one of their property's to another of theirs, which is much better suited to our needs. We LOVE our new home!!! Anytime we have had issues or things that needed to be repaired, their incredible group of maintenance folks are right on it! I have completed my stay at my townhouse rented through Lepman. They are fast to turn the unit around, I received a statement estimating my security deposit deductions within a week from vacancy. About three weeks from then I had a check for the deposit, only deductions were the charges outlined in your lease agreement. They rent month to month, no bullshit leases to break or pay early termination fees on. read more

If I could leave a lower review I would. We rented from them for about a year and now we live next to one of there rentals. Management "Dale" seems to be a bully. I really wish I could rate Lepman 0 stars. Please, do yourself a favor, do NOT rent from them. My fiance and I rented an apartment home under Lepmans management for 3 years. Kept to ourselves, followed all rules, paid on time. The manager, Dale, is an absolute bully. I honestly cannot imagine how this company is still in business. Dale showed up at our door unannounced, screaming in my fiances face threatening eviction because he believed there was a 3rd person living with us. There had not been any over night guests or any other legitimate reason for him to suspect this. After speaking to them several times and proving this was untrue, they moved on to a different complaint. This time, we were parking unauthorized vehicles. Both of our cars were registered with the office, only one of which was parked in the lot. A new tenant moved in, and immediately afterwards we found that a rat had gotten into our apartment (maybe he snuck in a moving box from the new neighbor, I don't know). We informed Lepman of this and requested that they help us get rid of it. They were no help at all. We finally had to resolve the problem ourselves. We had a constant hot water leak in our tub, which Dale's crew told us there was "no possible way to fix". The next day, a different repair man had it fixed in less than an hour. They have left threatening notices on our door, which they use an ungodly amount of duct tape to affix. However, they have never ONCE hand delivered OR mailed by First Class Post any notices. They do not give 24 hour notice for entry. Continued harassment made our lives there extremely stressful, so we decided to move. We gave adequate notice of vacate, removed all of our belongings, and had friends help us do a DEEP clean. After moving out, the following month Lepman charged our bank account for another months rent. It took several conversations with them before they refunded us. They did, however, keep all of our deposits. At this point, we were just happy to be done doing business with them so we let it go. Recently, we applied to move into a new townhouse through a different management company. When they called Lepman for a reference, Dale told them that we regular broke rules, that we were constantly late with payments, that we abused parking privileges, and that the damage done to the door by the RAT they refused to exterminate was our responsibility. Dale is a petty, vindictive, hateful, disgustingly abusive man who should NOT have any profession where he is required to interact with other human beings. Lepman Properties has only by the grace of God avoided a major lawsuit and/or bankruptcy. RENTER BEWARE. If you rent here, be SURE to take LOTS of photos before you move in and after you've moved out. And, know you're rights! Because they WILL abuse them. read more

Lived at the Elm St complex for about 3 months, and had an all around good experience; I'd certainly be interested in renting from them again if I ever go back to Albany. The Elm St location at least is a gem for the price, very clean, quiet, and spacious for a one bedroom; a very simple space but perfectly suited to my needs, and I paid only $450/month. Their other locations didn't seem as great, but Elm St is well worth checking out. I didn't live there long, but my limited experience with management was fine: the few problems that arose were fixed in a timely manner, the staff can be a bit short but were always civil, and I got my deposit back in full with no problems. It might serve you to discuss your financial situation with them before paying the $30 to apply, it is true that are careful who they rent to and it seems most the negative reviews have come from people pissed about having their application passed over. My situation was a little different than most, but we talked about it worked something out anyway. The low ratings had me worried for a while, but my experience renting from them was pretty much entirely positive, so I thought I'd put it out there. read more

When applying for any of this company's properties, beware. They use a loophole in regards to reference checking to get out of renting to anyone they don't like, or whom they can't get a ton of money out of. They will deny you, saying that you got a bad reference, but they never contact your references, and don't run your credit. There have been terrible reviews about them from other websites. An absolutely horrible landlord to ever rent from. I was struggling to find a place and I had to be out of my old place because of a no cause eviction due to leaking wax seal under toilet and flooring needing to be replaced. Friends worked for a different part of the company and told me to talk to Dale the manager. I did and the only place that met my needs only became available 1 week before my move out date. I was very specific in telling him my move out date and he acted like that was no big deal they could get me in. He said there were other applications ahead of mine, but then magically mine ended up going to the top of the stack, he didn't say that part but that is what happened. My move out date was July 1st; the previous tenants move out date was June 24th. I knew it would be tight but the places were only two blocks away so I thought it could be done without a problem. They missed it by over a month. I just got a call on August 7th, that the place would be ready on the 13th; they just needed to clean the carpets. That is almost 7 weeks, I had been by the place probably 20 times and they made no efforts at all on it. Now I am out my $100 holding deposit and my $20 application fee. I don't care who you are most people don't have 7 weeks to wait after the move out date to be able to move into the new place, that amount of time is just unthinkable. During that time I received no calls or updates from them just left wondering and having to drive by to see if they rented it to someone else. They are screwing the owner of that property out of 2 months' rent, my last place I lived there for 6.5 years, by doing this they lost a long term tenant. I don't have my own place now but I will not rent from a slumlord like Lepman. I would suggest avoiding these scam artists, I should have trusted the reviews I read but the friends got my application accepted and bumped to the top. Trust the reviews these people are horrible and dishonest. Update. I emailed them telling them I wasn't interested in the place since it took them so long. They called back and left a voicemail admitting they let someone else live there while they fixed their place. They said it was the neighbors I would have had. It was a complete lie since I had been by the place time after time and nothing changed, blinds didn't move from the crooked angle they were. Turns out they refunded me my $100 but Dale didn't understand why I was so upset, being homeless for a month and a half kind of would make anyone upset I think. read more

My wife and I filled out the paper work for a small 2 bedroom 1 bath apt. on Oak St. in Albany ($800) a month. They would not accept it because my wife did not have her Social Security Card but we did give them her SSN and her ID (drivers license). But they insisted on photo coping her SS card! We just applied for a loan to buy a home in Albany and they didn't even require my wife to have her Social Security card and the loan was for $270k and approved! Why is applying to rent a $800 apt. more difficult then applying to buy a house? Not to mention that the woman at the counter was rude with a terrible demeaner! If I could put 0 stars I would. I don't even live there and I wouldn't recommend anybody to do so. I served 9 years in the military and now I'm getting out and finishing school. I'm in Germany now and wanted a place to live when I came back to Oregon. After the phone call I had with Lepman Properties they showed me a complete lack of professionalism, respect, and customer service. The lack of knowledge in common legal matters (e.g. Power of attorney) from management is completely substandard. I'm not talking about if one would be accepted, but knowing the function of one at all. The utter ignorance from the property manager was enough for me to completely cross Lepman Properties off of my list. And I'm thinking that the 5 star ratings were from the actual management themselves, not from tenants or potential tenants. read more

Renters beware! Living in their apartments is like living in a jail. They have so many rules that you are almost always out of compliance with them. On top of that the apartments are cheap and made cheaply. Walls are thin. In the summer there are so many tenants smoking that it is impossible to have your windows open without huge wafts of smoke coming in. Terrible experience with Lepman Properties. This is honestly the most unprofessional company I have ever come across. My husband and I put in applications for a wonderful duplex and they told us we would hear back by Tuesday of the next week. Tuesday comes and no update so we give them a call and the receptionist supposedly takes my name and number for the property manager to get back to me. He never gave me a call. My husband finally manages to get him on the phone and apparently the duplex we wanted is already gone and there isn't anything available but an apartment that is $250 more! Mind you there was never any talk about anyone being in line for the duplex we wanted. But we let it go because we are living st my husbands parents house as we just had a baby 6 weeks ago and now we are ready to be up on our feet and establish some kind of normalcy and routine. They set another deadline, the end of the day, and I have to call them again! Not in the office, she says. I'll have him call you! Lo and behold, 5 days later we have s letter in the mail saying either our references or our credit check came back bad but we have no credit inquiries and nobody called our references. If you have any choice whatsoever, skip these scammers and find a better company! read more

I had been in contact with DALE for about 4 wks. I set up a time to view the rental,I told him about us and the income we have ( which he was very pleased to hear) afterwards he told me fill out an application on line, he called me the next day and said it was rented the day before. If he is the one that does the renting of units why would he tell me to fill out an app and pay the fee. He told me that he would notify me when something of the same liking came about. That was the first dealings with DALE..Then I called on another property that was of same likings, I was told that they would put our names on that one. The next day Dale called and said my application was not complete because I included myself but did not fill out seperate one for myself, which costs more money, and that my husband needed to come and bring a copy of his drivers licence and SS card, which he did. Now all the meanwhile the Dale had made many comments to the extent that YES we were accepted.He explained that the unit was coming available the first of the month, and we could come in and put a deposit to hold the place. He called 2 days later and said that my husband id was not acceptable (because we relocated back here from another state) he told me in order for the application to be accepted and it was legal to have 2 id's now, that all he had to do was go to DMV and tell them that he wants just Oregon id, DMV told him that would cancel his driving privllidges all together,I explained to him that he has an CLass A and that he is not going to cancel his Class A just for an Oregon id. I called Dale to tell him what DMV said he got upset that I made comment that what he told us to do about having 2 id's was wrong. He said that in order to rent to us that we needed Oregon id, I stated when college students come to Oregon with out of state id, just to go college here, do you make them get Oregon id's. His response was," we don't rent to them. He also said,' well that's unfortunate I will refund your application fees, if you are not going to get Oregon id I need to know that another state doesn't have a hold on him". First of all, if he would have ran a back ground check on him like he said he was going, which he did not because I checked his credit report, it would have shown that my husband has not HOLDS anywhere. So low and behold 2 days later we get a denial of rental letter in the mail dated the same date of this conversation, make as credit denial, and rented it to someone else. He did run my credit, and from my understanding rental companies can not use medical or student loans against you when making determinations on accepting your application. He was just pissed that I questioned him, and corrected what he told us to do regarding Oregon id's. If you don't know what you are talking about then you should probably not make the rules up as you go. Clearly he is on his own power trip. I also spoke with another employee regarding this and they told me of another person to speak with, when I called they would not allow me to talk with that person I was only allowed to talk with Dale. read more
