We worked with a man named John Garza and he was extremely rude and unprofessional! First he scheduled us during a time he was already meeting with someone. Then he continued to pressure us during the whole process and tried to make us feel bad whenever we had concerns, and actually laughed several times when I voiced my concerns. It was after hours and he followed us home to collect the $1000 earnest money check because he said it couldn't wait till first thing in the morning when everything was open again. The icing on the cake was when we were having issues getting one of the many documents that they wanted within two days, and he said "Well if no one is going to do anything then we're done." We had been jumping through hoops trying to get everything together for them in the two days that they gave us to do it. On top of moving from where we were and working. We were stressing non-stop to try and get all the things they were asking for together so I was appalled at the audacity of him to say we weren't doing anything and telling me he's done. Then on top of that, he called us at work to say they're keeping the $1000 earnest money even though HE'S the one who said we're done and pulled out of the deal. I couldn't believe how unprofessional and rude he was and I will never again work with LGI after this experience. I wish I had read these reviews initially because these people are clearly greedy scam artists who will do and say anything to make a dollar. read more

Nightmare. Veterans beware if you plan on using your VA loan. I came from a different state and at the last minute they refused to sign a form saying the house was built to IRC standard. I have a email with 8 people in a CC arguing with the VA rep, my lender, and my agent. They canceled the contract, then agreed to the contract, and then canceled again, then the next day decided to sign the form and requested a wire. If the house was built to IRC standards I can't understand why they would make a 3 day drama out of signing. Also if the VA evaluator is telling you this form is required whats the problem sign the form and move on. Them not signing made them look suspicious and seem like there hiding something. The deal fell through and at that point I plan to file a complaint with the Texas Attorney General. I cant see how you can approve x amount of VA loans without that particular document which is required to purchase not being signed by LGI. These guys are SCAM ARTISTS! We were very upfront about our credit status with Eric. Not poor, but not excellent. Credit Karma, Credit Sesame and Experian all said we were "fair". We explained that to Eric. We filled out the necessary paperwork to apply and he came back and said we were approved. Now I should have know something fishy was going on because when I came back with a cashiers check for the down payment the boss (forget his name, really trying to forget the whole experience!) he told us we needed to apply for a credit card that guaranteed acceptance . The card had a HIGH interest rate and an annual fee of $45! He said it would boost our chances for approval. I'm thinking "but I thought you said we were ALREADY approved. But we really wanted the home after we toured it so we did apply and get approved. We even took pictures in front of the house with a sold sign! That is how far they went with this con! Comes a few days before signing the paperwork and we are informed that we no longer qualify! It also took some time and several calls to arrange to get my down payment back. The worst part was how because of them how my wife cried afterwards for some time when we realized what they had done to us. So here is my theory: They "approve" people they probably know from experience just to "throw some shit" on the wall and see if it sticks. I suspect they get some kind of referral fee from getting people in our situation to apply for this AWFUL credit card. As many of you may know closing a credit account can sometimes result in a negative mark on your credit record. So my advice? By far would NOT recommend this builder for first time home buyers. After signing a purchase agreement we were sent to their preferred lender Loan Depot where we got a loan estimate (not an offer) that was absolutely horrible. We looked at other options for financing and got denied by a major bank due to credit. Got it, we need to work on our credit and debt to income ratio to be approved for a VA loan. Because of that and before the 14 days were up we decided to terminate the agreement which was something that we could do but they told us that they were not going to give our earnest money back because 1. We were approved by their lender and 2. We did not finish sending her the documents to complete the loan (Even though I called Maribel and texted Maury that I had a question about the documents but never got a call back with answers) . So which was it? not sure still... Fast forward to now, we bought a better home in the same area (one story like I wanted) with a higher value 20k +, at half of the percentage rate Loan Depot gave us an estimate for all we needed was someone honest to help us through the process which Maury stated ( you should have let me know, I help people with credit issues all the time)So then why didn't you help us and tried to rush us instead? we went over our finances with you! After I mentioned the bad reputation this builder has (that we learned about after the fact)Eric the manager stated "we hold customers accountable"...for what? WORST neighborhood to live in, unreliable unresponsive POWER GOES OUT ATLEAST ONCE A WEEK so expect that if you ever move in AC UNITS are TOO small so they don't even work we had to add a bunch of window air conditioning unit, WORST neighborhood ever no maintenance once so ever can't even reach them over the phone, grass is always dry and burnt and when they do have people come they leave trash everywhere. Literal ghost town. Do NOT move in here!!!!! Neighborhood fees are way too high for this. Ladera is a way better neighborhood for the same price not to mention the house layouts are terrible!!!! We purchased a home here in October almost a year ago. The process was pretty easy since we went through our bank but the closing had difficulties with the house not being ready on time. It cost us 1 week of hotel fees and extra moving expenses to hold our belongings until we got the keys. The main purpose for my review is the quality of the home. We have had issues with the finishes. These homes are built so fast that they failed to tighten a light fixture that almost fell on my head, the kitchen sink pipes were not tightened which cause a leak, and the back door knob was not tightened and I had an accident trying to fix it which cause me to have a drill drop on my foot causing a big hole. Not to mention I had mold in the master bath. When we closed they offered a warranty with an email and number to call. I can't tell you how many times I have written email request and called the number which they never ever contact you. I have had a bad experience post buying with KB. read more
