Suffice to say that I was on the phone to my solicitor on the point of pulling out, when I was talked off the ledge (on separate occasions) by the lovely Elaine, Emma and Stacy. From the beginning there was a high level of professionalism. All maintained a sense of humour and, as individuals made my house sale seem like it mattered to each and every one of them. The valuation was realistic and fair as was the advice I received before as well as during the sale process. When i asked i was told by the manager- you know that show with Anne Maurice on channel 5?- uts nothing like that!! But basically they give a few tips on changing the way your property looks in order to help it sell. Some agents are not frank but these guys are- if you have a mirror ball on your ceiling they'll tell you to get rid of it! Good advice! Also some agencies in London are a tad snoooty and these guys are very down to earth. Recommended!

When dealing with my purchase I felt they were honest and did not try and pull the wool over your eyes when a problem arose. After a survey was completed a fault was found that involve a significant sum of money to rectify. I ask for the asking price to be reduced to cover this repair. After a lot of negotiation we agreed a sum that was acceptable to both the vendor and myself. Not all I wanted but enough to cover a large part of the cost. I did feel they were being fair to both parties and without their intervention the sale would have broken down.

The free valuation process is undertaken in a helpful, friendly and not rushed manner. Mervyn Smith tend to be realistic in the valuation of property not quoting ridiculous high asking prices which you will never receive. They have a good web site and were always on hand to answer any queries. The big advantage is their local knowledge.
